Jack Sabelhaus: MPM is not abiding by the bylaws and ignoring my requests for escalation. Now attempting to put a lien on my property for $50.00 of an assessed fine that is not abiding by their own bylaws. I do not recommend this service.
Eric Young: I will give MPM this. MPM is under new ownership in 2023. The previous owner was the problem. Rick and Art are at the helm now. Both have treated me fairly and wanted to do the right thing, except for the previous owner who impeded them. I do think this new ownership is promising
Amber Thrush: Impossible to get anything taken care of with this company. With the amount we pay in association fees you'd think somewhat pay attention. Took 6 month to get a limb cut down that was hanging to low it was touching the walk way to enter my home! AWFUL company!

It's completely unprofessional to not tend to the people, who's homes you're responsible for.

Condo board runs them and they are nothing but yes men that hide behind a website that doesn't even give confirmation of receipt your request/complaint/inquiries. Shop another company if your looking for administration. Money collected for no results. Management too old and needs new ideas. It's 2022 folks!!!

They tend to lie to residents, they get kickback from vendors and push them on the communities, and they cause issues among board members. This is just the start of it. People such as Deanna are very unprofessional and like to stir the pot.
andy w: One of the worst mismanaged company I have ever dealt with. When winter time comes be prepared to slip and fall. Many of the delivery drivers and I have fell on the sidewalks numerous time because they don't salt the sidewalks at all eve and it falls on deaf ears. You also have to pick up all the leaves and branches that the Lawn Service just blows to the side of the driveway. Don't understand where our association money going to also expensive. Landscaping here is hideous. Cobwebs everywhere on the exterior of the buildings.

I have a experienced the rude calls, where I call into politely collaborate on an issue, and it was an imposition that the management company had to pick up the phone. The only positive thing I will say is that the new manager Art is more responsive to requests/inquiries/issues!

Colleen Janis: Been in property management for 35 years. This fee paid company stinks. Unresponsive and Rude!! Been here since 1996 and has gone severely downhill. When you wait for over 2 years, me and my neighbors for 2 years + for repairs there is NO excuse! Basement has flooded 4 times, brick repairs, spider cracks in basement, air vent, siding falling off, cracked and weed infested concrete, and more. BUT. the grass is green. DONT MOVE HERE!
Vaibhav Shetge: If I could give a negative I would, and it seems like a lot of other reviewers share similar thought.In general the communication to and from these guys is extremely poor and lacks details. Unfortunately the work that needs to be done is much below the quality needed too. For eg, we needed our outdoor storage door replaced and that whole process for us took about 4 months!! This is with multiple followups.. One has to push several times to get a response from them.Here is a picture of some of the genius scheduling that these guys do. We are in a condo, so they scheduled a fall clean up, where in they come in and blow the leaves from inside the patio too...but they scheduled a roof cleanup after this.. the very next day!!! The entire patio was now covered with much more leaves then what they cleaned up the previous day... we got a clean patio for a few hours...Then someone said they will come and clean up again...all they did was pushed all the leaves to one edge of the area... no one came after that and I ended up spending couple hours cleaning the patio over.... I am not sure if anyone can be more incompetent then these guys.
Simon Rayes: If there was a lower rating I would give them that. They made a bunch of claims and when I confronted them, they changed their words. That wasn't enough, they went and hired a lawyer, and yet he made up more lies, and when I asked him for proves, all the sudden he changed his words too. I am not surprised, when I Googled them, I come to find out I wasn't the only one. And what makes it worst, they don't take the initiative to follow up with people and find out what happened or how to make things better or what can they do to fix their reputation. Therefore, what people are saying is true. I am very surprised that they are still in business.

Megan Michalak: Id give 0 stars if possible. They are absolutely horrible. I’ve lived here for 4 years, anytime I try to get anything fixed it’s nearly impossible. This place is very unresponsive and unhelpful. I’ve been trying to get issues fixed for about 2 years and whenever I follow up on it I get told “we will talk to the board” then never hear anything back. Then they work that they actually do, gets done very poorly and needs to be redone. But ironically people on the board and friends of the people on the board get their stuff handled. All in all, I would definitely never recommend anyone I know to move in the condos ran by them. Absolutely horrible.

They charged us 2 additional separate assessments payments for renewing the parking lot and changing the carpet . they lie to us they never Change the carpet or renew the parking lot . The only thing they did consistently Is Raise the Sociation fee Every year My Sociation fee is now almost double in just 4 years .

