Shi: To begin with, you need a special team to find their office and a visa to get there. Once you somehow manage to get an apartment, you'll start hating yourself for earlier ignoring the signs from above . They have a "granite countertop" that absorbs water(yeah, that's where you feel that your life has been a lie, obviously sarcastically). The wall paint comes off with most hooks that you try to stick on it( We ended up having everything rested on the floor). The kitchen cabinets are logically and ergonomically so perfect that a few would not even have any problems what so ever( BEACUSE YOU WOULDN'T BE ABLE TO USE THEM). The management, old or new or whatever they are, are as good as fairies( you need to have an opportunity to tell them what you want/solve your problem: that never happens). They do respond, but once you're done complaining and WITH LIFE. WORST OF ALL, the flush doesn't work well(yeah, I am grateful for life). Well, I will stop here with just one more line- It may be a "good" apartment but it's not home.

Andrew Jackson: The finish work on the interior of the apartment was very poorly done. Dents in the walls, floor molding is bowed, bathroom above light was plastered over but never sanded and repainted, big pink blotch in one of my closets, appliances are cheap, etc. And when I filled out the apartment inspection sheet and turned it in, they never came to fix the issues.The walls are not well insulated so you can hear everything from neighboring apartments. Also, they take no action against noise complaints.And the management staff is non-responsive to calls and emails. They don’t check their voicemails either because their vm mailbox is full so you can’t even leave a message! Just a poorly run complex for the money I’m paying!Oh, and they are also trying to charge me a monthly pet fee when I’ve never had a pet here and I’m not even allowed to have a pet with a second floor apartment.I would strongly advise anyone looking at these apartments to stay away!
DK LA: They took my money and denied my application even with someone down as a co signer. I never even had the chance to talk to anyone on the phone before filling out the application as well. Seems like the don’t want to answer the phone so they can have you go to their website to apply just to steal your money and reject you. They just made $150 from me

Kali Densmore: I lived here for one year and it was perfect. I couldn't have asked for a better experience. The property owner was very involved and shows a genuine interest in his residents.The apartments are new and updated. I lived on the bottom floor and rarely heard my neighbors.It was my first time living in Southeast Michigan and this was a great area to stay while looking for a home. It is located across the street from the GM Tech Center and next to the library and police station.

WARREN POLICE WILL PULL YOU OVER IN THIS COMPLEX. you pulling in while they pulling out they will do a u turn, just because I have a dodge charger , really don’t matter my friend have a Taurus n they messed with her did the same exact thing. Cristine M: their application fee is an outstanding nonrefundable100 dollars, which is quite frankly unheard of. which I received no updates about when I applied. it screams scam. the hours are 9am-6pm but don't be surprised if no one picks up. the only way I was able to get someone to pick up the phone was spam calling back to back to back until I annoyed someone enough in the office to pick up. when they picked up the phone they shouted at me like me trying to call them through their own appointed business hours was an inconvenience. this place is a mess, despite me being desperate to find housing in the winter, I can't in good mind ignore the rudeness, the unprofessionalism, lack of communication and hundreds of horrible reviews. I was "conditionally approved" but I'm running far from this place and their nonsense.

I had my viewing cancelled twice on me, and the application process is taking over a month with me dragging management kicking and screaming all of the way through it. They are useless and take days to get back to you when it should take minutes. Don't waste your time or sanity.

My first month of living I spent too many visits to the office to get my toilet fixed and maintenance requests that have not been fulfilled. This place is ghetto and unprofessional. DO NOT apply to live here because they DO NOT care about pre-inspections or making sure you are living comfortable for $834 a month! I will not be releasing or recommending this establishment to a soul. Many things wrong upon my arrival that does not make sense. Nasty old used soap and used cleaning material in the bathroom. Too many thing wrong on top of the heat not working. Floors where dirty so the place was not clean or inspected.

Zander: Awful at communicating with prospective tenants, especially given how steep the application fee is. I was told I was “preapproved” and could schedule a tour but received no communication after that aside from automated text messages. They never answer their phones, whether during business hours or not. And the answering machine doesn’t take messages, it just hangs up on you after promising to call you back (which never happens of course). I am lucky I was able to get a place somewhere else.

