Mary Wardell: I have been living at REO Town Apartments for four years and am only leaving after buying my first home. I have loved my apartment from the first time I walked in and will miss it. The view of the river, layout, new appliances, reasonable cost and family-run business attracted me to it, and I have had a great experience. I enjoy being able to walk to REO Town, the Cooley Gardens, the River Trail, downtown, and even Old Town and Potter Park Zoo (via the River Trail). It's extremely convenient being on the highway (aside from the recent construction) and the traffic noise is minimal where I am. I love hearing the lonesome train whistle in the distance from REO Town. The maintenance staff and property manager are prompt, effective and friendly. I know them all by name and will miss seeing them around. They are very responsive and do their best even when something goes wrong at odd hours or a blizzard strikes. My car has been "broken" into twice in the parking lot (both times because I forgot to lock it and no damage was done), so I recommend taking care as downtown Lansing has some nefarious activity, but the manager reviewed security footage for me, and I have always felt safe in my apartment and with my neighbors. It's pet friendly which i really appreciate, but I haven't had any problems with barking dogs or anything. The kitchen was small but easy to expand since I spend a lot of time cooking and baking, and the apartment is roomy and comfortable with attractive vinyl flooring that is easy to keep clean. I LOVE my big south-facing windows and view of the river, and so do my plants and my kitty. So grateful I found this place! Thanks to the owners and staff for doing a great job.

Sofia Stathoulia: Reotown apartments is the best place that somebody can find in Lansing and around this area. I lived there with my husband for 2 years but because of our relocation to Florida we had to move out. I wish we could "take" our apartment with us. It's a very decent and quiet place. The price is very good for the quality that they offer. We are so pleased too because we got our dog in the middle of our lease and the landlords were very supportive and pet friendly. It's an excellent place for pets with so much outdoor space for walks and pet stations. It is very important that the communication with the landlords was perfect and they were very responsive to our requests. We trust this place, the landlords and the staff. They do an excellent job. I strongly recommend this place to anyone who's seeking to combine quality, low price in rent and responsiveness.

Leslie Shaw: I love living here! The staff members are all very friendly and helpful. Vicki is so cool and honestly a joy to talk to, and the maintenance staff is always quick to respond to maintenance requests. My apartment is spacious with new appliances, modern finishes, and a pretty view of the river right outside my window. The apartments are a great value in comparison to the outrageous rent prices you tend to see in Lansing. I looked at around 10 different properties in the area to find somewhere affordable, but not rundown, and this place has exceeded my expectations. I highly recommend it :)
Jay Larson: I've been pretty bad about not posting a review of this great place - I moved out a year ago, but only because we purchased a home. The apartments are the nicest you'll find for the price in Lansing. I know, because I had looked and looked! Walking distance to just about anything downtown, beautiful grounds that are always taken care of, and the nicest staff anywhere. Honestly - going down to the office to talk to them was like going over to a neighbor's.
Lindsey Sunstrum: I did not rent here, however the only reason was really the size of the apartment. I was shown several options by the owner, she was such a pleasure to deal with while being in the unfortunate position of finding a place to live, on short notice, during a pandemic. I loved the apartment I was shown that was right on the river, the living room window had such a peaceful view. I would absolutely recommend anyone at least check this place out and see if it's right for you. If I hadn't just come from a fairly large apartment, I don't think the size would've been a deterrent for me. Thank you, Pandora!
Vidya Sagar: Friendly management. I wanted to book an apartment from Florida and they worked with me over phone. I drove from FL and within an hour after reaching the place, I was in the apartment. Too bad I could not live longer than a month due to job location changes. Nice location near downtown so you can take walks around the downtown area.

