Living in different apartment complexes a few times before this, made me realize that this place makes me feel like home!:)

Samantha Arsenault: I've lived at Studio One for 4 years, and now that I'm moving to a new city and apartment searching, I'm realizing how lucky I was to live here. The units are modern and nice for a great price, the hallways are kept very clean, maintenance requests are fulfilled quickly, and I've always felt safe inside the building / in the parking structure. It's also a newer building, which I'm sure helps, but they must do some sort of pest control on top of that because I've never seen a since bug in the place. In addition, since I've been here, I feel the management has made a big effort to continuously improve the living here and offer more to the residents. And of course for anyone going to the med school, the location is unbeatable. Of course it's on a busy street so the one thing I'd say is if you're extremely sensitive to noise, it might be bothersome but it's never bothered me. Would 100% recommend.
Alison Focht: I am a new resident and have had a great experience so far. Really like the modern feel and updated features in our unit as well as throughout the building itself. The whole office staff has been very pleasant to work with and seem to have genuine interest in making this a great place to live. John S. was incredibly helpful and took care of us throughout the whole process, always replying promptly and making sure all of our questions were answered. Looking forward to living here!
Richard Loi: I would recommended this apartment for medical students at Wayne. Its located about a 5-10min walk from campus. At the time of this review, a large amount of renovations have occurred, making it near par with new developments in Midtown. Sure, the gym is not as shiny and new as the The Scott's (though still quite nice), but the overall living environment is close.The staff, especially John, is very responsive and reasonable. The maintenance staff are nice and on their game keeping the common spaces clean on weekdays. Besides a few delays (late appliances) and issues with the unit moving in (scratches, dings and dust), I would say the place is well managed. With increases in rent due to Midtown booming, I would recommend shopping around regardless.Jan '19 Update: Studio1 is priced at a premium. Expect year on year increases of rent above inflationary rates. Definitely shop around, as there are potentially better deals in Midtown. If you can't find a better deal, Studio is a great option.July '19 Update: Continued new improvements from free bicycle storage, printing, coffee, and package delivery lockers (+small fee) deserve a +1 star to 5/5. The staff have made a massive effort to make Studio1 a solid living space. For those who enjoy peace and quiet, my Woodward facing unit is basically silent except for very muffled Woodward ave traffic and strangely crystal clear hallway sounds. Its as if the front door was hollow and made of composite wood... though such noise is uncommon. *Rent spikes still apply
Reta Mazey: If I could give Studio One zero stars, I would. The most horrible experience I have ever had was living there for a year. The mangers are awful. They will accuse you of anything just to fine you. the apartments are located right under a bar and on Woodward where sirens go off constantly 24/7 . They discriminate against certain people and I honestly am so disappointed because I was so excited to be living there. That was until I realized that the view is not even worth the headache and struggle I went through living there.

Jenny Jan: Studio One is centrally located between WSU main campus and WSU SOM and is well within-walking distance to both. The high-ceilings make the apartments feel modern and spacious. The floor-to-ceiling windows provide a great natural light. Over all a great place to live and I appreciate that administration makes a great effort to keep noise levels down and has security available at nights to dispel loud parties!

I love that I can get to work and downtown in under 10 minutes. The leasing office as well as maintenance have been extremely helpful and issues are resolved right away. He hung up on me when I asked for the name and number of the management company. I have no idea why people who don’t like to communicate or answer questions choose to work somewhere that requires just that. This manager turned down business and handled me as if I was calling her personal cell phone.
Alex Poznanski: Studio One is a very popular location that is among some of the nicer complexes in Midtown. Units are well-designed and services are excellent. Any maintenance issue is resolved within the week. Price is a bit steep but that's what you get for the location, which can't be beat.Only things I wish were better were the lack of installed lights in the unit and a bigger fitness room, but these complaints are minor and wouldn't affect my decision if I were to do it all over again.
Madeleine Boudreau: I love living in Studio One, I’ve lived here for a year now and had a great experience with the leasing staff. The proximity to Wayne State’s campus and downtown Detroit is great. They are always up to date on maintenance, and the building is clean. I would say the only downfalls are receiving packages and parking. If you have guests they should not expect to be able to get a spot outside. The package situation is mostly due to the delivery services, and they are getting better about it. Occasionally things are left in the lobby where they are at risk of being taken.
Charese Taylor: This apartment building is in a great location in Detroit if you want a mix of Downtown living + trendy neighborhood. I also love its proximity to the Arts District.The location, unfortunately, is also in the middle of Wayne State (in fact, the attached parking garage is owned by Wayne State and there is no discount for residents. As of the date of my review, parking is $430 a semester for residents). Because of this, living in Studio One Apartments feels like living in a dorm rather than a true apartment building. It is noisy due to students running through the halls late at night, playing music loudly, drunk crying outside of an apartment door, knocking on your door to borrow basic items (after a party I presume due to the noise) such as a broom (I didn't oblige) and just being overall annoying residents.The bathrooms are nice. There is an in unit washer/dryer that is very small but I am happy to have one nonetheless. I wish there was more storage available because the closets are small. If you have a bike, you'll probably have to store it inside as opposed to a basement locker/storage unit that other apartments provide.Management is responsive and it's an overall good place to stay if you are not sensitive to noise.

