When inspecting the garage electrical outlets, he did not plug in the deep freezer when finished. I lost over $150.00 worth of food. When he returned to pick up the radon detector in the basement, he said he would pay for the lost food. I provided pictures of the food in the freezer and the unplugged outlet. He offered $50.00. Nick Bendick: Used Mike to inspect my first commercial office building I now have purchased. His reviews were good and he seemed to have the credentials. The one thing I liked was he had another guy with him that did a thorough inspection of the roof. On the other hand Mike just casually walked around the building and took pictures trying to avoid getting dirty. No clip board or tools, just a camera. The building has about 6,000 sq ft of finished space and he was done in less than 2 hours. When he claimed he was done I called him out at how thorough you can inspect a building of this size in under 2 hours and he made some odd comment about betting me. My impression was that he was more concerned about getting out of there than doing a proper inspection. The inspection was on a friday but that is no excuse, if you are paid to do a job, do it well. I own residential rental homes and have used quite a few inspectors and Mike has by far been the least impressive. After I paid him $750 I felt like I was ripped off. In his report he stated there was an open connection on the waste line and wrote up about the risk of sewer gas. Written on the pipe it says it needs to be kept open because it's a vent. That lost me credibility in the eyes of the seller about how good the inspector was. In the attic, the bathroom fans were venting into the attic versus outside which can cause leaks from increased moisture in the winter time. This is something I had to find out on my own. If Mike was concerned about doing a good inspection he would have gone in the attic and this is something that would have been spotted very easily. I am sure there will be other stuff that pops up that could have been found that I could have had fixed prior to purchasing. Overall my recommendation is look for another inspector.**Response** Again if you did a proper and thorough inspection you would know there are 2 active showers in the building and not 1. One doesn't have a shower head but doesn't mean it doesn't work. The other shower does have a shower head with soap and shampoo bottles in it indicating it's actively used. I was also just informed by one of the tenants that their furnace stopped working last winter and they had to use space heaters. Your report says all furnaces were operational on the day of the inspection and there are 3 furnaces. There are actually 4 furnaces in the building which again shows you didn't even bother going throughout the whole building. I now need to check the other furnaces to see if any other ones aren't working before winter rolls around. Can you understand how I am frustrated. I paid you $750 to inspect a building and you didn't even go throughout the whole building. At no point was I ever given options for the level of inspection either. I hired you for a full inspection. The whole point I hired you for an inspection is to uncover problems that I need to either negotiate or prepare for when I took possession.
