Crossings Resident: Unless you can get a third floor unit, look else where! The unit above me was recently remodeled with new tenants, the change of flooring from carpet to vinyl/wood plank means I can hear every step, dogs barking, dogs running around at all hours of the day.. I took video evidence of the noise/volume and was ignored by office staff.. its so bad I've now started to wear Noise Canceling Earbuds to avoid the loud noise in the evening..The courtesy hours/policy is a joke! You call to report the issue and by the time maintenance shows up to confirm the nosie its already over.Avoid The Crossings Apartments!

Chandra Babu Arangi: In the past 2 weeks, maintenance people tried to enter the apartment thrice. After the second time, after calling the leasing office, was told that it was a mistake as my address is similar to a vacant one in the community and won’t happen again. But then after the third one, when I called and tried explaining what happened. But, the only question I get if I have requested for any maintenance service which obviously isn’t the case. And then, I was told that the manager will be contacting me the same day but nope. This is Intrusion of privacy as well being irresponsible.Same again on 4/5/23: A maintenance activity was planned but the people went to another address and marked the work order complete.

Google User: Management doesn't care about residence, maintenance is now terriable. Garbage from the trash cans is all over the place and seems like nobody ever picks it up anymore. Ponds are full of trash, mold in the drywall everywhere because no drywall ever gets fully looked at after leaks have happened just covered up. Worst place to live and super outdated for the cost. Don't get stuck in a contract for a year the walls are paper thin and you can hear everything and because management changes here so often nothing's ever done about anything. If aomeone gets bed bugs and they get in your place you're held liable even if its because of your neighbors. I have seen this happen in many occations. People break into vehicles continuously. All Edward Rose apartment complexes are nasty and management and upper management don't care, You're just a number.

Caroline O'Rourke: Have tried to contact Aspen Lakes multiple times regarding a SIMPLE question and no one from the team has responded. If this is how you treat potential renters, I can't imagine what it's like actually renting from here.
Ariel Jones: My boyfriend and I are residents here, we have had nothing but inconvenience and inconsistency since we arrived.We were first sold on the super nice modern apartments; and that is not what we received. We would have to pay double to get what we originally asked for to begin with. There is 0 communication between the office staff.. It should not be my job as a resident to do your job as an Aspen lakes employee or staff member. We do not recommend Aspen Lakes 1 or 2 or Wyndham Hills apartments ran by the same office staff. The maintenance people communicate better. We were so excited to be here, and have been sadly disappointed. Hopefully they are in the process of fixing these issues.

I just moved here in July of 2022.Pros-•its a quiet community (never hear neighbors)•pet friendly•parking is always available•utilities are cheap•balcony•amazon hubCons-•appliances are super super old and unreliable. The appliances in my own apartment are significantly older than the appliances in the unit I toured. Im not sure if I got unlucky. My stove is from 60’s, fridge and dishwasher are from the 70’s!! I checked the serial numbers because of how ancient they look. The stove tops hardly work, either piping red hot or cold(they dont heat up correctly) this makes cooking a pain.•the maintenance team is the worst I have ever seen. Our dryer was making a super loud noise when it was being used. We put a request in and it took them two weeks to come out. They came and looked at it and moved it around. When they moved it around they crushed the vent hose in the back which then made the dryer unusable. It has been over two months since that has happened and we have called and called to get it fixed. They keep saying “next week” or “were so sorry we will have someone over asap.” They never call, text or email you updates or the status of maintenance issues either. Huge annoyance because having an in unit washer and dryer was our number #1 priority in an apartment.•doors, closets and cabinets are clunky and frequently I have to put the closets and doors back on the rails because they always pop off.For $1,500 a month you would think that you would at least have appliances that were made in the last twenty years and a maintenance team that at least got things fixed within a month. Overall, I would give Aspen Lakes 5 stars if they had better appliances and a properly set up maintenance team.

Chey Lavish: I’ve lived here for about 5 months and desperately want to get off this lease , I’ve mentioned the smell of human fecal matter in my building a couple times and nothing is ever done about it , the other day I had maintenance walk in on me while I was in my robe after I’ve already said I don’t want maintenance coming in without me answering the door first, they didn’t even let me know they were coming at all I made my work order like a month ago … so that was unexpected the walls are insanely thin I can hear everything that goes on with the person who lives above me , my apartment always stinks of cigarettes and I don’t even smoke. the list goes on and on and on and I feel like nothing is ever done about it.

Steph: We moved in in the summer of 2019. The apartment was large and spacious, new fridge, oven and dishwasher. Outlets in certain rooms only worked if you weren’t plugged into an outlet connected to it. Requested maintenance for one outlet and they left the screws loose which almost sparked a fire. The separate spray hose on the sink worked for about half the time we lived there, called maintenance when it stopped working and they just disconnected it and told us we just wouldn’t have one anymore. The real kicker while living here was that maintenance was working on the apartment above us and suddenly water came rushing out of our ceiling fan in the living room. Almost destroyed an expensive desktop PC. The initial maintenance workers I talked to were extremely rude, the guy they sent to fix it was extremely polite. The ceiling where water was leaking through was patched up. Also requested maintenance to fix the caulking in our shower and they did a terrible job at that as well. Lots of cars broken into over the three years I lived here as well. Would suggest property installs security cameras in the parking lot. Had my own car broken into at one point. Positives are the area has lots of trails and parks you can walk to. Meijer is a 3 minute drive down the street along with lots of restaurants. Neighbors were never an issue. We had the most beautiful backyard. Parking was decent. Was a great start moving back to Grand Rapids after being away for school, just a few bumps along the way.