I’m a planner by profession and all the details the provided prior to moving, and on the day of the move was so helpful!So far, I’ve found parking to be very easy, amenities clean, noise level extremely quiet and staff very friendly.The only negative note was that my apartment was not professionally cleaned prior to move in: hair in bathroom shower, water marks, smudges on floors. I believe they would’ve cleaned if I were to have asked but I just wanted to get everything moved in.

Some things to keep in mind include monthly parking fee around $200, you can hear EVERY conversation/music/tv of your next door neighbors, you’ll hear every time someone walks in the hallways, rent will most certainly be raised each year, you can hear the pool parties all summer long, apartment was not cleaned when i moved in (finger nails and tiny hairs all over the bathroom, food stains in fridge, not vacuumed)

Whether it’s first thing in the morning or right when I’m getting home from work, she never fails to say hello and is always working hard to keep the building in prime condition. The entire staff has been very friendly and helpful during my time as a resident here.
Connor: Nice pool, amenities, and location. Place took a hit once COVID started. Got rid of their concierge staff, competent manager (Brian), and security. All before Christmas of 2020 as well, nice work! Complex became quite filthy, cars got broken into, fire alarm sounded off at 3 am conveniently.If your bedroom is next to the hallway, good luck. The walls and ceilings are made out of paper… Appliances are extremely cheap even though they claim a “luxurious experience”. Water seeped through my ceilings and vents. Before moving out the toilet ran for 24 hours a day. Called the maintenance hotline on many occasions, received no responses.Worst part is they will take away your security deposit no matter what. The common theme for this is “damage to the carpet”… as if they weren’t going to replace a small area of carpet in a bedroom anyways. I am no lone victim to this, spoken to a couple former tenants they all say the same thing.The current solutions to new tenants are to raise rent and put stickers on cars to track parking. A genius could have came up with that one. All in all, the Scott is not worth a full year of rent at this time. Airbnb for a weekend in Detroit? Sure, why not. But don’t let the recent “5 star” reviews fool you on living here. Plenty of reasonable living options in Detroit now.Best of luck to ownership & management to straighten out the mess!

Kenneth: Loved my time at Briggs Houze. Location was great, never had any issues with the apartment or parking, and only reason I didn't re-sign was because I moved to another state. Once I'm back in the D I would love to live at Briggs again! Thanks Marcus/Karolina for making it a smooth experience the whole time I was there.

Marcus and Karolina were the best Leasing agents to ever work with. The leasing team was friendly and missed the positive energy and community feeling!

Gaining entry to bldg is frustrating you have to dial in via intercom everytime and sometimes it doesn't work. Was outside waiting 20min last night. Room feels and looks dirty very old. Serious spider problem in room. I've killed atleast 10 spiders. Elevator is very bad takes forever. Furniture falling apart walls need to be painted. Bathroom floors are disgusting and bathroom and whoever walls are gross. Neighborhood and area really worked for me as my client is performing st the Fox. But overall not happy front desk agent rude and not helpful at all.

Business model sounds something like Spirit Airlines, you will be paying substantially more than your eyes see on a website. On a positive note, the location is nice.
Jonathan Alles: Briggs Houze advertises with #LiveTheHype, but let me assure you that there is nothing hype about living here. Plenty of hype can be found at the adjacent restaurant/nightclub Pao, and you will hear that hype at all hours of the night.You will be conveniently located on Grand Circus park (a redeeming aspect), and the management team will do everything in their power to make it really feel like you, indeed, live in a circus. Elevators never work, heating and air conditioning is weak, and your room will be dirty from the previous resident when you move in.The revitalization of downtown Detroit is promising and alluring to many -- and it should be! So move downtown, enjoy what the city has to offer, and make sure you do it elsewhere.

