Heath F: So far not good…I see a lot of these reviews are very truthful they lie and tell a whole story to you… it’s disgusting in the back where the garbage cans are it’s definitely not up kept trash everywhere around the complex and rodents as well.The utility bills sky rocket every month. And they send your rent bill before it’s even the first it doesn’t make sense to have pre made already some type of scam I’m guessing and Also it’s only one washer and dryer per unit the pool never looks like it will be up , no gym nothing only thing you’ll be paying for here is the area.
Kira Hobson: I wouldn’t recommend no one and I mean no one stay at Georgian Manor. The rent is constantly going sky high and the utilities you pay per month is really for the previous months.. so you are basically behind every month but they won’t tell you that.. I recently moved and couldn’t get my refund back because of my utility’s being behind even though I paid every month current.. the property manager says that they have something set up with the city like that.. no upgrades at all.. hallways are filthy, walls are dirty and they want a arm and a leg for a 2 bedroom… my experience was really bad.straight robbery.

blues blues: Georgian Manor, is an ok place to stay. Staff Cynthia, is a great person. She's down to earth get straight to business. But have you Laughing at the same time. Maintenance is slow on repairs. But it's only 2 maintenance man's, to do all the repairs. Patience is the key for that stand point. Talk to Cynthia she will have you claim, by time you leave the office or off the phone.

Cynthia me preguntó que es lo que buscaba y yo le dije, busco un departamento en primer piso, con lavadora y secadora, ellos dijeron que tenían un departamento exactamente como quería aunque se pasaba un poco del presupuesto que teníamos en mente.El día que fuimos a ver el departamento, Cynthia insistio en multiples ocasiones que aplicaramos por el departamento o que era probable que lo perdieramos porque estaban en alta demanda, lo cual me hizo sentido y la insistencia de Cynthía me parecia razonable.Ese mismo día aplicamos por el departamento, pagando las respectivas cuotas (60+35 que no son reembolsables) y al momento de aplicar, vi que el departamento que nosortos queríamos no estaba disponible en la lista, Cynthia me dijo que era porque el administrador no lo había puesto disponible, asi que apliqué por el departamento en planta alta, el cual desde el inicio mencioné que no quería.Apliqué por el departamento y 5 minutos después recibí la llamada de Cynthia diciendo que el departamento en planta baja no estaba disponible porque alguien más ya había aplicado antes que yo. Desde este momento me puse a sospechar que algo no estaba bien.Aceptaron mi aplicación y me pidieron que ahora pagara 200 dolares para apartar el departamento, ahora me dijeron que el departamento de planta baja estaba disponible y era el que me darían, sin embargo mi aplicación estaba para el de planta alta. Les pedí que me mostraran el departamento que sería para nosotros pues ya no confiaba en su palabra. La administradora me dijo que el departamento no estaba listo. Les pedí que me indicaran cuando estuviera listo para poderlo ver, pero me dijeron que era imposible que me mostrara el departamento sin antes pagar los 200 dolares extras. Yo les expresé mis dudas y que no me sentía comodo pues mi aplicación seguía por el departamento en segundo piso y no es ese el que quería, que si pagaba los 200 dolares iba a apartar el departamento en planta alta y no el de planta baja. Se negaron a mostrarme el departamento y yo perdí el dinero que pagué para aplicar.Tengan mucho cuidado con este tipo de estafas y no confien si les hacen aplicar por otro departamento que no es el que quieren. PESIMA ATENCION DEL STAFF.I see Cynthia (assistant manager) also rated this property as 5 stars. Employees rating a property is unethical and unprofessional.EDIT: I sent an email 1 hour after they replied me, one week later no reply yet. Do they care? I don't think so, they are just trying to make money.

chad jones: my father recently moved into his new apartment at kingsgate. the office staff and specifically Dawn were very helpful with the application process. my dad isnt the most technological and dawn worked with him and myself and was a great help. recently he had a service call for a matter in his apartment and asked me to leave a review on his behalf. "can you send an initial review of 5 stars today but time will tell" lol. hes old school but seems to be satisfied with the facility and managment.
charles brown: My Mother and I have been living at Kings Gate Apartments since 2020, I can truly say we are very pleased. The office staff and maintenance are great. Christina, the office manager, is always polite and very helpful, and she remembers me by name. Maintenance is the best, if you have a request Shawn or Darren takes care of the problem right away. The grounds are kept clean and safe. Kings gate is always quiet, and neighbors are very respectful of each other. The rooms are large, and the walk-in closets are perfect. People with dogs have their dogs on a leash and clean up behind their pets. Because of age and health reasons my mother needed to move to a downstairs apartment, the office was very helpful with our request. I have no complaints.