Johann Neverdausky: Lived there 3 years. I should give no stars. Here's the story. Maintenance is horrible, even for serious stuff. The big one is black mold. It's everywhere. All utility closets are outside with your furnace/air conditioner. Open door and look before committing. Scary. Yes they do have a pool. But this whole summer (with is September) it has been closed. Watched someone today walk down to pool all excited because he just moved in. Guess they failed to mention it doesn't work. There's way more.
Tyler Ziomkowski: Very nice modern apartments near downtown but poorly maintained.We have lived here for two years. The landscaping has become pretty run down in the last year with little to no upkeep. The management company also had put on the schedule to power wash the garage areas of all the overgrowth of spider webs but this never came to fruition. Unfortunately, the lawn care company they hired also cares very little and will throw debris into cars with both their edging and weed whipping. When I asked the office about this they never got back to me on a resolution.It’s a nice place to live but you will definitely deal with some items that make you feel like the value of your rent is not worth it.

People who run AMP....we are living in a time where gas is way too much, groceries, rent, everything is overpicd..and you charge $200 for an application fee? What is wrong with your company? Don't say you give it back or credit it. Read the reviews. You people are crooks.
Amy Van Abbema: I lived at Aspen Lakes for just over two years. While I did enjoy the apartment space itself, I was less than impressed with the management. If anything is broken, do not plan on it being fixed quickly. There were multiple times I had to follow up just to have any sort of communication at all, like if a work order was even received or not, if they had a planned time to come look at it, or if it was even on their radar at all. I had a few instances where the orders somehow disappeared from the app / website. Anyways, this wasn't just like a lightbulb out, my floor had water coming up between the panels and it took months to get corrected, and multiple tries. I also had a window cracked all the way across in the middle of winter, and that took over a month to fix as well. My energy bill showed the repercussions of that, which of course fell on me, even though it took so long to get fixed. I had blankets and towels taped up as I was concerned about my bill, but it did not help.I also never knew who to email, because it seemed as though there was always someone new to communicate with. When I was communicating with the correct person, it was more often than not that I would not get a response. I would have to follow up again and again just to make sure they saw my initial email. There were three different times when I had scheduled meetings, and it wasn't on their calendars, and two of the times they didn’t have time for me and told me to “email to set a scheduled meeting time.” It was frustrating to me, when I am leaving work early etc. because of the office hours.The management team did not seem to pay attention to detail of any sort, and I found that very discouraging as well. When I had moved from my first apartment to my second, they forwarded sensitive information to the person on the first lease with me, even though I had made it very clear that absolutely could not happen at least 10 times.While I did feel safe in the area, I would not recommend living here. One more thing to add, the walls are very thin. I could hear dogs running around above me every night at 11pm, and someone once said, "bless you" after I sneezed in my kitchen. While it was funny, it definitely creeped me out that you can hear people’s full on conversations while being in a different apartment.edit: I would like to give a shoutout to Nikki Gaspar though. I don't think she started until more towards the end of my lease, but every time I have contacted her, even AFTER I have moved out she has been quick to respond and so kind. Nikki, I appreciate you!

The price point at newly constructed Aspen Lakes 2, where I call home, is more than fair. I moved in earlier this month and enjoy the new construction + amenities, a garage & private entrance all while not "breaking the bank". Plus my dog Leo is welcomed and is thrilled at his new place, making many new friends at the dog park on property.2. Location. Located within 2 miles of I-96, this spot provides an easy commute for those going East or West. Aspen Lakes 2 borders GR-owned Huff Park and a renovated nature preserve that offers an experience which feels different from "inner city living". Cattail Crossing is something you have to experience for yourself, you will not be sorry!3. Staff - Customer Service. I have to give a shout out to my property manager, Sarah Markland. Sarah goes above and beyond to make prospective and current residents feel at home. She is a seasoned veteran in a competitive market and is quick to follow-up, looking to provide the best remedy for her tenants. I have been renting across the State of Michigan and Illinois for the past 8+ years. Never have I been more impressed with a property manager (and colleagues) as I am with Sarah and AMP Residential staff.Look into booking a tour or calling for availability. Attached are pictures of my unit before move-in. Apologies in advance as I don't see myself leaving anytime soon! However, this location has open spots like this one and is so worth the inquiry if you are trying to find your next home.After almost 2 months, I was disappointed to edit this review, but it had to be done. The property manager disregards common complaints. The leasing agent I referenced above has removed herself from an issue that has not been resolved and only has gotten worse. Blatant disregard for tenants concerns is a growing issue. Now I am stuck in a lease and feel disrespected by the lack of regard from AMP residential.

Jennifer Hoyas: I've lived in the newer Aspen Lakes for over 2 years now. Nice and quiet, lovely walkable neighborhood. The dog park needs attention, but the complex is dog friendly. It seems new management is really making an effort!

The maintenance men will do damage to your vehicle, there snow removal, is the worst many people have slipped and fell this past winter... but ill See u in court cambridge Square apartments and your insurance company also.

I been living here since 2012, and it's been nothing but problems, several shootings, fights, and robberies.They Maintenance is awful all but two of them. They enter with bad attitudes like they hate thier jobs done times knocking only once.In my lease it say 24 hour maintenance included, but forgot to say they charge for everything. Nothing since I been has been Cambridge fault last year I paid 1,000 in Maintaining my Apartment. I was charged $50 because my blind'ss would not open up.My Refrigerator has been out six times the only thing they do is patch it up I've lost food several time.To top it off my light bill is coming in 500.00 per month because of a bad Refrigerator, and faculty Air Condition that never cool off my home anyway, yet Sue argues it's nothing wrong.Sue is awful very controling and disrespectful.I was on my steps talking with Church members ten minutes or so, and was reported that I was on my front porch, Sue sent me a warning letter like Im a child, but the Patios are full of ,bugs and brushes growing into the sitting area, yet thus is where we have enterain our guest.I called Corporate and they said each tenant has to go to the office,and get garden tools to cut down our own Bushes, that's in heard of.Sue has also messed up my credit by taking me to court by mistake saying my rent wasn't paid this has happened three times, only to find out she claimed it's other Mayberry's and my funds was posted to the wrong person what ever!!!! They never wrote the courts to remove those Judgments.It's not safe at all in Cambridge Im afraid to pull up at night getting off work.I moved here to save moving from Alger Heights out of a nice neighborhood,and a beautiful Ranch Style home into this hell.I wouldn't refer this place to a homeless person.They really need a whole new staff because the ones they have is destroying the place....

