Anima_et_Animus: Thought home showings were free? You were right, they were. However, Access Property Management will quickly disabuse you of that notion by charging you through Rently to see any of their properties. Awesome! Rently routinely will keep your funds and not provide codes, so you have the pleasure of PAYING just to see a place you may not even decide to live in, and getting your money stolen, too! Deciding to go this route is lazy to the absolute extreme and shows a lackadaisical disregard for any prospective tenants. This is already a further step in the low wages-high rent scene that is the modern age and is a disgusting overstep.

G. CRYDERMAN: I have tried to see this property at least 20times to no avail. No one has even tried to reach out. I called the number provided and was told the platform I had to sign up on. Not sure why I have to sign up for a tour and pay $1.99 fee per credit card just to see? Does this company charge you to see their property or is it a gimmick to get people's money and not actually let people view property?. Think about it 1.99per 50 people or more. I just don't understand. I have given my Driver's license, took pic, and also took pic of my military Id. Why aren't those pictures good enough to take a tour? This is new to me haven't encountered this type of thing before.

In the past, I have always managed my own properties - but their communication and performance immediately alleviated all of my fears and concerns about delegating this important task. Jay McCarty: With one exception, I've always, received good service from UP. Recently had a service call for low water pressure and they addressed the issue right away. They didn't try to cheap out on the repair and Ethan (the repair tech) did a great job and was courteous while doing so.

Rachel Blahnik: Steer clear if you are a renter. They had us move into a house that was not fit for tenants. Mice, windows that didn't open, basically falling apart. It is a huge hassle to get anything done through the office. They will give you the run around for days. David Klein, the office manager, is about the most incompetent person you will ever have the displeasure of communicating with. I could go on an on about the problems we had with this company over our 3 year lease.Note: most of their good reviews are from owners of the properties they manage, not tenants.

Even when I was moving from a (not nearby) state they were able to work with my situation and made sure all was ready once I had a move in date. Even now, after being with them a month, it still feels like one of the most seamless things I have ever done. And they are STILL helping with everything with the same efficiency and timely manner. Yazmin has been a dream the entire time. So helpful and always understood my concerns or perspective. If you get assigned to her, you're in good hands. Qwest Property Management: what do users think?
Ross Baker: An excellent experience and business relationship having Qwest PM managing my rental properties the past few years. I also used Kevin as a real estate agent to sell one of the properties and it went extremely well. I had to do very little in the process, while he carried through all the details and thinking to the final closing. A good sales price with multiple offers to boot.
Skyline Exteriors: Qwest is a great, local company to work with! We have had a great experience working with them. Definitely recommend giving Kevin a call!!
Matthew Boynton: The people I talked on the phone with were pretty helpful all around and were nice. Rating due to egregious pet policy. Has a list of dog breeds that they don’t allow due to aggressive nature like a German shepherd. Unfortunately, I’ve seen more small dogs prove that this policy is a little nonsensical. On top of that, you’d have to pay $400 in pet fees plus $25 a month for a beta fish in a 3 gallon tank. I don’t know who wrote up their pet policy but it surely could use an update and getting with the times.

Praphul KP: Working with Kevin and Qwest has been hassle-free from day1. Kevin is an utmost professional right from when he sets up the first inspection with you. I was an out of state owner of a rental property and Kevin's team had managed it for me. The communications were impeccable in quality and thorough. The only things I would like to see is better accessibility to Kevin during the process , I understand he might be busy but sometimes it's better to hear a voice when we are in the process of taking decisions. I also sold the home through Kevin and it was a good experience overall. I surely recommend Qwest for GR property management needs.
Jakob Szilagyi: Rented from them for 3 years. Never had a late payment or any sort of issue. Constantly tried to pin fines and extra fees on us. Extremely difficult to get ahold of, delayed any sort of maintenance request in attempts to get out of paying. House was not inspected at time of move in and had many issues. Would never rent from this company again.