Sophie Benjaminsen: I have been at the Sterling Court location for coming up on a year now, and as far as apartments go, this has been a pretty positive experience. There will always be small issues that could be handled better no matter where you go, but this is nowhere near as bad as stories you hear from other complexes. The community here is pretty quiet, and I feel safe on a daily basis. I enjoy the very pet friendly vibe and mostly respectful residents. Management, especially the new manager Christina has answered my emails/calls immediately, and even though I’ve had at least a few different maintenance needs, they have been resolved quickly or ASAP with decent communication. As of this point, other than the inevitable yearly rent increase, I am generally satisfied & comfortable here.

Christina helps a lot with anything I need help with she goes above and beyond o be of help. She is updating the complex which is nice . It’s nice to have nice things to look at. Luck Capa: A month ago I stopped in unannounced and without an appointment on a Saturday around 1:00 pm And I've been a resident ever since lol. I met with Ms. Christina who provided me with the info needed and was even able to give me a tour of a unit. The unit I seen was a Decent sized 2bd that was fully updated. It's in a decent area and they accept large breed dogs, no brainer. Ms. Christina was very professional, courteous and forthcoming with the info which made the whole process seamless. Only a month in but I'm satisfied with my decision to move here.

Renee Powell: Great apartment for large breed dogs and families. I've lived here three separate times, each time with different management. The current manager seems to be making great improvements in the community. There are dog waste stations everywhere which keeps everything much cleaner. Of course there will always be a couple residents who are lazy but it definitely helps! The apartments are older so sometimes mantaince is needed, they always come out in a timely manner to fix things. I would definitely consider Kings Gate if you are looking for an apartment.

It does matter if it's years in the past and you have no debt now.Plus they do not have cosigner who can confirm the funds.  They only do guarantee who has to live on site for 6 months out of the year...Do not trust sign on the door because they close earily...

Lady Like: For some strange reason they like to give you tours of units that aren’t available. I don’t understand why they would show you an apartment and then say it’s not available. Why waste someone time? Whoever the woman in the office with the blonde hair with the long crimson chin is very rude and condescending. Please get rid of her ASAP!I will say that there is one person in the office that is really helpful and polite and that’s Hope. Please ask to speak with her, avoid all the others.

Maintenance is the best, I’ve called a couple of times and Frank was here ASAP. Very quiet neighbors and community. I love the rooms and walk in closets in my apartment, I have Claustrophobia, so I am very comfortable here. The storage rooms are very nice. Great place to live 💕

Melissa White: This is a gorgeous community with very well maintained grounds and apartment homes. You can tell the staff are proud of where they work and it shows! The ladies in the office ( Virginia and Dee Dee) are friendly and helpful. The Maintenance Supervisor Dan is always eager to help you with whatever issue you have in your home! I highly recommend this community!
T Styles: Stay away from this place they set they standards too high to qualify the rent is affordable but you gotta have a certain credit score to be approved but I asked management what are the requirements because they the people who process applications the lady told me very little and she mislead me into thinking they dont really look at your credit and I wasted 50 dollars on the app fee are there really apartments for rent or is that 50 app fee a cash grab I will dispute that charge off my card yall not getting free money from me management should have been up front about what yall look for on credit reports I can afford to live here credit shouldn't be a factor to keep me homeless I dont even use credit I never been evicted from no where there is no equal opportunity for housing here at all

Literally every time they flush the toilet or take a shower you can hear it as if you are in the bathroom with them! The first day moving in my front door didn’t even lock properly and the cold water in the bathroom wasn’t running, never any parking spots available in front of my apartment so I have to walk far while I’m 9 months pregnant! Not the best living space for me to be paying almost 1100 every month not including utilities. Only my 5 month here and I can’t wait until my lease is over.