Eshaan Mangal: The entire management team including Sue are extremely unprofessional and have no kindness whatsoever! Every few months association fees rise with a pool that is still closed. Towing cars for no reason and coming up with rules like your guests can’t park “long term”.
Sam: This place is by far the worst condo ever. I have lived out of state and I have been to many condos and apartments, they are by far the pettiest. My fiancé lives here and has lived here for almost 2 years now. They have given us so much trouble. I drive a porsche and of course PICK my car out of all cars and tow it because it was parked in front of my fiancés unit. No one ever gave him a tour so we never knew “visitors” parking existed which by the way consists of 3 spots in the front and back. Now that i park there it’s become an issue too again only my car got a warning and NO ONE else’s. I have asked the other visitors who park there on a daily. When you call to speak to someone they have ZERO knowledge of anything. “Sue” is there go to person except, she won’t call you… and her answer to everything in email is i’ll let our association attorney follow up with you. Who by the way never does. We would like to speak to someone who owns this company. This is a condo not an apartment my fiancé should be able to have me over and I should be able to park on the visitors lot without an issue. There should be no limitations on how many nights as long as i’m not parked in any other spot. Regardless do not move here my fiancé and I hate it. I am a travel nurse and cannot just change my address. They do not help and do not care. They work with the tow company and try to take every penny out of you. They are PETTY!!! Do not move here!!!! I would give them 0/5 starts not even one.I feeldiscrimated against as I am the only one who is being picked at.

Only thing HOA covers here is snow removal and lawn service. Been waiting on a repair of leaking roof for 3 and a half weeks. Really? almost a month. Not satisfied with the company.

Mike Ashley: I have unfortunately had to work with this company while helping a friend sell her condo. This team is very unresponsive, unhelpful, and unsuccessful.The property that they are maintaining is in poor condition with missing sod, damage and poor work done internally and externally to the buildings. The exterior wood in disrepair from neglect. When requesting repairs no timelines are provided and their employees seem to have an overall lack of care.When working with them to gather information for selling a home they were unresponsive and rude when escalating the issues due to the time criticality of gathering information for the buyers.While going through an FHA spot certification for sale of the condo - we found that it was ineligible due to finances of the HOA. This is not surprising due to how poorly the property is managed by this company.This team clearly does not seem to care about the tenants that they support.You may be looking to save some money by selecting this property management group. If you care about the community that you are supporting look elsewhere.
Mary Sears: We have been waiting since May1st, 2021 for roof, wood & flashing repair on our condo. JBC keeps claiming they have to get estimates each and every time we contact them. Its now August 11th, 2021 and still no repair. With all the rain this year we are sure there is more interior damage that we don’t know about yet… This is the worst management company we have ever had.
laith Ishaya: This company need to work on customer service skills for workers and they are acting like a mafia inside the building you called one they don’t transfer you to the other one because you already called two weeks ago and nothing happened they put you on hold for 10 minutes till you give up and when you ask for the last name Emily says she doesn’t give last name and when I asked for the other worker last name she said I can’t give you her last name like I’m asking for Social Security ( Emily and kelly )
James Mcmillan: I called and spoke with Nicole, she said to email the completed release form. I emailed the release form per Nicole's request and then was told it was unacceptable. Also I had to bring it with the completed pool form to the office personally and show my drivers license to get the key fob for the pool. I do not live there. She also said I had to bring the form the renter has to sign. They will not let him pick it up, He lives there ! He will pay the $40 dollars for the replacement. This is unreasonable. Cyndi McMillan
Ray Houthuysen: After two years, it was clear our organizations were stylistically out of synch. The structure used by JBC works for many, but not all.As we move on in 2021, Jeff and his staff deserve high praise for their professionalism and work ethic, especially during the lame duck period we are now in. Their handling of work during the pandemic was top notch.

