Jack Sabelhaus: MPM is not abiding by the bylaws and ignoring my requests for escalation. Now attempting to put a lien on my property for $50.00 of an assessed fine that is not abiding by their own bylaws. I do not recommend this service.
Eric Young: I will give MPM this. MPM is under new ownership in 2023. The previous owner was the problem. Rick and Art are at the helm now. Both have treated me fairly and wanted to do the right thing, except for the previous owner who impeded them. I do think this new ownership is promising
Amber Thrush: Impossible to get anything taken care of with this company. With the amount we pay in association fees you'd think somewhat pay attention. Took 6 month to get a limb cut down that was hanging to low it was touching the walk way to enter my home! AWFUL company!

I've called in at least 10 times over the course of a week and a half and have left multiple voicemails with no reply. This place deserves zero stars its an absolute joke. It's completely unprofessional to not tend to the people, who's homes you're responsible for.

Condo board runs them and they are nothing but yes men that hide behind a website that doesn't even give confirmation of receipt your request/complaint/inquiries. Shop another company if your looking for administration. Money collected for no results. Management too old and needs new ideas. It's 2022 folks!!!

They tend to lie to residents, they get kickback from vendors and push them on the communities, and they cause issues among board members. This is just the start of it. People such as Deanna are very unprofessional and like to stir the pot.
andy w: One of the worst mismanaged company I have ever dealt with. When winter time comes be prepared to slip and fall. Many of the delivery drivers and I have fell on the sidewalks numerous time because they don't salt the sidewalks at all eve and it falls on deaf ears. You also have to pick up all the leaves and branches that the Lawn Service just blows to the side of the driveway. Don't understand where our association money going to also expensive. Landscaping here is hideous. Cobwebs everywhere on the exterior of the buildings.

I have a experienced the rude calls, where I call into politely collaborate on an issue, and it was an imposition that the management company had to pick up the phone. When you wait for over 2 years, me and my neighbors for 2 years + for repairs there is NO excuse! Basement has flooded 4 times, brick repairs, spider cracks in basement, air vent, siding falling off, cracked and weed infested concrete, and more. BUT. the grass is green. DONT MOVE HERE!
Vaibhav Shetge: If I could give a negative I would, and it seems like a lot of other reviewers share similar thought.In general the communication to and from these guys is extremely poor and lacks details. Unfortunately the work that needs to be done is much below the quality needed too. For eg, we needed our outdoor storage door replaced and that whole process for us took about 4 months!! This is with multiple followups.. One has to push several times to get a response from them.Here is a picture of some of the genius scheduling that these guys do. We are in a condo, so they scheduled a fall clean up, where in they come in and blow the leaves from inside the patio too...but they scheduled a roof cleanup after this.. the very next day!!! The entire patio was now covered with much more leaves then what they cleaned up the previous day... we got a clean patio for a few hours...Then someone said they will come and clean up again...all they did was pushed all the leaves to one edge of the area... no one came after that and I ended up spending couple hours cleaning the patio over.... I am not sure if anyone can be more incompetent then these guys.
Simon Rayes: If there was a lower rating I would give them that. They made a bunch of claims and when I confronted them, they changed their words. That wasn't enough, they went and hired a lawyer, and yet he made up more lies, and when I asked him for proves, all the sudden he changed his words too. I am not surprised, when I Googled them, I come to find out I wasn't the only one. And what makes it worst, they don't take the initiative to follow up with people and find out what happened or how to make things better or what can they do to fix their reputation. Therefore, what people are saying is true. I am very surprised that they are still in business.

Jennifer Skwarek: Do not use this company. The OWNER reached out to me to respond to my inquiry for work. Two days ago he said he would be coming out when I spoke with him. I followed up for an ETA and never heard back. Cut my losses and moved on. Today he says he is now coming over. When I advised I would not be proceeding with his company he continued to insult me when I did not respond as to why.
Joe Angeleri: I had Chris and his team remove 5 large shrubs and an old flower bed that ran down the side of my house. They hauled away everything, leveled the ground, put down grass seed and everything looks great now!
Tea Bee: My tree was cut down quick with no problems. The pricing was reasonable and I am happy. I will be hiring again for any backyard restoration. Thanks again.