From the first conversation I had with Kevin, his professionalism and skill have been impressive. Every detail Kevin described to me about how his operation works and how management of my investment would take place has played out exactly as he described. He has efficient systems in place and I have access set up that provides me with full visibility into the services being provided and the costs associated with those. One thing I especially appreciate is that Qwest seems to demand fair rates from contractors - I have not have any unpleasant surprises when looking at invoices on the portal. In terms of communication - every time I reach out to Qwest, I get back a thoughtful email within a few hours. We will be placing more of our properties under the management of Qwest in the future. Deborah Conley: Qwest Management took over the management of the duplex I live in about a year and a half ago and they have been very quick and responsive to any requests I have had. Last week during the middle of the polar vortex my water heater decided to start leaking- this thing was very old so it did not have an alarm. By the time I noticed it was leaking it had flood part of the basement and a finished room. I couldn’t turn off the water heater because the handle was stuck. I ended up having to turn off the main water. I called the after hours number and had a call back within minutes explain what was going on and that we did not have water and Kevin immediately got ahold of a plumber and carpet guy to come out that night to assess the situation. We had water back on that night, a new water heater and the water removed from the basement in less then 18 hours. This was amazing. I really appreciated the quick and thorough work that was completed. I have lived in this home for over 10 years and the previous management company never was as conscientious. Thank you Qwest for making a bad situation better quickly.
Shandon Bowden: Honestly, I don't generally write online reviews, but I've been renting from Qwest for just about 4 years now. That in and of itself should say something. I've never had an issue with them, even when things go sideways that are completely my fault they go above and beyond with understanding and working with me to set things right again. I could not give a higher recommendation to anyone looking to rent.

Mathew Nielsen: I sent in a maintenance request for new door sweeps and a blind a couple weeks ago. The response back to me was prompt and detailed. Because I work from 6:30 am until 2:30 pm and often stay late until 6:30 pm, it was difficult to actually talk with anyone besides email and texting. Kevin and Emma worked with me around my schedule to ensure the issues were fixed as soon as possible. The maintenance man Marco also worked around my schedule, was very professional, personable, and did a great job at asking if I was satisfied with his work. I am very happy to be staying at one of Qwest's properties and would recommend using them for all of your housing needs.
Sean Larson: I met Kevin (the owner) at the Rental Property Owners Association several months ago. When I closed on a house in late October and couldn't get it rented on my own and started to worry I gave Kevin a call.He personally visited the property. He went over the place room by room, explained what he thought the target rental rates should be for the neighborhood/style of house and demographics and explained the whole contract details with me clearly like I was a first timer (because I was, well it was my second property/first management experience). There was NO sales pitch which was great and actually showed me more confidence in the business.Ever since hiring Qwest I have had any and every question a rookie like me could ask explained in detailed, yet simple terms and I have had no regrets with my decision whatsoever. As my portfolio of houses grows Qwest Property Management will be my go to source for management if/when I need them.Bottom line: if you're new to the game or a seasoned pro looking for a team to take on many properties at once you won't be disappointed with Qwest.

Britta Johnson: I have been a tenant since April of 2021. I recently moved out. I was told by my property manager in writing that I will receive my security deposit back within 30 days of moving out. It has been 7 WEEKS and I still have yet to receive it. I have emailed my property manager Jaylyn and texted and have received 0 communication back. I have even contacted the contact us page. But still nothing. All I want is my security deposit back. I have a copy of my lease and all email communication that states that I will receive my security deposit back within 30 days. I will continue fighting this until I get it back. The lack of communication with the property management company is unreal. For example, I went TWO WEEKS with an unlocked door because the door was broken until they did something about it. If you put in a work order, don’t plan on it going anywhere for 2+ weeks. The fact that my safety was at risk because no one would come out to help fix the issue is ridiculous.There is a big lack of communication between the tenant and the property manager. You will be lucky to even receive an email back within one week.

I am not sure if this is who or how to go about his, but I cannot get a hold of anyone by phone or text because of my phone is not working. I am on a month to month lease at the property in Big Rapids, and I truly don't know what to do. My Realtor Amanda has been an amazing blessing in helping me acquire the apartment for rent, after I was forced to move by my Landlord who evicted me to move her son in after I lived there for 5 years with perfect tenancy. With less time to move than was legal, Amanda was still able to find me a place which I took without looking at first because it was literally the only available property in my price range and relatively in an area that I felt safe and I did not want to have to sleep in my car. Unfortunately I am not going to be able to stay there because it was a lot smaller than I had imagined and one of the closets in the pictures I had seen I had mistaken for a bedroom because of how the angle of the picture was taken I thought I had the whole bottom half of the duplex and not a 1/4 of it. I had to rent two storage units to fit my things in and place the rest at one of my mother's houses. After speaking with her she offered me a blessing and an amazing opportunity to live here, rent free so I could save up for my own home if I chose not to want this one. I mentioned this to my Realtor about a week and a half to two weeks ago along with how to go about ending my lease. I was told that after I paid my rent on November first that I would have to then put in my notice, and the issue arises with receiving my deposit back and the cost of the carpets to be shampooed. I have never slept in the apartment and have only been there once to drop off some of my clothing which you may inspect the apartment to validate the truth or ask the other tenants how many times I have been there. I truly do not have money to waste as I already have just to cover the costs to rent. which was $1245. I truly hoped to be able to stay there on my own but with the costs of the units and the price of rent having gone up after it was posted for less and was told I could move in at that cost, I simply cannot afford everything in the long run if I were wanting to save up for a different home. I know this is no ones fault and I hate how much life has changed for me int he past month, but I accept any change as a part of life, and just wanted a little peace of mind as to how we could go about ending my month to month lease. I am so sorry for inconvenience this may have caused for anyone and apologize I could not get a hold of anyone sooner - as my phone has been temporarily out of service. I don't know how to get a hold of who I need to but this matter is urgent as I cannot bare the thought of having to pay money I barely have for another month to rent a place to store my clothes. Thank You so much for taking the time to read my concern and I pray I may have a response that allows me sleep at nights because being able to get my deposit returned is going to be crucial as my alternator is starting to show signs of going out with the electric dimming periodically, or it could be a loose wire, which I pray to God is all that it is. After we finished our second year with them, we changed management.