Alexis Phillips: Bayberry is a great place to call home! The apartments are bright, homey and spacious. The staff were friendly and prompt from day one and continue to be throughout. Their maintenance is top notch and timely, I had reached out about my fridge not being cold enough and they solved my problem with a new fridge immediately as well as fixing some other miscellaneous minor problems here and there! For the price, the location, and the professionalism of their company I would highly recommend living here to anyone! 🙂

The management and maintenance are friendly, go above and beyond, and timely. They take wonderful care of the grounds and make it a community you wish to be a part of. Our apartment was spacious and orderly. We had little to no issue with noise from neighbors. Could not recommend enough, sad to be leaving!

They clearly communicate, are timely, provide reasonable expectations, and value their clients. Apartments are spacious and clean - and are a great value for square footage and amenities. We only moved because we bought a house - would highly recommend! Even after we moved they have continued to be very helpful and kind.
Spenser Gary: Great location for the price, and size of apartments, but there are 0 amenities. No gym, no pool, hardly any parking (I've had to park 3+ buildings away at least 5 times a week). Stayed in the older apartments for a year, dishwasher didn't work the entire time, dryer took 3 rounds to dry your clothes, first day of summer (fell on a weekend) our AC didn't work, but it wasn't considered "emergency maintenance," so we had to wait until Monday to get it fixed, even though heat stroke is a real thing. Moved to the brand new apartments in 2021, first ones to live in the building, and have had nothing but problems since day one. Heat doesn't circulate properly into the bedrooms resulting in a 7+ degree difference; ex: heat will be set at 75, but the bedrooms will be 66-68 degrees allllll winter. Staff recommended sleeping with our bedroom doors open (in a 2X2) which would result in no privacy for my roommate or I. Heating company was called in multiple times both winter seasons just to tell us that everything is working fine - tell that to our constant colds & bloody noses from waking up and it being freezing inside and out, not to mention our utility bills are through the roof. Apartment door isn't sealed properly so every time the main door of the building closes, our apartment door slams. Master bathroom door doesn't shut. Living on the first floor, our patio sliding door the lock is IMPOSSIBLE. It takes multiple tries each time to lock it properly, we had to buy a wooded bar to make sure nobody would be able to get in because we didn't trust the lock. The buildings are locked, but there's not even a deadbolt on the apartment doors - doesn't feel super safe. It took multiple crimes to happen in the 2 years we were here to have cameras installed in the complex. Snow removal is included in the rent, but it sure doesn't seem like that's on the top of their list in the winter time. I've had to walk across the entire parking lot before in 6+ inches of snow & I've seen cars plowed into their parking spots. Staff is nice, but you definitely get looked over for your concerns.

Michael Sitarz: This was the best I have ever lived. I have never found another place since that compares to level of care that the family provided its residents and it made you feel like family. They owned the land, built the apartments and managed them as well. The apartments themselves at the time were nice than the surrounding complexes, they rent was slightly more and worth every penny. I have heard they have squired some areas behind the complex since.Again, Dollar for Dollar for square foot and service that is excellent, This is number one on my list of dwellings before and after and I lived in other areas of the country and as a standard for excellence I use Bayberry Pointe....They will treat you right. You are not just another number. They seemed like they genuinely cared, and I know that they did.I miss this place. If I ever moved back to Grand Rapids, I would not look anywhere else.....outside of downtown.
snobum181: It was a nice place to live, you can’t beat the price for the proximity to downtown. But you have to remember you get what you pay for, our unit was older and definitely needed to be updated, however it was well maintained.
Martial Kuntz: I’ve only been here about 3 months but I love it. If you call/email for maintenance, they are typically there within the same day. Sometimes within an hour or two. If it’s not a business day, they always get to you bright and early the next morning. Even now during the pandemic they arrived this quick. The office staff is extremely friendly and helpful. I haven’t had any issues yet, but when my cat passed they took off the monthly pet fee without questions or making things harder for me (including crediting me for the prior months pet fee). I also had one other problem that they addressed immediately.Aside from this, my apartment and amenities are great. First floor patios are amazing walk outs. You can sometimes hear the neighbors walking upstairs, but that’s any apartment and is easy to get used too. Absolutely cannot hear neighbors on the left or right at all though. Kitchen appliances are not super new but are in excellent condition. I have not had a problem yet. Washer/dryer seem to be within the last few years and function very well. Both are HE. The only thing I would change are the blinds on my french doors to the patio - they are fixed on the top and bottom so I can’t pull them up. Overall, highly recommend! Great layouts and just a great place to live.

Jordan Freeman: My husband and I lived here for 6 years (2012-2018), and the only reason we left is because we had a house built for us. We lived in the smaller format 2 bed 2 bath on the ground level. We rarely had any issues in our apartment, and every issue ever was fixed promptly and courteously. For some reason, in the winter we had our water heater go out probably 3-5 times every year. Maintenance put a ton of work into trying to permanently fix the problem, but I think it's just an issue of the wind blowing a certain way.Bayberry's staff does a great job at thinking things through and putting in extra work to prevent future issues. The first or second year that we were there was the year that we had that historic level flooding in Grand Rapids. The water came up to our patio, and Bayberry dug trenches, replaced flood paneling, and did a bunch of other preventative work so that we never had another issue.Remember that we lived in the same apartment for 6 years without moving before I mention this other issue: We had mold issues, especially in our bathroom and bedroom. It's probably because we didn't have them service the fan ever, and we took steamy showers every day. This ended up causing pinkish mold in our bedroom as well, and our wood furniture in our bedroom had mold splotches too.We also used humidifiers for a few winters in our bedroom, so I am sure that all of this was our fault. The mold didn't really develop till our final year (and it wasn't that scary black mold stuff you see on tv), and at that point we decided to just live with it because we'd crammed 2200 sq ft of furniture for our impending house into our 1140 sq ft apartment, and it would be too much of a hassle to do anything for the last few months.The apartment itself was built solidly, and I liked that all of the doors had decorative paneling instead of just the flat, thin doors you usually find in apartments. The white baseboards and other little touches made it feel much nicer. They did a few upgrades for appliances and fixtures while we were there, too, like replacing the toilets, and improving the cable dependability.There were maybe three or four safety incidents over our 6 years at Bayberry, and overall it was a very safe and secure neighborhood. We had very few issues with noisy neighbors, which is amazing considering we had about 10 different upstairs/side neighbors over our stay. Two neighbors smoked, both on their porches or balconies, which was frustrating because it would come in through our windows. But in general, a better class of people live in Bayberry. When you walk around the neighborhood, you can see many people add flowers and decorations to their yard areas, just showing that they care about things.The office staff has been there for years, and they're so professional and courteous. They are the real reason we stayed so long. The service we received in Bayberry deserves an award.

