Hartford Village: what do users think?
Theresa Dodson: I visited Hartford Village last week. It is very clean, and I liked the gated community style. There does seem to be a problem regarding phone/code entrance. Besides that, I am interested in a tour.
sarah garcia: I Love my Aunt's apartment. Love the mgt. Residents are so kind. The building is beautiful and well done. They have Security on site. A big plus. The residents have activities you can participate in. They also have a small gym for the residents. And a hair stylist. Very nice.
peggy terry: First time visiting. Very clean,. Secured parking
keith Gines: My parents love their cottage
Kim Craig: Beautiful place. TOO EXPENSIVE TO LIVE. But nice to visit.
Holly Windom: Wonderful senior community very nice living Quarters
Nadine Doolan: Spent time with residents. We went to the DIA. The staff were knowledgeable and friendly. The campus was a gated community. It is a nice looking with apartments and condos.
charcie frazier: Absolutely gorgeous!!!
Sheri King: The staff is very rude and disrespectful. It's always clean here and smells good.
LORAL MARTIN: Nice
Sanders Bryant: Very beautiful, clean, modern and secure.

Malcomson Building: what do users think?
Michael Flutka: Lived at the Malcomson for 6 months last year and broke our lease because we disliked the building so much. Closest affordable parking is 1/2 mile away. Building itself is fine but common areas are getting pretty beat up as are the apartments. Management is non-existent and we had consistently reported issues with pot smoke (which is prohibited anywhere on the property per the lease) filling the hallways and came into our unit. Bedrock did nothing to remedy except for sending an email. Fine if you're young and want to live and party downtown, but if you're a grown up/professional look elsewhere.
Jeffrey Moores: What does one want when living in a city? Gorgeous architecture, great views, and a tech-enabled building...The Malcomson has it all. Plus it is located in the best residential neighborhood in Detroit: Capitol Park. There is no better place to live in Detroit.

The Kahn: what do users think?
Cheryl Freedman: My son regretfully is still in a lease here. This place is all smoke and mirrors, folks. Every time I go to visit him there’s are ways people with suitcases going in and out like it’s a hotel. It’s very strange. My last visit I stopped one and he said that he booked a stay there on aid bnb and rented out three of the apartments with friends… Been stopped by panhandlers on o to the parking garage. This place looks beautiful, and in some ways it is, but it’s just unsafe and a zoo. I can’t wait until my son’s lease is over and I can sleep better at night. **RESPONSE TO MGMT COMMENT: With the management change did you change this “hired security” you speak of? My kid says they’re only there a couple times a week and they just sit in a room with the doors closed?!
Katy Scruppi: I’ve been living in this apartment since Nov. 2021, and my partner has been here since June 2021. Don’t let the negative reviews deter you. Yes, a lot of the confusion, lack of communication, frequent fire alarms, etc. WAS true under several previous managers, and it WAS frustrating. We stayed because we loved the building, the location, and the maintenance team. The latest management team has been fantastic. It seems that a different management company was running the show before, but now it’s a new company that is also the owner of the building. And it’s been great! They’re all very kind and on top of everything. They’re responsive to issues. In summary, don’t let the horror stories of the past scare you off. It’s a great place to live.
Chisten Minnick: I just had a wonderful tour with Whitney, she was amazing! She was so kind, considerate, professional and took a lot of time to answer all my questions. It was the best apartment tour I have ever had. I can't wait to move in!
R Silva: I've been living in this apartment for a few months, and I can say that it has more negative points than positive. If you're thinking of moving into this apartment, I'll let you know what happens. 1- The fire alarm is triggered several times, and it is always false, you will have to go down stairs at 11pm in the cold and wait for them to authorize you to go to your house, it takes about 30 minutes, the alarm is triggered several times a month, and the situation of going downstairs after a day's work is very irritating. If you want to rest after a day at work, this is not the place. 2-In winter, snow enters through the windows, yes you read that right, even with the windows closed, snow enters your house. In the last blizzard, I was in very bad health because of that, with a risk of pneumonia, because the window of the room got cold and snowy, and the wind was at my back. Worst of all, you are obliged to stay in that apartment until the end of the contract, because the fine is absurd, and even with the apartment's flaws, they don't accept an agreement, to let you go without the fine. I give you advice run away from here, because you can get seriously ill in winter, and you have no peace with so many false alarms.
tia sharp: I’ve been here for about a year and the Kahn is now worth the money. We have frequent fire alarms where we have to wait outside in the cold. They allow the establishment to be rented out on Airbnb which causes a safety concern. We have had a stranger bang on our door at night demanding to see a person we didn’t know. We stayed in a hotel that night because we thought it was unsafe. Security is only present on the weekends. This situation occurred during the week. Also, the new leasing manager LOST our $9500 rent check and tried to gaslight my husband into saying that my husband lost it. The manager did not even apologize. Renee (his boss) gave my husband a fake and insincere apology but still did nothing to fix the situation! On top of that, there are employees working in managing who are too familiar and intrusive (ex saying that I run up my husband’s credit card bc of the amount of packages that arrives for us).I would not recommend this place to my enemy and we pay $2500 for this place. It’s too overprice. Please do it let the beautiful apartment and gym fool you. They only do yearly leasing and you will have to pay 4 months rent in order to break your lease. SPARE YOURSELVES! There are other apartments that will be worth your time, energy, and emotional well-being!
