Justin Yang: Living here was absolutely wonderful, well worth the price relative to other apartments nearby. There is always events going on every week at the first floor such as pizza day or taco day and I haven’t seen any other apartment do events as often as Varsity. Varsity is close by to state street as well so target is a quick option to get groceries. Also, the staff is very friendly and welcoming and especially Justin – always chatting with him in the front office before I go out to class and also helped me get through my reletting process.
Theresa Carrier: This apartment complex is amazing! I live in a 4 bedroom 2 bathroom apartment and has been such a great experience. All of the staff make it feel like home and are super personable. My favorite parts are the 24 hour gym and business center because I have a very busy schedule (so I am unable to workout during the day) and like to study at night. Definitely recommend living here!
Joe Chae: The apartment requires updating! The monthly rent is too high and next year they announced that they are going to raise the price and the utilities will be paid separately!! How are the students supposed to pay unless they have a rich parents??

Jeffrey Smith: Son lived there 1 year. I have to say the service charges are silly. 14 water/sewer plus monthly $6 admin fee. But the kicker is my son turned his keys in a month early, balance paid account closed. Then we get a $4.00 balance due. Try to pay the bill but now must go through creating an account all over again and they want bank information. Not happening. I paid with a CC and the "surcharge fee" is $8. He liked the location and amenities, but having to monthly go to yet another account to look up sewer/water fees, then blindly pay them to Varsity - and have to pay a "service fee" 12 months is a slap in the face.$4. What a joke.
Star ship: This property accepts applications for actual unavailable units. They claim the application was open for short term lease but it is clear that the annual lease term was offered. On the second day, your application will be closed and fees ($325) will not be refunded.I found a similar comment from Monica Vaisman below. Unfortunately, no improvements have been made since 3 months ago.This is worse than VIC. At least they did not charge me anything for attempting to apply to unavailable units.(If the owner wants to response, please be specific about the measure you are about to take instead of referring me to some "leasing office")
William Zhang Sam: I've stayed at The Varsity throughout my junior and senior years at UM. I would be inclined to give a 5-star review, but truth is there are some improvements and critiques.Critiques:-The gym itself is fairly nice, but there is certainly some equipment that has been missing/lost for quite some time. Notably, there are dumbell weights that are missing their counterparts.-Monthly rates have been increasing every year and I've been told that tenants have to start paying for utilities now. This would come out to about a $200/month rate hike since when I first leased. I understand that housing in general is increasing in the area, but the rates here have been rising too fast compared to the building's age and amenities.-I've heard that the leasing office has been cancelling leases for the next academic term because some current residents have decided to re-lease last minute. This is very unfair for those who have signed the lease a long time ago, only to get notified that their lease is now void. I hope that they get the application fee reimbursed at least.The positive:-The staff are very friendly and approachable! They're always willing to help out.-The apartment units themselves are pretty nice and spacious. The sound insulation is also better than other nearby apartments (although not perfect).-Prime location, close to Central Campus.-Overall nice amenities. Gym has two floors that separate cardio and strength training. 13th floor lounge is also very nice, it has a pool table, ping pong table, and a balcony area.In general, I've really enjoyed staying at the Varsity these past two years. Management did a great job of roommate matching. I would extend my lease if I wasn't graduating.
Jia Cheong: It's been nothing but a pleasure to live in the Varsity. It's everything you ever wanted in Ann Arbor, especially since Ann Arbor is unbearable most of the academic year due to the weather. You can find a lounge to study, print for free, gym is great, and the sky deck is quite nice as well. Rooms are furnished and it's very modern and nice. Thanks for a great 20'-22' living experience
Javier Contreras: The facilities themselves are very nice. However, a big con is that the lounge hours are only until 9PM which is a big inconvenience and one of the only comparable apartment buildings in the area with such a restriction.Furthermore, there has been equipment missing at the gym for a year now. The 15 lbs and 10lbs dumbbells are missing their pairs, and these are very commonly used weights, and there are not enough plates for all the equipment that use them.Moreover, the management is not very reasonable and unwilling to listen to the community when it comes to amenities and such. They can also be condescending when asking questions.Lastly, my friends had signed a lease and paid the security deposit and then it wasn't until MARCH that they were told that they were not going to be able to be housed because more people renewed than they were expecting and they had to scramble to find housing since March is very late in the housing cycle for students in Ann Arbor.Definitely will not be renewing the lease, can find better places in the same location for comparable prices

Samuel Bechar: Varsity offered us a lease after telling us they had rooms available if we signed when we did and 2 months later after we signed said they were all booked and could not offer us an apartment. They would not refund the $300 "application" fee they charged us and left us to figure housing out on our own very late in the year. This business is a scam as they let more people sign leases then they have apartments and just keep the extra fees for doing nothing.