Kelsey: I absolutely love living at East Main! The rent is pretty comparable to nearby apartments, and it's much nicer than other places I've lived! My unit has all new looking wood laminate flooring, stainless steel appliances, and beautiful new cupboards. They also installed a brand new vanity within the first month that I was living there. The apartment itself is fairly small, but for just me it doesn't phase me, and the room I have comes with a covered parking space (essential for Michigan winters!). The view of the river (small up charge for river view, totally worth it) is pretty unbeatable, and the outdoor space is very well maintained. As a young woman, I feel safe living here which was one of my top concerns when finding a new place to live. The utilities have been fairly low, and the heat is included which is awesome. The location by the up and coming Reo Town is perfect and will just keep getting better as more businesses open in the Reo area! My only complaint is that there is no intercom system to get into the building which can be annoying to have to run down and let friends in, and I've occasionally seen people smoking in the hallways. Outside of that, I've been very happy living here and I hope to live here for a while.

Our neighbors seem really nice and welcoming, and the staff (who seem to be understaffed) really went out their way to make our move in smooth. In particular, shoutout to Raquel and to the property manager for their compassion and professionalism.
Ariana Jones: So I’m going to give an honest opinion, CONS: They are extremely slow with maintenance orders. I have been without a working oven since late March (put the request in April 2nd) I have yet to hear back and I keep leaving voicemails with no answer.Also put in a maintenance request late March due to a water bubble with mold in my basement (picture inserted) and was told it was an emergency but they have yet to fix that either.It also took them 3 months to fix my washer, my first three months here I was without one.Worse thing, a cockroach came out of my vent in the bathroom. Also seen a baby one on my sink. I called IMMEDIATELY because I would NEVER live like that, they came out and did something (if anything) but I haven’t seen any bugs since and that was like 2 months ago so idk what that was about or if a neighbor had them (I keep my home very clean).However, I would NEVER live in their apartment section, it’s always dirty and tore up over there.PROS: I live in their townhomes and they are way better kept than the apartment areas. I am someone who will not live anywhere dirty or raggedy. I never had any problems with my car, my townhome is very nice/clean/up to date. It’s very big, 2bedrooms/2 bathroom/3 storys with a carpeted basement. I feel safe in this community.*Pictures of my living room/basement inserted*So basically, I love where I live and I love the set up of my home I just wish they would complete maintenance orders faster, I need an oven!!
Betty Wheeler: They are changing, not for the better, no grilling is allowed anymore, there is no security and some tenants have woke to find their car on bricks,there is forever broken glass throughout the parking lots and drives. The townhouses are built real cute though and it's in a convenient area.
J Anthony: Terrible non existent customer service. Never fixed what was asked for. Staff too incompetent to do the very minimum, literally failed to file a single piece of paper 3 times. Sent my final bill to collections without ever notifying me before. And they are now charging 20 percent more. Nice enough to take your money. Too absent to carry out any of their responsibilities. Then charged for damages 3 months after I moved.Stay away at all cost.
Deanna D: You have no privacy. They do inspections like every other week and you can hear everything your neighbors do which defiantly means they can hear you too. Pay too much for what you get.

The current maintenance manager is great but other than that...Also, called multiple times to get something fixed. If you have a maintenance emergency, they don't always take it seriously.Our AC went out when it was 90+ outside. In our lease that fits in the definition of "emergency" and yet it took 8 days to get someone out there to even look at it. Then another 3 days to get it fixed.Overall okay, but with the current rent prices they have.....I don't know..

Not apologetic & does not take responsibility for their mistakes. Talked to corporate and they support this behavior so don’t waste your time. It’s very unfortunate I was so loyal to a company that did not care for me at all.. Maintenance take years to come and still doesn’t fix things. The air doesn’t even circulate to the top floor. Neighborhood is starting to get dangerous anyway. Pool is ALWAYS closed. Took a year to open. Just save yourself the hassle. Oh && make sure you’re ready to kiss a.s because if Shelby does not like you .. you will be removed!

