Caleb Westra: Great place to live!
Tanvi Parekh: The apartments are well-equipped and comfortable. The building manager, Kyle, is very helpful and the maintenance team is quick to respond. The location is a manageable 10-minute walk to Ross. It would have been nice to have community study spaces available.
Rebecca Galloway: The location is the best aspect of living here if you have classes on central campus. The rooms are a bit small as well as the living area. Having a dishwasher and washer/dryer in the apartment is really helpful. Our toilet had a leak and people came to fix it the next day. I do wish there was a study or lounge area in the building like some of the other apartment buildings in the area. The monthly events that are held in the lobby are nice and they occasionally have set ups of free products. Overall a nice place to live, but there are a few things that could be better for the cost.

They just pop up anytime a negative review is left.Apartments look good when you visit, but are low quality once you start living there. We've had multiple issues since we've lived here, but the management never cares to address them or even really listen. Prices are crazy high for the small apartments, and the amenities don't justify it. Utility prices are unheard of and catch you off guard. We literally kept our heat off in the winter to keep our per person electricity cost low and still somehow we paid almost 100 dollars between each of us.
Rishan Singh: If you want to waste money, please come here. Otherwise, don't waste your time. Half the time the elevators are broken and today BOTH ELEVATORS were broken. We had to walk up 13 flights of stairs after watching Michigan's disappointing loss. Imagine how sad we were! Our refrigerator broke down and we lost hundred's of dollars worth of food. Management said that we would be getting some sort of reimbursement, but we still haven't gotten anything. The themed ideas for the place are pretty cool but that is about it.The location is a prime spot but because of COVID we couldn't really enjoy that - not their fault though. It is very expensive for the pain my roommates and I have endured. The themed ideas and location gives this place a 2 and not a 1.

Cari otto: Looking for housing for your kiddo while being an OOS parent can be hard to say the least. Looking at pics on the internet may not show what the complex is really about. After dealing with another high rise complex the year before my expectations were low. Z WEST apartments have been fantastic!!! The staff were very friendly and helpful. The apartment was what we expected and the location is great!
Tiffany Lee: the location is super convenient and the apartments have nice appliances. for the price, i wish maintenance had better communication and promptness with certain things that are emergencies like a leaking toilet or dead smoke alarm considering that we are home 24/7 now that things are online. i also wish that the mask rules were more strictly enforced because seeing people in the gym without masks has detered me from using it

Jack Imesch: As a student at the University of Michigan, Zaragon West is an excellent place to live. It's location is unmatched and is a five minute walk to most places on campus. The staff is friendly and maintenance requests are always fulfilled promptly. 10/10 would recommend living here.

Ali Dagher: Stay away from this place , in addition to being over priced and poorly maintained they add a monthly charge of over $75 for so called “shared utilities “ these people are getting away with highway robbery!
John Beck: Terrible management which absolutely does not tend to any requests from tenants and is extremely rude and unaccommodating.The elevators always have a foul smell. Even though there are two elevators, most of the time one of them is down.Only positive is closeness of this building to central campus (Union, Angel Hall)
Matthew Hickey: If you choose to live here you should know that each spring and fall there will be 2 - 4 weeks where you will be without A/C when the temperatures can be in the 80's. I use to tolerate it better before the building sold, but the new owners raised my rent 30% and so now we are paying some of the highest rents in Ann Arbor and having to live like this. I recently requested the A/C to be turned back on because the temperature was getting into the mid 80"s and was told "it ain't gonna happen. Invest in some fans."
Du Xianli: premium one bedroom, about $1800 a month, and there is absolutely no lighting in the bedroom, can you imagine that???? Completely dark during the night

Josh Basseches: I haven't moved in yet, so this review pertains only to the leasing experience, but I must say, it was one of the better experiences I've had (as someone who has rented many apartments). Very transparent, all of my questions were answered promptly by the leasing agent, and they even worked with me on final edits of the lease. Very pleased thus far, and excited to move in!

