Josephine Fuentes: I lived here a little over a year and had a wonderful experience. I lived on the ground floor had French doors to the patio which I made full use of and loved. I signed my lease with Ashley. Tyler was the manager while I was there and they are both gems as human beings and property managers, they truly care. I had a good experience with Beztak Properties, honest business transactions. This is an immaculate property with an awesome maintenance team, Steve always fixed any issue immediately. Know that you and your belongings will be safe. As to the noise complaints, I have heard this from two other tenants, but being on the ground floor I never heard anything uncommon for apartment living, I can see how maybe the middle apartments will echo, so avoid that if your extremely noise sensitive but I was really happy on the ground floor without unexpected noise from an apartment. I also loved the gym, it is very well maintained, clean with new machines, this property had everything I needed to live comfortably. This building is mostly young professionals so I got to make really cool friends.
Abraham Chacón (Maharba): I usually don't like to write bad reviews about anything but I guess I don't have choice. The location is decent but I believe the rent is considerably high compared to other apartment complexes.Sound isolation is not the best and you can hear even if someone above you is taking a shower or playing music.There have been more and more power outages recently.Some people don't pick up after their dogs.The call box didn't work for about a year.The common area is closed after business hours which is not the case in other complexes.According to the owners, nobody is allowed to have holiday decorations on the balcony rails, hang curtains on the windows and even door mats in interior hallways (seriously??)I have to say that this bad review is for the above factors and a couple more, but mostly for the owners or whichever company that own the property. Fortunately, the management team has been great and I think they just follow orders. Tyler, who is the current manager, has been very flexible and understanding. He tries to go above and beyond but like I just said, it's sad when the owners have other interests or attitudes towards the residents.
Humiko Kanagusici: The worst apartments I have ever lived in!I lived in Georgia and Colorado before moving with my husband to Michigan, and I have had very bad experiences at this complex. It is definitely the apartment with the most imperfections, the air conditioning and heating make too much noise, the plates on the doors fall off, they do not clean the common areas often, the amenities are lousy, the people from the leasing office are never at work when you need them. But yesterday was the last straw, we received an email saying that we can't have Christmas decorations on the balconies, we can't have rugs in the hallways, and we can't put curtains unless they're white so they won't be noticed. I'm about to have my baby and this apartment gets too much light and gets very cold. for which I decided to put sand-colored curtains. I think that I have every right to make this type of modification in my apartment, since for that I pay a rent, which by the way is very high for what the apartments offer. When my lease ends I will not hesitate for a second to move to live elsewhere.
Neda Berenjian: I lived here for a year and there were definitely pros and cons (like everywhere).Uptown was a great place in terms of location, I loved the apartment itself and I actually became good friends with one of my neighbors. EXCEPT, the neighbors above me were HORRIBLE- which is why I'm docking one star. Building 3276 unit 206 is a unit you DO NOT want since the neighbors ABOVE are very disrespectful with their sounds. They make loud sounds at all times of the day but especially in the morning when Audrey leaves for work around 6 30/7am and then at late night hours. I had to invest in sleeping headphones b/c I was miserable.I complained to Uptown and unfortunately they didn't do much. They offered to move me which was nice but then didn't honor the same rate. Unfortunately the insulation in newer builds is very bad but also if you plan on moving here do not live on the 2nd floor. I've even read some previous reviews and seems the 2nd floor is the worst.The snow could have been plowed better in the winter time. I paid for a car port yet there was always snow by my car in a handicapped spot (which should have been plowed anyways).People don't pick up after their dogs which is annoying- but again that can happen everywhere.It would have been nice to have more recycling bins as they were always full.Overall, other than the horrible sounds from my neighbors which completely changed my experience at Uptown, I would have enjoyed this place much more. It's a nice place, just hope you don't have to deal with sounds from neighbors.I also have to mention Tyler who is the Property Manager. He is the best and does a good job taking care of the property as well as the tenants. He is a very nice guy and works hard- I've seen him around helping with landscaping, walking around with tenants and working in the office after hours. Uptown is lucky to have Tyler!
Maxwell Rosenfeld: Great experience thus far at Uptown. Tamara (the leasing agent) has been wonderful since my first call, to move in, to present.Tyler (the property manager, if I'm not mistaken?) has been equally wonderful and understanding.I lived at an apartment building (Six11) on campus last year which was considered my many to be the best place to live on campus. Construction quality and management were terrible. Walls were like cardboard and other tenants were extremely noisy.Uptown is about a 10 min drive from central campus. Tenants are mostly young professionals (some seemingly very well-off judging by the cars I see in the lot), grad students, and a smattering of small families with young children. My next-door neighbors are UM medical students and the gentleman across the hall is a figure skating coach. Super quiet and friendly tenants. Uptown is also located on wetlands so there are some pristine nature views from the gym/common areas.The only major problem I had was with the bedroom blinds. There are blindingly bright lights turned on throughout the property after dark which I assume are used (understandably) to mitigate liabilities. The blinds in the units do essentially nothing to block out this light (it feels like there are alien ships landing at night).I complained about this and Tamara and Tyler enthusiastically assisted me with coming to a solution. The maintenance team will be helping me install a blackout film.Overall, super satisfied with the professionalism and courtesy of the Beztak team.As an aspiring real estate developer myself, I hope to have a crew like Tamara and Tyler working on my properties in the future.
Mikaela Bodek: I’ve been living at Uptown for about 8 months and it’s been nothing but a positive experience. Besides the modern and airy interior and beautiful landscaping, the people working here are just so kind and helpful. Any time I have had an issue, Tamara has been there immediately to help with a warm smile. She always goes out of her way to make sure I’m taken care of and exceeds my expectations. Dealing with maintenance is always easy and pleasant. Tyler’s friendliness is unmatched. Overall 10/10 experience so far!!

