Jonathan Court: What's unbelievable is this guy claims everyone is lying on him. But it's true , this man is as rude as can be to his potential customers. He's even added curse words to a few of the texts he's sent me. He shouldn't even be in business anymore.
Jennifer Farmer: My initial experience with Ken was not pleasant. We are refinancing a home that was purchased in my mother in laws name in 2007. She has never lived in the home. We live here and pay the mortgage. At his initial appraisal visitâ ¦he was rude. I attempted to talk to him however he would not respond or even look at me. I decided to take my dogs outside and I let him know that my daughter was sick and asleep in her room. During his inspection, that lasted 15 mins, he never bothered to knock on my daughters door..he just opened the door on her and started taking picturesâ ¦she could of been up getting dressed when he barged in on her. When he was leaving I again attempted conversation and I received no response. Unfortunately due to a sink he thought was clogged, ken had to come back to reinspectâ ¦when he called to schedule a time to come back he became irate because I could not accommodate his schedule which was the very next dayâ ¦.he contacted me twice that day to try to come the following day and I told him I was not available. 6 days later he calls me again to reschedule. This time I was accommodating and told him that I was fine with the day he chose. During that portion of the call he was very condescending and rude. When I asked if he was just checking the one bathroom sink he became irate and said there were 2 bathrooms he had to look at. We were only told about the one so I wasnâ t sure what he was talking about. During that portion of the conversation, Ken was talking down to me, yelling at me and made me feel like I was stupid for not knowing what he was referring too. We have 4 bathrooms in this house and I wasn’t aware of any issues….I did not appreciate the way this person talked to me or how he made me felt extremely uncomfortable so I told him that I did not want him to come back to my home and asked him to send someone else. He again became irate and yelling at me and he asked me if I my name was Mabel. Which is my mother in law! he said that my name is not Mabel and that its not up to me who is aloud to enter my home!!! This was my last straw with this mans unprofessional demeanor and irate behavior towards me. I said what I had to say which he deserved and hung up the phone. This man has no business being in the industry that he is in. His lack of professionalism is appalling…..just read his rebuttals to his negative reviews on home advisor platform alone! He talks to people like they are beneath him. I cannot wait to see his response to mine ¦.Iam sure it will be a doosie! I don’t care if he happened to be the most accurate appraiser out thereâ ¦. His lack of customer service service skills. Harsh demeanor and his unprofessionalism toward his customers is unnecessary and should not be tolerated! The entire mortgage process is exhausting enough….nobody should have to deal with being screamed at and belittled by the dang real estate appraiser!

Everever Clever: we had an appraisal beginning of July, took almost two weeks to come back and was abundant with errors and omissions. The square footage was 300sq ft off because he had size off on our family room and didn't give credit anywhere on the report for our mechanical room. Can't just say we no longer have 300sq ft. We have a colonial but he comp us to a bi-level where half the house is underground and a ranch. The third comp was 600sq ft larger than us with a basement and a pool that we don't have. He explicitly said $10/sq ft unfinished basement and $15/sq ft for finished basement but gave them $25/sq ft. He also pulled another colonial as a listing but sold on 6/28 when his reported was dated 7/7 and sold for $20k more. He also provided many graphs and figures stating that all the homes in the past year have sold for $260k or more yet we were valued under that number. He also provided figures for Q4 homes however the report has all Q3 homes, not Q4. The management company he works for wont call us back and when we called him directly, he said he's been doing this for 30 years and hung up on us. It's time to retire I think.

Jonathan: and then distributing that information.I decided to check reviews for Acupraise, which I am assuming a one-man operation with Ken running it. On Facebook, Google, and Yelp Acupraise/Ken consistently had bad reviews. I also noticed that several of the reviews quote him as stating that he has the most experience in the area among appraisers and that several of the reviews stated him want to transact business quite quickly.Well, I can say this, I have worked retail for 11 years and been in other service jobs as customer-facing personnel, and I know how to treat people. This gentleman does not know how to treat people. Ken has a miserable attitude that is disrespectful, offensive, and lacking in social graces. I do not honestly care how many years of experience a professional has, if they cannot treat me with a certain level of respect (especially if I am potentially going to be a paying customer
Megan Miner: I don't know if something is wrong with this guy or what but my wife and I are going to be picking an appraiser this week. We have been contacted by multiple company's interested in the project. Ken from this company texted me the morning after I signed up for homeadvisor like the other company's but then texted me a few hours later shaming me for not responding to him. I let him know that we would not be needing his service because that is very weird and a red flag. He replied that he hopes I have good luck finding a hack and that I shouldn't sign up for home advisor at night if I'm going to ignore people even though I explained that we work nights. Lol it hasn't even been 24 hours since I signed up for home advisor and its been 8 hours since he originally called me. Probably the weirdest encounter I've had so far while buying a house.