This was a personal decision based upon the need to save money for our first home and downsize. Otherwise, we would be renewing.Bayberry staff is among the friendliest I've ever worked with, and we have lived in several apartments in our years together. The apartments are nice, maintenance is prompt and helpful, and they go above and beyond to be understanding in any situation.Additionally, the residents here are lovely and we've never had any issues with our neighbors. In fact, some give us cookies each Christmas! There are some noises from above us, but that is to be expected in any apartment.My only complaint has been that our garage is quite far from our building, but that's not a deal breaker or reason to not give a 5-star review.If you can afford to live here, or split the rent with a room mate, I would recommend it! There is plenty to like about them.

The Tj’s Family: I’ve lived here for about six months, have not had any issues & I’ve actually grown to love this place and the management. This place has so many welcoming features some being the pet friendly policy. Also how involved the management is with the tenants they try to keep us all involved and updated on everything that is going on in the building. Being so close to downtown there is so many activities/local events to do, which this apartment complex also keeps you informed on what’s going on around the area. Even the tenants here are all so friendly and welcoming never had an issues with that either. All in all I have always felt welcomed and safe here! Definitely recommend moving here!

C. Lake: College Hill has friendly management who have been very communicative and understanding even when I have been in the wrong! I see and hear employees every week cleaning and vacuuming the common areas which keeps things tidy. When there are issues such as power outages they are communicated quickly, and maintenance calls are also responded to promptly.The only downside is, as a slightly older building, the large windows and electric heating can combine to raise the electricity bill during the winter. However, not paying for water or internet definitely helps with that!

Maintenance is quick and Bob and Kyle are great! I live in a 2 bedroom and the apartment feels bigger than 784sq ft. Very nice natural lighting. My only downside is that because the building is older, the heat is through electric. This can cause the electricity bill to be high. Overall I've enjoyed living here a lot! Internet is included and you're able to upgrade to a faster speed for a really great price if you choose. I plan to stay for quite a while :)
Karrar Salloom: MICE! I have been complaining the office about a mice issue I had three weeks ago due to a hole in the wall behind my stove. I have bought two packs of sticky pads for the store and I caught 4 mice, I called the office so they can control the issue. After a week their pest control contractor showed up, which he only comes on Thursdays, and placed cheapest sticky pads imaginable. A week later, I kept seeing mice running back and forth from the fridge to the stove. I called the office again to let them that the mice issue still pressing and relative. few days later they called me back on Thursday at 3pm, I was unfortunately at the office. They handed the phone to their pest guy so he can questioned the irony of finding more mice soon after removing the cheap pads. I asked if he can wait an hour for me to drive back home since he is only here on Thursday but he couldn't which pushed his visit till next week. please fest your eyes on what I have captured this weekend. Make note of the timestamps in which these pictures where taken.
Emily Angell: I have lived here for about seven months and have no complaints. The rent is very affordable for the area and you can easily walk to downtown. The complex has been working on upgrading the fitness center and laundry services which is great! The management is very friendly and is always ready to help if anything needs maintenance in the apartment. Our apartment in on the bottom floor and the windows aren’t very insulated, so it can get quite cold in the winter if we don’t turn the heat up. You have to pay for laundry, which isn’t ideal, but they have replaced the washer and dryers which is nice. The complex also feels very safe since the parking lot is gated and all doors require a scanner.

Jayleen Rossi: Living at College Hill has been great so far! Wifi, water, and gas are included which has been very nice; electric is the only utility expense. The fitness room has been great too! College Hill feels like a safe place to live thanks to the gated parking, key fob access to the building, and security cameras. My 1 bed 1 bath apartment is the perfect size for me and the location of the apartments is great. It’s close to downtown and it’s nice to be close to the freeway — it makes it quick and easy to go places. However, the downside to being by the freeway is that it can sometimes be noisy. I have also experienced neighbors being noisy late at night (above & down the hall), but that’s just apartment living sometimes!

Emilee Iseminger: Spent weeks trying to contact the apartment complex and barely getting responses. My fiance was having the same experience and still has not received a response to an inquiry made two weeks ago. Managed to schedule a tour, got an email confirmation about the tour, drove from Lansing and arrived to a closed office due to an employee event, no response to my calls or to my emails. At least discovered these issues before move-in.

I need to move to a different city due to employment transfer, but otherwise I would've lived there for much longer. Great, quiet, and clean community. The carport helps a lot in the winter. And the leasing and maintenance teams helped me whenever I needed, thank you!
Anonymous Resident: I was a Ridgewood resident from 2019-2021, and I advise you to NOT live here.I will give them credit for the two good things I miss the most about their complex: the secure Amazon package locker and the pool.Unfortunately, the bad far outweighs the good. After Sterling acquired the place, their biggest issue became poor communication from the office, particularly in relation to scheduled maintenance. Maintenance planned to enter my apartment far too frequently (3 or 4 times per week near the end of my lease), while almost never maintaining an accurate notice of their intended arrival. Despite my numerous requests for accurate advance notice in order to book a pet sitter, I was often given multi-day windows of when maintenance may arrive, and the office frequently changed their mind regarding when maintenance would enter my home. Maintenance would often show up before scheduled, after scheduled, or never at all. While I could write a whole book on why I dislike Ridgewood, including the old apartments and the many noisy residents, the maintenance visits were the worst issue.Don't move here if you value your privacy and your pets.Edit: I recently visited Grand Rapids, two years after my Ridgewood departure. The giant storage crates from their "express upgrades" were still there. During those upgrades, I was able to move to another apartment complex, live there for just under 2 years, followed by purchasing and moving into my own house. Forever thankful that I left Ridgewood when I did!
Almost fini: Awful management. They don't respond to maintenance requests. They keep sending in contractors to "renovate" where they make cosmetic changes and leave a mess they never clean up. We still have holes in the drywall in multiple rooms and a broken toilet from "renovations" a year ago.

