Matthew Mireles: Got us into a house, only downside is they don't allow you to take the keys until your actual move in date even if you paid your deposit and rent. It really does suck as someone who likes to slowly move things over before move in to move less things on move in day. Our previous landlord allowed us to do that
Jocelyn Murchison: I haven’t rented from this company but with the experiences I’ve had I don’t believe this is the rental company for me. There have been serval times I’ve went to the office to schedule a tour just to be told the home has been rented. If the homes have been rented why are they still being advertised as if they’re vacant? This does nothing but waste people’s time and shows that the company is unorganized.
Ray Reeves: Got the work done quickly
Marc Reed: Rachael who does all of the communications with us as residents, attends our condo board meetings, and helps us manage projects is an awesome communicator, moves projects and requests forward, and makes herself available. When our condo first switched to DS Huber, there were a lot of changes going on and some items were missed, but Rachael has been helpful in correcting all of that and moving things forward in a positive and effective direction. I have much less experience with the rest of the property management staff and we do tend to have snow removal and some upkeep a little more delayed than others that I see, but overall management has been good and issues have been addressed as needed. Things are continuing to improve.
Atlanta Somoro: I have had nothing but pleasant experience's with this company. There have been some rough patches here and there as are with all companies, but the staff has changed and grown, and is now probably the best it's ever been. Highly recommend them to anyone. From my experience, most bad reviews are probably blown way out of proportion.

They will charge ridiculous fees and will continue to pull money out of your account after you move out. Joshua Yang: If I could give negative stars I would! DS Huber managed a duplex of mine and was the worst property management I've come across. They were unresponsive and unattentive and costed me thousands of dollars including legal fees with Lansing because of carelessness. I would not recommend DS Huber for tenants or landlords. Many other landlords I've talked to described this company as needing a babysitter and have similar experiences. Clearly with all the 1 stars here, I'm not the only one having issues.

Mark Herman: Former tenant. Do not rent a house with this company. They charge too much for their flipped houses; they're currently charging a 400 square foot house for $1000. Contacting them is like pulling nails, their voicemail is always full and their property manager is useless. I had a water heater rust out in Febuary of 2021 and it took them three weeks to get a new one. Along with squirrels in the walls and I had to maintain the lawn and trees with my own money.
Kayla Garibay: If I could give this company 0 stars I would. Reading other reviews I see that they will continue to get on here and arguewith people and I can confidently say I'm sure they are lying! They lied to us the whole time we rented from them, they made up stories and lies the whole time right down to the end. This is the worst company I've ever dealt with and they clearly have no shame. I think their 1.7 star rating is enough to say don't walk but run away from this company! They are crooks and evil. Also if you are currently working with this company keep records of everything, they can't keep up with their own lies and their stories will change.

Megan Boyd: Too bad I can't leave 0 stars when it's well deserved. Applied for a rental paid the application fee and was approved and less than 24 hours later they sent me a text saying the place was rented out already. I checked their website everyday for 1 month and the place I applied for is still listed for rent. I thought maybe they just didn't update their website so for the next month I checked the website everyday and drove past the rental property everyday. Better off renting from someone else. This company is a scam.
AJ: Hello? Is this place real?Moved out of my unit over a month ago. Gave them 2 months notice. Returned keys and moveout confirmation on time. Have barely been able to get a hold of anyone to get my security deposit back and when I did they said that they never received one when they bought the property from the previous owner. Previous owner said that they did give it to them. Also there has been a "non compliant building" pink tag on the door of their property that I lived at for 6+ months. Must be nice to take people's money and do nothing. Maybe I should get into this business.
Sam Dodge: I did a lease takeover with them before the owner of the property switched rental companies, so they were my property managers for about 3 or 4 months.The customer service is barely there it seems. I’m not sure if there’s a staffing issue or what, but it took weeks to even be able to sign the lease after we were already approved. Upon moving in there were dozens of issues to be addressed, and it seemed like the place hadn’t been inspected in a long time.When we switched property management companies, they provided no information about us, our current lease, or anything to the new company, leaving it up to us as the tenant to explain how things work. One tid bit of information they didn’t tell the new company was that the water bill was part of our rent. So the new company wasn’t aware they had to set up a new account, and I wasn’t aware of this either because why should I be?? I’m not the manager, I’m the tenant. But anywho, Huber went ahead and disconnected the water for the duplex house we live in, without even warning myself or the downstairs tenant. Or the owner, or the new company. So now I have no water for the night because of this huge lack of communication from DS Huber.The people I worked with were nice (other than one lady calling me weird to my face in the office), but there’s almost a complete lack of communication from them.Be prepared to basically manage the property yourself if you rent from them. And make sure you know EVERYTHING about your property and do thorough walk throughs, making note of EVERYTHING.Rent was cheap. Now I see why.

