Kim Beard: extremely poor maintenance, not very knowledgeable about basic installation of closet door pins,didn't check water valve after toilet install, fixed both,promised screen installation before memorial day,not,can't fix window balances. Pay for food which is not that good .The freezer fan is very loud which is not due to overload of food! I've done apt maint and never seen such a shabby job anywhere! They need to improve maintenance and food service for the money you will pay to live here!
Myles Reddick: Got a tour of the facility. I have visited with many assisted living places and american house stands out as being the cleanest and most caring to the residents. The staff is always happy to help and has a smile. they really care about the people. great work everyone

Cheetah World Order: The animal in charge of collecting rent (Ms. Valencia, at the time of this review) is rude, short-tempered, and unhelpful. Tried to get help with a problem, she didn't even try and look more into it or be helpful in any way. Lost her temper within the first 3 minutes of the 5 minute call, raised her voice at me and demanded I take care of it myself.Not surprised since organizations that deal with poor people tend to hire scum like her and these idiots always seem to work with the public.

Louella Goss: If I could give zero stars I would. I just had a gas leak that they did not take serious, from May 30- June 2, 2022 (4 days) me and my sons lives could have been gone had consumers not came in and checked the gas line in my basement that they so called fixed the day before, when consumers seen it he said oh no I can see before I even get closed they did not do anything but put putty stuff outside the gas line. Debrah in the office told me that they needed to hear from consumers that they did not fix the pipe for the gas to stop seeping in. After I’ve taken them tags that consumers put on there stating it was DANGEROUS and needed repaired IMMEDIATELY. It’s the rudely women in the office ALL of them, when you call with work orders all they say is they’ll tell maintenance. Maintenance never come until you call several times frustrated. Even IF then. They talk to you as if your a child and everything is as if they are mad at you for telling them about things that need repaired. They need new people in that office and maintenance they don’t do anything, these apartments are nice and could stay that way if they had people in the office that truly care about the property and their tenants.
THE QUEEN HYDER: Well I filled out a application 9/9/2022 I wasn't given a decision if I was accepted or not but my skin color made me feel uncomfortable being here and the women that works in the office gives you the vibe if you're not one of them you're not acceptable that's okay been homeless for 2 years I guess I just keep on stepping.Just another hiccup in Flint Michigan sad sad

I don't know who collects the rent but I think I'm going to report this to the BBB because I feel someone isn't doing their job. Hope y'all get this taking care of before I report this matter. China Shi: I have lives at this property for several years and have issues at previous apt with flat roof leaking into bedroom. When it rained outdoors it would pour like a Niagara Falls and damaged the carpet, floor and walls-plus i did a test for mold it was positive. It took them 1 yr to fix the issue and when I was offered another apt they wanted to let me out of my lease. I moved to a different apt in the same complex and then they tried to charge me fee(s) for old apartment. Trust me I have pictures and videos of the condition of the other apartment. They did a quick fix and rented it out within a week and never informed the tenant in building 9 about the issue. Hopefully the guy that got the apartment does not have any health issues.Now they are trying to charge me for fees that I do not understand they always come up with lame excuses and will tell you anything to keep you calm. So tired of the lies and false information they provide. I have had put in numerous maint request and trust they have never been taken care and it was just another lie to cover up. Plus, they tried to charge me twice for a month of rent and deposited a check that I was told would be shredded since the rent was paid. Watch out for management as they lie and she is usually out of the office several times.I would highly not recommend moving here if you are on a fixed income or on a housing program. They no longer accept housing voucher/programs anymore due too they have gone through several owners it seems since I have lived here. Beware of the management team

Wellful Goodness: I lived here for almost 10 years. This place has really changed. The area was sold a few years ago to a company that has the headquarters is out of state.I thought things would get better out here. Not saying it was bad before. Just needed a little bit of a polish. But since this company purchased this area it went downhill. They really just let anybody move in here now. It was very rare to hear people yelling out of anger or having some kind of a fight. But now it's almost normal. I don't now how many times I had to wake up in the middle of the night just like tonight as I'm making this to people yelling. I used to never see a cop car in my area.I can deal with the company never fixing my roof that been leaking for years and gave up complaining about. But what I can't deal is them letting people in here that put the area down and not letting me sleep yet again.

I do not recommend anyone to leave here I was there from September 2017 - October 2018 and it has been a horrible experience they will let anyone move into the apartments and have people fighting and causing chaos truly sad... DO NOT APPLY FOR THESE APARTMENTS PERIOD!!!!!!

I was a Public Storage Customer in California and Florida and always had a small unit and got the First Month "FREE" and I'm here in Michigan and was told my First Month is not Free though their Website shows " FIRST MONTH FREE" and YOU ARE FORCED to sign up for their Insurance if you don't have Insurance.There is a waiver that you can sign declining their Orange Door Insurance yet they fail to tell you that. It's all about making money.In the past I've always referred people to Public Storage for their storing needs but will not refer anyone at this site due to false advertisement and forcing people to buy their insurance.Enough said.

The apartment complex is well maintained, very nicely decorated. The dining room is a dining room not a cafeteria. The food is tasty and nicely prepared. There are several options offered at each meal as well as a small deli area where residents can choose a fresh half sandwich, fruit, snacks. The staff is friendly and helpful. The apartment is cleaned each weeks. The other residents are friendly. Pets are allowed. Transportation is available. I would live there.

My mom live there for a little over a year and I really can't say enough good about the management and the staff and even the people. It's a well-built warm and clean place. At the time it was less expensive than other places as well but I don't know if that's the case now. Thankful they were there for my mom.

Patricia Hendry: I only have wonderful things to say about Genesee Gardens in Flint, MI!!! Especially during the pandemic! My mom has been living here for 5 years and I have no complaints! It is comforting to know they implemented and follow through with strict precautions during the pandemic. I feel bad we couldn’t visit for a while, but we called her every day, I dropped off grocery’s, treats, books, magazines for her to read once a week and the busy staff delivered them in a timely fashion. She also waved to us from her balcony. With so many high risk people living there it is comforting to know they weren’t taking chances with people coming and going or residents interacting with each other. My mother raves about the food -quality and quantity that is delivered to her 3 times a day, along with snacks!! Kudos to the wonderful, caring staff at Genesee Gardens!