Maral Ranjbar Aghdam: Extremely unprofessional. Tonight is the 3rd time in a row that we didn’t have internet the whole day since jan 2018. This building gets internet outage so so often. The office keeps saying they r working to get it back ASAP but they close right at 5 pm leaving the residents with no internet. This building has NO RESPECT for residents. STAY AWAYYYY!!!!
Sikander 'Sonny' Khan: Do not under any circumstances sign a lease here. This is the WORST, most inconvenient, unethical, building in Ann Arbor from Rita's trademark lies to lying upper-management to stained toilets to broken elevators to marijuana smells to damaged pipes to overpriced rent to PHOTOSHOPPED IMAGES OF PROMISED AMENITIES to broken wi-fi to constant construction to empty lobbies to broken front locks.The front door doesn't lock so ANYONE can intrude, but if they do, they probably would think this place is abandoned because the lobby is nonexistent since the renovations that were supposed to be completed in August ARE NO WHERE NEAR DONE. The elevators are our first level of actual security since they rarely ever work, so an intruder would have to take the really nasty stairs, where they would be greeted by pounds of marijuana smells all across the building (should be called 4/20 Marijuanard). If the intruder wanted to wash off the marijuana odors, he'd have trouble since the shower handles are missing and they PUT A WRENCH IN PLACE FOR IT FOR 2 MONTHS. At this point, an intruder would be concerned he accidentally broke into a prison since they're essentially the same thing, and runoff.In summary, I was lied to blatantly when I signed up here and have been lied to roughly 1 to 2 times per week by Rita. The fake Google reviews from former employees Jacob and Lydia, who don't live here, made me think this place would be great, false. If you think I'm exaggerating, literally ask anyone that lives here and they'll give you the same updates. Please don't make the make the same mistake I did.Edit: Please do not fall for the dangerously misleading fake Google reviews on here. None of the positive reviews are from actual tenants, they are from a bunch of people who were told to leave these reviews.
Abdulmalik Saleem: Renovations have been going on for a while. They were supposed to be done in August. It's December 7th and still no sign of finishing. One of the elevators also doesn't work. I will gladly update this post once things start to pick up, but from the looks of it, that doesn't seem to be any time soon.UPDATE: The lobby has been finished for about a month now and the renovations are looking quite spiffy. Wish they had it done earlier but results have been done nice.
alexus gulley: The apartment building is so close to campus and the community manager Rita is awesome! She is always communicating with residents and makes sure that everyone’s experience is great. The recently renovated rooms and the fitness center is also a plus!

Mohammed Kibria: No respect to residents. Move in date was August 28th and they had just started renovating that day. Nothing was set up, no beds or toilets. Very unprofessional, only one elevator ever works. And whenever you question something, they just lie to your face. We have yet to get a ladder for our bunk, blinds, and key fobs. It's been 5 months.
Mobeen Kambod: This is the worst apartment building in ALL of Ann Arbor. They promised renovations to be done by move in day. The apartments weren't even done by move in day. My friend had his toilet in his bathtub and was forced to go home and move back later. Im writing this review on December 7th and the lobby is STILL BEING RENOVATED. We were promised study rooms and free printing...no signs of that. Looks like renovations are going to keep going until next year. The management is god awful. They blatantly lie to tenants. If you're reading this, find a different apartment, commute, or be homeless. Any of those are better options than staying in this dump.

Katie McCarty: I'm honestly shocked to see complaints about the management on here since I have been so impressed with the new hires within the past month or so! There have been some complaints about employees in the past, but management is always really quick to resolve these and replace them with people that really know what they're doing. Sure there has been some noise lately but that is only because they are doing renovations! and it will all be worth it once its done. After going to the property manager about the noise while I was studying, she even let me use a private conference room to study in and was extremely kind and understanding. Some people always have something to complain about...but i absolutely love it here!!!

jd HUANG: The most trashy and worst apartment ever, don't live here. You will not be in a good mood and will be charged all kinds of unjustified fees. Can't successfully pay monthly rent and going to the office won't solve the problem. They will just tell you to go pay on their stupid system!