We were recommended Backyard Rehab and Property Maintenance and couldn’t be more pleased!Chris, Sarge and the team were highly responsive, professional, polite, knowledgeable and clearly experienced. It’s a busy season and the labor shortages made even getting a call back from other places a challenge.We also had them plant a rose bush for us and Chris provided excellent advise on how to keep the deer around her from making a meal of it.Overall, we are highly satisfied and are beyond grateful that we found Backyard Rehab and Property Maintenance!
Anne Lee: I contacted Chris after reading several glowing reviews about his company, to tame the jungle that was my backyard that I hadn’t touched in at least five years.He and his crew did a fantastic job cutting down hedges and junk trees that sprouted and grew to 15 or more feet.If you have need of a backyard renovation, I highly. recommend his company. His rates are very reasonable.Call him. You won’t regret it.

I had him come check out my yard to do some maintenance there as well and I can't wait til he comes back. Joe Brodnicki: I was in an absolute bind after digging my pool. I had 30 yds of dirt in my driveway and needed it gone quickly. I called at 7pm and they arrived by 8:30 the next day and had it gone by 5pm. They were extremely efficient and professional and made sure everything was neat and cleaned up in my yard. The price was extremely fair. I highly recommend them to do any work in your yard.

Trina Tocco: This company has not responded to multiple calls, voicemails or emails. I paid them for services to be done throughout the summer and they up and disappeared. DO NOT do business with them. I plan to file a complaint with small claims. He gave me lots of stories about a fire wiping out his machines, family members dying, baby being born and just retiring... his reviews are terrible on Yelp as well!!
j cat: DO NOT, I repeat DO NOT pay ACE Property Services up front for any service or multiple mowings. You won't hear from them again!!! Lame excuse after lame excuse. They are ripping people off! This business says it is open 7am to 7pm daily. What they are doing for 12 hours I have no idea but it's not mowing lawns. I was forced to leave at least one star to post this review.

This company is suspected of fraudulent practices.Anyone interested in joining together for a law suit against this company?I signed an agreement with Chris Conley (Ace Property Services) to do ground maintenance at my residence April 2019.The agreement included weekly yard mowing, shrub pruning, mulch installation fall & spring clean ups, and aeration.To date, the spring clean up and two mowings were conducted. When I called the Chris Conley to complain about the second mowing (missed grass patches and yard clippings on the sidewalk), he explained that he had to relieve his employee of duties and he assured me it would be done better during the next scheduled service. However, that date came and no service was provided. After weeks of texting and leaving messages, he finally returns my call but instead of saying he's going to honor the contract he has a mouth full of excuses: "it's been rainy"-- "we had equipment failures" --"I had to relieve more employees"-- "I was hoping to retire from the federal Govt (ATF) sooner but they've delayed my retirement"I requested a full refund: to date I have not received my refund, nor have I heard from Chris Conley and neither have I received lawn services. Furthermore, I can't forget...."Ace's Property Services" was prepaid $979.83 for the season!!! Please Be Warned...don't make the same mistake----Avoid doing business with this Company!!!
Aamna Hafeez: I wish I could give Ace 0 stars. This company is a a complete fraud. Do not give them your money. They were hired to to do weekly lawn mowing services at my parent’s home. They offered a discount if you payed in bulk for one entire summer of service. Since then they have missed over 5 different weeks of mowing. Attached are photos of what three weeks of unmowed grass looks like. Additionally they were hired to mow the overgrown grass and weeds along our fence. They have still not done that and we hired them 2 months ago. When you call them the owner offers excuses and lies but nothing else. He says they are backed up because of rain (it hasn’t rained on the last week but still no shows). He now doesn’t even answer the phone when we call. He is a thief and will trick you into taking your money and offering no services rendered. I’m almost certain the only people giving this sorry excuse for a business 5 stars are the employees who are probably getting paid to do nothing. Save yourself the stress and find a different, more honest company to do service with.

Kendrick King: I have dealt with this firm and the owner for over 12 years. Whether it's a subcontractor he refers it how own direct staff or the man himself, Chris ensures that the job gets done. Nobody is perfect, but this company has handled over 30 successful renovations for myself and my partners, and a handful of repairs every year.
Jason Smith: I was subcontracted by this company to help with 4 separate jobs (2 of which he took over 4 weeks to be paid on. Constantly give excuses to why he couldnt each time I contacted him on it.)and per the mutual agreement on 1 job (due to the excess rain I was not able to complete, which he said he would send some of his guys over to finish with the agreement I would still be paid (1000.00 which was my offer and he accepted. The 1000.00 was 500.00 less than total job price) He then told me to sue him because he didn't get paid from the home owner even though I was hired by the owner Chris and not the owner of the house. WHICH PROVES HE DOES NOT KNOW HOW TO PROPERLY RUN A BUSINESS. The 4th job, I was hired to "help" him on. Which on that job he agreed to pay me $400.00-$500.00 to help him. But as you can imagine from any poorly run company, he became "too busy to get over there and help"So now he owes me $1400-$1500.00 for the time, material, and work(over 47 hrs man hours @ $30.00 an hr)DONT BOTHER HIRING THIS COMPANY HE SUBS OUT MOST OF HIS WORK AND DOESNT PAY THE WORKERS AND SUBCONTRACTORS!
Gary Champine: I hired Chris and his team to do our HOA spring cleanup and install approximately 30 yards of mulch. What a class act they are, great customer service, excellent quality and attention to detail and prices were very competitive. I could not be more pleased with the entire project.

