Kenneth: Loved my time at Briggs Houze. Location was great, never had any issues with the apartment or parking, and only reason I didn't re-sign was because I moved to another state. Once I'm back in the D I would love to live at Briggs again! Thanks Marcus/Karolina for making it a smooth experience the whole time I was there.
TDevian C: I used to complain about the parking but loved my apartment. I was mostly happy here and I miss it here. I will try to work with Briggs about moving back! Marcus and Karolina were the best Leasing agents to ever work with. The leasing team was friendly and missed the positive energy and community feeling!

Brunden Long: Booked through third party. Original location booked was not available so I was switched to this one. Gaining entry to bldg is frustrating you have to dial in via intercom everytime and sometimes it doesn't work. Was outside waiting 20min last night. Room feels and looks dirty very old. Serious spider problem in room. I've killed atleast 10 spiders. Elevator is very bad takes forever. Furniture falling apart walls need to be painted. Bathroom floors are disgusting and bathroom and whoever walls are gross. Neighborhood and area really worked for me as my client is performing st the Fox. But overall not happy front desk agent rude and not helpful at all.

Business model sounds something like Spirit Airlines, you will be paying substantially more than your eyes see on a website. On a positive note, the location is nice.

Plenty of hype can be found at the adjacent restaurant/nightclub Pao, and you will hear that hype at all hours of the night.You will be conveniently located on Grand Circus park (a redeeming aspect), and the management team will do everything in their power to make it really feel like you, indeed, live in a circus. Elevators never work, heating and air conditioning is weak, and your room will be dirty from the previous resident when you move in.The revitalization of downtown Detroit is promising and alluring to many -- and it should be! So move downtown, enjoy what the city has to offer, and make sure you do it elsewhere.

They have not responded to maintenance requests and they are somehow both in your business and unhelpful.They do not seem to understand how to send people in the building emails. They also went door-to-door to check to see if people had pets during a PANDEMIC (despite also sending out surveys).Other gripes: building runs out of heat in winter, in-unit dryer is awful, package area not secure.Find somewhere else to live. There is better for cheaper.

I have multiple emails to Briggs stating my forwarding address and I gave it to the staff prior to moving out so that is simply false.
Oh Hai: I have to agree with the other reviewers: the new property management company (JSD Associates?) that took over in February 2020 is an absolute disaster. Clueless. Unprofessional. Seem like they’re used to being slumlords. At this price point in a building of professionals who can afford to move to greener pastures, they are NOT a good fit. They’re:- Surly to residents.- Incompetent at simple record keeping (where is my money?!).- Unable to organize and execute maintenance requests (despite a professional maintenance crew).Briggs should bring back Essential (we all miss you!) or this building is going to soon be a ghost town or something worse given their utter incompetence.
Josh Pope: EDIT: It took 39 days and me emailing the Principal & President, Principle VP, and Regional Property Manager of the former Briggs Houze management company in order to get my security deposit back. The Principal & President of Essential PM (the previous property manager) put me in touch with the owner of the new property manager company. After talking with the owner, this was resolved in around three business hours. Living at Briggs Houze under Essential PM was great. I'd watch out for the new management company as getting my refund was a disaster.Lived at Briggs Houze for 2 years and loved it! It's maybe a bit pricey for the location but it's a great place to live and would recommend it to anyone!
Dante Welch: Modern amenities, clean apartments, good location and nice gym. The leasing office is a pleasure to work with. Any maintenance requests I've had have been resolved quickly. If you are working downtown Detroit, I'd recommend living here.
Michael Tee: The management keeps up on things and are very friendly. I appreciated the cement walls and the fact that the building is not on a boiler system. The gated and attached parking lot was convenient. They seem like they are continuing to invest in the property. The only downside for me was the restaurant in the building because they share a back hallway with residents. Also, it just created for more traffic.

This is only time I have lived in a place where the rent was exactly worth the value.There’s a historic yet upscale vibe and every interior part of this building maintains its identity. It boosts my mood. The location is great, walking distance to downtown Detroit. I love that the building is always locked, security is huge for me. High quality appliances, good quality kitchen, and in unit washer/dryer! The shower head makes me feel rich it is one of those full body stream shower heads, with many settings.