They have not responded to maintenance requests and they are somehow both in your business and unhelpful.They do not seem to understand how to send people in the building emails. They also went door-to-door to check to see if people had pets during a PANDEMIC (despite also sending out surveys).Other gripes: building runs out of heat in winter, in-unit dryer is awful, package area not secure.Find somewhere else to live. There is better for cheaper.

I have multiple emails to Briggs stating my forwarding address and I gave it to the staff prior to moving out so that is simply false.
Oh Hai: I have to agree with the other reviewers: the new property management company (JSD Associates?) that took over in February 2020 is an absolute disaster. Clueless. Unprofessional. Seem like they’re used to being slumlords. At this price point in a building of professionals who can afford to move to greener pastures, they are NOT a good fit. They’re:- Surly to residents.- Incompetent at simple record keeping (where is my money?!).- Unable to organize and execute maintenance requests (despite a professional maintenance crew).Briggs should bring back Essential (we all miss you!) or this building is going to soon be a ghost town or something worse given their utter incompetence.
Josh Pope: EDIT: It took 39 days and me emailing the Principal & President, Principle VP, and Regional Property Manager of the former Briggs Houze management company in order to get my security deposit back. The Principal & President of Essential PM (the previous property manager) put me in touch with the owner of the new property manager company. After talking with the owner, this was resolved in around three business hours. Living at Briggs Houze under Essential PM was great. I'd watch out for the new management company as getting my refund was a disaster.Lived at Briggs Houze for 2 years and loved it! It's maybe a bit pricey for the location but it's a great place to live and would recommend it to anyone!

The gated and attached parking lot was convenient. They seem like they are continuing to invest in the property. The only downside for me was the restaurant in the building because they share a back hallway with residents. Also, it just created for more traffic.

This is only time I have lived in a place where the rent was exactly worth the value.There’s a historic yet upscale vibe and every interior part of this building maintains its identity. It boosts my mood. The location is great, walking distance to downtown Detroit. I love that the building is always locked, security is huge for me. High quality appliances, good quality kitchen, and in unit washer/dryer! The shower head makes me feel rich it is one of those full body stream shower heads, with many settings.

The HVAC system is horrible, even right now and summer it does not get to the temperature it says it supposed to. The elevators are slow and you cannot fit anything into them if they work. Considering the price they charge to live here underwhelming

Ashley McAdoo: I love my space. It is extremely modern and it is in a perfect location. Karolina is AMAZING! Her service is impeccable, as she goes above and beyond to make sure residents’ needs are attended to. She is the absolute best and they are lucky to have her. Great place, great location, great service.
Amanda Serra: Have lived here since August 2019 and it’s been wonderful. I don’t hear my neighbors, I have laundry in my apartment, my bathroom and kitchen are updated and stylish, the place easily has 13+ ft ceilings, insulation/ windows have been great for heat / air / street noise, and not a bit of carpet in sight. There is often free unlimited parking on the streets near by, and when there isn’t there are many gated/monitored lots with $7 entry fees with no time limit near by. Finding something with everything I wanted in budget WITH GOOD MANAGEMENT, seemed impossible but with Philip Houze (and I’m sure their sister properties) you literally get to have it all. Huge thanks to the staff, you’re all phenomenal!Update 2021- management changed 3x in our stay here and never was able to compare to the management team we initially signed with unfortunately. Karolina is the only responsive teammate left. I do appreciate all her help. However the outdoor space and shared community areas have decreased in quality. Additionally we did have an issue where it took 3 months to receive our prorated rent rate back after multiple emails.Overall though, I would say our experience was positive.
Marina Pino: I have lived here since July 2019 and have really enjoyed my time living in this building. My one-bedroom unit is very spacious and modern, with high ceilings, two large windows with great views, and a beautiful kitchen. The location is awesome and within walking distance of so many great spots right downtown and midtown. Whenever I needed maintenance to look at something in my unit (and it was rare), I often was in contact with someone immediately. While the management has changed since I moved in, I never had any issues with them. In fact, they were super responsive and kind on the few occasions I needed assistance with something. My living experience has been a wonderful one, and I highly recommend folks to seriously consider Philip Houze for a great living experience right downtown. I thank the present management for all that they have done to make my living experience here a great one.
Rebecca Snider: I have lived here since November 2018 and have truly enjoyed my time living here. The building as well as my floor is very peaceful and quiet majority of the time. I love my apartment ceilings, amenities, and my views. I especially love the rustic contemporary look of my apartment and the large windows that capture tons of sunlight. I also appreciate how accessible everything is, like the gated parking right next to the building and that we're in the heart of Downtown Detroit. Yes, the management has changed over the years, but I really have not had any problems with any of them. I understand with each new team, they have to get situated. Whenever I have reached out to any of them, they have always been very responsive, kind, and helpful. Overall, it's been a great experience being here and I couldn't think of a better place to be living downtown. Beauitful apartments!