E M: I currently rent a townhouse in this community. The townhouse itself is nice! I love having a full basement with washer and dryer already in place. We have had maintenance out for the washer, dishwasher and heater and they fixed things that day, no fuss. The office staff are really nice and easy to get a hold of when you have a question or a problem. We resigned our lease for a third year! All in all, I'm pleased with this place. They have been very understanding and caring during the stay at home time.
Quincy The Trainer: Slum Lords.. they're asking over $900 for a 1 bedroom small apartment with walls so thin, you can hear the neighbors pass gas (no exaggeration). Besides that, the flooring was done so horribly there's bubbles in the floor. And on top of that, the floors underneath the bad coverings are so old and ferociously loud! When you get up to pee, the neighbors will know your bladder schedule.And lastly, the plugs in the living room were out for five months. Maintenance came to check it 3 times and still didn't fix it... smh don't waste your time with this place.

Rent was 720.00 when I moved in 2014. Big jump in 6 years I would say. Pool always over crowded. Just beware things don't always get fixed in your apartment the right way either. I once was happy there.also staff in the office dont know how to talk a tenant to find out about a situationThe just haras you and boot you out.

I have lived in apartments for 30 years of my life and know the atmosphere well and this is the best place I have lived in that entire time. The maintenance crew is also very good and whenever I have needed something fixed, they were always there in a very timely manner and completed the job in a quality manner. I like what they have done with the pool area to make it comfortable and appealing for everyone, as well as the recent changes to the club house. The apartments are very nice and like the size of the living room and the bedroom is very large as well as the bedroom closets. I have never had any issues with the neighbors and the landscaping is kept up very well. I would definitely recommend this apt complex!!!

Da Car Guru: I’ve been living here for 3 years so far. Safe, priced fair, and well-kept area. This is one of the best places to live in the Macomb county. Management and maintenance do their best to ensure that the residents are happy and I’ve never had an issue with getting something repaired or replaced. Rental prices have increased overall since moving here, but that is expected of any property. I just wish they would go back to Including the water bill, instead of separating it as is the case now.
Randee Dominguez: As a former resident i never had any problems other than the walls are paper thin i constantly heard my roomate even in the living room while i was in the back room. I had a pet and never had an issue. Maintaince always fixed my stuff quick. The air worked perfect and got to every room amazingly. The guy underneath me would make complaints about me all the time at least 4,,,BUT management was always willing to hear my side... which the guy was totally BULL cause i would walk (on the hard wood floor) he would complain that it was to much noise saying I’d be banging doors at 4 a.m... mind you this was so not true, but management listened understood & never took any further actions cause he was an aaaahole lol. The pool is never full and they have great chairs to lay in. Great starter place!

Management claimed they did not receive it; costing me over a $100 extra for late fee, cancelled check fee and a money order. So I'm posting! Never missed a rent payment or paid late in my two years here. No concessions made for loyal on time paying tenets (at least not for this one). Office is barely opened 8 hours, so good luck trying to take care of any kind of business if you work an 8 to 5 schedule. Had to leave work early (4 instead of 4:30 p.m.) just to make sure I could get a receipt from someone for my payment before they closed for the day at 5 (actual closed before 5 the day before). My best advice! Get a receipt for any payment transactions with this complex or it could be you posting here next. However, you do have the option to make payments via Website for an additional cost; to be fair. Full disclosure - I don't generally post reviews. However, this was my only recourse for the extra money I'm out and the inconvenience I was put through due to management's negligence.