Deb Landman: While the office staff was nice, the overall experience left a lot to be desired. Starting from day one: our neighbor below us smoked pot constantly and even admitted it to the staff, he remained in the apartment for another 8 months. Very few people picked up after their dogs and there doesn't seem to be anything that the staff can do about it. There was a fire in another building that was determined to be due to the furnace, but no one came by to inspect all of the remaining units to make sure that they were safe. A few weeks before we moved out, there was a police raid on another apartment in our building that was very disconcerting. The crews hired to do the upgrades took forever and did a very poor job.
Brian Clincy: Ridgewood did a great job at reeling me in to get an apartment. They are in a great location very easy for me to fly in and get to my apartment. I give them 5 star for getting me the information I need to signup for the apartment.The execution of getting the apartment was a lot less composed, the apartment was ready then it wasn't then it was this date, they changed my move in date 3 times. They still communicated and I understand they were going through a complete remodel. I give them a 3 Star performance because it was annoying but maybe out of their control.Moving in there were a few things that I thought should have been fixed right away, but I didn't feel like it was prioritized especially with my young lady occupying the apartment most of the time (Door jam was broken and tub had a little trampoline affect and slippery). Maintenance is lazy and it was probably because nobody wanted to work.It's the little details, like the pool not being open more than office hours. Dealing with the remodeling going on and being prolonged by the pandemic (noise when I'm on calls). Cutting the water off to buildings the day I'm in town making me feel like it's every time I get into town. Changing their payment system and I'm not sure if it will be better or worse, but it's annoying.You tend to remember the worse times, I gave them a total of 3 out 5 because they care about the complex and they're trying to better. They did open the pool for longer hours with the assistance of Residences stepping up. They are upgrading the whole apartment complex. They are doing better than 60% of the other apartment complexes, they will answer your calls and they friendly.

Tobin Tarantowski: Previously I rated Ridgewood 5 stars however that is no longer a fair assessment. I lived at this establishment for 3 years and for the first part of my tenure living at the complex my experience was great. Service was excellent and the amenities were good for a fair price. During Covid however ownership changed hands. Sterling group now owns the complex and the management and service to tenets is really poor. Attempting to have any service work done would take a month or longer whereas under the previous management, service requests would be managed in 2-3 business days. While office staff are very kind, they are either overloaded or inept. Either alternative results in poor service to tenets. Communication was very poor throughout my move out process which resulted in a miss-charge on my last month of rent (should have been a partial charge and ended up being a full charge even though I noticed this error on my statement 2 weeks prior to the charge going through). The whole process was incredibly unprofessional and very frustrating. I can no longer in good faith recommend this establishment to anyone. While the amenities are good for the cost, the frustration with the staff and the financial issue while moving out outweighs any bright side.

My family is now getting sick due to the drywall dust and particles within my apartment. It's very hard to stay in my apartment ever since they started renovations because of this. My kids and I are always coughing and the best part is, our downstairs neighbors smoke cigarettes in the apartment and we smell it every time one is being smoked. Why? Because there are literally holes leading to downstairs for that to happen. The renovations have been such a horrible experience. Between the employees with the contracted business quitting, getting moved around, and all around just being bad at their job, it has taken them since September to do the renovations (this was after the scheduled renovations were postponed for 3 months) and they're not even close to being done. It's approaching Christmas and I can tell you now that we won't be able to enjoy Christmas in our own home. We can hardly breathe in our apartment and I have a 5 year old and an 18 month old. I have reached out to the leasing office several times to express my concerns but it doesn't really do any good. Save yourself from horrible experience and trust your Google reviews. I just wanted my kids to go to a good school and that's exactly how they get you.
Samantha Alvarado: Have lived here for 2 years now and didn't have any issues but also wasn't 'wowed' by anything either. It was the cheapest 2 bedroom in the Forest Hills School district that I could find so I was happy with what I was paying for.Since I moved in, our complex was purchased by a new management company which took initiative to make several renovations over the past year. My apartment unit was just completed with all the new updates; added washer/dryer to unit, new light fixtures, updated bathroom and my favorite part the updated kitchen with all new appliances! If you have never experienced having renovations completed while you are still living in the unit, it can be messy, time consuming and frustrating.I will say that there were several issues that I had during the renovation process with the performance of the contracted company and how long it took to actually complete the renovations. However, the office staff really impressed me with how attentive and proactive they were during the entire process. They were accommodating and great at resolving/addressing any issues/concerns that I brought to their attention during this process and I am extremely pleased with the final outcome of my apartment.I also really liked how they added a community grill and fire pit near the office. Although, I am disappointed that they had to tear down the playground in order to build this. There are a lot of kids that live in this community and it was nice for them to have a small playground/playset in a grassy area for them to safely play and keep them off the sidewalks away from the constant and crazy traffic throughout the complex.Overall, highly recommend living here! Great school district and you can tell the office staff really tries their hardest to accommodate the residents within reason to provide a great living experience.
Hana Sulejman: Ridgewood ruined our first apartment experience. My fiancé spoke with Mariola about our wants for our first apartment and we agreed upon the remodeled two bedroom apartment. We were reassured multiple times that we were getting the remodeled apartment and on the day we got the keys and signed the lease, Mariola failed to mention that the apartment was not remodeled yet. We were then told that the renovation was happening next week so we did not complain because we had already signed the lease and did not mind waiting an extra week to have everything redone. Until we got a note on our door saying that the remodeling has been postponed until further notice. We were lied to and we were paying for an outdated apartment. On top of that we found mold in the wall and carpet. I would not recommend this place to anyone.
Jordan Hordyk: I can not recommend living here. The office staff has a very hard time answering questions about renovations they are imposing. Rent is increasing by $400+ because of said renovations once the lease expires.Could also be review filtering, as I know of at least one review that was posted about a month ago that does not show up.Edit: I no longer live there, and do not wish to burden myself with problems that no longer affect me. I will not be contacting regional support for that reason.