Dan Hoard (DanThePiMan): Would give zero stars, if possible. Lived there for 3 years, never missed a payment. It was rough when we moved in, then Morgan Properties out of Pennsylvania took over and it got worse. They don't have enough dumpsters, so garbage is constantly strewn all over the grounds and blowing in the wind. The office staff is dismissive at best, and at downright rude at worst. The maintenance team is good, but the turnover rate is so bad you never see the same guy twice. The pool closed for repair the first year we lived here, and hasn't been open since. Shingles regularly fall from the roof, there are giant holes in the driveways. OH, and they decided not to renew our lease so they could raise the rent by more than 50%. Professional slumlords.
Azure: Visited this property recently to look for a townhouse to rent, there's some beautiful units up front but quite a few of them have foundation damage causing significant leaks in the basements, the property management says that it's a quick fix but anybody that's ever prepared foundation before knows that it's a long process. Definitely look at some of the other alternatives in the area before choosing

However, the place is not well maintained, the lack of assistance from maintenance and also do not trust a word they say unless you can record and/or have some witnesses to hear them as well. I highly recommend you not living here if you are looking for a good service. Its good for space, however the walls are thin and anything can be heard from the neighbors and on top of that its very costly to maintain heat/ac.
Tiffany Shepherd: Can someone come turn my power on so I can eat and wake up for work? How do you not have a maintenance team? It's been weeks since you knew you were out of people ...months since I simply asked for lightbulbs...now I'm here in the dark for almost $1200 a month. For sure worth it...Update: it took almost 3 days to get someone out there. We were unable to be at the rental unit for 2 hours out of the third day (due to work crossover). RIGHT when the 2-hour slot started, we get a call from the office stating someone is there to help. RIGHT AT THE 2 HOURS WE WERE NOT AVAILABLE. Where is the genuine care/concern?It's also hilarious seeing what you all are doing to hook new residents. Be sure you aren't lying to them about this experience, babes.
lauren wey: The front office is so disorganized. There’s one person that knows what they’re doing and that’s Denise, everyone else makes you jump through hoops for answers. The woman who works in the back office constantly has an attitude and is very unhelpful. When our power was out three weeks ago she did not communicate with other workers in the Office that emergency calls have been made and this caused me to miss work. I had asked her to call me back with a time that the maintenance man would be at the house she never called me back and she left early that day. I had to go to the office yesterday(10/6/2021) and the same lady who works in the back office had the nerve to come up to me when I was speaking to Denise about an issue that I was having with my rent statement not matching what was in my portal and said oh you’re the one who left us a nasty review. This is unprofessional and ungodly rude. If she has the nerve to bring up the situation she should have the professionalism to call me back, which she never has.
levi vandyken: Today I had an apartment tour with Richelle and she was very informative and helpful! I asked about the maintenance team and she told that they do care but the maintenance team had quit very close together and that for a period if time were hiring externally. They now have hired quite a few new maintenance guys and are working on building a good team.

Maranda Gurnee: The office staff is great, and the maintenance men are kind and good.
Stephanie Pentiuk: Zero regard for privacy! They do not follow the lease terms. I moved in August 2022 and since then (3 months) maintenance men have entered my apartment at least 3 times without notice or consent.The one time they gave notice was to check a long list of items. I worked from home this day and they let themselves in without knocking and only checked one thing on the list. I asked if they would do the rest and they said no and left.Aside from that, none of the units have flat or straight flooring, there are mounds and depressions as you walk around the unit. One neighbor’s unit is so lopsided her pens roll off her kitchen table. All of our standing shelvings are leaning different ways.For the age of the building and the high rent, these things should not be an issue. My husband and I cannot wait to move out next year, mostly due to the breach in privacy by the maintenance men.

Morgan R: If I could give this property a zero, I would. Upon move in, there was dirt smudged all over the walls and several nail holes left, and the new carpet was not tacked down at all. I reached out to management, and the carpet installers said that since I had already moved in, there is furniture there and it’s “not our problem “. I never did get the carpet finished. The back door constantly broke, so I was unable to lock it. The ceiling fell in on my bathtub from a water leak, then later in the year, water starting spewing from the smoke alarm. Maintenance claimed to fix it, and it went on to occur twice more. I had to call the fire department because of the water leaking through the wiring. Management was so awful. The property manager and regional manager basically gaslit me when I asked to move out a month early due to the potentially dangerous issues. Do yourself a favor and pass on this property!