A Kaur: Moved into our Rochester Hills condo managed by Customized property Management (CPM) in 2019.In the last 4 years, I have been in many situations where I have observed the staff and services of CPM, and they have been consistently excellent !It is always annoying (as a home owner) to get a letter from the HOA, but I have to be honest and share that CPM does a great job in keeping my community safe, and clean and within the boundaries of the HOA rules and regulations. I have often called with a complaint, or a query, and Jennifer/Susan/ and others have always handled it with such grace and professionalism that I am left absolutely satisfied.The community looks amazing, everyone who visits us always compliments on how the landscaping is well maintained or how the snow is always removed (even though other communities around us are still covered !). They are good people who are doing a good job !!
Cal Hytower: This company served my tenant with eviction papers without giving her or me an opportunity to address the reason for her eviction. She was false accused by her neighbor of running a hair salon in her unit. The eviction was rescinded but then misappropriate association dues I paid to cover the cost of these bogus charges. Then finally to file a civil suit against me to cover the cost of these bogus charges. At every action taken by this company no prior notification of their action was provided to me or the tenant. The management company refuses to talk to me. I was instructed to talk to the lawyer, Stacia Miller who has yet to return my calls.
Jessica Peyerk: They are terrible at communicating with the co owners. The approval processes for things at our condo is absolutely ridiculous. I’ve been waiting since November 2021 for an approval and it’s now May 2022 and I still don’t have answers. No one seems to know what’s going on and won’t return phone calls or emails in a timely fashion. I’m very unhappy with this management company. Do not hire them!
Elizabeth Godek: Our board has worked with CPM for 2 years. They have been professional and transparent from day 1. The team is knowledgeable, proactive and always considering what's best for the community. We are lucky to have their experience and guidance!
David DiVincenzo: I can absolutely reiterate the unprofessionalism in the many other reviews. Brandi is absolutely the worst: unprofessional and rude and constantly lying and retracting. We lived in our previous condo community for more than 7 years without an incident and we have had nothing but headaches and drama since we moved into our new home last year. Steer clear of CPM.
Charmaine Gibb: Our Customized Property Management (CPM) team is excellent! Susan H and Jenn T are on top of things, professional and it is very evident that they fully understand the property management industry. I would recommend them to any association. They managed our transition to their company earlier in the year very well. They have their hands full with our association as we have quite a few large projects underway this year. These contracts were scheduled prior to them assuming management. Their guidance and knowledge have been invaluable to our Board of Directors. Unfortunately, at times they suffer insults and uncalled for behavior from unhappy co-owners. It is every co-owner's responsibility to read and understand their association’s Master Deed and By-Laws - you may be surprised at who is responsible for what. The property management companies merely help ensure we all abide by the rules we agreed to accept when we bought our condo. And yes, sometimes they push back on a rude or threatening co-owner. Think about how you would like to receive that behavior. If we don’t like their answer, then it is referred to the board for review. Ultimately the board approves/disapproves decisions and CPM follows through on those decisions.
Enas Eraqi: I wish I can give no star to this review. I had an issue with with a pest outbreak over the roof that had been going on for weeks. I contacted/emailed the office multiple times. No follow up was made regarding to address my issue. To top it off the assistant property manager, Jennifer T was very rude on the phone, unwilling to help or listen to me, and gave me a bad attitude. I was very unsatisfied and overall had a negative experience.

Dyan S.: Customized Property Management provides EXCELLENT service to our condominium community! The company/group is quick to respond, organized, thorough, fair and friendly. Until 5 years ago we contracted with a much larger management company that was difficult to communicate with, unreliable, and even questionable with our accounts and vendors. We researched and interviewed new companies until we found CPM, and have never looked back. Our "property manager" Bob, is outstanding, and other staff members are very helpful and easy to get along with. Nothing in life is perfect, but CPM is a real TEAM of hard-working, and trustworthy problem solvers!
Jeffrey Schwartz: Customized Property Management has managed our condo association for over 7 years now, and I have NEVER experienced any negativity or rudeness from ANY of their employees or managers. They take care of any issues, quickly and efficiently. Some of these comments are clearly from people who are probably not familiar with their own by laws, and that is not the managements fault. Know your rules and regulations, and follow them and there should be no issue. Thank you CPM for your amazing service, and always putting the co-owners first!!