Megan Michalak: Id give 0 stars if possible. They are absolutely horrible. I’ve lived here for 4 years, anytime I try to get anything fixed it’s nearly impossible. This place is very unresponsive and unhelpful. I’ve been trying to get issues fixed for about 2 years and whenever I follow up on it I get told “we will talk to the board” then never hear anything back. Then they work that they actually do, gets done very poorly and needs to be redone. But ironically people on the board and friends of the people on the board get their stuff handled. All in all, I would definitely never recommend anyone I know to move in the condos ran by them. Absolutely horrible.

They charged us 2 additional separate assessments payments for renewing the parking lot and changing the carpet . they lie to us they never Change the carpet or renew the parking lot . The only thing they did consistently Is Raise the Sociation fee Every year My Sociation fee is now almost double in just 4 years .

Eshaan Mangal: The entire management team including Sue are extremely unprofessional and have no kindness whatsoever! Every few months association fees rise with a pool that is still closed. Towing cars for no reason and coming up with rules like your guests can’t park “long term”.
Sam: This place is by far the worst condo ever. I have lived out of state and I have been to many condos and apartments, they are by far the pettiest. My fiancé lives here and has lived here for almost 2 years now. They have given us so much trouble. I drive a porsche and of course PICK my car out of all cars and tow it because it was parked in front of my fiancés unit. No one ever gave him a tour so we never knew “visitors” parking existed which by the way consists of 3 spots in the front and back. Now that i park there it’s become an issue too again only my car got a warning and NO ONE else’s. I have asked the other visitors who park there on a daily. When you call to speak to someone they have ZERO knowledge of anything. “Sue” is there go to person except, she won’t call you… and her answer to everything in email is i’ll let our association attorney follow up with you. Who by the way never does. We would like to speak to someone who owns this company. This is a condo not an apartment my fiancé should be able to have me over and I should be able to park on the visitors lot without an issue. There should be no limitations on how many nights as long as i’m not parked in any other spot. Regardless do not move here my fiancé and I hate it. I am a travel nurse and cannot just change my address. They do not help and do not care. They work with the tow company and try to take every penny out of you. They are PETTY!!! Do not move here!!!! I would give them 0/5 starts not even one.I feeldiscrimated against as I am the only one who is being picked at.

This team is very unresponsive, unhelpful, and unsuccessful.The property that they are maintaining is in poor condition with missing sod, damage and poor work done internally and externally to the buildings. The exterior wood in disrepair from neglect. When requesting repairs no timelines are provided and their employees seem to have an overall lack of care.When working with them to gather information for selling a home they were unresponsive and rude when escalating the issues due to the time criticality of gathering information for the buyers.While going through an FHA spot certification for sale of the condo - we found that it was ineligible due to finances of the HOA. This is not surprising due to how poorly the property is managed by this company.This team clearly does not seem to care about the tenants that they support.You may be looking to save some money by selecting this property management group. If you care about the community that you are supporting look elsewhere.
Mary Sears: We have been waiting since May1st, 2021 for roof, wood & flashing repair on our condo. JBC keeps claiming they have to get estimates each and every time we contact them. Its now August 11th, 2021 and still no repair. With all the rain this year we are sure there is more interior damage that we don’t know about yet… This is the worst management company we have ever had.

James Mcmillan: I called and spoke with Nicole, she said to email the completed release form. I emailed the release form per Nicole's request and then was told it was unacceptable. Also I had to bring it with the completed pool form to the office personally and show my drivers license to get the key fob for the pool. I do not live there. She also said I had to bring the form the renter has to sign. They will not let him pick it up, He lives there ! He will pay the $40 dollars for the replacement. This is unreasonable. Cyndi McMillan
Ray Houthuysen: After two years, it was clear our organizations were stylistically out of synch. The structure used by JBC works for many, but not all.As we move on in 2021, Jeff and his staff deserve high praise for their professionalism and work ethic, especially during the lame duck period we are now in. Their handling of work during the pandemic was top notch.
