Bre Price: Had a appointment to veiw a place I was looking to buy and no one was there when I got there so I went up to the office, that said they where open (the sign was flipped to open) but no one answered the door. I went back and waited at the lot incase someone was running late, by the time I went back up to the office they had flipped the sign to closed even though online says open till 5 and my appointment was at 2:50. They never returned my call or got back to me theyre very unprofessional.

Anthony Bonilla: I suggest nobody live here. One of the worst trailer parks I've ever lived in. Management does whatever they please & kick out whomever they want inside there park. From new & old trailers this place is horrible to place to raise a family or start a family without Management doing as please with special treatment to certain tenants. We had a wrongful death because of Management & they are acting like they didn't do it. How unprofessional.

Travis Stockenauer: My sister is renting a trailer in this park currently and it is HORRIBLE heat doesn't work and pipes freeze Everytime it gets cold out .. we call all the time and NOBODY WILL FIX ANYTHING!!!! DO NOT MOVE INTO THIS PARK!!! You will regret it every step of the way it has been absolute hell living here for her. BY FAR THE WORST MOBILE HOME PARK IN OR AROUND LANSING. Not much different than rotunda
crystal littell: Very shady management. We lived there 10 months. They don't care about tenants' safety. We were told lie after lie. Fix the tree Mark! Had to threaten legal action to get an offer so we could get out. Strongly suggest run away while you can!
PRose 66: They don't deserve one star. I know someone who lives out there, the parking lot, .road conditions are bad!!! You call Maintenance they have an excuse to not do work in your home.

Francis Smith: Stay away, owners are very dishonest and greedy. Moved in here almost 2 years ago and purchased my trailer in full, immediately the lot rent increased yet the roads remain in ruins. Problems with raccoons. Trailers constantly burning down. Maintenance guys don't want to do anything. This winter my water froze and burst, i decided it's time to move out. However after having paid for the trailer in full almost 2 years ago, they still refuse to give me the title so I can't sell it, and refuse to make me an offer for my trailer... so I'm forced to keep paying lot rent or forfeit the place.

Suzanne Elliott: Do you want a quiet place to live? Mill Pond is not the place, there is constant traffic all day and throughout the night. There is constant noise from so many vehichles without mufflers, and the drag racing up and down Bickett st. Car's and truck's race up and down the streets. So use caution when trying to cross the street. Because they will not stop. Much less trying to turn into your driveway without being hit.There is a constant police presence here. At least three times a week there are multiple police car's here. Or a helicopter circling over the park.And do you want to feel safe living here? Not going to happen. Mill Pond is not safe and and definately not a good place to live.The safety of people who live here is highly disregarded.Do yourself a favor and go to Delhi mobile home park in Holt.

Oddzilla James: I have been told by 2 different parties that you can buy a used mobile home trailer for $1000.00 here. For real...not pulling your leg. My Son ended up buying a trailer/mobile home for $1000.00
Heather Beech: My rent was $860/month at Mill Pond in March of 2019. Now they want me to pay $1100/month. Snow removal is a joke, police are constantly in and out of here, and the manager doesn't respond to emails or voicemails. My pipes were frozen this winter and I went without water for 4 days because I couldn't reach management or maintenance.

I personally would not enjoy living here because I would feel like I lived in a can of sardines with the mobile home so darn close together! What is even worse, is all those ridiculous speed bumps! I understand children play in the summer and people go for walks but maybe they would not need to walk or be in the road if there was more room to do so. I believe the park just has way too many homes in there for the space of the land!Sorry, but there are nice people who live in there.

Nitro Nikki: Definitely one of the quietest & least ratchet trailer parks around town. Decent neighbors, that for the most part keep to themselves, & a beautiful tree line in the back that’s a PERFECT visual at night.

Seems nothing is changing but park rules and again who cares as seems anybody can break them without repercussions.No working on autos yet we "enjoy" the sounds of ghetto NASCAR daily. No unregistered junk vehicles yet live next to a "junkyard"- one jalopy goes and another replaces it. Cleanup after dogs and no unattended tethered animals yet "junkyard" has 3 animals - 2 they tether and 1 runs free scrapping on our lawn and left for us to cleanup.This is NOT worth the mortgage and lot rent. Look elsewhere.

As I have been looking for awhile now. A bonus they allow pets. Nice little park and a ball court that was just finishing up. I'm prayng for the best. We need this.
Nini Damman: We moved here from North Carolina this park was very quiet at first in the almost two years we have been here there has been a lot of police presence there was a shooting two trailers down from ours there have been multiple surroundings of trailers not to mention the non-existent manager toilet flooding she don't answer power out due to the park she don't answer Road flooded consistently no manager to be found don't bother calling corporate there are no amenities for some reason they are bringing in new homes that sit empty which will bring more police presence evidently the criminals know about the non-existent manager the home they did bring in next to mine the new people cannot close any of their doors because it was set wrong I knew that as soon as I saw it being set up for the most part the people in the park keep to themselves there isn't drama if you can put up with not being notified when the water is going to be shut off no response when things go wrong and flooding roads it's the place to be

I would love to be part of this community. The maintenance guy Brian was amazing. Joe helped me step by step through the renting process. He mad it easy and stress free. Thank you.

Tammy Allen: It is a great place to live. And it's very quiet all year round. The staff is very nice and friendly. In the winter all you have to do is shovel your own driveway and sidewalks for they plow the roads. I've lived in the park for 8 years and I love it there. So if you want a good place to live come join us.

I think the lots are decent sized and it is very pet friendly.Most residents own their home and this helps to give residents a pride in ownership. Its pretty quiet and for the most part I am happy to live here.
Jaymes Conklin: My grandmother lived in valley estates for her last twenty years and so did my mother. Between them they have lived here since the 80s. I have lived here since 2017 and I love it here. its a clean trailer park, crime is minimal to non-existent, and it's quiet. The kids here are well behaved and we'll taken care of. Kerri has been the park manager here for a long time and she's wonderful. I'm living my golden years here and I love it here.
dorlaina coil: Valley Estates is a nice place to live involved in making great updates such as adding a playground among other improvements. Kari (park manager) is a great person who has taken the extra step several times over the years.
Julie Foreback: I have been at valley estates for over 20 years. There have been many improvements recently. The manager Kerry returns my calls and messages in a timely fashion. Overall it is quiet here and the neighbors are very welcoming.

They have spruced the place up and finally opened the pool. The office staff are second to none... they came out to salve a frozen pipe on Christmas Day

Lived here for almost 6 years. Moved out in summer of 1990 after my father passed away and I graduated high school. I'm so pleased to see the place is still maintained well! I'll see if I can find some old photos to add.