Other than that, the place is very clean, it's a quiet neighborhood, maintenance service is excellent and most everyone is friendly.

The office ladies are very nice and the maintenance guys are a trip! One of them even helped me with my break lines on my car. Calling in repairs usually only takes a day or two, which is usually wait time for parts. Good group of people and quite understanding.

Michael Phillippi: The complex is a very friendly place to live! The complex is surrounded with wooded areas and have seen some deer and wild turkeys around. The staff is of course friendly and maintenance requests are handled in a timely manner.

Bailey White: If you like over paying for everything while simultaneously having an incredibly small space this is the complex for you. Multiple times we had packages stolen due to the lack of control in the mailroom, it’s a free for all that is not monitored by anyone. The 2 bedroom unit is overpriced and very small, and if you are on the backside of the building you virtually have no direct sunlight ever coming into your house. The management is a bunch of money hungry crooks, who care only about outside aesthetics. We were charged $50 for leaving a box on our porch for 2 days meanwhile the residents up the hall had a broken bed frame sitting outside their front door taking up walking space in the hallway for upwards of 3 weeks. Needless to say they will charge you for anything and everything they can until you’re gone— would NOT recommend for anyone to live here unless you have the money to do so because they don’t care if you do.
john Y: We moved in here in November and we love it! The move in was great! Rissa in the office took care of us. She answered all our questions and was a very big help before and after move in. All of the people in our building that we have met are super nice! The surroundings outside are just like living in the country. Can’t wait for summer so we can try the heated pool out and the exercise room is perfect way too get the day started. I grew up on the west side and it feels so good to be back in the area

Tony Lubenow: I love the location!! This apartment is located in the city of Grand Rapids but feels like we live in a tree house deep in the woods. So many birds and wildlife frequent our backyard. It's truly so relaxing to come home to this peaceful place. With a dog park in the backyard, a pool with a clubhouse and an on site workout room, it's very convenient and also is close enough to walk to Richmond Park!
Faith Morgan: My partner and I moved into RHA at the end of May. We love our place and how perfectly sized it is for the two of us. The location was also a convenient distance from where I’m employed.The staff at RHA made the application process easygoing and always answered our questions at their earliest convenience.The pool is fabulous for hot summer days and I love that RHA has a clubhouse for residents to visit. All staff/maintenance has also been incredibly kind to us the past few months. I love our little hidden community!
J Kim: it's okay but quite expensive.prosstaff people are nice. pet friendly. that's it.consso expensive given your apt. pet fee is $50 per pet. if you don't have pets, look for other place. people smoke in their apt. so the hallway or whatever smells weed or smoking, even though it is against the rules.
Micahl Dewey: Rissa Mollett is the best leasing consultant I have ever had the pleasure of working with. She is the definition of professionalism while also having an incredibly friendly demeanor. She is no doubt the reason why the complex's capacity is so high, and if they ever lost her it would be a giant blow to the company. Evan Witous: This apartment has been pretty great so far. The move in process was quick and friendly. The apartment was actually clean when we arrived which I can't say for other apartments I've been at in the past. The apartment doesn't have the newest interiors, but I get to enjoy both fiber internet and the peace and quiet of nature for a fairly reasonable price. At my old apartment all I heard was traffic all day, at this place the only thing I hear is the wind blowing through trees.
Kayla Speer: We have recently moved to Richmond Hills from out of state. They were very accommodating with knowing that we would be coming in on a Saturday from a different state. The application process was super easy to follow and if I had any questions they were quick to respond to email. Our apartment was very clean when moved in and no issues were found besides a minor sink leak. The community is nestled in a secluded area surrounded by wonderful trails for a exploring! Richmond Hills is pet friendly and allows all breeds. Some breeds do require an interview (we had to do one with our German Shepard). A dog park on site is very convenient and we frequent it often. So many other great features too long to list! We are enjoying every minute of it!
Mollie Johnson: I moved here from Allendale apartments and it has been a refreshing change! I absolutely love the huge dog park, nature trails, and the gym that is available 24/7. The location is perfect! Secluded by the woods, but only a few minutes from Leonard and alpine, with 5 minute access to the highway to get downtown. The office was super nice and worked to get us the exact style of apartment we wanted. Maintenance usually responds the day if and is super helpful and nice. The girls in the office are wonderful and super sweet and helpful as well. Plan on being here for the long term.