With that said you might want to think about trusting any review for cams. If you want to deal with a strong arm management company they are for you. If you want to be treated with dignity and respect, run away from this clown show.

X. RAO: In my opinion, our association uses CAMS LLC only due to low cost. I would not expect much service but with that in mind, I can only give 1 star review for various of reasons:- Lack of communications. A builder had a utility project in the public easement last year. CAMS had no knowledge of this even after project was finished. CAMS seldom replies to letters, email, request, or calls. When calling, they promised something, then nothing.- Lack of knowledge and lack of responsibility. CAMS sent plenty of violation letters to me for a public easement maintenance issue to me. While the bylaw clearly states the public utility easement. It took several years and talking to lawyers, before CAMS realizes this knowledge. A 5 minutes reading the bylaw will be sufficient for even a middle school graduate. This is just an example.- Inability to complete tasks and a lack of follow-through.- Dishonesty and lack of integrity: Management company’s job is to help govern by following association bylaws, while CAMS often just makes up reasons to claim violation, like a dictator. My neighbors complain to me on this issue as well. CAMS most of time bends to the loud-speaking bully, while bullies the kindest association members.- Discrimination. It is sensitive subject and I will not elaborate on this.- Lack of Financial Accountability. CAMS often times sends useless letters, while for several years, I haven’t received any meeting notice, finance statement, etc. Our association has limited funding, and CAMS is doing its best on wasting.The only good thing CAMS does is hiring of Mr. Santos Vegas. I really appreciate Santos Vegas’s work for our association: warming, understanding, ethical, and respectful. As the only responsible at CAMS, he is stretched very thin and often times works on weekends and late night. The star is for Mr. Vegas, while CAMS gets none.Our association gets the limited value from CAMS for doing contracts, organizing annual meetings, meeting legal requirements, and as a place to point fingers to when nothing gets done or when thing is done poorly, or when things should not be done. CAMS deserves zero star.

Lyudmila Kogan: CAMS used to manage our condominium association for many years. They provided highly professional service. All bills were paid on time, dues collected, accounts balanced, all requests for service implemented.Due to a very small size and limited resources we decided to switch to self-management. CAMS provided us with all documentions and information needed for this transfer. The owner Jose has been very responsive and supportive. I'd highly recommend this company.

Abbey Moran: I had the privilege of working with Mr. Santos Vega when I joined myneighborhood homeowners association board in 2018. As many know homeowners associations entail a lot of mixed emotions and negative personalities.This year particularly was frustrating when dealing with a couple ofneighbors. Despite the negativity and rumors, he still managed our neighborhood with integrity and genuine care. Mr. Vega is very attentive, respectful, and communicative. He always answers his phone.Mr. Vega was key and essential to saving our neighborhood money with current projects. His many years of property management show by his ongoing successful negotiations with companies and contractors.

Anne Perkins: As the president of a condo association, I am deeply appreciative of Santos Vegas' knowledge of and experience in condo laws and issues. His ability to handle problems as they arise and experience in doing so is invaluable. Santos has a strong work ethic, excellent communication skills, and has been a strong support to me in my role. His attention to detail and experience in budgeting has enabled our association to meet its expenses without going over budget.
Susan Wortas: Our manager Santos Vega has been very professional, efficient and patient. Our condo development has experienced many ups and downs but CAMS has always worked with our board to find viable solutions. Personally, I have had experiences as an owner and current Board President where the manager and owners have gone above and beyond to answer my questions and address my concerns.