Amare Southern: Don’t move here. Currently, this very moment, I’ve been awake all night because I’ve been begging the leasing office to please replace the floor boards in the bedroom and hallway (even tho the entire apartment upstairs needs new floor boards) because my upstairs neighbor can not walk around their apartment without disturbing me. The floors above me creak EXTREMELY LOUD. There’s no avoiding hearing it and unless you are a hard sleeper or sleep with the TV at a considerable volume you will be disturbed. The apartments are very outdated and overpriced and prices just keep increasing. The neighbors in general are getting out of hand with the loud TVs and music and the leasing office could care less to enforce the leasing rules. The parking lot was a nightmare for years. Several large holes that would total your vehicle if you weren’t paying attention. Currently, one of the main entrance dumpsters will frequently have a mound of trash around it . For my last lease they moved the grace period up three days, increase the rent $100, and increased the late fee $50. I had sewage backing up in my bathroom for months (raw sewage in my bathtub more than half way up the tub) and the maintenance is a complete joke. I explained to him that when other residents use their bathroom (sink, toilet or bathtub) it was causing my bathroom plumbing to splash and gurgle. Maintenance had to physically experience toilet water splashing on him while standing in my apartment in order to take me serious. I waited two months for a new dish washer and it still has not washed a single load of dishes for me (4-6 months since the new one was installed and it’s broken). The pricing of a load of laundry increased significantly, as well. You have to use a laundry card to wash clothes and you can ONLY load the card at the leasing office and their hours could be inconvenient for a lot of working residents. Meaning you may never be able to load your laundry card and wash clothes at home. I’ve been here since 2015. I’ve spent thousands of dollars for rent and been a great tenant, I’ve lived in multiple units and getting the leasing office to care about your concerns is like threading a camel through a needle hole. The change leasing managers/assistants/and maintenance personnel as often as a person changes underwear, and they are getting worst each time it’s a new person. The last leasing manager let my previous upstairs neighbor move in 5 ppl at once (his mom, sister, sisters two kids and a friend). That lasted from April 2022-September 2022. Another nightmare. They wore the floor completely out and for months I’ve not been able to sleep. My son has special needs and if you are anything like me sleep is crucial. You will find the police are called to this complex often, as well. You will not find peace here. If you are able to, avoid living here. It’s not worth your sanity or money.

I’ve been leaving near a burned unsealed unit for almost a month. I was without heat for 7 days plus TWICE this winter. The parking lots condition is awful. The pool hasn’t been opened for as long as I can remember. You would expect for complex’s to be a little more suitable especially in warren but no this specific residence is just as bad as anywhere else!

Maintenance does a poor job with keeping up with issues giving and when they do they do half the work needed. I would not waste my time here. Please look somewhere else

I stayed here for 3 years. Not by choice, just due to my busy work schedule and so much going on personally. They were quoting me different process to bribe me to stay and when I finally did move hit me with a 1k bill 8 months later instead of telling me if I owed before leaving. Kept my security deposit and everything. hated it, it was a rush move in and a drawn out move out. no stars...not even 1. Terrible!

Will Hunt: Have lived here for 2 weeks. Its pretty great. Quiet and comfortable. Even though it is pet friendly it remains quiet. You wouldn't know there where pets on the premises if you didn't see them. I enjoy the balcony and the appliances that where included with the unit. The neighbors are curtious and we don't get much street noice. The ample garages are also a nice upgrade.

Anonymous Anonymous: Only move here if you’re desperate. My neighbors are nice but I’ve heard some bad stuff from others. Rent is pretty pricey considering the apartments are old and outdated, the parking lot has holes so big you have to drive well around them or you’d probably total your car, the hallways and laundry rooms rarely get cleaned, and the paint on everything is yellow (originally white). Summer of 2018 we went without air for 2 months. The only way to manage was to keep the “fan” to the AC on all month which kept our apartment at 84° instead of 94° (brought our electric bill to $320 for two months as well) Finally they installed a window unit to get us by until they fixed it. There’s really no point in having the doors to our building since someone keeps breaking the lock and it doesn’t get fixed (understandably I wouldn’t fix it 20 times either). The numbers are hard to see on the buildings and there’s no door bells so ordering food or having out of town visitors is hell. The pros to this place are how quiet it is, it’s near most major stores, and they keep up on the grass and such. Personally, the least they could do is make pets/water actually free since they fix nothing else with your money. Then you look at the reviews of other people and they comment with “we’d love to make your stay 5 star” lol, like they don’t know what they’re doing wrong. Tell you what, when you drive to the property, give the parking lot a quick drive around. That should tell you how things are ran here.

