Jonathan Groening: I'm honestly sad to be writing this because I believe the staff here are good people; however, I am very frustrated with Maplebrook Village Apartments.My wife and I have been living here for nearly 3 years, and each year when we re-sign our lease, our monthly rent increases. Since sometime in 2021, Maplebrook Village has come under new ownership and have been in the process of making renovations. Recently, we saw a sign on our building that Maplebrook was offering a "Transfer Special" where the transfer fee, lease termination fee, and application fee would all be waived if you opt to move into a new unit. I figured that since rent increases each year and the quality of the apartment stays the same, I ought t get my money's worth and move into a nicer unit.After all was said and done, we were given our keys and were told that the apartment was ready to go... this was not the case. When we got to our newly renovated unit, we found parts of the floor were uneven, the living room window did not slide open properly, and the window screen in our bedroom already had a tear. But wait! There's more... the gas for the stove had not been turned on and the microwave, dishwasher, and light above the sink all had no power. The reasonable thing would've been for Maplebrook to have had those issues addressed before we moved in; however, we were only permitted the weekend to move all our belongings into the new unit, have the old unit cleaned, and delivered our keys by the time the main office opened the following Monday. I call the emergency maintenance line to address these issues, and to their credit, they were able to turn on the gas that Sunday but could not address the electrical appliances until the following day. Fast forward to the end of Monday, our microwave now has power, but our dishwasher still does not work, and I had to put in another maintenance order.I know these problems sound mundane, but I simply want to have what I paid for. Maplebrook has not offered any concessions in good faith to express their regret the apartment not being ready despite them claiming to have done a thorough walk-through. In closing, I would encourage any new tenants to carefully weigh all their options prior to setting on Maplebrook. My situation may be an outlier, but I hope for this to not happen to anyone else.Edit: the maintenance request for the dishwasher and the other concerns with the apartment were not addressed when we were told they would be, so another maintenance request was issued. Disturbingly, according to what I was told by the management office, the staff do NOT verify the work and reports from those they hire to update their units. It seems that the risk of an apartment not being ready despite being told otherwise is a larger risk than I originally believed. I would encourage new tenants to have a healthy dose of skepticism prior to moving in despite being told the apartment is "ready." I know the staff have seen this review and reported to me that they are working to address these concerns internally. Nevertheless, I want to provide my testimony of the situation as I see it to help other potential tenants understand what they could be walking into.
Darren Maschino: Double the rent, half the amenities. Maplebrook used to be a wonderful place to live. Upon the sale of the property to Pepper Pike everything has gone down hill. Removal of 24 hour security, full change over of office staff and CONSTANT Remodeling. Paying luxury prices for leaky pipes and old carpet.Not to mention the million shipping containers places so conveniently in most of the resident parking.
Evie Sirakis: Hello, I am a 3-year resident of Maplebrook Apartments. The management company here has been nothing but wonderful to me as well as to my mother. Kylie, Hollie, and Ruby have been nothing but helpful, understanding, and very, very kind! They always do their best to work with me throughout my stresses with schooling, money, and work. They always accommodate every need that I have as best as they can. I have had these four girls spin in circles every time I have to re-sign a lease. I never know how long I want to sign for, lol! They have been nothing but patient with me, and I have had those poor, sweet, and angelic ladies rewrite at least three leases! I have called them many times, panicking over being one to two days late, and they always have to reassure me that I am not going to get evicted! I do this a lot! My mother is a snowbird and lives between here and Tucson Arizona. They have been accommodating to her and her being away impeccably. Usually, as we all know, individuals in offices, especially leasing, aren't always very friendly. These girls, they deserve an award. Their kindness and caring hearts shine! There is no way I would have ever stayed here as long as I have if it wasn't for them. If I have any maintenance issue, any residential issue, or in my case, any issue at all, they are always there to help and find solutions in the best way that they can. Even if it has nothing to do with Maple Brook, lol! Thank you, girls, for everything you have done for my family and I, and I highly recommend Maplebrook Village Apartments to everyone and anyone who wants happiness, trust, great facilities and apartments, and fairness. Thanks again, ladies! I have never been happier living in any other apartment complex anywhere in the United States, but this one! Great job, Maple Brook! Jessica Adams: I want to start by saying the office staff are beyond amazing!! I have never dealt with better staff. Maintenence was great as well and friendly. This was a great place to live. I gave only 3 stars because of the new owners and how they handled buying the place. There was no notice of changes and raised everyone's rent hundreds of dollars with barely any notice or time to find a new home. They implemented changes such as water bills added to rent and we could no longer use rent tracker. There was literally no advance notice. But again staff made things better. Was sad to go but found something way cheaper. As well there was alot of issues with the pool not being open in 2022. My son was highly disappointed several times so I barely even got to go swimming.