All of my neighbors were friendly and respectful, and the staff was incredibly helpful. The very few maintenance requests I had were taken care of quickly and without causing a hassle.
Jagger Lotter: I've taken tours of other high rises, and Varsity management has been the best so far. Staff is friendly without being pushy, and the building is obviously well taken care of.

Jason Bian: Another high rise scam dotting the skylines of Ann Arbor.Slow service, 31 page contracts, deposit checks never mailing. They bring corporate bureaucracy to a thriving college town.Look for excellent local rental companies like Oxford Companies etc who have an dedicated Ann Arbor office that doesn't spend all it's time trying to track down new residents.
Yashar: Dishonest. Management lies to get you to sign.Then won't deliver on what was promised (in writing) once you request it after you sign.
Tyler Phillips: I don't recommend signing a lease here. Once they have you in a contract they start to charge you numerous fees. When I moved into this apartment I requested an inventory sheet to identify what did/did not belong in the apartment and was told to "just check the website". After moving out I was charged for "items I left in the apartment" even though I had no way of knowing that they did not belong there. Additionally, I was charged late payment fees for payments I made on time repeatedly. They lost a rent check that I handed directly to a staff member in their office.
Vanessa Talavera: I moved in when it first opened and I was excited to get fresh amenities and to live in such a unique place. When I first moved in I was surprised on how small the room was and how my bed was pressed oddly against the window. After living there for some time I came to enjoy the fully decked out gym and lounge area. However things started to fall apart. I couldn’t sleep due to construction of the next building that would occur every morning. Then during the weekends the nightlife from the bars would not stop until 2am. Needless to say I slept terrible here. On top of that management made my experience terrible. I put in a service request for my tv on the first day I moved in, they came in looked at it left and then never came back to fix it. Also whenever I asked a question about something they never had an answer. It also didn’t help that they hired students to work front desk instead of actual trained apartment rental people. They were always stuck up and you could tell they didn’t care about the residents well being. Not to mention well after I moved out, I got a call that a letter I sent to my little brother got returned to sender at that apartment after I moved to California. They called me just to say hey we are throwing this letter away and we can’t pay to send it to you (then why do you have me fill out an edit form with my new address if you’re not going to send me my old mail???). I was upset because they were rude about it and the contents of the letter were expensive. All in all don’t live here unless someone else is paying for you (rent is hella expensive) and you don’t care about sleep/doing well in school (I swear 90% of the residents cared about the bars than how close they were to campus)Pros: Beautiful amenities, gym is awesome, super close to central campus, close to restaurants and barsCons: management is terrible, Maitenance never fixes anything, construction from other buildings wakes you up in the morning, bars from downstairs will keep you up at night

Isabella Hayes: First off- ya'll are hateful for calling my man Josh a disgrace to human society, Josh is the best thing Six11 has. Most of the aggressively negative reviews are coming from students whose friends are the ones trashing the hallways and being loud at night, but that's not something you're ready to hear yet. The walls are thin and the elevators break often but the extra 4 minutes it takes to wait for the next elevator is still shorter than the 10 minute walk from other apartments. The clientele that lives here is kinda trash but the staff does what they can to make up for them.

Rachel Rosen: Six11 is by far my favorite apartment building on campus. All of the apartments are well built with new appliances and nice furniture. The rooms are spacious and definitely worth every penny. It is so close to campus and has such a good community. I would and already have been recommending this building to all of my friends and anyone interested.
Suha Asadulla: Where do I begin, this apartment is horrendous do not sign your lease here. They NEVER pick up their phones and the management are trash people. They will try to scam you out of money and are literally scum of the earth. You are warned.