Elizabeth Ryan: I have lived at Sterling Creek Condos for 9 years and was relatively happy until this company took over. Not only are they incompetent and rude in the way they handle their residents, they do not know their business. I recently sold my condo, and they made it a living nightmare. They charged me legal fees (for which I have no idea) - they lied to the title companies that were involved with my sale, and then they sent derogatory emails about me to my buyer's lender, which shows how smart they are to put that in writing. I am seriously looking into taking legal action against this company. Please do NOT consider this company if you are looking for a management company!
denise lumpkin: I reside at English Colony condominiums and the property management is very selective to whom they provide services and assistance to property owners units. The condominium has a sewer problem that has gone untreated for years. Out of the 19 years that I have lived at the English Colony my sewer drain has been clean 3 times. It should be cleaned annually. My next door neighbor sewer is backed up and can not live in her unit until the pipes are replaced. In order to make her unit liveable again my flooring has to be ripped up b/c my unit is the clean up unit. I have a finished basement that is carpeted. I have been harass by the association property manager telling me if I do not let the plumbing company in my unit he will call the warren police and a locksmith to gain entry into my unit and bill me the cost. All I asked was for one day to have my unit available for the plumbers.I also asked the association for assistance in moving items in my basement to do the plumbing worked. This time the property manager said he would help me and later that same day he called me back asking if I had someone to help me or to contact a restoration company. The plumbing company came over today and assist me in moving items out of the way to proceed with the plumbing job.The plumbing company told me that they are not responsible for my carpeting. I called the English Colony property manager again and sent him pictures of my basement carpeting. Now he tells me that the condominium is not responsible for my carpeting b/c it’s a decor and to contact my homeowners insurance company.I am very sadden and hurt in the way the association management is treating me. It’s their fault for neglecting to maintain the sewer system. I am just asking for my carpeting to be put back the way it was after the plumbing job is done.

Mark Lempner: Nelson Property Management is responsive to tenant issues and easy to work with. I had a good experience with Nelson Property Management while I was a tenant and I recommend them.
Amanda Hodges: Nelson property management is amazing I have been renting through this company going on 3 years and I have no complaints they are usually pretty good at my maintenance request and any other concerns I have about the property. Troy was super nice when doing his inspection made me super comfortable during the mid term inspection process. I highly recommend this company for anyone looking for rental properties! I can’t remember everyone’s name but Lyndsay is also a huge help when I call or email for assistance!

Veronica Gullet: I have been renting through Nelson Property Mgmt for about 7 years and they have been fantastic. I have had major appliances replaced, tub fitter installed, you name it. Things will always happen but it’s how it’s handled that matters. Nelson responds quickly to my repair request and they follow up all the way to the end. I was living in one property and the owner decided to sell and not renew the lease Matt worked his butt off finding me a place that I was comfortable with. Lyndsay is awesome and very helpful and knowledgeable, she has helped me out tremendously, especially when things got hard for me. I feel like part of the family not just a tenant. Layshena Horsley: Truly grateful for this company! It’s family owned so they care about you and your family. Communication is always key when it comes to any business/personal relationship. I’ve worked with Shane and Lyndsay for the past 2y and they both have gone above and beyond to help me when needed. I hit a rough patch last year and most businesses only care for their profit but Lyndsay worked with me the whole year. They all exhibited so much patience and kindness. Dan J: Awful experience, I live in a neighborhood where they “manage” a home and have had nothing but problems. Terrible people renting that destroy property, drinking alcohol while riding motorcycles up and down the sidewalks/ crashing into a home nearby. Loud, rude and filthy. Never mowed their lawns, parked their vehicles in elderly neighbors driveway without her Permission. Fences falling apart, backyards flooding constantly into us neighbors. And when they got rid of those tenants they left their property for a month in the front lawn and driveway. After A leaning Tree fell and damaged our property, we’ve been treated rudely and they even withheld information to contact the actual owner to begin the Claim process.
Brandi Pratt: Terrible company! I’ve dealt with the worst tenants living next to me and had no idea who was in control of the property until they moved out a year and some month’s later. However it took a month after the tenants left and their garbage throughout the yard and front of property and us calling the city before the property management company sent anyone out to deal with the situation. This company will not take care of your property and does not care how the properties they manage effect yours. Beware this company will make a contract with you, never show up or take care of the properties needs, put awful tenants in your property and leave the neighbors and the owner with the mess. If you enjoy your neighborhood or have pride in your home do not let them near your property or neighborhood!***EDIT: thank you for your basic response. No I’m not a customer of yours, I am a neighbor of a property you represent, so I would assume you wouldn’t have my name just written down on a piece of paper. Again like I stated before, beware of this company they will do nothing but be a costly headache.
Eva H: Previously thought Nelson PM was a good company to work with. After working with them longer, I realize they did not take care of my rented property and they generate unnecessary costs. When asked about the costs, their response is "just pay" with no explanation.