Kimberly John: UPDATE - The building is very nice - they have a new property manager who is much much much better than the last one. Shannon, head of maintenance, is a true gem and he handles every inquiry with concern and care. He really is the selling point of this building. I only have some concerns about the lack of security of the building - especially if you are parking in the attached garage. Overall - a nice place to live.
Jai Cali: Looks like a Great living experience.
james mitchell: They have a nice rooftop event space.
ZK: I would have given them half a star (for existing) if I could but sadly, I can't.Where should I begin with the 'Kahn's' administrative staff-I decided to apply for an apartment here for June and I was told about all the amazing discounts we would get--they would talk to me on Monday and then won't pick up calls till next Monday--they publicize that they are available 7 days a week. My wife really liked the place so we ended up applying. I paid them a couple of hundred bucks as a holding fee which was quoted to me as REFUNDABLE in case the deal falls through. When we were nearing the lease agreement we were ghosted again for days with no answers to emails or calls so I decided to call it off and requested a refund.I was told to wait 4 weeks for the refund to come through.I wait a month--2 months and then I give them a call. One of their staff members called Leo picks up and tells me that he will call me 'in a bit' I never get a call back for 7 days.I called them today and they said I will not be receiving a refund as I didn't cancel my application within 48 hours LOL. He went on to be extremely rude and this shows nothing but the incompetence of the management that runs such a great building.Sufficient to say my Healthcare colleagues will not be willing to stay at this place until this building's management changes.
Michael Fiorillo: Good location and amenities
Davon Parks: Lady at the front desk is rude and needs to learn how to keep her ruthless street attitude away from work!!!
Andrew Bossick: I have lived in the building for about 1 year. I originally was not going to resign my lease, even though the building is beautiful and convenient to a lot of attractions, due to the previous staff. But the interaction I just had with their concierge Brittany, I already resigned. She was absolutely amazing.
Randa T: I have been a resident at The Kahn for almost 7 months, and while it is a beautiful space with wonderful amenities, I am unhappy with the management team. When I first moved in, the management consisted of completely different individuals who first of all were not even in office on the day of my move-in. I had to wait for 3 hours for someone to show up to their job (her name was Shelby) and she forgot the keys to the office so we had to wait for Kyle to show up. Kyle gave me a lot of misinformation up until the moment I signed, and after I did, the information I was given changed. I was basically told that I made up what he told me.Fast forward to the current management team - Brittney and Dia are friendly, however the manager Landon is known to have a smart mouth with residents and staff. He is uninviting in the way he addresses your concerns. He gives responses like, "that's not my problem" which is a very ugly and rude phrase. Let's keep it professional. I hope Landon is able to adjust his attitude or gets replaced because he is not a good representation of The Kahn.
Kahlil Roby31: Dia was great loved the place definitely will be a tenant
Gargi Banerjee: I am looking to move in the Detroit downtown/midtown neighborhoods. The Khan apartments are beautiful. The rooms have big windows which bring in light and give a feel of openness. I loved the views from some of the units. The front desk staff Ms. Dia and the property manager Mr. Landon Glenn are friendly and welcoming. They are thorough and patient while giving a tour of the place. This was unlike some of the other apartments that I have toured where I felt rushed. I am very impressed with what I have seen so far.
Sabina Emerenini: If I could give this apartment complex a negative star I would! Please do not waste your time with this complex. The employees here (the property manager Lendon in particular is very rude). I originally was excited to live here got approved and everything then the leasing manager flagged my account because of my age but coined it as "limited employee experience" (a tool for racism) so instead of a $500 deposit they asked for $2500. That was the first red flag so I canceled my application within their 48 hour time frame and now for over a month I have been going back and forth with them to receive a refund for the "holding fee" of $500. I just had to get my bank involved. Please save your time and do not even bother looking at this place. Overpriced, unprofessional and committing fraudulent activities.Update:The response from the "Kahn team" again was probably from Lendon. Their response was a lie. . They "sent" the check to the wrong address because they never asked me for an updated address. They asked me for a forwarding address and asked for me to pay a fee for their mistake of sending it to the wrong place.
