Jordan Assenmacher: Worked with Dave Molenaar. He was recommended through a friend of a friend. He performed an appraisal on the house we made an offer on and emailed us an appraisal 12k lower than seller’s the asking price. We were happy as we were going to use this to negotiate the seller’s price. Per our agent, the seller’s agent then contacted Molenaar and he sent us a revised appraisal that increased the appraisal by 7k. He never contacted us to explain his revision or discuss the how concerning it was that his appraisal was revised after talking to the seller’s agent. We called him and explained our concerns. His arguments were that our realtor was supposed to explain it to us (even though we hired him and he was working for us), he and the buyer’s agent are really good friends (only increasing our concerns), and that the buyer’s agent provided him with additional information about how this property was better than the comps (also increasing our concern). He was a jerk to us on the phone and he admitted no wrongdoing, but because we were upset he said he would not cash the check we had given him. Fast forward 3 weeks and he cashed it. We called him about it and he said he was only thinking about not cashing it, but then he refunded the money. Bottom line from our experience, this guy was not professional and did some very questionable things. Would not recommend.

Brian Walker: Look somewhere else if you want an accurate appraisal and a timely closing. I required an appraisal be done as part of a cash out refinance. My mortgage company company hired Hawley Appraisal Services for. They came out on Tuesday February 1. They said it would take two or three days before it would be sent to the Mortgage company. My mortgage company just informed me that they didn't recurve the appraisal until yesterday! It took over two weeks for this organization to submit the appraisal. After finishing the review of my appraisal I found a significant error in the report! They have my listed livable square footage as 1800sq ft but my house is over 2100 according to the blue prints. This does not even include the basement Again, look somewhere else if you want an accurate or timely closing.

80tsauceda: Beth came to my home on 8/5 spend roughly 30 mins taking photos and measurements. I told her why we needed the appraisal done. She stated it would be done 8/16. She cashed our check 8/9. I checked in with her the morning of 8/16 to make sure things were on track no communication from her prior. She texted back saying report would be done on 8/16. Nothing came! 8/17 the day after it was promised she reached out to ask about the sump pump. 12 days after doing the assessment at my home. Plenty of time to ask me questions. When I asked why she was still working on this a day after it was due she gave an excuse of losing power which happens but a professional would have contacted their paying client and let them know there may be a delay. Was again promised we would have it 8/17 a day after promised. NOTHING! She did manage to provide a receipt for the check she cashed days after coming to my home, which was a one page word document that shouldn’t have taken 13 days to send. Reached out first thing today 8/18/21 to see if she lost power again because still hadn’t gotten the report and no communication from her explaining the delay. As you can see in screenshots below she clearly didn’t start working on my appraisal until close to the day it was due and then asked if I wanted a refund because she couldn’t work under the stress of me texting her. My texts didn’t start until the due date! And we’re civil at that point! If you couldn’t provide the report by the date u promised then you probably shouldn’t have give that date! And when you noticed there was going to be a delay as a professional you should have reached out and communicated that! Now I’m delayed two weeks and have to start from square one! DO NOT USE HER SERVICES SHE IS A JOKE she’s great at making excuses save ur self some time and find someone else

J&K Haynes: If you don't value your time or if you're not frustrated by missed deadlines and unreturned phone calls, this may be the appraiser for you. Unfortunately Beth neglected to advise that payments are preferred up front and when I followed up to deliver payment, my calls were ignored. Despite many follow ups by me, not even a courtesy call was returned. After wasting more than 8 weeks I had no choice but to find a capable appraiser.

Her knowledge on comparing like homes didnt seem up to par either, but that's not my profession so I cant judge on that. My review simply comes down to the fact that she took my money, didn't do her job getting her info back in a timely matter, so we lost the house and the money.

Having some knowledge of this field, I understand it is quite common for homeowners to complain about appraisers such as this guy for not “doing a great job”, simply because their house appraised for lower than their own inflated assumed value. Stanley Crawford: Very poor performance on appraisal of our home. Lack of attention to detail. Miscalculated square footage of home. He under calculated square feet by 150'. Largely underreported features of our home including underground irrigation system, professional landscaping, energy efficient appliances, crown molding...all of which he did not include in appraisal. Needless to say if you want an accurate representation of the value of your home, do not choose this guy!