Ashley Trefney: DO NOT LIVE HERE!!! I lived here from April 2019-April 2020. I loved living here up until February when they switched management companies. When they switched companies, we didn't receive any information as to where to pay our rent. I had to reach out more than 5 times to try to find out how to pay my rent. Because of this, I received a late fee of $50 and a notice telling me I had to pay within 7 days or else I would be evicted. I always paid my rent early until this new management company took over. Tanesha was less than helpful and argued with me about the late fee. I lived in a studio and my DTE bills were $115+ from December until April. The tenant before me paid $200 a month in DTE bills. My DTE meter was clearly hooked up to something else in the apartment, yet no one could give me answers as to what it was. Also, it took over 3 months to get my security deposit back--I was constantly given the run around that my check was being cut and sent to me (I was told this 3 times), and until I threatened to take them to small claims court, did my check come.
Sydney Rutledge: I lived at Philip Houze from Oct. 2018 - March 2020 (paid rent until June 2020 -moved out early due to covid19). Throughout those years I would rate my experience below average. The only thing positive about this place is their updated units and cement walls. There is an airb&b on the 4th floor, and of course I was lucky enough to get a unit on the 3rd floor. Nearly EVERY weekend their were loud parties above me. Heard a women screaming bloody murder one night..not the best thing to try and sleep through. My worst experience though would have to be the time my apartment was at 52 degrees Fahrenheit, back in Feb. 2019 when the polar vortex hit Detroit. Only a hand full of units lost heat during the 2 day time span. I was given burnt space heaters to try and not freeze to death while I slept. On the 2nd day with no heat, I demanded to be put in a hotel room, which the management back then agreed to and paid for. But it didn't go down without a fight, I'll spare you the details, lets just say manager was a jerk and insensitive. Management has since changed, to be honest I've lost count how much management has changed since I moved in. Packages are left on the counters unattended, easy access for anyone to grab who is walking by the front desk, which is almost always vacant. When moving out I had to do it twice. Yes, I had to rent 2 hauls because no one can do their job at this place. I have a big Pottery Barn couch that can only fit into their "service" elevator. Which is extremely small, and is more like a reg. elevator size but still bigger than the other 2 elevators there. I told maintenance and management that I would need the service elevator for move out and provided my move out date to them. I called the night before to confirm it was all good to go. On the phone, the maintenance man argued with me that all the elevators were the same size, refusing to believe me. So I went and moved everything out that I could and left the couch behind due to the service elevator being out of service. I got a call from management apologizing and confirming that I was right, the service elevator is in fact 2 feet taller. So then I had to order another u haul and drive an hour back to Detroit to get the couch 2 weeks later. My last issue I want others to be aware of is that my security deposit is over a month LATE. No one can give me an answer as to where my money is! They claim they sent the check out, but yet the new management didn't even have my forwarding address. So where did they send it to? It honestly sounds to me, like the check hasn't even been sent out. I threatened to go to my attorney, as we share a contract stating that I will receive the security deposit back minus any charges, within 30 days. I was told corporate would be sent my case and it would be expedited. & I still haven't heard anything!!!
Michela Groom: The only reason I gave 2 stars is because the building itself is in a great location and the apartments have thick walls and tall ceilings which made for a great living space!However, I lived in Philip Houze from October of 2018 until June of 2020. In the year and a half that I lived there, Philip Houze has switched management companies THREE times. The building manager has switched more than that. I am not sure as to why Philip Houze has switched so many times but each time a switch is made, all the information for tenants doesn’t switch over. New management doesn’t know general contact information, which residents have parking and what utilities have been charged/paid, etc. The only way for them to gain that information is by having new management tuck letters in our doors and instructs us to provide our info and if we pay for parking or not. It is extremely unorganized and each month rent is due on the first but when management switches, they don’t have online portals set up for us to pay.When moving in, the biggest appeal was that it was safe and secure to live there and that the building is constantly monitored. There is rarely anyone at the front desk and no security beyond having a key fob during non business hours. The fourth floor is advertised on Air B&B (I was not informed of this prior to signing my lease and no information was or ever has been provided to residents regarding the 4th floor). Anyone who can afford $300 for a weekend can rent the space and enter the building. There is no additional elevator security to stop people renting for the weekend to only be able to enter the 4th floor and main floor.Amid COVID-19 pandemic, it was in my best interest to end my lease with Philip Houze. I reached out to management on April 6th via email asking questions about the process and cost of this and to please call me. I didn’t receive response until April 16th all the email said was “review your lease”. After weeks of going back and forth, I was able to end my lease but each step of the way I had to contact management for all information about moving out. I was never provided information other than to be out in 45 days. I was called by management a week after I had submitted notice of terminating my lease and was asked what date would be considered 45 days from my email notice to be out by. When I told them that I thought 45 days would be on June 6th, but wasn’t positive because no one has provided me information, I was told “Well, this means I’ll have to pull up the email you sent to see”. Yes, you should absolutely have the email pulled up prior to calling me and asking me when I should be out by. I had to reach out to management about move out date, move out process, where to turn keys into and what amount to pay and how to pay.I was supposed to receive my security deposit less any damages by July 6th. I contacted management on July 24th to receive status of my security deposit. By July 28th, I hadn’t received any response. I attempted to call Philip Houze and the phone line had been disconnected. I called Briggs Houze and was informed that my check had been created on July 27th but they are still waiting for higher management to sign it. I was then informed that the severe delay is due to Philip Houze switching management again, for a FOURTH time. We are approaching the 60 day mark to receive my deposit and I still don’t have anything.Parking in the building located directly next to Philip Houze charges half the price and is a covered parking garage with a security guard monitoring it. If you don’t want to deal with the hassle of management switching every 4 months, don’t bother signing here. Absolute unorganized chaos.
Eliza Moreno: Overall, wonderful. A few things that were disappointing, however, were - 1) Philip Houze changed ownership and did not inform its residents or provide any proper transitional instruction. 2) I was set to move in one date, but due to delayed construction, I had to rent an Airbnb for three months which was incredibly, financially inconvenient.However, besides these setbacks - which at the time were incredibly frustrating - overall, I enjoyed my studio apartment - it was very modern and those who worked the desk were very helpful and kind. Overall, I would recommend this apartment because the biggest issues I had are hopefully no longer an issue for any incoming tenants.