Vivien Otterbottom: I would leave zero stars if I could. Truly the worst place I’ve ever lived. Nothing gets done as promised, staff is unresponsive (and then they fired the staff and don’t notify tenants of changes so you have to start from square one), false fire alarms go off multiple times a week, windows scream from the wind so it’s impossible to take work calls from home, cold air blows in from the windows, floors scratch from a drop of a penny, and they love to inconvenience you every chance they get. Save your peace of mind and move literally anywhere else.
Alicia Kincer: Positive:Professionalism,Quality,Responsiveness,Value
Jonnie Jones: Place looks great.. our Tour guide Dia was amazing.. can wait to move in💯🤞🏾
Tune Alawode: Just moved into a great 1 bedroom apartment at the Kahn and the place is stunning. I originally applied to a place closer downtown that was more expensive but cancelled for the Kahn due to having better pricing and actually having amenities such as the full sized gym and multiple indoor and rooftop lounges which I couldn’t find in midtown or Corktown. The staff is also just as amazing!
Bryanna Grant: Just had 1 of 2 tours. Moving from Tulsa to start a new job. Kyle has been awesome every step of the way. The Kahn just makes the most sense to me. The amenities and location next to the Q Line. I’m waiting to put in my application because I need to see the exact units again which was my fault. Right down the #s that interest you! Will return after I move out:)

Town Residences: what do users think?
Arii B: Matt is great , always on time . Gets the job done no problem (:
Sandy Lawhorn: I can NOT express the love I have for the management team here at Town Residence. Greg and his team are by far the best management team I've had EVER❤️ They go above and beyond. This is a great place to live. I have recommended them to my family and friends. Great job Greg and your team!!!! I am so glad to be apart of this community.
Lindsay Alyssa: New management as of 2023 is awesome! They fixed our lingering lack of hot water issue fast! They’re very friendly and make sure that the building is clean
Jad Hamdan: Moved in Q4 of last year and have only seen the place continue to improve:1. New management team is fantastic, approachable, and super responsive.2. A couple maintenance requests were taken care of in less than 24hrs.3. Doug, the afternoon/evening front desk team member is an absolute joy.4. The cleaning schedule occurrances have increased from what I can tell.5. Elevators are being worked on, and will hopefully be done soon. 🤞
Emma Johnson: This is my first apartment in Detroit! It has been a great place to live! Since VG has taken over there has been so many improvements very quickly! Appliances are nice and work great! Rooms are great, not extremely spacious but if you set the room up correctly you will have plenty of room! Closet is very spacious which is great. I have always felt safe on this property. Great views! Maintenance always responds in a timely manner and gets the job done! Fire alarms do go off every now and then but this issue has gotten better. Elevators have never been an issue for me! Doug at the front desk is just the best! Very personable and just a great person! Community laundry room is sometimes a pain but once you figure out the best time to go to do your laundry its not a problem at all! Package system is very safe and I have never had any problems. All the residents here are extremely nice. Amenities are nice too, 24/7 gym and rooftop patio which you cannot beat! Great view and my favorite thing to show off whenever I have visitors. For the prices here you really cannot beat it!
Mathieu AJ: Despite providing a letter confirming my current employment, the rental office rejected my application. They required a job offer letter and demanded 4 paychecks, even though I had just started the job. Surprisingly, they didn't ask for a bank statement showing my ability to pay rent. I offered to pay six months upfront, but they refused, claiming it would be unfair to other applicants and residents. Instead, they asked me to find a guarantor. After seeking advice from friends who are contractors and a lawyer, I discovered that the office was being prejudiced. In the end, I found a new place at a higher rate but was accepted for a 12-month lease using the same documents. This demonstrates that Town Residences was discriminatory in their treatment of my application.
Aaron Jones: Best place to live in the heart of Detroit! Always friendly staff. Maintenance is quick to respond and repair efficiently. The regular, day concierge is absolutely an amazing guy. I would be sad the day he leaves! He makes our day!
Darrien Barton: As a resident for 3 years, I have seen this building go through many changes. The current management has really done a terrific job at giving Towne Residence a facelift!Greg is reasonably accommodating and a pleasure to see and interact with everyday. Talia and Ashley are excellent additions to the front office team, and have shown support and understanding in times that Ive needed it.There are pros and cons to any and everything in life, with that said I truly appreciate my home at Towne Residence and am happy to be a resident.
Andrew Clark: I liked town residences for the most part. Its a really good deal for the location. The rooms are small, but its the price you pay for such a prime location.People complain about the fire alarms, but I appreciated that they were working and would alert residents of potential issues. There were some small issues when I got there, but there a new property manager James and he seems very competent. The staff is very friendly and there are lots of amenities like washers/dryers that can be via credit card, gym and lounge. Overall not to bad.Downsides are, the elevators were broken frequently, but one was always up.EDIT: I also got by security deposit back!!!
