Oh and dont do your laundry in their facility less you are there watching it. People steal it or steal your dryer time. Not to mention the price of lot rent is WAY MORE than the park is worth!

mary barror: I love it here it's a nice little community , lots of nice people here ,I've made some awesome friends that show how much they care, and the Park manager Bobbie Jo is the best, she's sweet and kind and she does a great job, all while having health issues, and she don't take any BS from people. The maintenance guy is also doing a great job and here, can fix just about anything and the remodeling he does is excellent. Plus it's right next to Meijer, and many other businesses. I honestly don't know why people complain so much, they should be thankful for the low rent and everything here, but ya can't please everyone.

April Dicks: I've lived here for 3 years now. It has some janky roads that could use repair and there's no storm drains. Street parking. We've had trouble catching the managers while they're actually in the office. Trouble getting maintenance out here too. Neighborhood a little sketchy sometimes, but I don't feel unsafe.Our rent is great! Though its a decently small, older mobile home to be fair. But the best price we're going to find in GR. A plus, it is pretty nice being right next to the Plainfield Meijer and gas station. Literally a 5 minute walk!
Aimee Denison: We have lived here for over seven years. It was once a reputable park, with excellent management. The current owners do not care about their tenants. They are quick to process paperwork to get you removed. No contact information with corporate offices are available. No names, email addresses or telephone numbers are listed anywhere. Their website is a joke, and I'm not even sure that it's being maintained anymore. You can register to pay online, but the website is deemed insecure with zero encryption. I would not feel comfortable submitting any sensitive financial information.When we moved in, there were not many open slots for homes. Now there are at least six on my street ALONE. They move in dilapidated homes that stand empty and they do nothing with them. When calling, the number is listed as RESTRICTED, PRIVATE or UNKNOWN. No reputable company would hide under the cloak of anonymity.There are children constantly playing in the roadways and this park is anything but kid friendly. No amenities for kids. And we have this huge grassy area that could be converted to a play area, but the owners leave it empty. I would not recommend this park to anyone.

Mark Oosterheert: This trailer park is the armpit of Walker and the owner is as bad. Dean is a worthless human being. I was trying to get a place there he said my credit is poor. Give me a break look at the trailer people he rent to. I offered 6 months of rent and today he blew me off. That is fine. If you decide to move in you might want to charge the cockroaches and flees rent.
Meaghann Smith: Shocked this place hasn't been shut down by the city. Most trailers aren't occupied and there is literally 0 maintenance done on the property. A real eyesore. Surrounding family homes take a big hit on property value due to the condition of this place.

Rose Pennock: I would give it 5 stars if it weren't for the fact that the owners didnt give the management a better budget to do what needs done. Such as proper security around the park, tree removal, speed bumps, and other essential things for improvement. Overall however, this is a wonderful place to live with reasonable lot rent. The manager is amazing!! She is always accomodating when able but will not kiss butt, nor should ahe.She has a job to do. If you follow the rules clearly outlined in your lease which you signed you won't have problems.Maintenence responds promptly and is efficient.

Bethanie Reed: Came in to get information but the lady was too busy throwing a birthday party for maintenance guy? The office sign says open but the door is locked and someone told me to go downstairs and around the back. The lady there was completely rude, assuming I couldn’t afford to purchase anything here and was just trying to get me out. Terrible experience just trying to find out if there was anything even available. Had to drive down because nobody answers the phone here apparently or responds to emails. Hope there is new management next time I consider coming here for information on buying.

Joshua Newman: Cindy the lady in the office is worthless. She doesn’t stay in the off the hours she’s supposed to be answer phone calls or emails. Especially if you your trying to sell your trailer. When there’s an interested party they play hard to get because you won’t sell to the park. They like to charge you pet fee when you don't have a pet.

Michele Webster: First time ever going here. Service was good considering how busy they were. Food was good but took awhile to arrive and one didn't get there's with the rest of us and that was awkward. Drinks were good with lots of beer choices. I'd go there again but hopefully all will get served together so we can eat together.
Jody Smith: Only come here to pick up family when they need a ride, but that's been going on 4 years and it's the same thing: no driveways, no yards, kids playing in the streets, not paying attention. I mean I don't have to live here cause I don't but at least have some of your residents clean up their yards.

There was trash outside the dumpster because they were over following and the walls were very high making it difficult to use. I have MS and its. hard for me. Last manager had walk in ones.Office manager is rude, unprofessional and difficult to talk to. She is disrespectful and unwitting to compromise. Nice community of residents just bad management.
Tom Carr: I have lived here for 2 years now, I was told when buying my home the deck in front of my house would be removed because it was in bad shape the current manager has agreed to help me remove it 3 times, I just called up to the office about another violation regaurding this deck, I'm disabled and cannot do it, they don't have any of the paperwork from previous managment, Cheryl will tell you one thing and then claim she cannot/ would never say these thing.
Cheryl Staats: As the manager of the community, it's been great getting to know everyone. It's especially nice to know that Impact is helping improve the community too. This year we are expecting a lot of updates. I'm so excited!

Jamie Tipkey: Well the trailer park has made me tare down my daughters swingset 6months after I moved in they right you up for every little thing wrote me up telling me I had to wash my trailer then as soon as I wash it they right me up again saying I have to paint it then wen I got done painting it they wrote me up againsaing I had to fix my deck keep on writing me up everytime I take care of what they ask even tho the trailer was like that wen I bought it but they can't even complete a work order that I filled 5 months ago people in the office don't know anything or helpful at all the office people changed my water meter and broke my heating tape so guess what my water pipe froze

But it isn't the best either.There is a huge "lake" that forms when it rains hard and a lot, that fills the intersection near the mailboxes that are near the entrance. It has been this way for many years.There are a couple of neighbors who drive in and out blasting music at all hours.Overall, I guess I would say, it isn't horrible.***03/17/23 I saw a response in my notifications from Southwood Village but I can't find it in the post itself.I will definitely update this post after I see how the "lake" (or lack thereof lol 😊) looks the next time it rains.My mother in law doesn't want to complain about the cars music at this point. She said she doesn't want to start issues with her neighbors.Thank you Southwood Village for responding so quickly and for caring about your residents!***04/15/23 The "lake" is in fact still there. I happened to be there when it rained very hard recently. But I honestly don't know what you can do, if anything, about it. Mom is planning to move in the next few months anyway.I will say, that the weather has been nice the last few days and mom and her husband have been outside a lot. She has said it has been nice and quiet! Beautiful!!! No loud cars and no loud music. It has been wonderful she said!So I upped the rating from three stars to four. Well done!

Managers have more rules then prison guards.They always seem mad at life and so they go hunting for issues to release their stress.Alot of crime and theft has been happening but who cares, just make sure your grass is cut or the trailer park police will come and stick a piece of paper to your door and tell you "YOUR WRONG".don't live here .Who tf is Amanda?????

Joel B: Really rude pool lady. The one with short white hair who’s older. She sits there swearing in front of our kids and gossiping about residents within earshot. At least have the decency to wait until someone is gone.Not to mention we pay these people $1000 a month and they treat you like garbage for it. The rude woman at the pool kicked my daughter out and made her cry because of their “visitor policy” meanwhile she let a family of 6 in with three visitors no problem. If you selectively chose what rules to enforce. They aren’t really rules then.In all honesty with the amount of trailer park drama and rude employees you would be better off finding a different community to live in. They have arbitrary rules, rude staff & drug deals going on in their parking lot. This isn’t worth $1000 a month, not by a long shot.
