Thankfully for us Patrick at IIG did our inspection and helped reveal issues with the roof, foundation, water damage, etc that would have cost us more money than I'd like to think about. Patrick was very thorough and also very patient and informative as he would show and explain each thing he had found. I would recommend IIG (especially Patrick) to anyone buying a house in the area, and make sure to be there for the inspection, you'll learn a ton! We did not end up purchasing, yet the cost of the inspection was the best money we've spent, as it saved us many thousands in the long run!

Tonja L: Patrick was pivotal in credibly identifying safety, code, workmanship, quality, and structural issues on our home addition and garage project done by a Mason, Michigan builder who, despite being verified as licensed and insured with a 5 star review rating , proved to be a failure on all levels of home building. Until the inspection with Patrick of The Buyer’s Inspector, we had no idea how grossly misplaced our trust was in this builder.When COVID-19 shutdown our project we began noticing quality problems. This led us to hire Patrick from The Buyer’s Inspector. He was thorough, detailed, and spot on for the major problems as well as minor issues he identified during his inspection, including the multiple structural deficiencies. He recommended we hire a structural engineer to investigate these deficiencies in detail and the engineer verified all of Patrick's findings.It has been a very trying time legally fighting for our project to be done right but we thank Patrick for identifying all the problems using his extensive knowledge, experience, and understanding of Michigan's Building Construction Codes and industry standard building practices. From my first phone call with him, it was clear that Patrick truly had my best interest at heart. He explained the entire inspection process, including how long we would be at the home and what he would and would not review during the inspection. Blake Girardot: Patrick provided the most detailed, thorough home inspection I or any of my friends have ever seen. His experience and expertise across the full range of systems in a house was incredibly valuable. He does not gloss over things that other home inspectors typically do. As others have said, expect to spend several hours with him in the home, much more than a typical home inspector and the seller/real estate agent might tell you that is not possible. Insist on Patrick's time frame, it is not up to the seller to limit your inspector's time, but they might try when they hear it is Patrick doing the inspection :)

Karl: Patrick is certainly a detail-loving inspection analyst: be prepared to spend 7 hours with him for the inspection of a single family home; including waiting times of up to 25 min., where he accepts and answers phone calls. I feel like his charges reflect this enormous time effort, that's partially due to the advice he is including, how he personally would handle things. If you were not aware to clean the gutters from debris at least annually or remove lint from your dryers hot air exhaust: then he is your guy!

He will show you how to do some minor repairs and suggests things you might want to fix for minimal cost. He takes his time and is very diligent. I have used Patrick twice now as he is unbelievable. He also made sure to note precautions he would take and would request around safety in regards to COVID-19.When I met him at the house, he was very professional, and went above and beyond while looking at potential issues. The basement had water issues which surprised both of us given it being relatively new construction, so Vince went out of his way to look for what the cause was, and found that it may have been a very simple fix (moving something that caused the sump pump to become stuck and not turn on) and helped me out with that. He also helped my figure out the best place to put a home radon test.He also pointed out positive things throughout the inspection, and I was impressed by the level of detail he showed. When the inspection was over, he had the report to me within an hour. Clearly he missed a insufficient noninsulated outside wall and guess what a pipe froze and broke in that wall in February. House flooded because I was in the hospital giving birth. He was professional, but definitely not thorough because this should have been caught. Due to COVID-19 stay at home order, our home was not fixed until June!Edit: I will not remove this post because I have documentation. Our home inspection was done on November 13.