JJ: $175 to park a month! Holy smokes! Advertise that in big fat letters somewhere. Rich kids only property. Also I just called asking for move in prices for four months away, $1275 for a one bedroom “but it might go up before august.” Sorry besties get your information together. Nobody is gonna fall for your bait and switch “it’s $1275 now but we’ll raise it to $1500 before august”
Emily Wilson: Pros:-amazing location-you are in the heart of the downtown and the views are stunning-I think at one point it was a very nice place to live but the lack of staff and support for that staff made it rough to live withI have always loved where I lived and take the good with the bad but this place burned us bad. I’m sure it was once really special and well run but carefully consider before renting here. Really hoping this review is irrelevant soon and it improves!Cons:-lots of Air BnB rooms so it feels like living in a hotel and tourist clog up the elevators on weekends/during busy times-elevators were broken almost the whole year we were there (2021-2022) The day we moved out the freight elevator was acting up and at any given time 1-2 elevators of 4 would be down, making wait times very long-found out 9 months in the entire maintenance staff had been fired for negligence which explained why none of our tickets were answered despite weekly visits to the office-filthy property: the hallways had trash despite housekeeping being on the premises all the time, the elevator frames had missing metal, tenants very disrespectful to property-office staff was polite to your face but did nothing to help. The first property manager left a few months after we moved in and that’s when things started to turn.-fire alarms went off at any time of the night so frequently we just stopped going down-random units would be left open/unlocked and that felt really unsafe-laundry room was filthy, ceiling leaked, and half the time the dryers didn’t work even after you submitted tickets for them to be repairedOverall, what you pay to live here is more than what it was worth to deal with the negatives. This place was an awesome location and that was enjoyable but the constant frustration of waiting for the elevators, bringing people over and being embarrassed by the trash, and the indifference of the staff makes this my least favorite spot I’ve lived. I really hope they turn things around because it has a lot of potential to be what it sounds like the older reviews say.
Kenny Ezevillo: Look, this apartment is not the best thing since sliced bread.It's an old building - a few of the four elevators break down often, mild flooding has been an issue a few times and there are several false fire alarms. The pool has been under construction for some time now which is quite annoying. Lately, the hot water hasn't been so hot.But it is absolutely livable. The actual unit itself is very spacious with hard wood floors, very thick walls (you almost never hear your neighbors). Walk-in closets, great views of the city from most apartments. Extremely nice and friendly staff.All of the problems with this building usually happen once you step out of your apartment - but they can be quite sporadic and in 90% of cases are nothing more than a mild inconvenience. You get what you pay for, they say.I think the price and location make this a fairly good deal. You can absolutely find better downtown but you will pay significantly more. And you can find better at a similar price point further out, but you will have to drive.

Alayna Ohneck: I’ve lived here 4 years- Elevators are constantly down. I’m paying for city view but the windows with screens are so dirty I can’t see out. New managers and rent increases every year. Washer and dryers don’t work.Update 3/4/23Beware: Most of the 5 starts reviews do not live in this building. Currently there are only about 40 units with actual residents. The rest are empty or Airbnb (a problem in itself). There was a mass exit of neighbors recently (a bunch that were in litigation with the property do to conditions who can not leave a review for legal reasons.)For $1700 a month when we moved in it was worth it. But now paying $2220 plus parking $175 a month- nah. Also the utility rates go by your square footage and then split between residents (this makes it hard to predict or control. If you’re willing to layer up in the winter to keep cost down it doesn’t mean your neighbor isn’t cranking their heat all the way up. Plus this leaves room for property to just make up a number cause you never really get a full breakdown). There are nicer/newer places at this rate. We are leaving at the end of lease.

Maintenance staff and leasing staff are very friendly and try to help the best they can with the issues which are ultimately likely not in their control, rather in the owners and higher management.Cons:Where to begin…if you love being woken up in the night by false fire alarms this is the place for you. So far 4 times this month. Elevators are constantly not working (“waiting for a part” for several months for one of them, constant issues with other three). Lobby smells like trash. General lack of maintenance and care for the rest of building. Always promises that things will be improved and fixes done, but more talk than action, always seems to be “out of our control” or someone else’s fault. No proactive communication to residents about the known issues. I would say if you are being promised something regarding building maintenance as a new tenant, beware and remember actions speak louder than words.Edit 1/28:They left heat off in a vacant unit over Christmas, and a bunch of units flooded. We were without power and heat for 4 days with no compensation, of course Management blames DTE, but it was their equipment which was flooded due to their negligence.Adding a pic of the loading dock...its been like this since that flood and getting worse every time I go look. Ask yourself, do you want to haul your stuff through that mess?

Kyle Walsh: A ripoffI think it is a very good thing that in the middle of an international pandemic as well as flu season that management does not provide sanitation wipes for the public gym area. I am sure that is not a health and safety violation and no one will get sick.I was told in a reply to this message a month ago that sanitation wipes would be readily available and restocked, I am yet to see it. Not once. If they are getting stolen there is a dispenser that can be locked in there to hold them.

Reduced for additional utilities dated two weeks past our move-out, cool 👍Y'all can keep that extra $100 because you clearly need it more than us. The two floors worth of airbnbs aren't enough, eh?