Run these guys out of business until they realize you cannot charge $60-150/month in utilities and post other charges without providing evidence. The resident staff, including Josh and Becky, are a fraud and complete disgrace to human society! At least reply to my attempts to contact you!
Dhaval Patel: Worst apartment complex on campus. They charged $100 in utilities every month and this didn't align with our usage rate. Management is absolutely terrible and unresponsive. Walls are super thin and you can hear everything around you. Would highly advise choosing any other apartment on campus.
Megan Sutherland: I think you have to take Six 11’s quality in the context of Ann Arbor, where apartments are being built in about a year, so the quality doesn’t match what you are paying for rent. This was also the first year that Six 11 was open, so hopefully they’re able to work out some of the issues.Pros:-Location-Nice outdoor rooftop and indoor study/lounge space with a recently updated free coffee maker that has a variety of beverage options-Gym has the basics of what you need-Josh always does his best to be responsive and helpful. I can’t say for sure, but I think there are higher level management issues that are out of his control. The other student staff are helpful too. I didn’t have the best experience with Becky regarding parking issues (no email response and rude in person)-Fast maintenance staff-I had no issues with furniture/appliance wear and tear, but then again there was only 2 people in my apartment-Large living space and kitchen-Spacious bathrooms, but the bedrooms are very small, and I would recommend getting a bedroom with a bathroom connected, as they are bigger bedrooms. I was pretty shocked when I moved in, the model unit they showed me looked nothing like my room, probably because the apartments weren’t even built yet when I signed my lease. They have a new model unit now so hopefully more true to size-Staff sometimes had free grab and go breakfast and there was a taco bar night (more of these would be nice)Cons:-My first issue was the parking garage. The spaces are incredibly small and the parking garage was designed so poorly that you can’t fully make a turn because it’s not wide enough. Early on, I raised concerns about my parking spot because I knew my car would be damaged by other cars opening their doors and I did not think it was fair to be paying $200 for a spot that was not safe for my car. When I raised this issue, Josh was told by higher ups: “We don’t care, park in your spot” Of course I wasn’t going to settle for that, so I parked in the electric car charging spots that aren’t assigned to anyone until they gave me a new spot, which was slightly larger. I have a Honda Civic, which isn’t even a large vehicle for reference. I think this is going to continue to be an issue until six 11 re-paints the lines for spots to make them larger. It’s also extremely upsetting to hear that type of answer from management.-Utilties are extremely expensive. I lived in a 4 bedroom but only lived with one other person and we still paid between $60-100 each every pay period. I was told it was based on our usage, which seems extremely unlikely since we only had 2 people, never ran the dishwasher, and were conservative with lights-Neighbors. This is something that isn’t six 11’s fault, but something to be aware of. People unfortunately leave garbage in shared spaces, like the rooftop, elevators, and hallways. I wish six 11 would make more of an effort to find ways to prevent this (even though to me it’s common sense to clean up after yourself). I’m also in grad school for reference, but I would say the neighbors/noise was tolerable.-Thin walls. Again, likely because this building was built in about a year, the walls are thin. There are 2 other high rises close to six 11, so I could hear loud parties from other apartment complexes. Walls are thin within six 11 as well, can hear neighbors above at times. I’d make use of the 10pm noise ordinance of Ann Arbor, where are you can call the nonemergency police and make a complaint.-Heating/cooling- It’s inconsistent throughout. The shared living space is ok, but my bedroom only had one air vent near the ceiling so it would be too cold/hot, and my roommates room was a more comfortable temperature.-Kitchen cabinets are narrow/tall, so it’s not optimal for storage space. You’ll probably need an additional pantry-When I signed my lease, I was told printing would be free, it’s not.-They only had two carts available for move out.-Only 12 mo leases, doesn’t align with my grad program so moving to Varsity

jd HUANG: The most trashy and worst apartment ever, don't live here. You will not be in a good mood and will be charged all kinds of unjustified fees. Can't successfully pay monthly rent and going to the office won't solve the problem. They will just tell you to go pay on their stupid system!