Lewie Wright: By far the worst management company we have ever done work for. They give you a job and when you complete it they refuse to pay you. They make up things and tell you they don't believe the work was done. When you submit the bill for payment you get a nasty lady on the phone named Dianne. She will try and belittle your company and come up with every excuse not to pay you. Don't even try and meet with the owner to do a walk through of the work because he will go missing for weeks. If you get lucky and get paid, they will track you down and request a refund, even though they have several unpaid invoices they refuse to pay. If you are a contractor stay away!!! Can't speak to the way they manage their buildings, but judging by the way they treat their contractors I'm sure they are no good.
John Westra: Working with a 'Challenging' Board can be difficult. The CAMS staff have served the RPE community with integrity. They have worked hard to encourage the Board to adopt solid financial, project and vendor management policies and establish sufficient reserves to meet the needs of the community.
Dick Schultz: We have used the services of Capital Area Management for the past five years and can attest to their excellent knowledge, expertise and professionalism in helping solve technical problems with our Association such as drainage problems, roof replacement, replacing of exit tubs, lawn care, snow removal etc. In addition, they provide accounting services, financial reports, collection of association dues, banking, obtaining contractor bids, supervising contractor work and providing advice for operating the Association, all of which help alleviate the burden of the day to day management of our Association. In short, we believe, their services have helped reduce the cost of operating our Association while providing a high standard of maintenance and repair in a timely manner for our condos and other assets. DTN Management Company: what do users think?
Ellen O'Neil: Terrible experience! The leasing office is extremely unorganized. They have several people who will pick up the phones and tell you completely different things when asking about your ledger or amount paid/owed. Americana Apartments have several bugs, mold issues, heating issues and more. It was not a pleasant place to live for the amount I was paying. The only thing that was enjoyable was the quick walk to campus it was. Everything else was stressful and the leasing office doesn’t help at all when trying to figure things out regarding maintenance or payments.
Chris Cosart: Hold onto your hats because this review is about to get spicy! Let me start by saying that I cannot fault the property itself or apartment – they were well-maintained and had a great neighborhood atmosphere, albeit with a slightly steeper price tag. However, while I can't blame the apartments for the theft of some items from the back of my truck, I can certainly blame the company for their unethical business practices!Here's the deal: I provided my keys and forwarding address when I left the apartment in the first week of January, the address was only valid for 30 days. I was promised a phone call and a statement balance within two weeks, but this never materialized. I assumed that my security deposit would cover any remaining charges, but boy was I wrong! DTN continued to add small charges to my account as late as February 16th, which was well past the two-week timeframe and even after my forwarding address had expired.To add insult to injury, DTN made absolutely no effort to contact me via phone, email, electronic notices, or any other means of communication. They claim to have sent notices to my forwarding address, but these never reached me, and the debt was sent to collections. Even as I write this review, I have not received a statement or notice to be able to validate the charges. The amount in question may seem small at $185.17, but the consequences of this unethical behavior are far-reaching. The collection agency is going to report this to the credit bureau regardless of payment, which will end up costing me thousands in interest on future mortgages.So, let me be clear: DTN may appear to be a reputable company, but their business practices are far from ethical. If you're considering renting from them, think again. They may treat you like a valued customer while you're signing up or renting from them, but once you're no longer of value to them, they'll toss you aside like yesterday's trash. I've given them multiple opportunities to make things right, but they've refused to do so. Don't make the same mistake I did – stay away from DTN Properties!
Tyreea Dennard: Debated on recommending a DTN property when my niece moved up to Michigan state. I did anyway because my experience with this company was a personal one as a (employee) was really sad to give up my bldg in Detroit that DTN managed but hey life is life..but from my nieces feedback they do a good job of running the property that she lives in; so we will give them 4 stars 😊

lindsey green: Thomas, the maintenance supervisor, came out to my apartment at night to fix my window. He got here quickly and worked for a long time so I could sleep comfortably. While he was here he looked around and fixed other problems that we didn’t even know we had. He was great and we appreciate him so much!!!!