The day we moved in the apartment was unfinished and they never came back to finish it. I moved out in July of this year and Im still struggling to receive my security deposit back. And its November.
Julia Young: Absolutely horrible experience living here. The alarm system is faulty and there are false fire alarms several times a month - 13 instances since I moved in less than 6 months ago. The elevators are constantly down, and there are long wait times. The lobby smells like trash. Drawers and doors within the apartment do not fit properly on the hinges and frames and break regularly. Windows are dirty, and several screens are broken or missing. Hallways on the residential levels are dirty and outdated. Management is unresponsive and there is high turnover. Wouldn't recommend this to anyone.

Elevators never work, false fire alarms multiple times a week, decided to not open pool for the summer and refunded a measly $75 for it, gym is outdated, management is terrible. The list goes on, don't rent at this place unless you love walking flights of stairs unexpectedly.
Morgan Harrison: This is literally the worst apartment complex I have ever lived in. The elevators are an immense safety hazard. They had gone through 5 property managers in the year that I lived there and for good reason. I never in my life withheld rent but I had to with the lack of safety within this building. After leaving I had to fight tooth and nail for MONTHS to get my security deposit and then they tried to withhold a portion after the allotted 30 days to return the money was up. (They cannot keep any portion of your security deposit if they do not return it within 30 days.) Anyone writing a review in favor of this apartment is doing it because of an incentive program or because they like the sales associate. Anyone who is looking to move here, I deeply encourage you to look up the resident Facebook group. “Club Residents of Detroit” you should really see what you are getting yourself into.

Jillian Hurley: I have lived here for almost a year and would recommend it to anyone who wants to live downtown but still wanting a community feel. I have always felt safe here, maintenance is extremely responsive, and everything about this place is perfect. It’s so picturesque outside and with the view of the city and river, you often forget that you’re basically downtown. The connection to the people mover has also been so convenient for commuting, if walking is not an option. The only reason I will not be renewing my lease is to find something a little cheaper which I am not looking downtown , although the pricing is very competitive for the area and the parking fee is a lot cheaper than most in the downtown area This place will be hard to beat, sad to leave

Kyle Spink: Lived there for over a year.. not a great experience.You will never be able to get ahold of management, you will be charged random fees that you will not be able to clear up because no one of importance is ever around. Car thefts all of the time, other activity that should not be going on in a gated community is always occurring. Elevators are always broken and fixing them takes months.. sauna never worked and they had no plans to fix it. Seems like a nice place to live at first glance but quickly becomes apparent you are getting ripped off. The price tag at signing is not what you will be charged.Would NOT Recommend!
The Beauty: Moving is always stressful.When you move into a " luxury apartment," you want to make sure that things work before the move- in date. I really needed a few repairs and Nate, the maintenance man now has everything good and working as it should be, the job was completed less than 2 days after I put in the work orders. Nate provided professional service and worked hard to make sure that I had no worries and he even cleaned up his area after the job was completed. So far, ALL of the office staff has been kind, Shakiah J. is so likable and professional 10 🌟 🌟I had the opportunity to attend a community event at the RF Apts. and it was enjoyable with snacks...lol. I had to leave early for work but I enjoyed it while I was there. My view is calming and my stay has been peaceful.

Thanks to their efforts, we enjoyed a Mari Gras get together with our neighbors in our beautiful space here on the property. We enjoyed the food and games, but mostly the relaxed interaction with our neighbors and the attentive Riverfront Towers staff members. Just another perk of living here...thank you!

Was trying to get my friend moved in added to my lease and there’s this beautiful young lady that works downstairs who is just so heartwarming and made sure through all the bumps and checks and financial checks and delays she made sure to stay in constant contact while helping my friend Denard move in. Wow her name is Shakeiah. Even after he moved in she told him about good restaurants that he could go eat at. WOW WHAT A PLACE RIVERFRONT IS. Thank you Shakeiah for being a WORLD CHANGER AND MAKING US ALL FEEL SO LOVED AT RIVERFRONT!!!!

Recently renovated, RT juxtaposes new, modern high-end interior finishes and appliances with the original, mid-century modern architecture of the structure’s exterior. The staff is amazing, neighbors are considerate, and the pool is always crystal clear & 85 degrees- open May-Oct, if I recall. Also, the building is secure- even the rear exterior grounds. NE-facing views to die for, especially on high floors, overlook the falls, Kendall yards, and the city skyline. Truly a resort-style sanctuary in the heart of downtown. A+++

