Sarah Russell: This place is a joke!!! They take no accountability for the houses they are selling!!! I reached out the very next day after purchasing a home about damages and the fact that the lady broke the contract. They will bug you about money even if your contract says the purchase is contingent on the sale of personal home. No class..... Completely disappointed thought I was doing something right for my family now we have to more money into the home then what it's worth.

Aly: This place is unwelcoming to guests of long term residents. Went too see a friend, was parked for less then 2 hours and they towed my car. No one asked me to move nothing. I've visited this same friend many time before and never had an issue. This park has gone to hell. Don't live here you will be extremely unhappy. This is the last straw for my friend they will be moving asap.

Harmony Ruiz: My dog ran after some rabbits and gave me a heart attack when I couldn't find her I drive around a few times looking asking everyone I encountered when I finally gave up here comes Julie holding my dogs broken leash and saving the day, she was super friendly to both my dog and myself, I just moved here and knowing that we have such a friendly staff makes me sleep better at night.

When I came upon Leonard Gardens I just had a feeling "this could be the place". Very clean, streets were wider, more quest parking and it was obvious that the residents took pride in their community. In the short time that I have been here I have met some truly awesome neighbors. Thanks to all the staff that work endlessly to make this a great place to live. I havefound a home, a community, a family.

They never relay any important information to residents in timely manner, they lie about rules and change everything.We are not allowed to have anything in our yard, well some of our not matters if you are on there good list or bad list.Management sits out side there house and creepily stars at the kids at the playground.I love my house and our lot but all the yrs we have lived here have never been impressed with the aweful management.

Tyler Simons: **Written for a friend who is a member of the community**.The fact that they have their own community members towed is enough of a joke. I called a manger to discuss a $700 water bill that was a result of them not coming to do maintenance on a running toilet. I was greeted by a over the top rude manager that informed me that I shouldn't have paid the bill (one they sent me) and she proceeded to berate me and showed no remorse or respect for the situation. I had a vehicle parked out front (a friend) that was here no more than 10 minutes and it was hooked up to a tow truck and they finessed $150 from him. He was unaware of the rules but he was just stopping to pick me up. They still charged him the money. No warning, no help recovering the money, nothing from the staff here. If I could rate them lower I certainly would.

Their rude, don't inform people of new rules, give false information when you go into the front office and will tow your car even if you live in the trailer park! They towed mine just for moving it to the curb of my drive way and it wasnt on the grass or anything. I still ended up having to pay for it. I strongly suggest no one move here!!

My new born can not spend time with his grand parents because they are unable to walk all the way from the front office! Ridiculous!

The life of Shika: Christiana the sales person, gave us every answer needed, and help us move into what's is our most amazing home ever, I heard a lot about this park but it is actually not as bad as it was a few years back. Most of everyone I see are happy relaxed and take care of their homes and lots. Yard are very well kept up. Talk to Christina she's awesome

Racheal Peterson: I recently went here looking for a home, and as sad as I was that we were not able to move in right away, I wanted to say how amazing everyone was through the whole process! Shelly the sales and leasing lady was very kind and sweet. She helped us along the way as best as she could and also was even disappointed when things didn’t work out! Carla the office coordinator who sits at the desk right when you walk in was always friendly and welcoming when I would come in, even if it was quite a few times in a day. Lindsay the manager was friendly and showed so much excitement for us to move in.I even went to a couple of the park events they had to see what the community was like as I have 3 kids who would be living there! It’s always a blast, kids are always having fun. The maintenance guys Chris, Milo, Ken, and Ryan I believe were their names, are hard workers and set everything up for these events and takes it all down. With no problems! They are also very friendly and would wave at me if they saw me in the park!I’m sad I couldn’t move in, but I do plan to do so in the future!Thanks guys for all you did for us! :)

Amanda Shettler: I would definitely not recommend living here. The park has so many skunks it always stinks, my yard isn’t even a yard because of how many moles are ripping it up. The grass is always filled with red ants. Constant problem! I do not like the way people drive in here. My son was almost hit by a car for running a stop sign. So many people speed through this area, I have had numerous people almost hit my house from speeding. It’s always loud all the time from the party’s going on around the house. If you have a maintenance problem it takes months to address even after numerous calls. The only thing going for this place is the fact that the maintenance guys actually listen and are very personable. That’s about it! If you want to pay an astronomical amount to live in a single wide trailer and not have your issues resolved then this is your place!

Erin Bosch: When we moved in 5 years ago we were suppose to have a brand new place. A week before move in we were told that that unit wasn't going to be ready, even though we had already signed the lease. Had to choose between 2 used homes, neither one was anywhere near as decent as the new one that we had viewed. Moved into a home we did not like. Every year that we have been here the management has raised our rent $100 a month. We have never missed a payment, we are quiet and keep to ourselves. Due to Covid and the housing market we've definitely past when we wanted to be out of this park.Now we are told if we want to continue doing a month to month lease, instead of the $50 extra a month we have been paying it would be $250 extra per month. So we had to sign a new lease with an addendum saying we could not smoke in the home. When we moved in 5 years ago the home already had a smoke smell to it. We are smokers so it wasn't horrible. Now we've been here all this time as smokers and are now being told we cannot smoke inside the home. This place is awful. Management is unhelpful. It took us a month to get a new water heater. Please look elsewhere for a home.

Alyssa White: Absolutely would not recommend to anyone moving here. My home is very nice but staff have been insanely difficult to deal with ever since day one. Yes Communities (which owns Ferrand) has caused a lot issues from what I see and hear from other residents. They seem to hide hidden fees if different things and have rules that just seem to hurt the community rather than bring it together. I will be looking to move asap, and suggest people stay far away.