McKenna Mochty: Horrible. Door locks to main entrance have been broken since move-in and over 6 maintenance requests have been submitted , as well as going straight to the leasing office in person and nothing has been done. It’s always the same answer, they’re “working on it” and then nothing is done. Looked through reviews and the broken locks has been an issue since last year so clearly there is no plan of action. In the fall my roommates bike was stolen out of the garage, as those side doors are broken/unlocked and open access. End of december my other roommates car was broken into in the garage. My apartment was recently broken into with items stolen and moved. Management has done nothing. With the shooting happening and now a break in, this needs to be fixed. If you listen to one review, listen to this… DO NOT LIVE HERE!

Serena Son (공반이): I lived in stone falls of Ada for 3yrs. During my last year the company was sold to DTN. After I vacated my apartment I was charged with over 2600 dollars. Ok. I accept some damages that were done by my pet and other things. On my dispute letter I clearly explained the charges I was responsible for and the charges i felt like they were over charging me for or should have been wear and tear. I send the letter within 7 days as its required to be sent. I was waiting patienly for the response (they say they will respond with in 45days) . Today I get a call from a collecting agency that my debt(?) was now with them.Why on earth do you have your tenants write this so called dispute letter if you are not going to respond? I called DTN left voice messages to this very rude person named Debbie. She calls back and practically laughs to me and tells me " oh you better pay them fast because they will report you to the credit companies" I asked her why the balance was sent to collection agencies when nothing was agreed or discussed upon... and she says " Oh I reject your letter " I asked her why then she did not write back and she says " I left you a voice message " is this even legal? Just the way she was treating me was just horrible to say the least. I feel so stupid for thinking I was going to amicably talk to someone and find a resolution. Would not recommend this company (the apartments) to anyone.

t s: Stay away! This company does not care about the safety of their tenants, they do not provide adequate security cameras we have had 1 vehicle broken into and lost thousands of dollars in tools. We asked management to see cameras they informed us they are old and don’t work very well. Then two months later we had our vehicle stolen from the same parking lot where they still haven’t updated their security systems basically told us the same thing. The expense of cameras vs the amount they are charging for rent really makes sense as to why they haven’t updated them COMPLETE JOKE!
Alexis S: I am so incredibly glad to be graduating so I do NOT have to deal with DTN another year. Last year living at Glennwood was an absolute mess and the manager there was unaccommodating and pretty much will lie to you, as well as the staff there doesn’t know much so don’t ever really believe them no matter how many times you call. There was also mold which the manager seemed unconcerned about and they painted over and basically said good luck as they wouldn’t provide a mold testing kit- we would’ve had to pay out of pocket for one.This year at Campus View (which we would not have signed with another DTN community as our experience at Glennwood happened after we had signed) has already been extremely frustrating, it feels like they make up fees as they please without warning or help & charge an extra $5 for cable than what is advertised on the providers site. The Oaks is the “home” office and they are so disorganized it’s insane. You will be charged for renters insurance even though you have it (yes, you’ll have to pay it and then they’ll credit you- which you shouldn’t even have to pay it.) and when you go in the office you’ll hear the female manager complaining about tenants and talking pretty rudely about people needing maintenance or help within the community.TLDR: DTN bites off way more than they can chew

If you like to wait weeks for maintenance requests and just being totally ignored by your landlord, then this might be the place for you. I’m counting down the days until I move out of my this place. Even my neighbors have complained. Just don’t waste your money go somewhere else.