Nabeel Mehdi: I have been a resident since last 3 years. Things had been pretty good when they had another management (Dart Properties). Since the new management joined, this is the most awful community in the region.The management is greedy with hidden costs, they will Tow your vehicle without calling, can increase rent and try to subjugate you through the complex contracts, taking away benefits of older residents.Moreover there is no bugs service/carpet cleaning/airconditioning maintenance unless you pay them.The office doesn't receive the calls unless you have called atleast 5 times.. Signing a contract here is signing up for a nightmare.I am sad that we will be leaving from here with such negative ending. they have forced me to write this review.Nab[Response to Comment]They have responded that Unfortunately I didn't contact them which is untrue!! I spoke with their office staff about my concerns of manipulative lease agreement and pricing. She started explaining to me how things are in Seattle, Washington and California and how things are reasonable in Michigan.
John Greige: Don’t apply just a bunch of scammers and liars!Honestly the apartments are nice but the way they play with the pricing and move in dates is very manipulative. You can apply and lock in a monthly rate and expect to pay a way higher one. I don’t know how they get away with it.The place is not worth it! Don’t go through the hassle because you’re going to get ripped off!They charge holding fees that are essentially pointless. After i did my application, i saw the way higher monthly rent and directly told them the issue and they said they will refund my holding fees. After like 10 minutes, i get a call saying that they won’t refund it.

They state they will recycle for you too but end up throwing it in the trash. And potholes are not being fixed. Prices are high and you don't get what you used to in terms of luxury. I'm leaving after my lease ends.

VON SS: what it has been like living here. First, I would like to start by saying living here has been a complete disaster! I cannot wait until my lease ends!!! If you are thinking about moving here please, save your money “trust me”. I’ve had multiple issues with management since I’ve been here starting September 2021. These are the problems I had since moving here. Multiple things in unit not working, trash not being picked off ground, front door having rust, “told me it will be replaced never came back” refrigerator was broken for a week after power outage, when replaced they gave me a old damaged refrigerator. When I called to see if it could be replaced they told me I would have to buy a new refrigerator for my unit because it’s a cosmetic issue. I’m paying almost $1700 a month in rent & can’t get simple things done. The front gate security is useless seems like they let anyone in without key card. Honestly they could give me a year worth of free rent and I’ll still move! Completely fed up with this place. They also make you pay for rental insurance😂. Im literally laughing through the pain of being a resident here. When Dart properties was in charge things were okay, but now grey star just made my experience with this place a disaster. I even tried calling the office before posting this review to express my concerns but as you can tell by now. NO ONE ANSWERED!!! This apartment complex is not worth what they are asking! Save your money! Btw door still has rust on it been like this when I moved in.
Areeba: Not a fan of this place at all. Greystar management has 0 ethics. They charge you without properly notifying you. The previous management pointed to any changes they made in previous contracts, but the new management doesn’t even make you aware of how much they’ll charge you if you become a month-to-month tenant.
Uzair Shah: DO NOT MOVE HERE!!!I lived in Laurel Valley Apartments for 3 years. The first 2 years, when Dart Properties was in charge, things were okay. The staff was friendly and there were no additional costs for any maintenance work, water, garbage disposal, etc. However once they switched to Greystar management, things change drastically. They started adding hidden fees. Sometimes I was charged for stuff I didn’t even know because the management failed to notify me. On top of that, the staff was very rude. They never treat you with respect or provide clear answers to your questions. During my move out the staff did a horrible job of explaining the process which ended up in me paying 2 months of additional rent.The apartments are also really old and need a major upgrade. The appliances are old, the cabinets are broken/dirty, and the whole place smells like weed because the management doesn’t do anything about it. I have also heard many people complain about bed bugs and mice in their apartments.If you are looking to move to the Troy/Sterling Heights area, I can guarantee you will find something much better than here. Stay clear from this place.

J B: I very rarely write reviews, but I felt compelled to write one for Laurel Valley because of how poor my experience was.First, it is nearly impossible to reach someone in the front office. I called every day for two weeks and they only pick up on Thursdays it seems. When I got ahold of someone, they told me information (e.g. reduced application fees for preferred employers) that ended up not being true when I applied.Second, our application was rejected because the person processing it did not read carefully and faulted me and my co-applicants for it. It literally came down to reading a SINGLE number incorrectly when we reported our income. When we called to clear the issue up, they told us we would have to reapply, even though they had all of our information and none of it had changed since we initially applied (this all occurred within 24 hours).We paid nearly $300 to have our application handled carelessly and they wanted us to spend another $300 to have our application be processed again with the SAME information as our first app.In my 6 years of experience in applying to apartments, Laurel Valley is the only property that I have had an issue with. They do not share accurate information and they do not have your best interest in mind-- they appear to simply want your money. There should be no reason to ask applicants to re-apply when the error was not made by the applicant(s). Please do not apply here; there are so many objectively better properties in the area with actually decent management.