One of the managers, robert, is really great and has been super helpful. i cant thank him enough for everything hes has done for me and always staying on top of things and hosting great get togethers for everyone in the buliding!
Taylor Carter: I moved here in December of 2018, and is my first apartment experience. I was nervous moving here because you hear horror stories about apartment managment companies. I was even more nervous when the building changed managment companies. I was pleasantly surprised at how well it went.The maintenance staff and Aireon at the front desk are some of the most friendly people that I have met in this setting. Maintenance requests are filled quickly and they go above and beyond. Aireon takes the time to get to know the residents as well as work really hard to hold events for us to get to know each other. It's always so nice to be able to walk in and say "Hi" to a friendly face after a long day at work. She truly works her hardest to make sure that the living experience here is as positive as it can be. It's so nice to have that personal touch from someone when we live in a world where good customer service is hard to find.There is some other girl that works the desk occasionally, I assume when Aireon can't, she's not as friendly.In my experience, the units are excellently insulated in the winter time, and stay pretty cool during the hottest days of the summer! Utilities are fair but wish that at least some of them were included like other locations do. Parking is a little pricy, but there are good alternatives. Having access to Rocket Fiber is fantastic. Being close to the Qline and People Mover makes getting around so simple. If a market/Grocery Store opened closer, you would totally be able to get rid of having a car!I highly recommend living here. I've made some great friends and completely intend on renewing my lease.
Justin McLaughlin: The worst experience I've ever had. My move in date was pushed back repeatedly while construction was delayed. I was given 3 different dates and notified no more than a couple days before that construction pushed it back again. After ~3 months and still no real move in date established I found a different place to live. The management and communication was just terrible. There are still boarded up windows after a year of residents moving in and the “outdoor space/grill” area is a construction zone/storage for left over building material - It’s an eye sore.
Laura Criswell: I love living here; we have the best location & the units are loft style: exposed duct work, full washer and dryer, high ceilings and top of the line countertops with big, beautiful window and sills, the perfect reading nook ...or dog lookout in my case.The building has a fitness room, package room, and onsite dry cleaning services available. The best of the city is within walking distance or a q-line or scooter ride away.