Alex Woodin: The Yard is a cesspool of ineptitude: Do not live here! It seems like it would be a nice place to live but it is a dump. The sinks don’t drain and develop a disgusting film unless you scrub it every single day. The showers are full of mold. The rooms/vents are full of dust. The wifi frequently goes out. They included in our leases that there would be cable, but there is no cable, they didn’t give warning, and they did not reimburse anyone for the lack of cable. They refuse to turn on the big outdoor TV, claiming it is “broken” but refuse to fix it. The gym equipment TVs can’t access the cable channels either. They leave everyone’s packages sitting out for anybody to steal that feels like it. They refuse to fix or replace my fan that makes an absurdly loud noise. The doors in the bedrooms open into one another and there is very little space in the middle bedroom of the three-person units at least. The people in the office are entirely unresponsive. I emailed them months ago and they still haven’t responded. I went into the office on person a few weeks ago and they told me they would be responding that day, which they never did and still haven’t. Joshua Jordan in the office is very lazy, unhelpful, and rude to people who try to have their concerns addressed. When my friend who lives here too went in to complain, the person at the office addressed none of her concerns, lectured her about supply and demand and about how her complaints don’t matter because they can not fix anything and other students will still pay to live here next year. They also have the least flexible move-in policy of all time and if you cannot move in on one of their two designated move-in days, they refuse to give you your key, and you cannot access your bedroom without this key. They also do not clean the place well, barely clean and certainly don’t heat the pool, which gets freezing by the second week of September. The outdoor grills were broken for weeks. The shuttle wasn’t running for weeks. Our air conditioner has already stopped working this year. There is little storage space, too, and I’ve had to buy two additional pieces of Ikea furniture just to hold my clothing as a male who doesn’t have that many clothes here. The train tracks are right here and wake everyone up every night. Cherry on top is they are raising rent by a lot. This place is an absolute joke and would not recommend to anyone.
LI Claire: I just moved here for a week and i could not be more depressed. It felt like I lived at the railway station and the garbage room at the same time. The railway was just two meters away from my window and at 2/3/4 am at a frequency of 4 times a week I could hear the train passing by my room like I just stood at the platform. I could not fall asleep again after the trains woke me up. Then there was the noice from the garbage room which was close to me and generated noisy sound of process trashes at no matter what time of a day. As a busy student, I constantly not have enough sleep. I actually do not know how could I survive living here with one year period. If you have any helpful suggestions, please let me know. I would be indeed grateful.
Yue Sun: This is the most RIDICULOUS apartment I ever rented. My move in date is 8/26 and I have to pay the rent $1219 for the whole month. When you try to argue with the management, they will only say this is the price on the contract and tell you: “I know this does not make any sense but you signed the contract and you are not the only one”. This is totally a fraud!!!Don’t rent this apartment if you have any other options. If you have to, carefully read every single word on the contract.
Xiaoqing Ding: The worst experience with apartment service ever. I requested early move-in in May, and I called 3 times during May. The staff said I was on the waitlist and they will get back to me when I get the spot. When I called in July, they told me my name was not even in the waitlist. The apartment is not responsible at all.
Kaja Baran: DO NOT LIVE HERE!!I have lived here for a year. Almost every month we had to call maintenance on living issues (usually the heating or AC not working). It is also a very far walk from campus. Not to mention, the employees are very rude. I tried to cancel my parking spot, which is a ridiculous $7 a day. I was told two moths ago that my spot was cancelled, but when I asked why I was still being charged, their response was "we fired the guy who gave you that false information, you still have to pay." They did not put an end date in the contract (probably to entice people to buy a parking spot). It seems that they bend the rules when it serves them, and they like to blame it on their very vague lease.
Michele Nguyen: Beware of extra charges, even if staff members told you that you wouldn’t be charged. Management is completely rude and awful. They don’t tell their staff members correct information to tell residents, leaving the residents having to pay for the misinformation that was told by their staff. No one answers the phone (I called several times a day for over a week, left voicemails, no calls back). They simply just do not care about their residents.
Justin P: Considering the costs of AA housing and all the amenities, the yard is probably one of the best options if youre a student here. The staff are accommodating and efficient, and the amount of common areas for studying, relaxing and partying make it worth it. Would def recommend studios over shared living - the walls are very thin
Cindy Zhu: I have lived 3 apartment buildings(Vic Village, YOUnion, the Yard) in Ann Arbor; my experience with the Yard is the best. I have lived in the Yard for a year. The building itself and the management are both excellent. The leasing office's Bryan and Ashleigh were super helpful with me subletting my studio since I need to move to another city in the middle of my lease. They care about residents and are super responsive.