Jalnisha McCurtis: I just moved in not too long ago and the new manager has been so helpful the whole team actually I just love it here. any problems I ever had they fixed them and I appreciate them so much. I’m so happy I moved here.
odessa murphy: Do not move to this place 😒 They do not fix anything. I have complained about my sink leaking and not being installed properly since I moved here in November 22 and it still has not been fixed! They have attempted to fix (rig) the sink 2-3 times and today I am woke up by a huge boom and the sink had caved in and the pipes and screws are all apart. No one should be forced to live this way especially paying the amount we pay for rent. Although the apartment had changed management companies the same incompetent handy men still work for the apartment. Here is an update on my sink. My sink had finally been installed and updated properly. So far I have not had any problems . Once I showed management the picture of the sink I posted here it was fixed with in hours. The new management team definitely got my issue resolved. Updating rating to 3 stars.
Sarah Ahmad: Matt the maintenance supervisor really does the job fast and 100% accurate. He is also very professional and really cares about his tenants. Thank you
Megan Q.: the new building manager is approachable and very nice. Doug, the night desk staff, is the best. He's a great face to come home to every night. The view of the city is something I will miss along with the big windows that let in a lot of light. The apartment, itself, was nice. Nice floors, nice appliances, cupboards, and lots of closet space. The bathroom was nice and easy to keep clean. It felt like a 5-star hotel. Moved because I had to be closer to work. The construction has lessened over the past year. One of the elevators is still on the frits, but if you don't want to wait, you can ask to use the freight elevator, and they will usually let you. If you are moving in or out you can also use the freight elevator. I used it for big bulky furniture and if you park in the back it makes things a lot easier.
Vyas Shenoy: Good view. Needs some maintenance
Team DdubbMusic: I Don’t Even Know Where To Start I Still Haven’t Gotten My Deposit
y b: 9/10/22See you in court!8/28/22At this point, it is clear that the residents and the safety and concerns of the residents is not a priority to Rock Companies (management agent) as well as Triton Investment Company (owner). Therefore, the residents will take action to make it clear that changes/improvements must occur immediately! Stay tuned.8/20/22Sadly, Town Residences remains an unsafe and unpleasant place to live. This is due to the fact that there is a resident who is allowed to continue to run an after hours club out of their penthouse apartment, even after numerous complaints from residents. The general public is loitering outside of the building which now resembles a flop house. There is a person who is either legitimately armed security or posing as legitimate armed security. If the person has been hired by property management, then all residents should have been informed. If not hired by property management, then it is a liability issue because the person is armed! However, that being said, if this resident is allowed to continue to use the residential building as a public space, then it becomes a legal issue as well as a liability issue and a law enforcement issue for all of the residents in the building.July 2022Unfortunately, Town Residences has become an unpleasant and unsafe place to live. A resident who lives on the penthouse floor is running an after hours club out of their apartment. Every weekend the general public is allowed to come into the building to go to the "after hours club." The public is wandering throughout the building. The fire department has been called several times to get people trapped in the elevator. Management has been informed and has done nothing about it!It appears that Rock Companies is using the building as a training ground for those with little to no experience in property management. The turnover rate is very high.
Mr Moor: CAUTION!!!! Don’t move here first of all I would like to start by saying this was by far the best 250 dollar deposit I’ve ever spent these people have made a crusader out of me, My deposit was scammed from me the property manager and staff are at best incompetent and by the way business is being conducted this place is doomed… Please read and take heed to all these reviews they are accurate and informative if you are looking for affordable prices and reasonable accommodations look elsewhere this place has to many flaws to list I will be following up on my reviews as well as informing the public about Town Residents please stay away from here and stay tuned!!!!!!
Adriana Nunez: Went for a tour & had a great experience. The one thing I liked the most was how convenient the location is. Nearby campus martius, cork town, & southwest Detroit. Thank you to Talia for giving me the information needed & great tour. She was friendly, courteous, & very knowledgeable.
100 WiresEnt: It’s a no for me with the new manager James
Ouie louie studios: The new manager James seems shady and wants to fine residents because the capacity on the elevator says “2,000lbs” but breaks down if there’s more than 5 people on it. How about FIX the problem instead of blaming it on tenants.
Philly Paul: 5. Common areas (stairways, hallways

Village Center: what do users think?
Debrah Bryant: Quick and easy
Tammara Callahan: I don't advise you to move here. My fiance was their perfect tenant . His rent was never late. His unit was kept neat and clean. They refused to give back the security deposit He paid after he died. They also have drug deals going on unreported. Security doesn't do their job making people sign in as they should. Anybody can move in. I suggest you think about it seriously.
Anthony Clemons: I didn't order anything,u must have the wrong Anthony at this address!!!
Betty Gardner: It was very nice and clean the atmosphere was really and everybody knew each other
Melvin Scott: Friendly staff very helpful and the building is well maintained welcoming feeling have the ability to make you want to live there as it is worth living in this place good community for senior citizen
Constance Cooper: I have a wheelchair and I had ran into the corners walls here at Village Ctr. They did a great job patching up corners and putting guards up. Thank U Village Ctr.