Alex Woodin: The Yard is a cesspool of ineptitude: Do not live here! It seems like it would be a nice place to live but it is a dump. The sinks don’t drain and develop a disgusting film unless you scrub it every single day. The showers are full of mold. The rooms/vents are full of dust. The wifi frequently goes out. They included in our leases that there would be cable, but there is no cable, they didn’t give warning, and they did not reimburse anyone for the lack of cable. They refuse to turn on the big outdoor TV, claiming it is “broken” but refuse to fix it. The gym equipment TVs can’t access the cable channels either. They leave everyone’s packages sitting out for anybody to steal that feels like it. They refuse to fix or replace my fan that makes an absurdly loud noise. The doors in the bedrooms open into one another and there is very little space in the middle bedroom of the three-person units at least. The people in the office are entirely unresponsive. I emailed them months ago and they still haven’t responded. I went into the office on person a few weeks ago and they told me they would be responding that day, which they never did and still haven’t. Joshua Jordan in the office is very lazy, unhelpful, and rude to people who try to have their concerns addressed. When my friend who lives here too went in to complain, the person at the office addressed none of her concerns, lectured her about supply and demand and about how her complaints don’t matter because they can not fix anything and other students will still pay to live here next year. They also have the least flexible move-in policy of all time and if you cannot move in on one of their two designated move-in days, they refuse to give you your key, and you cannot access your bedroom without this key. They also do not clean the place well, barely clean and certainly don’t heat the pool, which gets freezing by the second week of September. The outdoor grills were broken for weeks. The shuttle wasn’t running for weeks. Our air conditioner has already stopped working this year. There is little storage space, too, and I’ve had to buy two additional pieces of Ikea furniture just to hold my clothing as a male who doesn’t have that many clothes here. The train tracks are right here and wake everyone up every night. Cherry on top is they are raising rent by a lot. This place is an absolute joke and would not recommend to anyone.
LI Claire: I just moved here for a week and i could not be more depressed. It felt like I lived at the railway station and the garbage room at the same time. The railway was just two meters away from my window and at 2/3/4 am at a frequency of 4 times a week I could hear the train passing by my room like I just stood at the platform. I could not fall asleep again after the trains woke me up. Then there was the noice from the garbage room which was close to me and generated noisy sound of process trashes at no matter what time of a day. As a busy student, I constantly not have enough sleep. I actually do not know how could I survive living here with one year period. If you have any helpful suggestions, please let me know. I would be indeed grateful.
Yue Sun: This is the most RIDICULOUS apartment I ever rented. My move in date is 8/26 and I have to pay the rent $1219 for the whole month. When you try to argue with the management, they will only say this is the price on the contract and tell you: “I know this does not make any sense but you signed the contract and you are not the only one”. This is totally a fraud!!!Don’t rent this apartment if you have any other options. If you have to, carefully read every single word on the contract.
Xiaoqing Ding: The worst experience with apartment service ever. I requested early move-in in May, and I called 3 times during May. The staff said I was on the waitlist and they will get back to me when I get the spot. When I called in July, they told me my name was not even in the waitlist. The apartment is not responsible at all.
Kaja Baran: DO NOT LIVE HERE!!I have lived here for a year. Almost every month we had to call maintenance on living issues (usually the heating or AC not working). It is also a very far walk from campus. Not to mention, the employees are very rude. I tried to cancel my parking spot, which is a ridiculous $7 a day. I was told two moths ago that my spot was cancelled, but when I asked why I was still being charged, their response was "we fired the guy who gave you that false information, you still have to pay." They did not put an end date in the contract (probably to entice people to buy a parking spot). It seems that they bend the rules when it serves them, and they like to blame it on their very vague lease.
Michele Nguyen: Beware of extra charges, even if staff members told you that you wouldn’t be charged. Management is completely rude and awful. They don’t tell their staff members correct information to tell residents, leaving the residents having to pay for the misinformation that was told by their staff. No one answers the phone (I called several times a day for over a week, left voicemails, no calls back). They simply just do not care about their residents.
Justin P: Considering the costs of AA housing and all the amenities, the yard is probably one of the best options if youre a student here. The staff are accommodating and efficient, and the amount of common areas for studying, relaxing and partying make it worth it. Would def recommend studios over shared living - the walls are very thin
Cindy Zhu: I have lived 3 apartment buildings(Vic Village, YOUnion, the Yard) in Ann Arbor; my experience with the Yard is the best. I have lived in the Yard for a year. The building itself and the management are both excellent. The leasing office's Bryan and Ashleigh were super helpful with me subletting my studio since I need to move to another city in the middle of my lease. They care about residents and are super responsive.