Camille West: I've lived at the Yard for about a year and a half so far and have loved it. There are great amenities and the common spaces are always kept clean and the apartments are comfortable, but the best part of the Yard is the staff. The maintenance staff always respond fast and are very kind, and the front office is very accommodating. Bryan the leasing agent has been a great help whenever I need something and always has a smile to cheer me up. He is also a great artist!Some say the Yard is too far from campus but it's really only a 15 minute walk which isn't bad at all. There is also a private shuttle for chilly days or when I'm in a rush. Overall I've had great experiences here!
Varitant Goyal: An average apartment complex with the worst management. I stayed here for a couple of years. The building walls are thin as a sheet of paper. Garbage disposal isn’t working most of the time and it smells bad. Cleanliness in the building isn’t upto the mark and amenities are a joke - they are closed most of the times. Don’t go by the building pictures online. One good thing is that maintenance team works well and fixes apartment issues.Tina Warner and Rebecca Reason in the management office are very rude and don’t listen to your issues. They will talk to you as if they are the boss and you are helpless. They will blame you and keep making weird rules.Also, their move-out email basically asked you to become cleaners and not leave one dust particle before vacating, otherwise they will put heavy fines. And this is when they charge around $250 move-in fee. What are they using this money for? They should be the ones deep cleaning the apartment (of course, given that we leave it in a respectable condition). There are a lot of new buildings coming around this place, so check them out! :)
Mariel Sena: The location and amenities were great in theory, but in practice this is a super poorly managed and built building. I’m still getting random charges months after move out and the voicemail has been disconnected, so there is not way for me to reach people from out of state. You can hear everything, everywhere, and the overall gray aesthetic is super depressing come winter time. The gym is hardly cleaned or maintained, and there is always something broken in the courtyard area. Undergrads are regularly hosting parties and playing loud music, so working from home is a nightmare. Avoid if you’re not 18-21 and looking to party.
Andy Ly: The leasing office is the worst to deal with. Even after moving away and finalizing all debts, they are still trying to extract money for non-valid claims. Absolutely insane.
Foster Langsdorf: Moved in early and these are examples of some of the problems: paint on the carpet, "pen*s" written in pen on the wall of the room, fan off center making it safety hazard to turn on, paint chipped off the door. Although these are minor problems and don't make the space unlivable, these problems were apparent from the moment we moved in and led me to believe overall maintenance at the property is poor. No rent abatement was given and no maintenance request was expedited (not that it should have been solved the day of, but you might think it would get attention after being reported 5 days prior). But great location and nice pool.
Jacob Fenlon: Lived here for a year and hated it. It’s good if you want to meet other students but it is NOT worth the 995$ a month they were charging. My toilet was still broken after multiple requests and attempts got them to fix it. They threw away 50$ worth of my groceries before deciding to tell everyone that you couldn’t have anything delivered downstairs. The dates that the leases run is weird and left me without a place for a month. Not worth it. Also they aren’t even that close to campus.
scrupo jackson: STAY FAR AWAY!! Found a sub-letter and forwarded them to the front desk. They failed to let me know the sub-letter had failed background check and waited to tell me until the following month after I owed rent. Abysmal customer service and courtesy. Live elsewhere.
Tieranny Baker: I wouldn't recommend living here. It's not worth the price. The trash room often overflows because people don't push their garbage down the chute. The management team is no longer sorting packages and emailing us when they arrive and I have had multiple packages go missing. The stairways have smelled like dog urine for weeks. You can hear all of your roommates conversations and sometimes a neighbors. And yes the train is very loud.Maintenance does respond quickly to problems.
Michelle Tao: This is the worst place to live, don’t fall for their pictures on the website or on instagram. The customer service is awful, it’s hard to get people on the phone that can actually help out with important matters, as the front desk people are very nice but aren’t trained for apartment issues. If you do get a hold of anyone higher up, they are rude and condescending, and don't take responsibility for their actions. They essentially put a bandaid on a massive wound. It’s really unacceptable from a larger housing company. I will be telling all friends to never sign here. Hopefully this will help The Yard realize that they need to treat all their residents with respect and own up to their responsibilities.
Xindi Chang: The manager, Tina Warner of The Yard Tina tries to act nice but was actually very passive aggressive, and also flat out aggressive when trying to come to an agreement. There was a person that was supposed to fix some of the utilities in my apartment and concluded that we were wrong and that there was no issue. When I brought this up to the staff later, they said that the man no longer works here, and even though we didn’t have all of our utilities for more than half the year, they can’t do anything to help us. Even though the man represented their company, they won’t take ownership of it. Will never be living here or in any of the apartments made by this company again.
Nikhita Khosa: STAY AWAY FROM THE YARD. The pictures and amenities of the building look great, but when you actually get into your room and live there for a month, you see problems left and right. Within the first 2 months we had to file over 4 maintenance requests because basic things like the dishwasher, AC, the built in TV, or wifi weren't working. The team is supposed to come and fix them but everything ends up breaking down again weeks later, or they don’t fix it in the first place.