Marguerite Scarlett Maddox: IT WAS GOOD. WHEN NOT THERE THANKS
Sheila Gaines: They completed the task before I knew there was a problem
Blaze 2580: Really nice place 2 live especially since the renovation and new staff lived here for about five years now only had one problem a package was stolen from my front door other than that nice place to stay
Lonnie Adams: I faced downtown. I get to see the fireworks love it.
Marion Collier: I lived there but had too move because of a domestic violence relationship. I owed one month rent moved out of town. When I felt ot was safe too move back too Detroit two years later I contacted the office management she agreed too let me move back in. I became homeless when I got back too Detroit because she refused too even see or talk too me. Just left me literally Homeless. She's a crule, heartless, disrespectful inhumane individual!!! But my personal experience living there was good. Just too often elevators break down. And the Dread of having too go too or talk too anyone in the office. But I would still move back if given the chance.
Luzfarel: Miserable woman up in management she needs to learn how to talk to people
Mz.neutral: They just don't Tell you the truth when applying for a apartment there.the people in the office treat you one way after you get moved in it's another story there true colors come out, you will be belittle, plus roaches and bedbugs live here as well so do your self a great big favor don't do it ok I'm trying to get out while I can.... Just letting everyone one no what is happening for real here.At this very moment resdents are being told to pack up to be moved to empty apts temporary while they renew our old one and then we'll be moved back, well that was a lie they are taking our apts from us which is against lease the older people here are scared to death of the manager who by the way used to be a prison guard that's not fit to work with the public in no form. She needs to be guarding card board boxes or counting train cars rolling down some tracks way out somewhere romote...Pray for me I'm fighting for my rite's up in here she's not taking nor am I letting her step on me like she's doing the people who's been here for year's,AMAN... thanks be to God for the victory in court 9-18 this bad Sprite is still at it but my Lord will be waiting on her...
Ikeya Rutledge: They are infected apartments don't move in !!
David Raymond: Live here!
Kellz B: Needs work
Omar Hashem: 👍👍👍
Nathaniel Lawson: The entire management/operations staff needs to be overhauled. They are ineffective in the overall management, operations and maintenance. Except for 1 young lady the entire staff seem inconvenienced for doing their job. The building is sound but the staff neglects the upkeep on the building and the surrounding grounds. Papers and cigarette butts totally littered the place and the maintenance staff was headed up by who wanted you to kiss his butt for having to do his job. Rick Snyder needs to add the overhaul of this function to his to do list. If I could give it zero stars I would!
Raymond Massey: It's OK!!!!
Aisha Young: I dislike the apartment 2 many young, nasty, and trifling ppl... The matiences is horrible

Detroit Savings Bank Luxury Apartments: what do users think?
T: Management is very unprofessional and lazy in communication. They try to force you in applying without adequate information.
michael godfrey: For someone who wants the experience of living downtown, DSB is a great choice. I really liked living here. The neighborhood is safe, and right across the street from capitol park and close to bars restaurants. Construction from the Hudson building can be loud, and you can hear cars revving their engines late at night, but I expected this much. Kevin, Kate and Jennifer from the office are close by, were always helpful when I needed something. If you're moving in I recommend bringing your own router. I was able to activate my internet the first day, but the router never came in the mail. Fortunately I had a router and could plug directly into the wall. Also, the floors are tile and there isn't a lot of noise isolation from the hallway. I got a door draft stopper on Amazon for $10 that made a world of difference. That said, my corner unit 1201 was well updated with new appliances and beautifully finished. I'm sad to leave it behind!
Alexander Freeman: Management will not hesitate to ignore all of your needs.
Mikell Williams: I have nothing negative to say about DSB! The experience has been everything I expected living downtown. Kara is the sweetest, most accommodating property manager, one of the reasons I renewed my lease! The staff responds to every request very fast but there is rarely ever any issues!
Su Yoon: Honestly I don’t understand why this apartment has this poor review rate. I’ve lived here 2.5 years by now and overall I like it a lot. I’ll elaborate pros and cons.PRO 1: I always get a response from staffs within 24 hours through a resident portal or you can simply call them and talk directly. Every maintenance job has been done in a timely manner, usually within 1-2 days.PRO 2: Their LG washer/dryer combo is LITERALLY A GAME CHANGER 👏👏👏 This machine makes my life so much easier.PRO 3: Needless to say, their location and cleanliness are worth every dollar.CON 1: It varies by units. I moved from studio to one bedroom. I loved my first unit but the current one? Not really. DO NOT choose those units that have windows facing to the Under Armour building. Their windows are right above the street garbage dumpsters alley. Every morning you will be suffered from big trash collecting noises echoing between those tall buildings for an hour. Plus, the windows are so close to the other side of building windows… I bought $75 privacy window films from Amazon and attached to the windows. Problem resolved. If apartment staffs see this review, I’d recommend to give options to future tenants whether they want this privacy films or not and you install for them.CON 2: Parking. But I don’t have a car. If you don’t have a car too, 100% recommended.p.s. I saw another review about stolen package… I’ve never experienced it during my 2.5 year long stay here. BTW they also let you use a few carts available inside the dry cleaning locker room on the first floor. Use that cart if needed and just pick up your package in a timely manner. No problem.