We didn't know how maintenance would be here since the building had just opened and there were no reviews but we loved everything else, so we rolled the dice on this. Luckily, maintenance is FANTASTIC! We have had a few issues with our washer and dryer upon move in, yet after addressing it with management it was fixed within the same day. This happened twice and maintenance was on it promptly, and the problem was resolved that day. The two gentlemen who worked on these issues made sure to ask before entering, were kind and attentive, and explained the issues in case we had any questions. We are overjoyed with the promptness to our maintenance requests and the quality of service they provide.4. Apartment quality:We wanted to make sure all of our needs were met since we would be living here for quite some time. The finishes on the apartment are high quality, the layout is spacious, cabinets are top quality and have soft close hinges, appliances are new and very quiet (you can't hear the dishwasher when it's running when standing next to it

BUDDHIKA ABEYSEKARA: I rented my apartment nearly a year ago, and I would say Cass & Ferry is one of the best apartments in Midtown Detroit.The resident manager of the Cass & Ferry is Nagira Lasley; she is very cheerful, kind, supportive, and most of all, understanding. She is available all the time when I need help.Their maintenance team is prompt with repairs. They know how to respond and resolve any problems in a timely manner, and they always treat you with politeness and respect.I was able to receive the help and information I needed from Ms. Nagira. She was very courteous and genuine. 5 stars. I wish I could give 10.

The apartments are in a good location and I use the light rail to get into work downtown. In terms of the actual unit, I live in a small studio apartment, which is perfect for me as I spend most of my time either at work or at school. The unit is in good condition and I haven't had any issues.

hev 007: I have lived here for about a year, and the maintenance crew is so helpful. I had a problem with the drain in my kitchen and within two days they had someone come fix it. The grass is always looking nice, and building is kept up. Thank you

R Wallace: I stayed here from 2015 until 2019 and moving out was the best thing that happened. Things started off ok but the admiration of a new place wore off quickly. People CONSTANTLY smoke in the hallways despite signage prohibiting it (the signs were actually ripped down), there were fights; yes physical altercations, at all times of day and night, police and EMTs were on site regularly. The parking lot is in utter disrepair. Craters and broken pieces of asphalt are everywhere along with disabled/abandoned cars. My actual unit wasn't so bad. Two bed 1 bath. The heat got hot...until it stopped working. It took 3 requests for maintenance to show up and when it was "fixed" it maxed at about 65-70. My cable/internet service through Xfinity never worked more than a few consecutive days at a time because of old wiring. Nothing was ever done by the apartment to try to update anything (the solution offered was to switch to AT&T). I had all types of pest issues ranging from bees to stinkbugs and beyond constantly making it into the apartment. There was also something(s) living in the walls many nights I thought would come through on me in my sleep. The office did nothing but tell me the exterminator would be back in a few weeks. Speaking of the office, the staff were horrible. The woman who worked there when I moved in was ok, but after she left, her replacement was rude, inconsiderate, and impersonal. Every issue I had was always an argument with her. Mailboxes broken into, disrespectful neighbors, inoperable washer/dryer in the laundry rooms, the list goes on and on. If you can avoid living there, do so!
Tanya Jones: It will be 2 yrs in December that I've been here and I haven't had any issues. They were under different management when I moved in (hence ALL of the problems) but since that crew has been removed, smooth sailing. All complaints and repairs are handled in a timely manner. There are no bed bugs or roaches. Upon move-in the units are freshly painted n carpet cleaned, along with refrigerators n stoves. The people who are complaining are those who brought drama to the bldg or the Section 8 tenants who are always griping n behind on paying their $11 a month rent. Before believing what you read how about giving The Top of the Drive a visit. I'm pretty sure you won't be disappointed...other than the parking lot. Love you guys to death, but we gotta take measures to see about getting it replaced!!👌
Valencia Coleman: Top of the drive apartments are the worse place to live. Parking lot is terrible. They have bed bugs and poor management! I completed my whole year there. no problems no damages kept place clean. But i didn't want to stay there anymore because of the bugs and poor management. So after my lease I'm trying to find me a new place and when they did my back round check it says i got evicted. And that i left the house trash and that i had plenty complaints. First off i never got evicted i completed my year lease. 2nd if the place was trash why would they give me my full deposit back? 3rd only complaints was my children they are 3 and 4 years old. They gone run around they are kids. If there was a proplem then they should put no toddlers allowed! They made my name look bad because i didn't want to renew my lease because of bugs and poor management! Now its hard for me to find a place. I'm about to call channel 2 and fight this in court! Worse place to live guys i promise you!!!
Robin Coles: They are really trying but I would not recommend this place to no one there is no 24hr on call maintenance - there is only 2 maintenance men, even though they try to do what is right they still fall way short. But I will say the new property manager is doing the best she can (still moving)