Eileen Pawlik: I lived in High St Apts for 2 years. The apartment itself was nice and sunny. I had an amazing view and great location.Maintenance was extremely hit or miss. They would come fix small problems right away, but more concerning requests would take days and multiple contacts. For example, I once went 3 days without heat and was instead given space heaters. I had to contact CMB four times when I had an ant infestation. When I finally was able to speak with someone, they asked if I would be able to wait until the weekend for someone to come out and lay traps. It was very obvious all they cared about was my rent money and not the actual state of my apartment.Rent was raised during covid and they continue to raise the rent drastically without making a single improvement. If you are willing to put up with the company it can be a nice place to live.

Chris MacKethan: I have lived in the Geddes Hill Apartments for three years now. Ann Arbor Apartments has been an amazing landlord and I have had a great experience for the last 3! Thank you for all the quick maintenance, constant willingness to answer any questions, and help solve any problems I have!A couple quick anecdotes:About a year ago the apartment got a little bit cold (not unreasonably so, I just like keeping my apartment at 75 and it was around 69 in the apt) one night because the temperature dropped to like -25 at night, so I emailed the office at midnight and asked if there was any way to get the apartment a little bit warmer. The next day at 8 am there was a maintenance person at our door waiting to come in and put weather strips on our doors and windows for free. The next night it was equally cold outside, but a toasty 75 in my apartment!A couple years ago I started regularly having like 8 or 9 people over to my apartment, but only about 6 or 7 people can fit in the provided furniture. I was about to head to target to buy a couple pieces of furniture, but on a whim I decided to email the office first. The next day at 8 am there was a maintenance guy at my front door with an extra couch, table, and chair! They obviously didn't need to do this, but chose to because they are the absolute best!If you are on the edge about whether or not to live here, go for it!
Victoria Shipman: Everything that happens here is quite possibly the best of the best! The shuttle driver Chuck is always there ON TIME on campus and at Broadview whenever I wake up late (cause I'm never on time) and when the weather is bad, and every time in between with great conversation and is 10000% better than the blue busses. Also, after putting in a maintenance request, maintenance is always there asap (i think his name is Tristan, if not I am so sorry cause he's so nice). But everything here is taken care of asap if not earlier!
Sean Hilliker: Can't say much about the building itself, but I can say Rob in Maintenance is absolutely fantastic! He has helped us so much and we've never had an issue getting some help from him. He fixed our ethernet plug only 7 hours after we put in the request. Thanks so much!
Brent Eliason: CMB is a huge company with tons of properties. I only lived at one of them: 220 North First Street. Don't live here! The complex is close to downtown and Kerrytown, but everything else about is awful. The neighborhood attracts lots of sketchy people because it's close to the Delonis Center (a homeless shelter in Ann Arbor). Drunk and intoxicated people are always wandering around the neighborhood at night. Inside 220 the apartments are small and poorly maintained. CMB takes no responsibility for the property and there's no accountability. They denied that there were problems with the on-site manager all year and then at the end they finally fired him. I found out after I left that he was only kept on because his mother is one of the owners of the property. Unless you're looking for a neglected studio, or happen to be the beneficiary of this specific instance of crony capitalism, then live somewhere else.Edit 9/22/2022: Well, 7 years later CMB has chosen to respond to this review. I don't know why. This review isn't intended for them; it's intended for others who might be thinking of living here. I complained to CMB many times while I lived there and they never cared then, which is when it actually mattered, not 7 years later when I've left their housing, left Ann Arbor, left Michigan. It's easy to type that you "strive to deliver a five star experience," because that's what some social media management blog said you should say in response to negative reviews, but that doesn't mean you actually did that then or are doing that now. I can assure you that CMB was not trying to deliver a five star experience when I lived there. I complained many times to the front office and they accepted the legitimacy of my complaints to the point where they said that they would fire the on-site manager at 220. When I went to pick up my deposit refund check, they said that they had fired him and his mother (who worked in the front office). Then a few months later, the on-site manager was quoted in a local news article about the housing market as a representative of CMB. I called CMB to ask them why he was being quoted as a representative of CMB if he had been fired, and they said that they never really fired him or his mother. I said, "Then you lied to me." They said, "Yeah." I said, "You don't care that you lied to me?" They said, "What do you want me to say Brent?" and then they hung up. That's how much they're striving to deliver a five star experience. They really care about their tenants, and they really care about the customer experience they deliver, and they really care about telling the truth. They're just all-around great people.
Mara Jaworski: I would literally rate this place 0 if I could. My sister is a first time renter at the packard complex, and she received a post it note on her car telling her she was in the wrong parking spot and to contact a number. The number was another tenant, and not the complex. My sister then called the complex to confirm she was in the correct spot, and the complex confirmed on the phone she was in the right spot. Today, she walks outside to see her car being towed. It turns out, there are two number 9 spots and she was in the wrong one. No call or email to her beforehand, just towed her car even though she called and was told she was in the right spot. To make things worse, she has had a broken air conditioner and no bar in her closet to make it functional since she has moved in, which has been over a month now. She also has a broken thermostat piece leaving her with no way to adjust her heat in the winter. No maintenance has visited her apartment. She is left to pay for towing on her own when she was parked in her number 9 spot, just not the “right” number 9, even though she called to confirm and was lied to by the office. Poor management, even worse customer service, and absolutely no regard for the tenants.
Hannah Wong: Super nice staff! The entire process of getting the lease and moving in was very easy and straightforward. Literally any question I had big or small, was answered (through email) extremely quickly and kindly. Some parts of the apartment are kind of old (heater and carpet floors in some of the apartments), but they are transitioning to making updates. It’s a little inconvenient that the changes weren’t made during the summer or some time when tenants don’t live in the apartment, but at least the changes are being made.I moved into my new apartment, and it had a weird smell. I was able to email the maintenance manager Jenny, who was able to inspect the apartment and get the entire floor replaced. I was worried that since I had moved in a lot of furniture already, that I would have to move my things out, but I was able to leave everything inside! Would recommend living in 220 N 1st st.Edit: I'd also mention that not all apartments have air conditioning (220 N 1st st. didn't), so that was pretty miserable, especially since summers are getting hotter and hotter. I had to have multiple fans going off, and it kinda helped, but didn't really fix the heat issue.