She was very helpful once she was able to clear her schedule a bit of other pressing matters.I do hope this is the path to a mutually beneficial experience.I am hoping that I don't have similar experiences with this company - although I seem to be off to a bumpy start. They are "extremely" difficult to get in touch with. Anyone have any suggestions how to reach a live person and not have to leave a voice message, text, or email which go unanswered?
vicki morrow: RUN! RUN VERY FAR AWAY FROM THIS COMPANY!!!! I don’t leave many reviews, but I feel like a really need to worn people away from a lot of wasted time using this fraudulent company. I am a landlord that used this company to manage my houses for the last 4 years. We switched May1, 2022 because of the extremely poor customer service and the upcharging on repairs. As of today, almost 3 months since the switch, I am owed almosy $6000 in tenant deposits, owner deposits, and prepaid rent paid by my tenants back in April/May. I have called, texted, emailed, filed with the BBB, filed a complaint with the Attorney General’s office, and messaged the owner on Linked-In, to no avail. I was continually told “it can take up to 90 days to close out the accounts and disperse the monies!” That’s TOTALLY UNACCEPTABLE business practice. Now we are almost at the 90 day mark and I’m STILL waiting on almost $6000. Makes me wonder if they are having cash flow problems? Or are they just inept at their jobs? Or are they being punitive because I switched to a different company? Or perhaps all three!!! My next call is to my attorney - I don’t like having to do it, but enough is enough! This will be just one of many reviews I leave for this company all over the internet. SERIOUSLY! Don’t use their services! You will 💯 regret it! And as a side note, BBB has given them an “F” rating because they never respond to complaints. And if you look up the history of the owner, you’ll find some shady deals that happened with this company in the past. I wish I had known all of this before we started 4 years ago.
Camri Grace: I found a beautiful apartment on their website and decided to apply before looking. Firstly the app fee is $55 dollars which is slightly outrageous but because they had quite a few different spaces I liked and seemed professional I went for it.After calling and receiving multiple voicemails, I sent a message on Facebook to view the place. They called me back a couple days later and we scheduled for the next day.Deandre met me there and was new and kind. He was very friendly and I enjoyed the apartment. we talked and he said he would send over a lease which he did.Once I received the lease though NO ONE answered any texts, calls or messages. I had questions that still remain unanswered, I would have loved to rent the apartment but the lack of communication was tremendously disappointing.
Jennifer King: They will not accept your calls about repairs. They will leave those calls unanswered for months if not a year. They will charge you against what the lease states without providing prior notice. They will double your rent without prior notice. This business uses very unethical practices. Forces people to do things out of their lease under duress. Whether it be pandemic or lack of a new place to live. They will exploit it and use it to double the rent. I am at the rental office right now and they are currently trying to wait out the clock without seeing both me and my husband. They do not want to answer why they are charging rent at an advanced rate against with the lease States. Do not run from these people they're absolute slumlords. This is my opinion after dealing with them.
Brooke Kahn: I had filled out the application and paid the application fee to schedule a showing. Day of the showing the realtor never responded to my multiple messages. I have called, emailed, left voicemails, and messages and haven’t heard anything in over a week. I’m not sure what’s going on but it feels like they’re just collecting your personal information and application fees and then ghosting you.

Alex Lockwood: Ever been completely ignored by your "property management" company? Well, you will be. There are multiple people within, and they don't care about you. Ever tried to offer to install something to your rental property that would help you and them, and they don't respond for two years? No? Well, you will with DPMG. Don't worry, expect they'll find a reason to take your deposit too, based on the complete lack of anything else they do. Cheers to the weird moneybags owner (land overlord?), your employees are bad and you are worse.

I bumped it up a few stars because I can't speak for the quality of their properties as a tenant.I've been trying to contact them about renting various properties for weeks. I've sent messages on all the apps/websites, text messages, voice-mail, emails, website submissions and no reply, just crickets. I'm trying to give them my business and money but they just won't respond. I've left messages directly for Rachyl and Steve on their dedicated numbers and heard nothing back, don't trust the reviews mentioning either person's as they have proven unreliable.This is a bad sign for anyone who rents, what happens when you need a repair or something happens to the property? I'd LOVE to rent some of their stuff but I have not received a single reply from anyone in the group.I don't trust these 5 star reviews, I suspect they are friends of employees posting false reviews to bolster the company image.