Briana Barnett: I wanted to give the new owners a chance before I wrote my review. My family and I have lived here since 2012 so we were here with the original owners. I felt safe with security, maintenance was quick and the grounds were kept up and were beautiful!!Fast forward to the new owners. First, I don’t know anyone in the office named Ruby so the reviews left with that name are probably fake.Second, I feel like there should of been sooner notice of the hike in rent, especially for those of us who don’t have a “luxury” or updated unit. I did go to talk to the office manger, Raunay, to express how I felt and she’s been very helpful and understanding. She did relay how I felt to the company and they are working with us to get updates to our unit which makes me happy. Raunay understands how we feel. My mother always told me the most you can do is ask. I asked, expressed my feelings and I got a great response. Everyone in the office I talk to are very helpful and do what they can to solve any issues you may have.Third, I would like to see security back patrolling the complex. Houston and the other guy hired earlier this year were AWESOME!! They looked out for us and even watched us to our cars if we were out late night or early morning. Now, some are experiencing their cars being broken into and I’m hoping that doesn’t lead to our homes being violated. Music is being played loud out in the parking lot. We never had that issue with security being here. I use to walk every morning or late evening and I can’t even do that regularly. PLEASE HIRE SOME SECURITY.Lastly, overall I love the complex and I love living here. I love going to the pool with my grand kids in the summer. I also like that the office staff come up with difference contests and gatherings for the residents. I would like to see a new landscaping company because the lawn isn’t kept up the way it should be and they leave grass clippings all over my patio for me to go and sweep up. It will also be great to see some new patio furniture in the pool area this summer. Maintenance is still great and they come out the same or next day. I know nobody likes change but I am willing to give the new company another year to make it right. When I get my updates, I will update to a 5 star rating.

However, I feel that their triple income you need times the rent in order to even be determined is unfair. And then, they say you can get a co applicant but they would need 4 times the rent income.

Christina Daniel: I lived here for a year and upon moving out, was promised in writing my security deposit back as well as a $340 refund, because I moved out earlier than my anticipated move-out date. It took Maplebrook FOUR months and me constantly calling and showing up at the office to get my security deposit back. I kept calling and showing up at the office for the $340 refund, and after another couple weeks was told that it was an error on their part and that I would not be receiving any refund. This is completely unacceptable as my roommate and I were given a statement in writing MONTHS prior that we would be receiving this refund.

Karlee Peyton: The application process was so smooth and easy with Josh. I absolutely refused to talk to anyone else other than him. He’s knowledgeable about the apartments. Cares about getting you what you want, and is a genuinely nice person. fast and easy for the process of moving in!
taylor faye: The only reason I’m giving this place 2 stars is because a couple of the office staff were friendly. I wouldn’t recommend anyone moving in here unless your desperate. Mid lease my rent was increased because the complex was bought out by new owners. At the end of my lease it was increased again by almost $300. On top of that they were late upon giving any notice of the rent increase as I was notified not even a month before my lease was up of the increase. The only reason I could prepare myself and start looking for somewhere else to move was upon reading other reviews from residents trying to warn everyone else of the insane increase. Lastly I received a letter July 12th saying I’d receive my deposit back…DIDNT receive it until after September ?? And that was only because after being given the run around I stopped being friendly and started looking into law. Super messed up that they except you to pay a deposit before you move in by their deadline or you’re denied, but they can’t bother to pay you the money back by the deadline. Not worth the money they’re asking to live here and especially not worth it being in the area it is.

Nicole Bernard: Colin in the office has been so great to deal with since I moved in.He was great during the application process as well. The buildings seem to be maintained well, any maintenance request’s I have had so far have been taken care of super quick. The only thing I wish was different was the parking- but there’s not anything they can do about that. Not sure when they took over as the Management Company, but they are doing a great job and you can tell they really care!!!

San P: Àpt was never worth the price (no pool, rec area) but felt safe, good location. Changed owner twice in 2 yrs. Was totally paid up & out on schedule, no damages. Current owners deducted from my deposit instead of notifying me of utilities accrued during my last month & not yet billed. DID NOT want it to look as if I did anything that needed to be deducted. I'm pretty sure that was done incorrectly.Update: Of course there could be no resolution but, mgmt did respond, explained their policy & apologize for the 'misunderstanding' (?) I definitely appreciated that.
Priscilla Davis: I have been living at Miller West just a short time. The staff has been nothing less than Awesome!! The apartment was immaculate!! It's private, comfortable, and within a short distance of Everything! So GREAT!!! If my stay here remains anything close to my move in, I'm going to love calling Miller West home!

I just renewed my leased again, New management and with that being said Ms. Brenda she’s absolutely wonderful and a very easy person to communicate with, I Shared with her my problems and issues which were minor she had maintenance take care of them right away. (Thanks Ms. Brenda) Very clean & safe place to live. I would recommend miller West to my friends and family.

Diane Carroll: This property has no amenities the pool was removed. The maintenance team are unable to fix the intercom. The intercom is the only way to let your guest in unless they call you. If she have a package and you're on the bottom floor they can knock on your window. This is what I've been doing for several months. I moved from one building to another and had problems with marijuana smoking in both buildings. The office is informed but can't do anything. Why live in a place that wants you to pay your rent, but can't fix anything. Maintenance enters your apartment without notice. This property has a basement and I heard noises coming from my basement one day went down to find the maintenance man. They think they can do whatever they want. Property manager is no better she thinks everyone is stupid. She told me that they couldn't fix my doorbell because the person that does that passed away. Hire someone in the phone book this is unexceptable. I pay my rent every month on time. My lease ends next month and I'm moving. I suggest that you never sign a lease here. I hope this helps you run fast to another property where they care that you chose to live there.