Shayla Petite: I wouldn’t move here. The office staff is very unprofessional and rude. There’s only one person running the office and that’s Wendy. She is nice at first to get your money and once it’s gotten, total 180. It’s like Jekyll and Mr. Hyde. Maintenance is never there. She doesn’t update you about your apartment if you’re moving in. I applied Dec 1st 2021 and was set to move Jan 1st 2022 no updates, I had to call after christmas just to find out my date would be pushed back to Jan 8. Which that wasn’t even a guarantee.The boss Jennifer who is over Wendy is just as rude, actually worse. Wendy couldn’t even remember my name or get it right. Unacceptable. When asked to refund my deposit she gave me the wrong info so when I called back she was rude about it and said there’s nothing she can do I just have to wait.Not to mention the doors on the apartments are a thin slab of wood which anybody can kick in. And there is no where to park unless you want to pay $30-$40 extra to park in a lot full of potholes. Save yourself the hassle and just go elsewhere. You’ll be dodging a bullet.

Michelle Gardner: Management never responds. Expect to reach out every day for a solid week or so through various mediums (call, email, attempting to show up to the office in-person only to find an empty locked room) before getting maintenance requests resolved or other general complaints. Also, the elevators *never* work simultaneously. Maybe they did for a solid 3 months out of the 4 years I’ve lived here. Speaking of maintenance, better hope things break only twice a week because those are the only times maintenance is available.Upsides: rent is affordable for the area and there’s no noisy neighbors (just noisy hotel guests and rude hotel staff).Update 9/11: this place charges $125/mo per parking spot. Just called the tow company since someone from the hotel is yet again parked in my spot. Guess what? No tow company for the last THREE years.
Danielle Dirks: I've been at St Regis for several years now and I still adore it. The building was restored to perfection a few years ago and has kept so many of its relics (like the historic vault when you first enter the lobby).New Center is up and coming. Being so close to the Fisher Building is pure magic and the addition of Supino's Pizzeria, Milwaukee Caffe, Urbanum, and so many cute shops on Woodward make this neighborhood super walkable and pup-friendly.The property management company shepherded the residents through the pandemic safely and seamlessly. The current team (Kati the Community Manager and Zach the Property Manager) is fantastic and their response times and professionalism are a much welcomed breath of fresh air.This summer weekend my AC went out and Zach not only responded within minutes, he had an HVAC contractor out within 45 minutes to address the issue immediately. So beyond grateful to not only for the AC to return, but the knowledge that the building management treats their residents kindly and takes care of the building as well.So grateful to have a wonderful space in the city and can't wait to see all that comes next for this neighborhood and building!

Ali Rastegarpour: We lived here for four years from 2016-2020 and have seen a few changes in management. I have to say that during this period I have nothing bad to say about any of the managers. They have always been super helpful people and the apartment was always the most welcoming place for us. The neighbors here were great.The apartment complex is very safe and conveniently located in New Center with great access to Wayne State, Detroit Medical Center, and Henry Ford Hospital. We had no problems in the unit itself which was newly renovated with in-unit washer-dryers, and we frequently utilized the community room for gatherings pre-COVID, which was very accessible and available. The southern view of Detroit was beautiful and the rooms received good light.The neighboring St Regis Hotel is a local staple, and the restaurant and bar, the Music Room, is great for when you need a bite or a drink and don't want to leave the building!
Carolyn Mozheeva: Great place to live. The layout of the apartments is well designed for maximum use of space. There are large windows and an in unit washer/dryer. Half of the walls are concrete so we have no issues with noise from neighbors. The staff is very responsive and friendly. You actually see them working every day in the lobby at their office so you can stop in and talk if needed. They make a great effort of doing little events and gestures to make you feel welcome and included in the community. The location is great as it is a minutes walk from the Q-line which you can take directly downtown. There is gated parking and it is very close to the Fisher building and the freeway.