Camille West: I've lived at the Yard for about a year and a half so far and have loved it. There are great amenities and the common spaces are always kept clean and the apartments are comfortable, but the best part of the Yard is the staff. The maintenance staff always respond fast and are very kind, and the front office is very accommodating. Bryan the leasing agent has been a great help whenever I need something and always has a smile to cheer me up. He is also a great artist!Some say the Yard is too far from campus but it's really only a 15 minute walk which isn't bad at all. There is also a private shuttle for chilly days or when I'm in a rush. Overall I've had great experiences here!
Varitant Goyal: An average apartment complex with the worst management. I stayed here for a couple of years. The building walls are thin as a sheet of paper. Garbage disposal isn’t working most of the time and it smells bad. Cleanliness in the building isn’t upto the mark and amenities are a joke - they are closed most of the times. Don’t go by the building pictures online. One good thing is that maintenance team works well and fixes apartment issues.Tina Warner and Rebecca Reason in the management office are very rude and don’t listen to your issues. They will talk to you as if they are the boss and you are helpless. They will blame you and keep making weird rules.Also, their move-out email basically asked you to become cleaners and not leave one dust particle before vacating, otherwise they will put heavy fines. And this is when they charge around $250 move-in fee. What are they using this money for? They should be the ones deep cleaning the apartment (of course, given that we leave it in a respectable condition). There are a lot of new buildings coming around this place, so check them out! :)
Mariel Sena: The location and amenities were great in theory, but in practice this is a super poorly managed and built building. I’m still getting random charges months after move out and the voicemail has been disconnected, so there is not way for me to reach people from out of state. You can hear everything, everywhere, and the overall gray aesthetic is super depressing come winter time. The gym is hardly cleaned or maintained, and there is always something broken in the courtyard area. Undergrads are regularly hosting parties and playing loud music, so working from home is a nightmare. Avoid if you’re not 18-21 and looking to party.
Andy Ly: The leasing office is the worst to deal with. Even after moving away and finalizing all debts, they are still trying to extract money for non-valid claims. Absolutely insane.
Foster Langsdorf: Moved in early and these are examples of some of the problems: paint on the carpet, "pen*s" written in pen on the wall of the room, fan off center making it safety hazard to turn on, paint chipped off the door. Although these are minor problems and don't make the space unlivable, these problems were apparent from the moment we moved in and led me to believe overall maintenance at the property is poor. No rent abatement was given and no maintenance request was expedited (not that it should have been solved the day of, but you might think it would get attention after being reported 5 days prior). But great location and nice pool.
Jacob Fenlon: Lived here for a year and hated it. It’s good if you want to meet other students but it is NOT worth the 995$ a month they were charging. My toilet was still broken after multiple requests and attempts got them to fix it. They threw away 50$ worth of my groceries before deciding to tell everyone that you couldn’t have anything delivered downstairs. The dates that the leases run is weird and left me without a place for a month. Not worth it. Also they aren’t even that close to campus.
scrupo jackson: STAY FAR AWAY!! Found a sub-letter and forwarded them to the front desk. They failed to let me know the sub-letter had failed background check and waited to tell me until the following month after I owed rent. Abysmal customer service and courtesy. Live elsewhere.
Tieranny Baker: I wouldn't recommend living here. It's not worth the price. The trash room often overflows because people don't push their garbage down the chute. The management team is no longer sorting packages and emailing us when they arrive and I have had multiple packages go missing. The stairways have smelled like dog urine for weeks. You can hear all of your roommates conversations and sometimes a neighbors. And yes the train is very loud.Maintenance does respond quickly to problems.
Michelle Tao: This is the worst place to live, don’t fall for their pictures on the website or on instagram. The customer service is awful, it’s hard to get people on the phone that can actually help out with important matters, as the front desk people are very nice but aren’t trained for apartment issues. If you do get a hold of anyone higher up, they are rude and condescending, and don't take responsibility for their actions. They essentially put a bandaid on a massive wound. It’s really unacceptable from a larger housing company. I will be telling all friends to never sign here. Hopefully this will help The Yard realize that they need to treat all their residents with respect and own up to their responsibilities.
Xindi Chang: The manager, Tina Warner of The Yard Tina tries to act nice but was actually very passive aggressive, and also flat out aggressive when trying to come to an agreement. There was a person that was supposed to fix some of the utilities in my apartment and concluded that we were wrong and that there was no issue. When I brought this up to the staff later, they said that the man no longer works here, and even though we didn’t have all of our utilities for more than half the year, they can’t do anything to help us. Even though the man represented their company, they won’t take ownership of it. Will never be living here or in any of the apartments made by this company again.
Nikhita Khosa: STAY AWAY FROM THE YARD. The pictures and amenities of the building look great, but when you actually get into your room and live there for a month, you see problems left and right. Within the first 2 months we had to file over 4 maintenance requests because basic things like the dishwasher, AC, the built in TV, or wifi weren't working. The team is supposed to come and fix them but everything ends up breaking down again weeks later, or they don’t fix it in the first place.