Aniket Hegde: I left the apartment almost a year ago, and still haven’t received my security deposit! I have called multiple times and writing emails almost everyday for the last three weeks. But I haven’t received a single reply. It’s very inconvenient and unprofessional to hoard someone’s security deposit which we pay via our hard-earned wages.

Nikita Glazkov: recently applied for apartment which was available ( how I was said ) paid $300 deposit. And after already couple months I didn’t get apartment and of course my deposit was stolen. I believe that’s how they make money! I called them thousands time and all I can heard is that they work under new management and it takes longer than usual to register me.So absolutely not recommend !!! don’t waste your time and money. Horrible personnel, which absolutely unprofessional. Or scammers...

Brass Monkey: Truly an awesome property & staff! I can not say enough about how much I love living here. I’ve been here for 8 years and some of the employees have been here longer. Super cute events, great pool and they have free gas grills for bbqs!!!

My current Landlord most likely lied on the reference paper after being a tenant for 6 years. My current Landlordwill renew my lease if I decide to stay. Bad tenants dont get to remain for 6 years and renew a lease. They don't want a loyal tenant to leave so they fabricated some mess to keep me from getting approved!
Danielle Henry: Kings Arms Apartments is a such a nice place to call home! I lived here for over 5 years. The grounds are always very well maintained, and any maintenance issues I've had (very few) were resolved quickly and professionally. The units themselves are nice and reasonably priced. Shaunie is the absolute best! She’s incredibly friendly and accommodating. I've never had any issues working with the staff here. I'd definitely recommend Kings Arms Apartments to anyone looking to rent in the area.

The maintenance staff immediately addresses your concerns with repairs and maintenance. No worries with grass, snow, leaves, all appliances..etc. The fitness center and pool area is very nice. Our daughter enjoyed this place so much, there is a nice, large , beautiful green meadow ( with a playgroung, pool, creek, beautiful nature, etc). The staff is great, always ready to help with whatever we need all those years. I appreciate very much all of them. The location is great, close to everything needed. The school district is another plus in this area, Utica District.
LARHONDA ELLIS: I luv it here. If you are looking for a friendly community for all and want to feel welcomed by all you definitely want to choose King Arms. I take walks at night or early morning and feel safe. The office staff is the best. Maintenance issues are resolved the same day or within 24 hrs. I honestly have no complaints and will be renewing my lease in a few months. Thanks Shawnie for being a caring Manager and treating residents with love and respect. ❤️

That’s how they treat residents like a community, and really do care! Looking for a good community to live, check them out. It’s clean , and well taken care of!
Candice Whitson: Such an amazing place to live. The staff is always ready and willing to help and always have a smile on their face (admittedly Shawnie is my absolute favorite). The grounds are beautiful and extremely well kept and they have so many wonderful amenities, including a pool, clubhouse, and playground. I can’t imagine living anywhere else.
Ice dragon Studios -Icy: I’ve been living in kings arms for about 7 years now! The complex is always kept clean and maintained through all seasons!! Apartments themselves are spacious and affordable. The pool is always kept clean and fresh! My kids love the park, walking down by the creek, and walks around the complex w. Our pup! We had a minor maintenance issue, the issue was handled quickly and efficiently! They worked with my schedule as well! The office staff is amazing!! They are always so sweet and ready to help in any way they can!!! The location of the complex is also great because we’re 5-10 minutes from shopping centers, restaurants etc! Great place to live!

Kiana Bailey: I’m pretty disappointed with my recent encounter with the Shoal Creek Management. I went in looking to get clarification on how to terminate my lease early and was given incorrect information. Now, I’m financially stuck with the repercussions of the misleading information given. I feel like their early termination policy is a trap to get tenants to pay ridiculous amounts while demanding an atypical vacancy notice. I’d suggest not living here if you plan to eventually buy a house or you’ll be in my situation.