Thomas Smither: Pros:Apartments are nicely updatedWalls/Floors between apartments are very thickGreat locationCons:No one showed up for our 8am freight elevator reservation. We were calling constantly until someone finally answered at 10:45. Crazy that they charge us if we show up even 15 minutes late for our reservation but if they’re late (or don’t show up at all), absolutely nothing happens. I complained and management told me they would try to make it right, I haven’t heard from them since. We were stuck trying to move out through the regular small elevator that is shared with the rest of the building.Took money off security deposit for small holes in living room wall even though they told us it wouldn’t be a problem.Parking is absolutely terrible, if it’s busy they prioritize visitors that come and pay daily, not you.Management overall is unpleasant to deal with. Tried to force us to pay for extra months of parking we didn’t want.Had about 5 false fire alarms (a couple in the middle of the night)Packages just get thrown in the lobby, I had one get stolen. No garbage disposalPractically no amenities
Henry Tan: Fantastic staff and apartment! The staff, Brian, Stacy and Jacie went out of their way to help me move in from out of state. There were no openings initially, but they kept an eye out for what I wanted and informed me immediately when a last minute opening occurred. On the day of my move, the staff assisted me in the move in process, and when I had a technical issue with my apartment, the manager Stacey showed up personally to troubleshoot.Even on my move-out (going out of state), the manager, Kevin Centala was extremely professional and made sure it went well!I lived here for 3 years, and overall, the apartment is in a safe location, and quiet, even at night. In summary, the staff is very friendly and I highly recommend this apartment for anyone living in the downtown area!
Alex Wheaton: The management here is quite poor. Very unorganized from the start when they didn’t have anything ready for my move in and I was stuck with a moving truck on a weekend trying to get keys and access to the building. It got worse from there over the next roughly 3 years.I rented unit 1201. It is a top floor corner unit facing the park. The walls are paper thin. Reviews saying otherwise are likely offered incentive to be dishonest. The management takes no action to stop loud partying in the halls every night of the week. The tenants in unit 1202 are a nightmare and won’t be moving out so beware if renting unit 1201 next door. Constantly pounding on walls, having parties 2-4 times a week that cause walls and floors to shake and screaming constantly at all hours which may as well be happening in your apartment due to the thin walls.Other notable issues:Water outages constantly. (2 -5 times a week)Water pipe breaking in apartment and not fixing smoke detector wiring after.Electricity is charged in a way that it won’t matter what you use, the bill will be 50 - 60 dollars baseline. I left the apartment two months before my lease. No lights, ac/heat or anything but the refrigerator was running. My electric bills were just under $100 the last two months. 5 dollars less than when I was there full time.Refusing to fix windows where seal is broken so moisture builds between panes making them permanently dirtyElevator is down for hours most weeksTrash is constantly in common areasCommon areas are cleaned once a week and very poorly. No vacuuming.Non responsive management. Rarely return calls. There are so many more to list but these are the items that made me leave. I have lived in 4 apartments downtown Detroit and many more throughout my life. Every apartment has its issues but I’ve never encountered worse management. These issues are not worth the money or the headache. Checkout The Griswold, Stott building, The Albert or Malcomson. All great properties.
Joe Stierman: Lived here for 4.5 years and counting, overall very comfortable, quiet place to live in the middle of the city. Excellent location, just a block off Woodward keeps the crowds and noise down a bit. Price went up reasonably as expected with the market. Generally single, young professionals, but there's a little bit of diversity.Pros: Completely new as of ~2015, so great appliances and countertops; very thick walls/windows to keep out the noise of motorcycles; historic building; access to rooftop of sister building (w/ grill) - awesome!; maintenance and management has been good, rotated a lot like most apartments; neighbors are pretty nice; easy to get packages delivered (no door person, though I've never had anything stolen/lost). Great view of the Book Tower if you're on the Griswold side. Very safe - multiple scans needed to get to your floor. Gigabit internet for cheap! Cleaning staff does a good job.Cons: No parking except through Westin ($$$) or other lots, and it's harder and harder to get street parking these days. That's probably the biggest inconvenience is easily getting things to/from your vehicle if you have one. Wish they had recycling of some sort. They've dealt with some occasional water pressure issues over the years (now mostly fixed) - nearby construction sometimes affects it or the power. Gets false fire alarms a couple times a year. No bath tub, garbage disposals (why?). Everything is electric (heat - not baseboard, water, range, etc.) - I don't mind but some people do. Unless you get 12th floor. Not a lot of windows open.p.s. I'm suspicious about the 1 star reviews, particularly several from the same month. Of course, you always get more haters in online reviews.