Beishao Cao: I am a Umich student and I am now living in CMB BroadView. I have to say the maintenance is so bad. I report a noise that happens at everyday’s 5 am and every time they tell me that they will fix it, However, they never do and I keep being waken up by that noise at 5am everyday and what makes it worse is such noise will last for 1 hour. I highly recommend not to rent their house! Plz go and find other apartment. I feel so sorry for myself that I need to live here till July. What I can do now is warning you guys go and not renting an apartment here. Plz go. Plz
Alyssa Taylor: I have been living in Broadview for almost a year now, and I have loved it! One of my favorite services is the complementary shuttle. Chuck, the driver, is the best. He is super reliable and always helpful! The best is on holidays when Chuck decorates the shuttle.

Everyone there is just a pleasure to deal with from the office staff to the maintenance workers. Now leaving Ann Arbor, it seems crazy to say I’ll actually miss my landlord haha.
Nathan Richtarcik: I’ve been living at geddes hill apartments for a semester now, and I’ve been very pleased with my stay. The complementary cleaning service is easy to schedule and very thorough given my needs. Maintenance is fast, easily accessible, and happy to take care of any issues. Great location, lots of parking, lots of space inside the units. It seems like the owner really cares about his tenants.
Jordan CG: The best perk of being a CMB resident would be the bus shuttle!! For 2 years now I have been using CMB’s private shuttle and it’s super reliable. The shuttle follows an extremely consistent schedule and in my opinion, way faster than the University blue buses! Ask for Chuck he’s super helpful!
Joanne Orozco: I was FALSELY advertised and sold an apartment that looks nothing like the pictures provided. It was not even livable for me the first week. The furniture is out dated and broken, the flooring is outdated and smells, every drain is clogged, the shower constantly changes the temperature of the water and is more like a bath since the water does not go down, I have no where to store my clothes, my closet barely opens and is shattered on top of that, the walls are chipped pretty much in every room, everything is just dirty in general, the list goes on honestly. I was DEFRAUDED and am expected to live under renovations for who knows how long sooooooo yeah if I could rate no stars I would. (False advertisement = fraud = illegal)

They haven't raised rent in over 3 years and they use high quality materials in their renovations, don't charge hidden fees, are super responsive and respectful and the neighbors couldn't be any better.

Augus Tine: Great environment! My favorite part is their couch. I don't think I will ever get to sit and relax on a couch like that after a tiresome day. I live on the third floor so the lighting and the air is perfect when the weather is about 75 and sunny. My other favorite part is the work service is one of the best. When I tell the office that my bathroom's light is not working, they fix it within an hour. Not only once, but four times I have problem in the apartment, they fix it right away. I don't think you could ask for a better service. No one could ask for a better environment! I highly recommend this apartment.

Woody and Brian came in to renovate my kitchen cabinets and replace the counter. They were so friendly the entire time, and the kitchen is so beautiful and much more spacious! I've never lived anywhere managed by staff this friendly before! Amazing service!