Li Kaplan: I’ve lived at CPP since the Summer of 2018, in a 2 bedroom unit. I’ve been lucky enough to get to know other longer term residents and love the fact that it is a very pet-friendly community! In reading other reviews, I will say I’m grateful to be in the area of the complex I am in as it is more private and seems to be more of the family-friendly area. When it comes to logistical side of things, I appreciate how quick maintenance is to follow up on the only minor issues I’ve had (things that come with the normal wear and tear of units). The only disappointing aspects I’ve encountered are the lack of upgrades to the units, especially for those of us who have lived here for several years and are trying to make this “home” (I’m not sure how old my oven it is but it’s definitely getting up there). I also have noticed that while they put a lot of effort into maintaining the initial appearance of the property, not much attention is paid to the areas behind the buildings. I get to enjoy a back, ground floor, patio, however, the yard space directly next to it is completely dirt with zero mulching or landscaping. Every year I have brought this up to the leasing office, hoping when they mulch the front areas they can at least dump mulch for me to use, and every year, I’ve had to pay out of pocket and mulch these areas myself. Overall, I do recommend this complex to friends and while the increase in rent without any increase in amenities is disappointing, I’ve found it to be one of the better properties in the area.
Kathy: Lovely place to live! I am VERY satisfied here. I have a vaulted ceiling, large porch with storm doors- no slider doors, good size kitchen with microwave, every apartment has its own washer and dryer (my first ever and loving it), bedroom is quite big with bay window, i also have a spare room with large closet and my bigbathroom is the best! Utilities are low, only go up during the winter and even then its not bad.I watch deer eat every night. The lawn is always kept very sharp and beautiful. The pool is awesome with a very nice clubhouse, grill and firepit.Good location. Quiet, post office next door, surrounded by beautiful woods and main roads near highway or beltline. Excellent for walking or bike ridingThe community is extremely friendly and so are the animals. Its a peaceful and quiet place to liveand i always feel safe. I love my home and plan to stay long term.
Chad Hutchison: Beware! This complex is terrible. Apartments are run down. Windows and doors do no close completely, Visible gaps and cold air constantly. Rodents are visible. Birds nest in laundry exhausts. Literally spray foam holds parts of the buildings together. Laundry areas are never cleaned. Appliances are 40+ years old. Forget the ADA accessible units, literally a joke, grab bars randomly mounted, nothing is compliant from an ADA perspective. Lawsuit waiting to happen. My personal opinion is do not rent here. Communication is terrible, prices are insane considering the rundown, slumlord condition of the place. Again, my personal opinion, I never review anything online, but in my personal opinion this place should be condemned. My opinion, you will likely regret every minute living in these apartments and dealing with the online money scam renal portal and staff
Dexter Weber: I lived here from Feb 2020 to January 2021. We ended up having to pay to break our lease early because we really disliked this place.We did not enjoy our time here on the main floor. Our neighbors were dealing some substances, which lead to many people trying to find them by walking up and looking into our windows. The hall door was almost always propped open so customers could get their goods.We regularly smelled burning chemicals. We had broken bottles and syringes in the lawn and parking lot. I don't want my dog stepping on those things. Our neighbors constantly fought in the hallway or out front. They had 8 people in a two bedroom apartment.The construction wasn't the best for a remodel. We had a window leak cold air. But it looked okay overall. The space is nice. The price is okay but a bit to high for what you get. The landscaping was good. The Pool was nice when it was finally open.The customer service to fix things was okay most of the time. But the hallway had a big moldy puddle for a while and we had mushrooms growing in the hall.I was also disappointed that they only care about the contracts and not about the renters. I know apartments are not easy to find, so I hope you can find a better place than one of the AMP properties.
Marissa Lee: Would've given 5 stars if not for the horrible moving out experience. I lived here for almost 2 years and while I would love to recommend this place to others, I cannot because of the way the staff handled our move out process.Pros:- great location, close to everything but surrounded by trees so you feel secluded- My roommate and I always felt safe inside the buildings and around the complex. That was important as we were 2 single women living alone.-small but clean exercise room with shower/bathroom.- pool with lots of lounge chairs- great walking paths around the complex and to quiet neighborhood- less than 2 min walk to post office- Great sized apartments, I lived in the 2 bed, 2 bath, 2nd floor unit with vaulted ceiling. Very spacious for the price.- Washer and dryers in unit- Roads are kept well plowed in winterCons:- Tight parking. You get one covered spot but the rest of spaces are anyone's game. The spaces are very close together so it makes unloading your car difficult.- Terrible echoing in hallway. Voices and sounds echo terribly in the hallway and you can hear it from your apartment. It didn't help that our door was not flush with the wall.-The Staff. Up until a few weeks before we moved out, the staff was very kind, friendly and informative. Unfortunately when we started the move out process, we were given incorrect information about the lease and the charges. We chose the option to get out of the lease a month before our lease officially ended. That option was in the lease and when we talked to the staff to make sure we knew what to do correctly, we were given incorrect information that we didn't know was wrong until after moving out and it was too late. They even tried to convince me that certain charges were in the lease that were definitely not in the lease. We filed a dispute but it came to nothing. We ended up paying almost $2,000 more than what we were told when we started the move out process.The issue is not particularly the money but the way they spread misinformation and lied to us even after we confirmed time and time again that what we were all on the same page.When you talk to them about moving out or big money charges, have them put in writing what they told you! So they can't go back on their word.Overall, a great place to live if it weren't for the staff and their lack of knowledge.
Karen Webster: I've been here thirteen years and have no plans to move. I'm safe and happy. I love my fireplace in winter and my plant filled balcony in summer. Love the 24 hour pickup at the package hub. Maintenance is good and management is responsive. We can recycle. Love having a washer and dryer.Noise issues and complaints about smoke smells (of all kinds) are dealt with quickly and effectively. Nobody is supposed to be smoking anything indoors. They can be evicted.My only problem is that after thirteen years the carpet and vinyl floors are getting worn. The vinyl wasn't new when I moved in.Otherwise, I love it!

amar h: Is there any hope of getting the light bulbs replaced in the carport that the pin is on. It’s been pitch black all winter and even now. Ever other garage has working lights. My family does not feel safe . I have called but nothing is done . I don’t know what else has to be done .
Kristie Sackett: Horrible service, they have no idea what's going on with their own staff and communication is a joke. They don't respond to calls or emails. Dont give appropriate notice to residents when they do stuff like TAKE YOUR HEAT AND HOT WATER at 7am then call to tell you at 9am what they are doing. They take days to get to important repairs such as water leaks and sinks that don't work. The dog park is infested with fleas and 75% of the time the pool is closed. The "gym" is a joke.Apartment quality is garbage. Waste of money, do not move here!!