Konstantin Hahn: Great location!
Zack Taylor: I love living here! The mgmt is friendly, quick and to the point. The building has been beautifully modernized with impressive interiors, and the outside maintains its history. Perfect layout for all my entertaining!
Cruz Kapp: Bad management... I don’t recommend this place to anyone !
Ramzi Kassem: Such bad management. It's pretty unreasonable to try and reason with these guys!
Live_free: Bad management
Tzippy Weiss: is there any openings in this building and what is the rent?
Anand Kumar Nittur: Talk about Luxury apartments. Detroit Savings Bank has brought life to such a great place in Detroit Michigan. Now, confused between Capitol Park Lofts apartments and Detroit Savings Bank apartments. Any inputs much appreciated.

City Modern: what do users think?
Denasia Dornak: Car broken into when I moved in, directly outside of the building / cameras. Boyfriend’s car just simply stolen under cameras- bedrock won’t give you the footage. The “24 /7” security is a joke. One day we watched a criminal walk the line of cars parked out front and try to open every car door. We reported it to the security guard and nothing happened. The dryer barely worked, my clothes were always damp. My key fob sometimes didn’t work, causing me to be locked out until security would come up to an hour later. On move in day my cabinet fell off, toilets didn’t work multiple times, outlets didn’t work, no lights in most rooms? Staff incredibly unprofessional - maintenance men came in my unit without me there after multiple requests not to, after they had to fix the mold above my shower by cutting a hole into the ceiling for multiple days. I would not recommend any Bedrock building to anyone. I had a better and cheaper experience at Lofts at Rivertown.
Ben Potts: Let me start off with the bad. We relocated to Detroit and moved into The Residences at City Modern. Upon move in, the apartment had several issues. First, the apartment was not cleaned before we moved in thoroughly and paint was splattered all over the floors. Second, there was a leak under the second bathroom sink. Third, the shelves in the closet were installed with cheap screws that are not meant to hold weight so, of course, a shelf broke as soon as we put clothes on it. To further the issues, not a single apology was given by management. They said they would clean it the following week and after receiving an email that it was cleaned, we arrived home that evening to the apartment in the same condition. Even worse, they questioned us after we told them it wasn’t clean. Management needs to start taking responsibility. The Good: it is a very nice community with many advantages including a safe neighborhood and convenience of location. So far, any work orders (besides the cleaning) we’re handled promptly and management has been very responsive.Ways to improve: Be courteous of your residents, apologize when at fault, ensure all common area amenities are always functioning. There’s potential for this to be a 5/5 but management must start taking accountability.
Su Saff: I was lucky to have Corina as my leasing agent as i rented my apartment. She was very patient and always responsive to questions.
Jeff: Working here lol but is a phenomenal spot to live .Middle of everything in Detroit.
Ivan Terrazas: Expectacular doing a great job with the city of Detroit
Rich Vance: Live here so I'm biased, best neighbors ever!

Briggs Houze Apartments: what do users think?
Kenneth: Loved my time at Briggs Houze. Location was great, never had any issues with the apartment or parking, and only reason I didn't re-sign was because I moved to another state. Once I'm back in the D I would love to live at Briggs again! Thanks Marcus/Karolina for making it a smooth experience the whole time I was there.
TDevian C: I used to complain about the parking but loved my apartment. I was mostly happy here and I miss it here. I will try to work with Briggs about moving back! Marcus and Karolina were the best Leasing agents to ever work with. The leasing team was friendly and missed the positive energy and community feeling!
Derrick Miree: Great Restaurant on site
Brunden Long: Booked through third party. Original location booked was not available so I was switched to this one. Gaining entry to bldg is frustrating you have to dial in via intercom everytime and sometimes it doesn't work. Was outside waiting 20min last night. Room feels and looks dirty very old. Serious spider problem in room. I've killed atleast 10 spiders. Elevator is very bad takes forever. Furniture falling apart walls need to be painted. Bathroom floors are disgusting and bathroom and whoever walls are gross. Neighborhood and area really worked for me as my client is performing st the Fox. But overall not happy front desk agent rude and not helpful at all.
Minkyung Choe: Great location and friendly staff!Pet friendly building and walking distance from a few dog parks. The building itself is old though, and there has been issues with elevators and HVAC.
Dan Czarnik: Toured a place here, one thing that is not mentioned online is that parking is $200 a month... also, all utilities are not included. Business model sounds something like Spirit Airlines, you will be paying substantially more than your eyes see on a website. On a positive note, the location is nice.