My strong recommendation is to keep records of everything, including maintenance requests. Fatemh Ibrahim: I have been living here for a year and all I can say is that this place is great! The staff are all very helpful and friendly. Apartments are well maintained. Any problem that we have faced, maintenance comes right away and gets the job done ASAP. The community is very nice and friendly, great place to raise your kids considering they all have the same school district so plenty of school friends around. The apartments that face the pond have a nice relaxing view, I’m always getting compliments about it when I have friends visiting. The apartments are pretty spacious with lots of room for your clothes and belongings. Westbury Lake Apartments is one of the best apartments I have ever stayed in.
Kirsten Church: I really like our townhouse. The hi- vaulted ceilings, a garage, the sound of the fountain outside my patio- when I relax on my couch. I, personally - have never had a problem, so far. However, we’re pretty easy going and have a couple rentals out near GM plant, in the family - so we try to understand - (no matter just how very hard we ALWAYS try), that it’s NOT always possible to make everyone happy. Westbury Lake Staff, I think, tries pretty hard for the most part- to do that. The girls in the office- are always smiling 😄 when I stop in. I, ADORE Brianna!! She’s adorable, friendly and appears to be BUBBLY (“every time” I see her). The rest are friendly and great, so far as well. Maintenance- do a pretty good job. They’ve replaced my washer- with a brand new one and even fixed things at times, when I didn’t follow directions - (Giggle), 😬🙈and call office to make a report about whatever situation, I’ve had. Chris- gets 2 👍👍 and a shout-out to ALL our MAINTENANCE GUYS- for your hard work!!! 🙌🏼The Church’s- just want to say... “THANK YOU - Westbury Lake Staff-And crew, for being awesome and also a SPECIAL THANK YOU, to my neighbors for being so awesome, if we’re ever a bit too loud before 10 pm. They believe in taking care of the people who live here. They have amazing abilities to remember names and go the extra mile to help.Blessed to have one of the garage apartments; love the amenities of having a washer/dryer, dishwasher included. The pond view is so peaceful. Quiet, pleasant with good neighbors. Don't have a need for a pool, clubhouse, etc so not concerned about extra amenities as others might have posted. 1/2 block to the walking trail and Horrocks. If I could change anything it would be a drop box for mail that is too large to fit in the mailbox but then I wouldn't connect with the office team and get to know them. I Wouldn't recommend this community to anyone, .. we Just moved in few days ago and there's no HOT water coming in to the apartment and I called in for maintenance and i asked them "Why wouldn't you check the apartment before you hand over the keys to us ? ".. and here's their reply " Because we don't' live in that apartment " .. OMG I didn't expect this reply and that's how the management is here.. Walmart Customer service is better than these cheap management ..

Jodi McCann: I ABSOLUTELY LOVE THIS COMMUNITY! I have lived here for a year and absolutely love this place. I just renewed my lease for 18 months, it's such an amazing place to live. I read some of these reviews and don't understand the issues. I will say there is not a lot of "additional" parking spaces. I live in a unit with a garage and I'm allotted one additional spot. I'm perfectly ok with that. If you are one to have a lot of gatherings, then this may not be the place for you. The cathedral ceilings in my apartment, along with the amount of space and the view of the pond with the ducks makes me a happy resident. The maintenance is AMAZING and the Leasing Office takes great care of their tenants. If you pay your rent on time and take care of their property, you shouldn't have any issues living here. I highly recommend it. It's a peaceful community as well. I plan to stay here for years to come.
Juie Ouendag: It was an ideal place to move in, but as you start living in the apartment you realize, it is not actually worth what you are paying for a rent. Their rules and regulations are depending on the management's convenience, not on customer's convenience. They expect customers to get the deposit within a day but when it comes to returning the deposit it takes them 2 weeks, on top, they cut $5.00 because one blind was chipped, when they did the final walk through, they never mentioned it then. I would think with all the rent I have paid them ($930.00), they can replace ONE chipped blind. My car has been broken into at my covered parking spot at the apartment, the management never took any responsibility, just saying Sorry, doesn't cut it off. I would never recommend living here, because I HAVE lived in a way better apartments for lesser money and excellent management.