Kapil: Terrible, terrible establishment. Always smelly, rude management, and layout is terrible. Any place else in all of downtown is a better place to live than here.
Sifan Xue: Dream apartment. Went there for a party, and the public places are pretty clean and fancy.

The leasing office people are always late for work… they’re supposed to open at 10 am in the morning but nobody shows up when I was there at 11:30am with an emergency maintenance request… And I have experienced they being late for work several times… completely disappointed2. They do not take noise complaints seriously even though I submitted 3 noise complaints within a single week3. There’s no maintenance team on site on weekends so if anything happens from Friday evening to Sunday, you will just have to wait until Monday…

Karis Hawkins: As much as I have enjoyed living at foundry lofts overall there are a coupe issues that have become frustrating considering the cost of the apartment. The heating is a major issue I've had in the past couple months especially now that it is colder out. Heating costs are pretty high every month for the heat to only go up to 75 in the apartments, personally my heat has never reached 75 and more recently it hasn't got above around 69. To be charging what we pay for heat to basically not work as well as I would expect is concerning and exploitive of student residents, it is my first year living here and I did not expect to be paying over $100 a month for subpar heating. I would hope there could be some type of compensation for residents experiencing this continued issue either on behalf of the apartment and leasing team or the third party company. Other than this issue I've had great experiences with the maintenance team and the amenities and location is great.

Kelly Lomonte: Foundry is an extremely lovely place. You’re right in the heart of Ann Arbor. The staff is extremely helpful and kind. The 2 things worth noting are spotty internet and slow elevators, but other than that, wonderful apartment building.

Then for the entire 3 months, we could not use the lower doors of each building, which is an inconvenience for a lot of people. What's weird is that the upper doors remained fully functional, and as far as I can tell the lower and upper doors use the same equipment. So I gotta ask, did the leasing office just shut half the doors to save some electricity bills? Seems so ridiculous but I seriously cannot think of other reasons why they didn't keep the lower doors functioning until a maintenance team come to update the equipment? I contacted the leasing office multiple times but they kept saying that they're waiting for the order. Hope this doesn't happen again.
Carrey Xu: First and most important: NEVER, NEVER, NEVER consider courtyard apartments. Would give 0 star if I could.Totally agree with what Andrew says. The staff do not take care of the residents. The internet is always not stable, easily down. The wall is thin and there is noise outside that can be heard clearly even during sleep. I don't even dare to order deliverys as they are likely to be stolen. The office can always find excuses but all the excuses only reflect their arrogant.NO BLEEDING COLLEGE STUDENTS PLEASE!
Jacqueline Yan: They basically just want your money and charge everything. I moved out three months before my lease ends (still paid the rent) and they refused me to get maintenance, instead told me I would get charges later after they inspect the whole room.
Andrew Ray: Writing this on my phone as the internet is down here, which is not an infrequent occurrence. They really need to switch providers, since Courtyards themselves does not take responsibility for internet or power outages. Faulty fire alarm systems have set off false alarms on multiple recent occasions.Now overall, it's a nice place to live. Proximity to UofM campus is very nice, and the inclusion of furniture, laundry machines in unit, and everything but electricity within the rent cost makes the price reasonable, if not still a little overpriced, but that's an issue with several housing options I looked at in Ann Arbor for students.My biggest complaint is that some issues take forever to fix, like the garage doors being locked open during the middle of winter, and the staff seems very uneager to address wider property problems.Edit as of several months later: I am downing the review that I already lowered from 3 to 2 stars down to 1. Less than an hour after internet "upgrades" and it's crashed again. Courtyards, stop paying Whitesky for upgrades, and instead dump them for someone who can actually provide a service, although I guess you already didn't care about that, as long as you get more green dollar signs. I'd be able to pay my rent off of nickels if I got one for every internet outage, power surge that causes false fire alarms, etc. So here's some more complaints. The North building (the one I live in) regularly smells like trash, even on days where it's not trash takeout day, which bleeds into the elevator, which carries the smell to every floor. Speaking of the elevators, they are super slow. This is a minor issue, but do expect to have 5 minutes of every day spent in an elevator that only spans four floors anyways. Walls are thin, so there is neighbor noise. If you face the inner courtyard, buy some blackout shades, as the always-on outdoor lighting brightens my entire fourth-floor bedroom at night, which can be an issue if you're a light sleeper. The actual ceiling light in the room does next to nothing for lighting, I've bought multiple other lamps. When there was an extended power outage from an ice storm, the emergency generators were so ineffective that they couldn't even keep the emergency lighting on, which is the one and only thing they were supposed to keep power on for. Someone in the front office said the breaker kept flipping, but will anyone replace the generators? I doubt it. It's getting to be the time where the age of things around here is showing, so I would not recommend renting here until they fix a lot of old things, both in the units and around the complex. I'm all but expecting some random charge to appear on my account after I move out in a couple of months, as this money-hungry corporation keeps bleeding college students for every cen they can, as weak as any reasoning could be for it.And as a last note, since I cannot prove this: There were rumors that one-star reviews were being deleted at one point. The number of reviews over the span of a week decreased, but the average rating increased. All I'm saying is that I have no plans to delete this. If it's gone, then you know why.