Jonathan Alles: Briggs Houze advertises with #LiveTheHype, but let me assure you that there is nothing hype about living here. Plenty of hype can be found at the adjacent restaurant/nightclub Pao, and you will hear that hype at all hours of the night. You will be conveniently located on Grand Circus park (a redeeming aspect), and the management team will do everything in their power to make it really feel like you, indeed, live in a circus. Elevators never work, heating and air conditioning is weak, and your room will be dirty from the previous resident when you move in.The revitalization of downtown Detroit is promising and alluring to many -- and it should be! So move downtown, enjoy what the city has to offer, and make sure you do it elsewhere.
Ben Allen: It’s immoral to charge $1000 for 350 square feet and call it a suitable living space. Time to fight back against the Big Real Estate monopolies.
Steve Morrison: I really enjoy my studio apartment and you cannot ask for a better location. Convenient location to my place of work.
M: Nice enough apartments, but new property management is AWFUL. They have not responded to maintenance requests and they are somehow both in your business and unhelpful. They do not seem to understand how to send people in the building emails. They also went door-to-door to check to see if people had pets during a PANDEMIC (despite also sending out surveys).Other gripes: building runs out of heat in winter, in-unit dryer is awful, package area not secure.Find somewhere else to live. There is better for cheaper.
Casey Mutter: Great location, WAY too pricey, very poor management.
Sabriyya Willis: Great location. Studio decent size able to separate kitchen area, living space and bed area. Bathroom floor & shower tile could have been redone doesn’t add “character”. Noise/music from restaurant/club next door is a downside. Maintenance responds quickly! Staff are nice & helpful. Good communication. Under Essential ManagementPLOT TWIST Within the last few months of my lease the management got extremely unorganized! Constantly changing team members and was unresponsive. I have since moved out and despite leaving my unit spotless they have YET to return my security deposit. It has been 2 months and I have received no emails or calls back. I have multiple emails to Briggs stating my forwarding address and I gave it to the staff prior to moving out so that is simply false.
Oh Hai: I have to agree with the other reviewers: the new property management company (JSD Associates?) that took over in February 2020 is an absolute disaster. Clueless. Unprofessional. Seem like they’re used to being slumlords. At this price point in a building of professionals who can afford to move to greener pastures, they are NOT a good fit. They’re:- Surly to residents.- Incompetent at simple record keeping (where is my money?!).- Unable to organize and execute maintenance requests (despite a professional maintenance crew).Briggs should bring back Essential (we all miss you!) or this building is going to soon be a ghost town or something worse given their utter incompetence.
Josh Pope: EDIT: It took 39 days and me emailing the Principal & President, Principle VP, and Regional Property Manager of the former Briggs Houze management company in order to get my security deposit back. The Principal & President of Essential PM (the previous property manager) put me in touch with the owner of the new property manager company. After talking with the owner, this was resolved in around three business hours. Living at Briggs Houze under Essential PM was great. I'd watch out for the new management company as getting my refund was a disaster.Lived at Briggs Houze for 2 years and loved it! It's maybe a bit pricey for the location but it's a great place to live and would recommend it to anyone!
Dante Welch: Modern amenities, clean apartments, good location and nice gym. The leasing office is a pleasure to work with. Any maintenance requests I've had have been resolved quickly. If you are working downtown Detroit, I'd recommend living here.
Michael Tee: The management keeps up on things and are very friendly. I appreciated the cement walls and the fact that the building is not on a boiler system. The gated and attached parking lot was convenient. They seem like they are continuing to invest in the property. The only downside for me was the restaurant in the building because they share a back hallway with residents. Also, it just created for more traffic.
Margaret Sheets: I lived at Briggs Houze for just a little over year. Really loved living here and had a great experience. Great location, nice apartment, and great staff who plan awesome events for residents. The only reason I didn't renew my lease was because I got a new job in a different city and needed to relocate. I will miss living here!
Sarah L: Great security manager and staff are seriously awesome. Very organized and amazing communication. I love living here. This is only time I have lived in a place where the rent was exactly worth the value. There’s a historic yet upscale vibe and every interior part of this building maintains its identity. It boosts my mood. The location is great, walking distance to downtown Detroit. I love that the building is always locked, security is huge for me. High quality appliances, good quality kitchen, and in unit washer/dryer! The shower head makes me feel rich it is one of those full body stream shower heads, with many settings.
zakatakaz: Friendly staff, apartments are in good condition. One of few places in area that offer studio size apartments if looking for something small.
Peter Byrne: Had no heat the entire winter, was barely compensated for an apartment that reached as low as 48°. The HVAC system is horrible, even right now and summer it does not get to the temperature it says it supposed to. The elevators are slow and you cannot fit anything into them if they work. Considering the price they charge to live here underwhelming
Araxie Zaleski: Great place! I love my apartment. The views and proximity to all things Detroit is amazing. The staff is super helpful and polite.