I'd highly recommend CPP for anyone who is looking for a safe, quiet, clean apartment community in the Grand Rapids area.
Kevin Humphreys: We've lived here for about 3 months now and I'm very happy with this decision. Sydney in the on-site office is a joy to work with, the community (and GR in general) is SOOOO dog friendly.They use the Entrata Resident Portal app which is a nice way to do basically everything from your phone: pay rent, request maintenance, get alerts.I've requested a few repairs to my unit and they have all been taken care of quickly. They even installed a new AC unit when mine was starting on its way out!I have zero complaints about this property, the management company, nor the employees. Even the residents are top notch and friendly!
Alyssa Hill: My husband and I lived at Central Park Place for almost 3 years. Overall we were happy with our experience there. Just like any apartment, the walls/ceilings were thin and you could hear neighbors/dogs, especially in the hallway. The windows were also older and would let in drafts.The only other issues we've had during our time there were with 1 or 2 other disrespectful tenants, not something CPP can necessarily control. I believe they addressed the issues when we brought them to their attention. Their maintenance was responsive and the office staff was helpful. I would recommend living there.
Anna Pinkerton: If I could give 0 stars I would. Absolutely the worst place I have ever rented from. Management has no idea what they’re doing, and never returned calls or followed up on issues we repeatedly contacted them about. We had neighbors we had to call 911 on several times for violence and unsafe situations, as well as animal control for abuse and neglect. I felt incredibly unsafe in my own apartment, and my husband and I voiced our concerns multiple times, to which we were repeatedly blown off. Towards the beginning of our lease there was a bubble on our vinyl flooring that I tripped over (it was significantly raised), and it ripped off a piece when I tripped. I called right away to put in a work order and they said we would be responsible for paying it, even though we didn’t do anything to cause the tear. When we moved out they billed us over $300 for pet urine stains underneath the carpet. We have a dog who has never urinated in the house since we moved in. So if you have pet damages, isn’t that what the monthly pet fee would be for? We have repeatedly tried contacting the office for clarification on our bills/move out statements, and they have been all over the place and incredibly disorganized. I have repeatedly asked for a number to contact corporate, and every time they said they don’t have a contact number. I am so incredibly dissatisfied with how things were handled and I would not recommend renting here to anyone. Save yourself the stress and rent somewhere else.

I call several times daily and no one returns calls. They charged me 38.00 for renters insurance for my last month, that I HAVE and have had all year! I provided proof to the office and also had my Insurance company call them . Its never ending charges with them DO NOT RENT HERE!!! The apartments are not even nice!Biggest mistake I have ever made moving here. I CAN NOT WAIT TO MOVE OUT AT THE END OF THIS MONTH!!!!

Vanessa Bates: My husband and I recently moved into Central Park Place apartments, and we are very happy. The staff is kind and helpful. The move in process was very smooth, quick, and easy. The apartment layout is very nice, and I cannot hear my neighbors, even the upstairs ones (we live on the first floor). I love the extras in the apartment like the fact that it comes with a microwave, a garbage disposal in the sink, and a washer and dryer, and of course the central air! I also like the fact that, when I am ready, I will be able to upgrade to an apartment with updates such as updated appliances, a fireplace, and if I am remembering correctly, granite counter tops. The fact that we can do everything online (pay rent, submit maintenance requests) is wonderful. They are also very pet friendly, which is important to me as I have two cats. On top of it all, the location is perfect for us... we are close to everything, many restaurants, grocery stores, entertainment, east Grand Rapids, the beltline, and our work. Overall I would easily give this place 5-stars and I definitely recommend it.
Ryan Grinnell: My wife and I lived here for almost 3 years. For the most part its a quiet complex and the people that live there are nice. But the apartment we lived in had appliances from the 90's, the carpet was old, the door to the patio didn't close properly causing a draft in the winter, the floor plan was weird and the parking could be quite scarce sometimes.But that was the least of our issues. We knew we were buying a house within the next year and we went in to talk about how getting out of the lease might work if we found a house. We were told it was two months rent to break the lease, which is pretty standard. Well my wife and I found a house much sooner than we realized, and we went in to talk about getting out of our lease. We were then told it was a two month rent buyout AND 60 days notice to which we were responsible for the apartment including paying all rent and utilities which was not disclosed to us when we talked about breaking the lease before we resigned. We talked to another resident that was told the exact same thing as us. The management told us we could post it on craigslist to see if we could find someone to do a lease takeover by the front desk girl which is also who did not tell us about the 60 day buy out. Two weeks later we got a phone call saying we needed to take the post down. We never ended up finding someone to take over the apartment and ended up paying almost 4000 dollars to get out of it. We were expecting to only have to pay about 2400. The management doesn't care at all about their residents and all they want is their money. If I could go back in time I never would have stayed here. Find a better apartment. There are plenty of them in this area that are brand new and cost pretty much the same. The only reason I am not giving it 1 star is because we actually met some really nice people here. But management and the apartment themselves are not good. Stay away from asking the front desk girl anything. She is completely worthless.
Rob Leier: I live on the 2nd floor (top floor). The walls are fairly thick so I really don't hear a lot noise except coming through the balcony and entrance door which do not seal very well (possibly very old seals). So be aware that any conversation you have in the living room at normal volume can be heard easily from out in the corridor. My downstairs neighbors had a kid that screamed from 8 pm to 10:30 pm every night, but I could only hear it when in the back of the apartment, and with headphones on, it was quiet. When the neighbor lady does aerobics or kids jump around on the second floor, you can feel the floor shake. I've been here for over 5 years and 80% of the time has been trouble free. The only real problems I've had were with nasty neighbors who did not understand apartment living etiquette or just thought no one matter but themselves. I nearly moved out because of one who pushed the limits on everything and and threatened violence. He eventually was evicted for threatening the manager. I have since seriously questioned apartment management's policy on who they will lease to. When you lease to white or black trash, they make trouble and cause others to move out, and prospective tenants to move on. One thing this place seems to do very well is maintenance requests. Every time I've reported a problem, it was taken care of within a day or two. When the furnace would not come on one evening, I called the emergency line and a man was here in less than an hour and had the furnace running fine within 15 minutes. I even asked for a quieter dishwasher and two days later there was a much quieter one installed. Water pressure in the shower is excellent. The pool seems clean and the area well kept, though I do not use it. They keep the grounds pretty well watched and maintained. Only a few times in the years I've been here were the police called due to trouble. I would recommend CCP as a mid-priced apartment complex.