D Caldwell: Horrible Matthew S did a horrible job on my appraisal that cost $550. The initial appraisal came back at 170k the lender challenged it then all of a sudden the appraisal was revised to 152k. The seller wasn’t having it and it blew up the entire deal. I called to follow up and was given a condescending attitude by the women working the phone. Do t support these people!
Kayden Robinson: To start off with- they were easy to schedule with. They were seemingly polite via phone & email however, I did get the feeling they didn’t really know what I was talking about.Fair warning- call them to confirm everything and write absolutely everything down.The appraisal itself was poor, incorrect, and got basic information about my home incorrect. I did walk with the “appraiser” and I was shocked at how little attention to detail he had. I have done numerous upgrades to the home- and provided proof and documentation. During the appraisal, he complained more than once about “that better not be another appointment today.” He was clearly rushing, flustered, and the report demonstrates that pretty clearly.The report took 9 days to generate, it was $550, and they used comps that were over a mile or more from my neighborhood, not similar in details and essentially glossed over LARGE parts of my home to seemingly make the comps fit.I did appeal with the company because it was incorrect- they declined to reconsider. Finally, when I called to clarify why the report was incorrect in the basic publicly recorded information- I was rudely informed I wasn’t the client and I had no right to question it- I was direct to my mortgage company which I already had contacted. The professionalism ended there- they aren’t actually decent appraisers- closer to terrible pretend inspectors.
HT Productions LLC: Been working with this business for a long time, as I work in the housing industry and come across the need for appraisals quite often. They are always professional, on time, and thorough. Not to mention they get their appraisals scheduled immediately, and are as flexible as possible in doing so. I really appreciate how they do that for our clients. Aladdin Sane: I've never met anyone with quite as little attention to detail as David Roy Miller. He made numerous (obvious) mistakes in his appraisal that even a child could've noticed (for example, how the heck does an appraiser suggest a house has forced air heating when it's obviously heated by radiators and a boiler???). At a rate of $550 dollars, a better usage of that money would be to simply flush it down the toilet. An absolute waste of money, and truly a wonder that he has managed to acquire and maintain a license as a general appraiser. While I can't speak to the quality of other appraisers for this company, I'd recommend avoiding them, at risk of ending up with a dingus like David.

They don't know how to take the measurements of the home and so is the value. Advise to the people or brokers, who are shopping for an appraisal; never ever get an appraisal from them. I: I would like to warn others about the "appraiser", Edward J. Nader Jr., who was recommended by the court and court's associates. He does not follow ethics, rules, or training, and instead falsifies appraisal reports. If you don't believe me and need to fact check, make a FOIA request from LARA. It will show you a consistent pattern of appraisal falsifications.I am deeply concerned that Edward J. Nader Jr. is still being recommended by the Macomb 16th Circuit Court and court's associates/friends. He is not a professional and should not be trusted to provide accurate appraisal reports.He is a danger to the public and should not be allowed to continue practicing his profession.
Eldon R. Hiebert: This appraiser was sent to my house to appraise for a refinance, He rushed through the house in about 20 minutes, took some pictures, and made a sketch of my dwelling. That's all standard stuff. The appraisal report was short, inaccurate, contained many major errors and omissions. His appraisal was close to $100K LESS than another appraisal I had done only 8 weeks earlier. Why the huge difference?Omissions & errors:- didn't notice I had a new high efficiency furnace installed just a year ago.- didn't notice (eventhough I told him) I had installed central AC and appraised my property as if it had none.- didn't notice that I had just finished renovations/updates to about a 1/3 of the living space, and the report said no updates in the last 15 years. Oh really? I just had these finished two weeks before your arrival.- said my house was 2800 sq. ft. It actually 3100.- said my house contained 8 rooms. Really? Previous appraiser said 15.- his measurement of my lot was off by 25%- omitted completely my detached double garage- omitted an entire full bathroom- omitted dishwasher built-in- omitted microwave built-in- omitted disposal built-in- omitted two porches, one fully enclosed and one coveredIn his assessment he used poor quality comparatives, probable because it was too much effort to notice that my neighbor's house was for sale, I have 125 feet of river frontage, and this is not a run-down foreclosure like what was used for comparatives. He rated my house (with recent mechanical and living space updates) as a lower value in square footage than the run down, rat infested foreclosure he used as a comparative.... by 15% even though my house rating was condition grade better than that one, and that house is 15 years older.My opinion is that if this guy shows up to appraise your property, you should lock the door and demand someone else. There are just too many errors on the report, and shoddy quality work.