Elizabeth Cox: After almost a year living at landmark I have had nothing but positive experiences. The building is up to date and clean and maintenance takes care of issues very efficiently.
Evan Lo: I have been living here for almost a year now, and I absolutely love this place! This is the place to be! The community is extremely welcoming, and the location is top notch. Me and my roommates already have happily renewed for another year, and we look forward to another year at Landmark!
Jennifer Norman: Great place to live and raise my kids! Walking distance to and from stores and the Theater. I love the green! Plenty of trees and grass. Easy to get to the parks and walking trails in this area. The fire department is also close! They can be at your door in less than 3 minutes!
Yi Zhang: Absolute disgrace! The office is disrespectful and unprofessional. The woman in the main office room is not willing to help but makes things difficult. They will frame it as your own faults instead of figuring out a way to help. Zero customer service zero communication. For whoever owns this property before getting money in go educate your employees and have their attitudes right. Remember your top priority is to serve not screw tenants smh.
Sarah A: I wish I could give 0 stars. There has been “renovations” the entire year resulting in all of the amenities such as the hot tub, gym, club room, research room, etc being closed. They promised they would be open last year, now the school year is over and they can’t even give a projected opening date. Of course we are still paying full rent and they specifically stated there will be no compensation. Ridiculous. The wifi and water are constantly shut off without adequate warning. Apartments were dirty when we moved in and stuff has been broken all year. Hallways and lobby are usually disgusting. We had a maintenance emergency and called the number for it and the employee says “Oh no you need to call this number” and gives us the number that we were talking to him on, took forever for him to figure out how to get maintenance there. Employees don’t know what they’re doing due to poor management. The positive reviews on here are fake…there are no “resident events and activities” or “plenty of grass and trees to raise kids” like positive reviews say.
Zoe Katevatis: If I could give this place 0 stars I would. I pay $1600 plus $200 for parking and the amenities have been closed for the whole year that I have leased here. Rent was not cheaper either. They told us the gym would be done in December, but it is April and still it is not open to residents. It’s absolutely ridiculous and Landmark should be ashamed for allowing residents to pay such a ridiculous amount with absolutely no amenities.
John Moreno: TLDR: Don't trust anything this place has to say. I would say the apartments here get 3-4 stars but the mismanagement and failure of this project has earned this place 0 stars if possible.They will advertise to you their wonderful and plentiful amenities here, but be advised before you rent here expecting amenities you signed up for. This entire school year there were none. No hot tub, no fitness center (instead a temporary space with treadmills that can't be adequately powered by the outlets), at all this year. The study space was closed halfway through the first semester for the construction.The words of the management here speak for themselves:Early October: "We are expected to have this project completed by 12/31/2022...."Early January: "...As for the hot tub, we have received all final approvals on moving forward with the remainder of demo and install. We expect the new hot tubs to be up and running in the next 30-45 days.The second-floor amenities are well under way and the crew is working diligently to ensure they completed as quickly as possible. We are expecting these to be open at the end of Feb to first week of March...."Mid-February: "...We are still on schedule to have everything open by March 15th at this time. If this changes I will reach out and let you know...."Mid-March: "...We have a projected date of April 20th for a full reopen. This may be sooner, depending on the completion of the amenities however this is our scheduled date at this time..."(Mind you the last day of school for the winter semester is April 18th)Yes, delays can and do happen during construction. Even though it's hard to consider how this project could go this poorly, giving them this benefit of the doubt there are still some fatal flaws and considerations that just make no sense.First of all, why start this project right in the beginning of the school year if you are not confident of its completion time? There was an entire 4 months of mostly vacancy, yet we are starting this project right in the beginning of the school year, right as everyone moves in.Second of all, yes, the fitness space was in need of a refresh. The equipment was quite worn and starting to get damaged, however, why are we reinventing the wheel with the entire fitness space during the school year? Maybe just replace the equipment and when you are confident you can timely complete the renovations in the off months, move the equipment and finish it.They will sell you on all of these amenities, you move here expecting it, trusting their word, and you get nothing here. When the project failed this bad, they didn't compensate one bit. You are still paying for the same with 0 amenities at all this year.Please take my warning and take caution before you sign that contract.At a bare minimum take this advice going forward as you search for housing (no matter where), ask these essential questions:-Are there any plans for construction this year?-Physically check and see if any of the listed amenities are there, working and in good condition.-Ask people you might know living at whatever location before, their thoughts.

They all know my name, and say hello, and go out of their way to make my day better! I also love the location of the building, it's so convenient and really helps me when I'm running late for class because everything is so close. Living here has been a great experience that I'd recommend to everyone looking for an apartment in Ann Arbor!

Hannah Monér: If you're looking for a fantastic place to call home in Ann Arbor, you won't be disappointed with the Landmark apartments. The apartments themselves are modern, well-designed. The kitchens are spacious living areas are bright and open and the bedrooms are comfortable and cozy. There are often resident events and activities going on that make it easy to meet new people.Plus, the location is fantastic - you're just a short walk away from all the great shops, restaurants, and attractions that Ann Arbor has to offer. Overall, I can't recommend Landmark apartments enough.

Their infinite renovations disable us from using them and of course we are still paying for it. The TV room does not work and the wifi is inconsistent. You will get random emails about the water being shut off with no previsions for when it will come back and no explanations.In the tours they will tell you a bunch of stories about the new "cafe" they wanna build and the amazing services and renovations that may seem attractive. They are lying.

MrFelipincho: Shame I can't put 0 stars... They do everything in their power to make things difficult for the tenant and have everything be your fault. If possible avoid it. They will charge extra for everything and blame it on you as ridiculous as the claim may be. They are the least flexible and most rude residence I have ever lived in and regret strongly having gone there. They will charge you extra for any slight delays but take forever to pay back when they are the ones owing.
Aubrey Barz: I recently moved into landmark and the maintenance team has been wonderful if there are any issues as well as going above and beyond. The office staff is very friendly and always willing to help. They are taking any matters and concerns seriously and really doing what they need to in order to ensure we have a great living environment! Cant wait to live here in the fall also!
