I attempted to help resolve the situation until Scot Brothers refused to return any calls or be willing to meet with me or my team member. It cost another 6% of the price of the home to get inspections and repairs completed. I would not recommend using this realtor or broker!The account-I first got into contact with Mitchell Cotton, from The Brand Realty, through Trulia. He was very responsive and helpful with answering any questions I had. My wife and I scheduled a couple of showings for a few houses we were interested in. We ended up liking one of the houses, and put an offer in on it. Throughout this entire process Mitchell remained communicative with regards to any questions and concerns we had. Our offer ended up being accepted, although it was outside of the timeframe we were told the seller had to accept or decline. Closing went smoothly, though we were unable to meet the owner during the signing. We obtained ownership over the house that same day, July 22nd. When we called about getting our electricity turned on, we were told that we would need to get an electrical inspection due to the power having been off for longer than 6 months. When we went to schedule the inspection, the inspector informed us that there were permits opened on the house, and that the house was condemned. When we found out it was condemned, I was distraught and confused. I sent Mitchell a text August 17th regarding the condemnation of the house, and gave him a call as well. He did not respond to either of them, a drastic difference to the ease of communication prior to the selling. I gave him another call later that same day, still to no response.Following the revelation of the house being condemned, maybe two days after attempting to contact Mitchell, I tried to go to The Brand Realty’s office after I got off of work. Unfortunately, there was no one there. My wife later went to the city of Flint’s inspectors’ office in order to find out why exactly the house was condemned, and what permits were opened on it. It was condemned following an inspection in 2020 for being a quote “nuisance”, and we needed a building, electrical, mechanical and plumbing permit.September 7th, I took some time off work to go to the inspectors’ office with my employer, who has been a contractor for over twenty-five years, to find out exactly what we needed to do in order to get the house off of the condemned list. After we were done at the inspectors’ office, my employer suggested that we go to the realtors’ office again to talk with them, which would have been around 10 am, September 7th. When we arrived Mitchell was not there, but his broker, Scott, was. We explained the situation to him and he appeared confused as to why I had still not been contacted by Mitchell. He seemed very apologetic about everything. We explained that all we really wanted was for the permits and inspections to be paid for, especially considering they sold us a house under false pretenses. He said he would make some calls and give me a call no later than end of day. I received no other contact from him that day. The following day, September 8th, I gave him a call and sent him a text message. No response. I gave him another call after work, around 4 pm, and he finally answers. He told me he had been busy, and was unable to return my call or text due to that. The rest of the conversation was him telling me that he had made a couple of calls and they didn’t really go anywhere. That there was nothing else he could do. From how he was speaking a little nervously, I got the impression that he had no intention of contacting me.We have not heard anything since from Scott, and we have not seen or heard from Mitchell Cotton since we were made aware of the condemnation. We are very displeased about our experience with this company and its employees. The lack of transparency and communication, along with ghosting us after selling us a condemned house, has made this a very unpleasant homebuying experience

Alyssa VanDuyne: Would like to highly discourage anyone from using The Brand Real Estate to purchase a home, specifically the realtor Marianne Tucker in said company. We had her as our realtor for a couple months in the month of July and august, and in that timespan she was alright, a bit pushy but alright overall. She was quick responding and got us tours when we wanted them. Towards the end of our arrangement I could tell she began to get irritated that we still hadn’t found a house for us. We told her we decided to wait a few months to but a house because we were just loosing hope. Fast forward a month or two and we decided to start looking again with a DIFFERENT REALTOR. We have now found that that Marianne had us sign a contract that we were legally bound to her as a realtor until February 2023. We WERE NOT INFORMED of said contract at the time of signing, it was PUT INTO the paperwork of an offer we previously put in on a house. We then were informed by our new realtor that we needed her to release us from the contract. I texted her on Saturday the 1st at 6:00pm asking to be released from the contract and never got a reply. I texted her AND called her again on Sunday the 2nd at 12:00pm since she didn’t reply. She finally replied that same day at 7:30pm with a hostile response saying “Sorry, I’m busy with active clients. I’m happy to release you…i don’t need anything in writing. Go do what you’re going to do.” I replied saying I needed something in writing even if she didn’t for my new realtor at 8:30, with again no reply. At this point I was getting very irritated. For someone who was very fast at responding while we were using her previously, it seemed as though she no longer respected my time. I texted again yesterday the 3rd at 5:00pm saying I still hadn’t gotten anything in my email. She then finally responded today the 4th at 2:00 pm with a short text “in your email”.

Susan Perry: Absolutely do not contact Brandon Hawks to show your home. He made an appointment to show ours at 5pm, never showed up or called. When my realtor called him later that evening he said the showing went great. He never came, have cameras to prove it! He said he was on his way at 4:50 pm when his client cancelled but never bothered cancelling with my agent. I just spoke to him and this is what he said to me although he told my agent last night that the showing went great! He said he had a family event till 11pm and couldn't bother calling me back last night when I called twice. It didn't seem to bother him today that I was going to leave a review. I had to click on 1 star to be able to send this or I wouldn't have clicked any. Attached is a copy of his review, not 1 time did he mention that he was never here

Jason Allen: At first everything was good. Then when I told them I was moving out because I bought a house mark said “why didn’t they call me I would have told them you couldn’t afford it”. After 8 year of living there the carpet seams started to separate and they never replaced it. They charged me for all kinds of stuff during their final walk through that was already missing or damaged that they already knew about and was supposed to fix but never did.