Steven Collareno: Just moved in a few weeks ago. Move in process is really nice and easy. They give you a small cart to help you move in and allow you to park close to the door when moving in. The apartment itself is modern and looks really nice. All the appliances are updated. Staff is readily available-Alan and Taela are awesome.
Erynn Wahlgren: We moved here from out of state, sight unseen and could not be happier. The apartment and building are comfortable with nice touches throughout. The staff is wonderful. Maintence is prompt. The location is second to none. We are less than a block away from the Q Line (A trolley that travels from New Center to Downtown via Woodward Avenue) which makes getting to the office a snap. We have easy freeway access to M10, I-75, and I-94. The bike storage is very nice and has an air pump. The Fisher Building is One block over and the Secretary of State is across the street ... and a decent gym is a very short walk as well. The amenities and convenience of this location are hard to beat. Regis Houze has far exceeded my expectations.

Chris Binno: My roommate and I had a wonderful experience living here! The location in New Center, Detroit is perfect! - close to the Fisher Building, Cadillac Place, Wayne State University, short drive to the major highways, and good food in the area. There was also a gym kiddie-corner to the building which I used everyday. The apartments are very modern and newly renovated. The lobby is gorgeous and has a really cool old fashioned bank vault on display. I used the indoor bike garage the whole time I lived here. The community room is newly decorated and has an awesome kitchen, lounge, bathrooms, and a billiards table. We had a laundry machine and dishwasher in our apartment which made living super convenient! Keeley, Jimmie, Susana, Evan, and the housekeeping staff are all awesome and made living here a great experience!

The leasing managers make everything super easy for you & always available even at 3am lol. I would recommend everyone to move here if you would like the best downtown living experience. Hope Arthur: I lived in Capitol Park Lofts for a year and thoroughly enjoyed my experience! The location is amazing with easy access to events and restaurants and the staff is always super helpful. The building is always in top shape and the roof even has a lounge area. Definitely one of the top places to live in Detroit.

Andy Smith: This place really is the gem of Downtown Detroit in my opinion. Location is unbeatable, exceptionally clean connected parking ramp shared with the Westin is awesome (and way cheaper than Bedrock's ramps) especially in the winter, the building is super secure with multiple keycarded doors/elevator/etc. I am also blown away how quiet my apartment is- the walls and ceilings must be cinderblock because they are solid and completely soundproof. I came from a house in the suburbs very worried about going back to apartment living and this is quieter than my home was, save for the usual outside city noise. I looked at a lot of places downtown before choosing this one and I have been overall ultra-satisfied.Only qualms- A lot of false fire alarms in the middle of the night (seems to have gotten better recently) and the community area on the roof is really in shabby condition... all of the furniture is torn up, missing cushions, rusted tables, etc. It'd be nice to see that taken better care of... the roof was such a nice amenity, now I'm embarrassed to take people up there. It would also be nice to have some sort of gym facility.
Nathan Hejl: I lived at Capitol Park Lofts for one year and really enjoyed it. This newly renovated historic building was originally constructed in 1912 and is located in the heart of Detroit's CBD. Buildings of this era have a reputation for being solidly built, so apartments are soundproof (floor-to-floor). Because of the renovated layout, some of the apartments are left with wasted square footage in the form of long hallways and odd angles. While it was great living in an historic building, there were zero amenities except for the sparsely furnished rooftop deck, while rent prices were consistent with nearby apartments that did include amenities. Overall, I enjoyed living here and would recommend it to others looking for proximity to the heart of downtown Detroit.

Parkstone & Parkhurst Apartments: what do users think?
Veronica Toth: I have lived in my fair share of apartments, and Parkhurst was by far the best. I had a clean, newly renovated, bug and pest free, gorgeous studio apartment. The staff was helpful above and beyond what I've ever seen before, and so kind (they gave me a teacher discount for my rent, hung my curtains for free, extended their hours to help me move out -- I could go on). I've lived almost a year at another unit and still miss living in the Parkhurst!