Breiana Turner: This place COULD have so much potential. I strongly believe they need to upgrade their tubs & windows inside the townhomes. Everytime I take a shower I have to plunge the tub. I called maintenance they come out fix the problem in a couple days back to square one. Seriously, who wants to plunge a tub after each shower! Also the tub is peeling everytime I clean it. Strongly recommend better quality parts tubs, windows, when it comes to things we have need or have to use on a daily basis! Atleast that way you won’t keep having a recurring issue.
Erica Hill: I am absolutely disgusted and aggravated that maintenance has been in and out of my apartment for weeks trying to fix our heat and left a nasty situation behind. Mind you the holidays just passed I cleaned my whole bathroom from top to bottom and they come a mess it up and not clean it up, leave it like this and say they will be back but don’t until the next day. I also have a 2 year old and I keep my place clean for her. Our tub hasn’t been glazed in almost a year still waiting on that…..our doors are messed up…… still waiting from the summer for those work orders…….. our patio door never locked since they put new installments this place is not all hyped up..and they want you to pay almost a 300 dollar late fee when they can’t even get they’re tenants together. Will be breaking my lease.
Anneysha Martin: Been here 5 years and they are progressing more and more, VERY PEACEFUL, EVERYONE RESPECTS EVERYONE'S SPACE, THEY ARE HANDLING maintenance issues on demand now and are very helpful as long as you are honest with them I love the landlord she is sweet and respectful. Retha Lynn: We moved in the the 2 bedroom townhouse August 1st 2019 and have had maintenance Issues since the day we have moved in. We are very unsatisfied. Maintenance does not follow up on issues with your apartment to fix anything. We have been living with low pressure hot water since day one. The water pressure is very low, the hot water barely comes out of the bath tub. We have complained and requested to have this problem fixed several times. We have always paid our rent on time and can not get anything we asked fixed. Our shower head is coming out of the wall and was like this the day we moved in. The downstairs bathroom toilet runs and has been doing so since April 2020. We've sent a message to maintenance on April 30th and they responded and said they would come and never did. Sent an email to Latrice on May 8th and never received a response. Several more emails have been sent and no response. Now as of yesterday June 25th 2020, out central air has gone out. We have left several emergency messages for maintenance and sent emails to Latrice and still today June 26th no response on any of our maintenance issues. This is the "worst" place we have every lived. We pay way too much for rent and do not deserve to be treated this way. We are very unsatisfied with KingsPointe. I would not recommend this place to anyone. The kitchen is outdated and needs to be remodeled. The dishwasher was molded when we moved in and never worked. It is 90 degrees outside and extremely hot inside of the town home. This is very unfair to have to live this way.Sincerely,Concerned Resident