I was staying in a house for three years and there wasnt a cerificate ato occupy the house. I would recommend not renting from them. They wont come out and fix nothing but wanna charge for repairs.. Not a good agency to rent from.

They took over the unit that I was renting from our former landlord back in 2021, and from the very beginning we’ve had nothing but issues with them. They are next to impossible to get in touch with unless they need something from you, the management is less than adequate to say the least, and if there is anything wrong with the unit it is almost impossible to get them to fix it. My best advise to anyone who is looking to rent from them is don’t, but if you do, get everything in writing and keep ahold of it because the way they do business you are going to need proof of everything.This is a company that does not care about their tenants and are only trying to make a quick buck by any means necessary. They have poor business practices and skate just above the law to make it legal.

They’re uncooperative and after your money just like other corporate.

Kenneth Moore: From the day I submitted my application, to the day I moved out, Houston was accommodating, understanding, and flexible. About two weeks into living in our apartment in Swiss Village (part of Spring Lake), the apartment above us had a massive leak. It started raining in our apartment. A lot of our stuff was destroyed and the entire ceiling needed to be replaced. Houston made it right. He hired guys to come replace all the drywall, and while the building was being fixed, he put us up in the Holiday Inn. He also took $200 off of our next rent payment to reimburse us for the damage to our things.Place uses an online system called “AppFolio” which makes it incredibly easy to request maintenance, manage your payment method, and view your lease if necessary. This made everything very convenient. Anytime I had to request maintenance, I would do it through the app. Usually the next day, the very friendly maintenance guy, Bill, would come by and fix our issue. Besides the major leak, there were no serious issues—just broken cabinets, drawers, etc.Finally 8-9 months into the lease, we decided to stop renting and buy a home. I had saved up enough money and built enough credit (partly thanks to Place since they report your rent payment to the credit bureaus) to afford a down payment. While other landlords would have strictly abided by the terms of the contract and forced us to pay rent for the rest of the lease, Houston made us a deal and let us out 2 months early. Why did he do that? He didn’t have to accommodate our needs. Simply put, that is the kind of thing he does, and that is the kind of guy he is.You will not regret choosing Place Property Management as your rental company.

Alyssa Hankins: Once Place Management took over my rental, which was previously leased through the amazing Shift Property Management (which we had no problems at all), things have gone to hell. The communication, billing, and maintenance are all over the place. We’ve had random sub leasing fees thrown at me (when I still live in the house) which I had to call to get them taken off of my name. If you ever need something fixed they won’t tell you a price ahead of time, and they will charge your ledger. If you don’t pay the bill you didn’t know you were going to have for something they fixed immediately, you’ll get a late fee every day! Raised rent in the middle of a pandemic, in a house that is NOT worth $1,300/ month. They won’t allow you to talk to the property manager of your rental if you have a problem... poor management all around. Can’t forget to mention the squirrels and mice running around in our ceiling and walls for MONTHS. After having two maintenance guys come out they are still in my house.

Also we have worked directly for them as we are a small plumbing company. All the jobs that we are assigned are set up perfectly. Also they are right on time with payment. Great work guys.

England Avis: After renting from Shift for 18 months, we're left feeling they prioritize care of their property owners rather than tending to the tenants renting from them. It was common to have to communicate needs and spell things out more than once in order to get their attention or response. Mulitple times on different scenarios we were met with the response that "this should have been addressed X amount of time ago, sorry" - when we had already communicated multiple times about our lease agreement/needs not being met (black mold in ceiling was only addressed after multiple reminders, same scenario with lawn not mowed for over a month, missing the return of our security deposit within 30 days). Beware that you will need to communicate your needs and remind them of your rights as a paying tenant or you will be overlooked.
