Britta Johnson: I have been a tenant since April of 2021. I recently moved out. I was told by my property manager in writing that I will receive my security deposit back within 30 days of moving out. It has been 7 WEEKS and I still have yet to receive it. I have emailed my property manager Jaylyn and texted and have received 0 communication back. I have even contacted the contact us page. But still nothing. All I want is my security deposit back. I have a copy of my lease and all email communication that states that I will receive my security deposit back within 30 days. I will continue fighting this until I get it back. The lack of communication with the property management company is unreal. For example, I went TWO WEEKS with an unlocked door because the door was broken until they did something about it. If you put in a work order, don’t plan on it going anywhere for 2+ weeks. The fact that my safety was at risk because no one would come out to help fix the issue is ridiculous.There is a big lack of communication between the tenant and the property manager. You will be lucky to even receive an email back within one week.

I am not sure if this is who or how to go about his, but I cannot get a hold of anyone by phone or text because of my phone is not working. I am on a month to month lease at the property in Big Rapids, and I truly don't know what to do. My Realtor Amanda has been an amazing blessing in helping me acquire the apartment for rent, after I was forced to move by my Landlord who evicted me to move her son in after I lived there for 5 years with perfect tenancy. With less time to move than was legal, Amanda was still able to find me a place which I took without looking at first because it was literally the only available property in my price range and relatively in an area that I felt safe and I did not want to have to sleep in my car. Unfortunately I am not going to be able to stay there because it was a lot smaller than I had imagined and one of the closets in the pictures I had seen I had mistaken for a bedroom because of how the angle of the picture was taken I thought I had the whole bottom half of the duplex and not a 1/4 of it. I had to rent two storage units to fit my things in and place the rest at one of my mother's houses. After speaking with her she offered me a blessing and an amazing opportunity to live here, rent free so I could save up for my own home if I chose not to want this one. I mentioned this to my Realtor about a week and a half to two weeks ago along with how to go about ending my lease. I was told that after I paid my rent on November first that I would have to then put in my notice, and the issue arises with receiving my deposit back and the cost of the carpets to be shampooed. I have never slept in the apartment and have only been there once to drop off some of my clothing which you may inspect the apartment to validate the truth or ask the other tenants how many times I have been there. I truly do not have money to waste as I already have just to cover the costs to rent. which was $1245. I truly hoped to be able to stay there on my own but with the costs of the units and the price of rent having gone up after it was posted for less and was told I could move in at that cost, I simply cannot afford everything in the long run if I were wanting to save up for a different home. I know this is no ones fault and I hate how much life has changed for me int he past month, but I accept any change as a part of life, and just wanted a little peace of mind as to how we could go about ending my month to month lease. I am so sorry for inconvenience this may have caused for anyone and apologize I could not get a hold of anyone sooner - as my phone has been temporarily out of service. I don't know how to get a hold of who I need to but this matter is urgent as I cannot bare the thought of having to pay money I barely have for another month to rent a place to store my clothes. Thank You so much for taking the time to read my concern and I pray I may have a response that allows me sleep at nights because being able to get my deposit returned is going to be crucial as my alternator is starting to show signs of going out with the electric dimming periodically, or it could be a loose wire, which I pray to God is all that it is. I am very sorry to hear that you are going through a rough time but unfortunately the lease holds both of us responsible. You can pay November in full or I can prorate it which will come to 312.49 making a difference in saving of 312.51. According to your lease a receipt must be provided for the floors. When you are ready to actually move out please turn in a forwarding address for your security deposit and turn in all keys.Thank you

Asha Phadke: We tried RPM with two separate properties, and their communication and response time was poor both times, over two years. They worked with us on our rate for adding a 2nd property, which we appreciated, but we rarely heard back from Matt in a timely manner. Other staff were very helpful and kind. After we finished our second year with them, we changed management.
Marc Green: No consideration for the customer. Just funneling money out of my bank account and making living in Grand Rapids less convenient. They should consider training their employees.

Zissou Squadldr: Renters avoid this management group. Eastland Apartment management associated with Monarch Investments condones deceptive and manipulative practices to separate tenants from security deposits. I was a victim to deceptive practices to separate me from receiving back due security deposit through intentional manipulation of funds. The only valid charge I had was for a nominal utility bill that was resolved. Eastland Apartments management group took action to segment up my deposit arbitrarily without clarity on lines items. The only indication was that all of it beyond a nominal fee would be returned. They sent a couple small checks and then held the last amount denoted: "refund". Convenient error? Lost track of all the sectioning up of my deposit? I filed timely disputes. I kept up the apartment weekly. There was no major claims on their end beyond a nominal fee. No damages. I turned in keys several days before end date for vacating and gave notice of my forward mailing. I have glowing remarks from past landlords. A reasonable person could see from their mailings they are participating in unnecessary, manipulative practices to harm the average renter. They are beyond a legal window for return and they are intentionally trying to bait legal action. Surely they have lawyers standing by with their investment group willing to clench the deal. I'm sure they do well for themselves with this predatorial, manipulative, unethical behavior. Absolute worst kind of company.

You'd probably need a subpoena to get a response out of them. Beware of renting at any of their properties unless you are ready to lawyer up or just pay their ransom for the sake of your credit score when moving out. There's a reason the only good reviews here are from people who work for them.

Maintenance burst into my apartment on a Sunday (2 guys) morning claiming there was water in the apartment below.Never looked at a water pipe. Went in my bedrooms and felt under the floor heat vents. Then I so saw evidence they had been in while I was gone and removed end plates off the heat units.Now there is a strip of loose eaves trough tied to the building because they apparently don't know how to repair it properly

Also They know it's a current health and safety hazard [Covid - 19] yet seem to ignore state stay at home advisory! I didn't know a welfare check was conducted WITHOUT A OFFICER!!! I also believe 24 HR NOTICE IS REQUIRED BY ANY SITE PERSONNEL PRIOR TO ENTRY! Nothing was left on door, inside or prior to entering. We have tried our hardest to clean OUR mother's 60 YEARS of life out of the apartment as soon as we can but this is just down right ridiculous!!! I will be contacting the Housing Board and Pursuing further actions! I'm very angry, upset and fearful. I really hope the person who entered the apt and looked around, opened closets to see MY PERSONAL ITEMS didn't have COVID-19...
Anastasia Magden: Absolutely irresponsible company. They left us without a fridge for a month, while the property manager, Rachael, said she discussed a rent concession with her boss, Sylvia or Cynthia or whatever. However, after attempting to get our dishwasher fixed[it was installed by someone on Eenhoorn's payroll, who they later fired because he installed other appliances incorrectly] and finding Rachael neglecting to actually read any of the emails I was sending her, I attempted to get in contact with the management company. Now I'm hearing they do not offer rent concessions for appliances, even though our direct landlord told us she was going to work on getting one for us. Not only is this company full of liars and folks who don't know how to properly communicate, their units are overpriced and their appliances are advertised as new, yet they don't work. Save yourself some trouble and do not move into ANY property managed by this company.