Jessica Green: Most of these reviews are fake. I'll just say, out of the 7 years I've lived here, it's always been a nightmare. I don't want a response by saying "give us a call...", I've called and seen them dozens of times. They'll say things get done, and it never has. All starting from the roof at my old unit, to them moving us into this unit with a gaping hole in the ceiling, which they knew about this year's ago when we moved into this unit. The neighbor above also had the ring on her toilet give out, which leaked into my bathroom. Emergency maintenance never showed, I had to flag someone down, who then stated "this could have been really bad." Lattice herself said it was going to be replaced and a new toilet seat since the black water stained it, she also took pictures. This happened in January of 2019, and here we are, June 2019, still nothing. Also, the renovations are funny. Whenever there's wind, it blows it all down. You can put lipstick on a pig, but it still makes it a pig 🐖
Kenneth Murray: I have lived here for over 5 years I am very happy with my apartment and the complex it is very quiet and peaceful here and best of all the girls in the office diamond and Latrice keep everything running smooth there have been lots of improvements over the last couple years new roofs new gutters new siding which gives the complex a new and fresh appearance plus a lot of dead trees were removed and A T T put in a fiber optic network last fall .
LaClare Williamson: I been living here since 2014, I love living in the community but I cannot stand my apartment. I don’t think it has had an upgrade since the apartments was built. The only thing in my apartment that’s updated is the kitchen and dining area floor, that’s because the carpet was torn and it had to be replaced for safety. I live on a fixed income so I can’t afford any of the new upgraded apartments. The living room and bedroom carpet is so messed up that it actually is bad for my asthma. I hate to leave here but they really don’t value their residents that’s been living here and that’s in good standing. I have never been late on any of my bills. I have seen a lot of the office staff and maintenance come and go. I love Latrice and the two Chris Maintanace men, and the cleaning lady Felicia, I’v even met the owner in my apartment, l didn’t know he was the owner at the time, he was a very nice young man we talked the whole time he was there while Ben and the others look at the unit on the wall that still don’t have any heat😂😂😂That Diamond she needs to be replaced, she has no people skills at all. She stopped one of the residents from coming to the office getting a cup of coffee and he had been getting coffee since Veronica was here. My sliding door locked on me one hot Saturday, I hadn’t had my meds, no water she left and wouldn’t bring me a bottle of water while I sat in the hot sun waiting for a Maintanace man to come to let me in, thank god my neighbor was home and made sure I had water she even climbed on my balcony and hung a sheet to block the sun. The boiler is off no heat on the wall unit so I have to use my oven until it gets warm outside. This is probably going to be my last year here.
BB Antoinette: Friendly community. Clean. Peaceful neighborhood. Beautiful apartments & townhouses. The manager Latrice Scott is so awesome! Shes understanding. She has a beautiful personality. She is always very polite, friendly & welcoming. Every month or so, Latrice also organize special celebration gatherings in the clubhouse. She makes the Kings Pointe experience a comfortable one. Diamond is by far the worst person I have ever done business with. She is never willing to work things out or cooperate with you. She has a nasty attitude & she's very sarcastic. Sometimes I absolutely hate going in the office because I know I have to encounter her. There has been several other complaints from other residents regarding the way Diamond conducts business. Sadly, as long as she works there Kings Pointe will continue to lose residents who were once happy being a part of the community before she arrived. My review would have been a 5 Star review BUT solely because of Diamond who has been a complete pain in the A** since she started working here, I had to rate it 4 stars. Besides her, being a Kings Pointe resident is awesome!
Randee Dominguez: My dad just moved into the townhomes & man they’re HUGE. From the beginning we were dealing with Diamond in the office & she has been a complete gem. she’s very sweet & kind & honest when showing you the complex and what needs to be fixed. We let her know the neighbor kept parking in our carport and she handled it immediately, She also did a follow up call to make sure the neighbor stopped parking in our carport which was sweet. Diamond put in work orders to be done before we even look at the place ourselves she has high standards for your place & wants you to be happy with your unit. When we alone did a total walk through of the townhome we put in about 7 total work orders (nothing to serious all little fixes) on Friday, the maintenance men came Monday morning. They got a little freaked cause of my dog lol but i put her in her cage and they were ready to go. (We pay $60 extra for dog rent) Chris the maintenance man was very honest on what he could fix & how it could be fixed, we chatted for a few while he fixed everything up, he was nice and super quick. I didn’t catch the name of the other guy who was with him but he was also kind and got things rolling! So far the staff has been wonderful and the place is nice.The only thing we don’t like is our little backyard patio it needs some serious gardening work but we will handle all that in the spring :)!
Ashlee Hooks: Updating Review! I used to be one of those 0 star reviewers but I can definitely tell a difference in the quality of life here. I've been a tenant almost two years and had a really tough transition into Kings Pointe Townhomes but then again the property has gone through a few not so caring management teams but I have faith in Latrice & her team. I can tell they're getting a handle on the maintenance repair turn arounds and honestly the property hasn't looked better. My neighbors are just that neighbors, kind, caring, respectful. I really like my place and the proximity to everything. Some of the older reviews will be negative because of poor management in the past but just know they are trying and well on their way to being a great property management team!