Kara Grace: I took a tour here recently and was very impressed by how nice these units are and how friendly the staff is. Tamara did a great job showing us around and was able to answer all our questions including information about amenities, pet policy, and all kinds of other detailed things we were curious about. She was professional and friendly, and really made an impression on our family. We are looking for places to move to in this area and will definitely keep Uptown in mind. Kaitlyn Ward: Uptown Ann Arbor apartments have been WONDERFUL for my husband and I as we FLED from a different horrendous apartment... Tyler in the office has been so helpful during our transition of moving from one apartment to another. Uptown Apartments are gorgeous. We have quartz countertops, modern silver hardware, stainless steel appliances and plank wood flooring which I LOVE (makes for easy spill clean-up). They also let you have TWO covered parking spots (pay for them monthly) if you want which is going to be SO NICE when it snows a ton in the winter and keeps your car cooler in the summer. AND they have storage units for only $50 (I think it was) a month which is a STEAL when compared to the cost of other storage units in the area which, last i checked were well over $100/month. Just met our new neighbors who moved in and they seem really nice too. oh my gosh how could I forget the GIANT windows!! So much sunlight for my plants! The location is also super convenient. We are near Target, Meijer, whole foods and a couple restaurants, and maybe a 10 minute drive to campus.I also like that the stairs on the outside of the building are covered so when it snows or rains the stairs don't get all wet and slippery. The decks are spacious and many people have a table and two chairs outside on them. My experience at Uptown has been great! Take a tour and see for yourself!