Deneen Jackson: When I first moved in 11years ago this was the best ever since this new company has merged with Shoal Creeks horrible, people blinds are torn up maintance is horrible and on top of this they took away security guard who use to ride around and check on the property through the night and added in water bill cost and the rent still went up 👆 now you tell me what's really going on I'm moving next year for sure it's no longer worth ontop of all this they decided to have the roads paved with no where to park so people were parking on the curbside and they had there cars towed

Nathan Drechsel: Applied for a place and got a call the next day saying there was a programming error and the rent listed was incorrect. We were told that we would get a full refund, since we only applied because the rent amount was reasonable. Just received the check a month later and it's not the full amount. And now their phone number listed on the website and on Google seems to be disconnected for a while now. This company is a mess. Know what you're getting into, and don't apply to rent from any shady place that charges exorbitant application fees, which shouldn't be allowed in the first place.
Peadar Richards: The apartments seem nice enough and staff was kind when they had the impression I'd be giving them thousands down the line. I did submit a $50 application along with the $150 holding deposit, and they were timely about working to approve my application, but ended up not doing so due to too low of an income, despite being able to easily afford it. I was going through a job change so I would have been making even more, but couldn't provide enough "proof" to satisfy them. I ended up cancelling my application, expecting to get that $150 back, as it is refundable if the application is denied and/or cancelled by the applicant within two business days of submission. They stated via email that they had processed the refund and I should receive a check by mail. That was 27 days ago. I have tried to contact them multiple times to get confirmation a check was sent, any proof a check was written, anything really. No response. Not surprised they would choose to hold onto a little extra cash where they can, considering the business model of landlords.tl;dr Don't even apply if you ever want your "guaranteed refund" money back?
Rita Maria: Zero stars!!!! FLY INFESTATION and something BREAKING DOWN every other day! I do not recommend moving to these over priced apartments where management is rude and not helpful at all. Save your money and live somewhere else where it is clean, peaceful and SAFE where things don’t break down every other day and your CAR WONT GET STOLEN OR BROKEN INTO! my upstairs neighbors car got stolen and my husbands rims got stolen while our cars were parked right outside in the carports. And Ive heard it’s happened to alot of ppl that live/lived here. So make sure you lock your cars.
Bianca Banks: I would rate ZERO stars if I could. This place has ants, spiders, and FLIES. The pest control is trash. The leasing office only offers for the pest control to come out once every other week like that’s helpful or something. I can’t wait until my lease is up. I wouldn’t recommend this place to ANYONE.
Marisa Fallone: Living at shoal creek apartments has been like living in a never-ending nightmare. The noise is unbearable, the neighbors are rude, my apartment frequently reeks of cigarette smoke and Marijuana, and the apartment complex is getting trashier and trashier.Despite living on the top floor, I cannot escape the constant noise i experience inside my own apartment. Children and grown adults that scream at the top of their lungs on a daily basis, at all hours of the day and night. Loud thumping noises that sound like my neighbors are throwing themselves into the walls. Being woken up in the morning to the sound of my neighbor cussing at his toddler. Music blaring so loudly that i can feel the bass in every room in the apartment. This does not all come from one bad set of neighbors or one apartment. This is multiple units and multiple people. I also know that im not the only one with this problem, because a letter was sent out to the entire complex reminding everyone of the "noise policy". This has not made any difference as far as I could tell.Their "quiet hours" are from 10pm - 8am, which is a joke. No one follows them. In fact, thats often when its the noisiest. It got to the point where we actually started sleeping on the couch because it was a bit quieter there than in our bedroom. My partner is unable to work from home bc of the noise. We've even spent several weekends at hotels just to get some peace. It feels like we live in a zoo. It is so miserable.Living at shoal creek has made an already difficult time significantly more stressful. Times are hard enough as it is right now, people should at least be able to have a peaceful place to call home. I am counting every second until i can finally leave.#You'llHateLivingHere.Oh and top of it, they kept our security deposit because of the soundproofing materials we put up. The nerve of these people..