Stephanie Richardson: I don’t know who I spoke with in the office but she is rude and unprofessional. I called 2 weeks ago to ask why my mother’s name wasn’t on her apartment unit and she assured me it would be taken care of the next week. I waited until today to see if my mother would have her name and of course she did not. So I called again and upon me asking about it again I was cut off and even asked if there was anything else without allowing me to finish speaking. My mother pays her bills and deserves her name on her unit like everyone else. I don’t understand what’s so hard about that. My mother explained that any problems that she has are always overlooked.
Andrea Evans: Very unprofessional and rude. The appliances are always broken, you make a maintenance request and they never come. They don’t replace appliances in the apartment even if you need to urgently, the halls are always dirty. They aren’t accommodating at all and have notices for “inspections” and never come overall a 0/10. HUD should really be investigating their management of the property of its terrible.
Kelly Reinke: Latoya Bell is the most rudest site/office manager they have had in a long time. She is beyond disrespectful and GHETTO. she makes the company look bad. She look down on residents as if she makes top wages which we all know some residents make more than her sad but true. She needs to take classes on Business Management. Reporting her to IMS asap. She does a terrible job and Me and a lot of tenants feel the same way.

After all that they said they had called me and i told them i no longer wanted the unit. i never recieved a call nor did i ever recieve a offer. word of mouth is these people are known for doing things like that to get their family and friends in the gov./HUD needs to do a major sweep!!
Courtney Ousley: They never have hot water or good heat for the residents. When someone's apartment get destored they won't pay. When the residents request for them to fix something they don't do it.
sylvia robinson: The application lady could at least took my application in along with my documents and i could've brought back 1 piece of paper back the next day! I took the bus from the east to the west for nothing on swollen feet and pregnant!
Mrs Lowery: IMS company is horrible, I moved over here seven months ago to get away from a domestic abuse situation. And they could have care less, the home was not cleaned, the staff is incompetent at the location and in Fenton, Michigan, and again I have to move. If you don't sell drugs, and keep up a lot of foolishness, they don't want you over here. They went above and beyond to get me out of here.

Deja Unique: I wish that there was more I could do for the residents here. I manage the senior building and I have so many concerns about the safety of others and myself. We do offer security, however, with the constant presence of the police, I get concerned about the environment there. The residents have many concerns as well in which management does not having the necessary training on how to address those concerns. There is sometimes a lot of commotion with residents involving guns and drugs and with my health conditions , it only adds to my stress levels. I do think management works hard and does everything to maintain a well functioning property, but upper management should realize the issues that exist and try to do more to help.
Lakeena Demps: Just moved in January 2016. I have no problems. I love my place and the only noise i hear is the kids playing outside. I have a townhouse and i love it!

R Mac: I have been here for about two months. I have no complaints, the neighbors are nice, but also quiet. I had a couple of things done in my apartment since my move in. The maintenance guy was very fast, and professional while fixing the issues.There was a change in Management recently. I had moved in under a special before the end of that month. I did not see it for rent due next month. I just went to the front office, explained the situation from my move in agreement. The Manager heard my situation, and. fixed it on the spot. Thank you!