Writing this review wasn’t a request from the office staff, a gimmick, or anything like that. This is my honest opinion.I was nervous to sign here at first because of the (many) bad reviews, but I really do mean it when I say that my experience at Riverfront has been phenomenal. Starting with work orders, the maintenance team here is one of the best I’ve seen. They answered all of my requests within a day of me submitting a work order, and were very kind and friendly. Q and Rodney specifically were so sweet and helpful to me, and kindness is something that means a lot to me. 10/10 stars.The front office staff, though busy, have always been all smiles, including Cierra (the leasing agent who I signed with). I really do appreciate how all members of the staff care about the residents and aren’t just about making money. For example, the office sends out reminders to pay rent when it’s due, when theoretically they could forego doing that and make more money off of late fees. So I appreciate the care.I don’t feel unsafe at Riverfront, and the security team on site are serious about their jobs. The community is kept in really good shape, the views are stunning, and I genuinely do feel at home here. It’s in the heart of downtown Detroit, but at the same time still feels a world away because it is so peaceful and set apart. This has been my favorite apartment that I’ve ever lived in, and I have lived in many. I would highly recommend Riverfront for anyone looking to move in. The reviews should not be a deterrent—most reviews of apartment complexes are negative anyway because it’s usually the people with a bad experience who work most to be heard. Everyone else with a wonderful experience, on the other hand, feel less incentivized to write reviews, but we are here too! I’m thankful to have signed.

Kaila Adam: Recently moved in and love it so far! I had an amazing move in with Christopher, who went above & beyond in his communication to get everything set for a smooth process. I’m a planner by profession and all the details the provided prior to moving, and on the day of the move was so helpful!So far, I’ve found parking to be very easy, amenities clean, noise level extremely quiet and staff very friendly.The only negative note was that my apartment was not professionally cleaned prior to move in: hair in bathroom shower, water marks, smudges on floors. I believe they would’ve cleaned if I were to have asked but I just wanted to get everything moved in.

Some things to keep in mind include monthly parking fee around $200, you can hear EVERY conversation/music/tv of your next door neighbors, you’ll hear every time someone walks in the hallways, rent will most certainly be raised each year, you can hear the pool parties all summer long, apartment was not cleaned when i moved in (finger nails and tiny hairs all over the bathroom, food stains in fridge, not vacuumed)

Amanda Bastien: I have been living at The Scott for about 6 months and one person in particular who has made the experience incredible has been Aretha. Whether it’s first thing in the morning or right when I’m getting home from work, she never fails to say hello and is always working hard to keep the building in prime condition. The entire staff has been very friendly and helpful during my time as a resident here.
Connor: Nice pool, amenities, and location. Place took a hit once COVID started. Got rid of their concierge staff, competent manager (Brian), and security. All before Christmas of 2020 as well, nice work! Complex became quite filthy, cars got broken into, fire alarm sounded off at 3 am conveniently.If your bedroom is next to the hallway, good luck. The walls and ceilings are made out of paper… Appliances are extremely cheap even though they claim a “luxurious experience”. Water seeped through my ceilings and vents. Before moving out the toilet ran for 24 hours a day. Called the maintenance hotline on many occasions, received no responses.Worst part is they will take away your security deposit no matter what. The common theme for this is “damage to the carpet”… as if they weren’t going to replace a small area of carpet in a bedroom anyways. I am no lone victim to this, spoken to a couple former tenants they all say the same thing.The current solutions to new tenants are to raise rent and put stickers on cars to track parking. A genius could have came up with that one. All in all, the Scott is not worth a full year of rent at this time. Airbnb for a weekend in Detroit? Sure, why not. But don’t let the recent “5 star” reviews fool you on living here. Plenty of reasonable living options in Detroit now.Best of luck to ownership & management to straighten out the mess!

Brendan M Brogan: Chantal and Terrell make the place a home. As do the neighbors under Colleen’s command at the Park Rite in the building below. If life were fair, these folks would all get a raise.
Matthew Spickler: Lived in the Griswold for 5 years. Truly enjoyed my experience. Chantal and Terrell took great care of the building and tenants. Air conditioning was always great.
Kirby Mendola: Chantal was very easy to work with and I didn't have any significant issues with the building throughout my stay. I just had a significant challenge getting my security deposit back and corporate was not responsive to my inquiries which made it very difficult.
Kiara Phelps: Management is great, apartment is great. However, the elevators never work. I live on the lowest floor possible (11), and hiking up the stairs is BRUTAL.

Upon returning back to Michigan, I couldn't resist living downtown for 12 months to soak in how cool the city has become. The building and atmosphere were amazing but the staff of Chantal and Tyrell were what made The Griswold feel like home. They handled everything inside of the building and were beyond responsive and caring. You could tell they both were invested in the well-being of their tenants and their actions proved it. If I didn't have to grow up, I'd never leave.

Roni Leibovitch: Griswold and Michigan Ave is a highly underrated corner within the spokes of Detroit pavement. Enjoy a Europeanesque Capitol Park to your north, or a century-old rivalry to your south vis-a-vis American v Lafayette.