Tom Peters: The apartment itself is ok, but beware the ac units are extremely loud.All of my roommates could hear the NEIGHBOR's unit whenever it is on. It shakes the walls and makes a vibrating sound that makes it hard to sleep. I wasn't even share a wall with a neighbor and I could still hear it so I can't imagine what my roommate was dealing with.The staff is not very helpful, especially Cassie. She was very rude to our questions and inquiries, and even more so when we had packages that went to the leasing office instead of where they usually go. Definitely watch out when dealing with her.It is also ridiculous how much they are increasing their rent for next year, you are definitely better off looking for housing on central with these prices. The location is much better on central and there is no reason to stay here for their current rate.

Sifan Xue: First of all, I like living in Courtyard so much that I applied to renew my lease for next year. The best thing about this apartment is that it is very close to Umich North Campus, which is within 10 mins walk. And the blue bus stop is right in front of the lease office.Secondly, I would like to say that I really like the atmosphere here. I met probably the best friend and the most beautiful girl in my umich career here, these are irreplaceable memories.The staff is also very efficient and friendly, both the lease office and the maintenance. personal experience and the real situation is that many tenants blame the apartment's electricity and network, when every time power outage appears that is certainly a whole street is blacked out ah. Studying and living in umich is very stressful and I am one of the people who experienced all this. I was also angry and irrational to vent my stress and unhappiness to the community and lease office, which was stupid in retrospect. But Christy, the community manager, was very good at listening to my thoughts and stories and giving me hugs and encouragement. Perhaps the easiest way to vent when things get tough is to complain and deflect anger to others, but that doesn't really solve the problem. My experience has shown me that the release office is very efficient and friendly. If you are a tenant who is experiencing problems and wants to post and spread bad comments and reviews. First think about who is responsible for this and whether you have contacted the lease office and asked for help.Personal experience tells me that they are much nicer than you expect.Go Blue!
Deborah Stewart: It's a great place to live in. Certainly an upgrade from the dorms. Love that I have my own bathroom and I think it is worth paying the little extra for an attached bathroom. Everything runs smoothly and it is my happy place now.

weina cheng: They have the worst package management! Package is often missing or the office just refuse to receive them. Be prepared to deal with constant delivery issue when you decide to live here.

Debangi Mohanta: The location is great for people taking classes on north or prefer a quieter neighborhood at night. The price is reasonable compared to the other options and the maintenance people are efficient and reliable as well.
Nick Johnson: Express delivery and takeaway are often stolen, and the management is very chaotic. Asking to check the CCTV will only make excuses if it is broken or the police must come, which is useless. During the exam season, the Internet will be disconnected, and the Internet is often very poor. If there are other options, you must carefully consider this place. Now the price of a quadruple room is already 1080 per month, which is very expensive.