Dreia G: I don’t know where to begin- moved here from one of their sister apartments in may of last year. It’s been okay few months until recently. We’ve had minor issues before but nothing major until now. When returning home from work on 2/28/23 around 6:30 pm - there was a note on the door stating that the toilet overflowed and leaked into apartment below us…. Here’s the problem… WE WERE NOT CONTACTED AT ALL. The note states this happen at 11:30 am and what’s worst is they are insisting it was did intentionally- yet no one was home at all!!! When I asked if she wanted work numbers to verify- she refused!! Sounds fishy to me! To make matters worst the water was still left all in the hallway in our apartment when we returned home almost 7 hours later. After leaving a voicemail, cleaning up and running out to grab food - we noticed another letter that claimed we could be charged for damages!!! This place is a joke and it’s really sad! We’ve been with the company for almost 3 years and have no history of negligence or being non compliant. So why in the world would we flood our own apartment let alone someone else’s??? The fact that it’s even a thought to management is insane, disrespectful and disgusting. And yet again we WEREN’T contacted about the situation- via text, email or call. Instead they just used my brand new towels out my closet to clean the overflow. Then the property manager ( whom I’ve never seen , she must be another replacement again) was rude, unprofessional, and unhelpful about the situation. She made no effort to even make sense of the situation and after a long ten minutes of going back and forth and getting no where - she finally said that there was tissue everywhere. There was no tissue anywhere when we got home and tissue goes in the toilet so I don’t understand the statement. They literally are claiming we saw the toilet overflow and instead of calling we turned the water line off! The toilet was just fine when we left!!! That’s ridiculous to deal with and pay almost $1100 a month for 1bd!!!! Toilets overflow and sewage backs up- it happens all the time- idk why it would be an intentional act. I hope the property manager realizes how ridiculous she sounds!!! If I receive anything saying I have to pay I will contact a lawyer!!! SMH very disappointing and frustrating! Will definitely be moving!!

Dajah johnson: Whoa i really have a story for you guys, the 2 years being here was absolutely hell ! maintenance stealing from your home… they’ll be quick to come and steal from you, but when you are in desperate need of help, they’ll make sure to take their time. had a newborn last winter and without heat, i was told to leave my front door open. Upping prices out of nowhere… man there’s a list!! But let me not leave out how they didn’t know how much we really owed then before trying to evict us , in court they couldn’t even tell the judge how much we owed them for rent after paying them 1900 dollars. save your money there’s nothing luxury about these apartments. and the management are all crooks!

Bryan Riley: I have only lived here for 2 months now and i will say it is a quiet, friendly, comforting, clean place to live at. All my neighbors are nice and the office workers are very polite and provide excellent service especially when something needs to be done or fixed by maintenance. I would refer anyone to live here.
Carmela Sleva: Had an appointment to view an available apartment, no one showed up to the leasing office and when I called their phone number was told there are actually no apartments available and they are not doing tours. So my time was completely wasted. Not a good sign about management, perhaps I dodged a bullet.
Mohammad Islam: I am a new resident. When I asked them to clean the bathroom and fix some things around the apartment, they told me that it was my responsibility because it’s my apartment now. I don’t understand anyone who would want to move into an unclean space. The bathroom cabinet is still broken, a blind is broken, a tile is broken on the bathroom wall, a knob from the stove is missing, there is a huge crack in the tile of the bathroom floor, and this is even after I have called them multiple times to come and fix everything. These may seem minuscule, but they have a job and that is to make sure my apartment is clean and ready to live in.

The management has been making some great renovations to the property and i love seeing how great it is from what it once was. There were quite a few managers during my time, some good, some not but you can tell the difference with Christina. She really has turned things around.

Lauren Teal: The made me sign an agreement that i wouldn't post anything about my negative experiences online with them. So that should tell you how they truly are. Glad I'm no longer with them. Property is horrible, maintenance lies about everything and solves nothing, and apartment manager is so racist and has made a lot of bad comments,even cursed me out years ago. I say don't do it no matter how bad you need a place. Look somewhere else. There's a better place for you...i guarantee it.

A.: My stay experience is negatively affected by management attitude in few situations; they attempted to enforce charging me for a new utility when they thought I messed up with the old one's maintenance and then they brought a third party who told them it's just the lifetime of the equipment, not the tenant messed with it!

Zaria Lopez: Very quiet building, super amenities. Astounding gym. The hallways always smell nice. The noise level is always at a minimum and the walls are not thin! I can’t hear anything. Christina and Tom are just heaven sent. They made my move in feel like a breeze! accommodating.
The Key Collection: I have lived here for 6 months and it has been great so far! Tom and the new manager Christine in the leasing office is always a great help whenever I need. Definitely recommend.

I've tried calling the office only to be sent over to a leasing consultant who was nice, but couldn't offer any helpful assistance on the situation.History has shown me that bad vibes in the leasing office means stay away.Looking at other reviews which included a reply from a property employee, I see that they value what's written on a paper more than being good to their tenants, and wanting their tenants to love where they live.I will be choosing another place to live.