Jennifer Bailey: My husband and I were one of the very first tenants, and have lived at AACA for going on 9 years! We love living here! Recently our dishwasher went on the blink. The staff couldn’t have been more responsive. Nicole scheduled a time that was convenient for us (we both work from home) for the repair. Erik was fantastic in troubleshooting the problem. Ultimately we needed a new dishwasher and Chonte was great about getting the purchase approved. Nicole once again stepped in to schedule the installation and Erik was top-notch in getting the old dishwasher out and the new one professionally installed. We feel very appreciative of the great service from everyone at AACA, and for being able to call our apartment home.
Maxwell Murphy: Nicole and Kale in the office are world class. They were always friendly and accommodating, and they proved they really care about the residents. They made us feel comfortable here for over two years. Any maintenance issues were fixed promptly, every time. Lots of friendly people in the building. Really a nice place to live.
Alfred Wonesh: I boil down the issues I originally faced due to challenges from the global pandemic.Every issue I've had has been promptly taken care of by Kale and his tram -- He has even gone as far as escalating to corporate to resolve things.All in all, this is definitely one of the nicer, and more convenient places to stay in A2.
Mike Wang: I was very happy to stay at Ann Arbor City Club apartments. Nicole, Kale, and all the other staff were pleasures to work with. Maintenance was always speedy and thorough, and the quality of the appliances was very good in my unit. I really appreciated the staff's support through the crisis, as they responsibly closed the gym and restricted numbers of people using the Sky Lounge. There were no games with rent, utilities, or my security deposit either.
Liz Moore: I absolutely love living here and would recommend it to anyone looking for a great place to live downtown Ann Arbor. It is a slightly higher price point, but for good reason. The combination of location, view, amenities, style, parking, & living space are the best you can find. It’s a quiet & friendly community, mostly 24-38 yr old professionals. For questions or maintenance requests, I’ve always received a quick response (within ~24) hours. Nicole is the best!
Sean: I didn't live here, but I had an excellent experience with Nichole at the front desk. Nichole was so king and helpful that I had to go out of my way to write a quick review. I mean her Saturday was insanely busy, but we had a half hour to meet and she went above and beyond, showing me around the units, the location even though she had back to back appointments scheduled. I was just really impressed & thankful for her to extend as much help as she could. Thanks Nichole!
Rehana Nathoo: Really really terrible experience. This review is only in reference to the applicaiton and waitlist process - we didn't become tenants of the building. Started the process in February for an intended August move-in. Flew in to see the building from out of state, went on a tour and was strongarmed into a $350 waitlist fee. It's shocking to me that this fee is not illegal. The fee is a nonrefundable amount that entitles you to get on an availability waitlist. If the management offers you your top three floorplans in a month timeframe of your intended move-in date and you choose not to move in, they keep the fee. We sent them monthly emails with no response or updates on the process. Between March and July we never got an email back with an inventory update, or any other correspondance. Once in a while we'd get an inventory offer that had nothing to do with our top 3 preferences. As our August move-date approached, we had no choice but to look for a new apartment. Before we signed a lease in another town we sent two emails updating them of our situation, reminding them we were keen to move-in and checking if they expected any inventory. No answer. Two weeks from our move date we got a head's up that our second choice floorplan was available for a move in 14 days later. When we suggested that was an inappropriate timeframe, and we had been ignored the months prior, we got a standard "that's our policy." We asked to speak to someone else from management - a name and number were provided, but the number was the same number to the main office and after 3 voicemails we never got a call back. We're not even sure this person exists. WIth such blatent thievery and disrespect during the application process, I can't imagine what being a tenant would be like. Never saw that $350 again.
Lin Zhao: We have been disappointed in our experience here. After joining through our friend (another residents) referral, we moved in. Unfortunately, he never received the referral bonus and despite repeated back and forth, they still did not honor it. Net, there’s better value around and their referral system is false advertising

Smita Bhattacharya: Living here for 3 years— and man has this place gone downhill (while the rent has gone up). It is not maintained and the property management turnover speaks for itself— nobody is committed to this community except for the people that live here and try to make the best of it.While the amenities may draw you in they aren’t maintained or even functional most of the year; do yourself a favor and pick another apartment complex. Had a lot of potential, what a bummer.

Ty Kooser: Lived here for 2.5 years. The rent was reasonable based on comparable prices around Ann Arbor.Location was great, quiet but easy access to highways and downtown. The nearby trails are a plus.The gym/pool area was nice and well maintained.Maintenance was quick to respond to every issue we had and always resolved the issue. Management was generally responsive but didn’t always follow through (never refunded false laundry charges on my card).Apartment itself was nice, never had a problem with noise, smells, bugs, etc.Problems: The trash valet was inconsistent so it’s a scam to be required to pay for it, they never maintain the walking trails in the winter (they did a good job on the sidewalks to your front door, but not the walking path around the ponds), they don’t empty the trash cans or dumpsters frequently enough, and there are minimal lights/sidewalks around the perimeter of the property.

Julian Waldburger: 4.5/5!I lived at The Haven for just over three years, and it was quite bittersweet to move out! This complex was only the second one that I toured when first arriving in Ann Arbor, and I signed the lease right after the tour. Considering the high cost of living in Ann Arbor in general, what this place offers is a great deal, especially the newly renovated units and the units with a loft! The loft unit is by far the best style of apartment that I've ever lived in, because it actually feels like a home. The pool in summer with the BBQ grills is a great amenity and always a fun time, even if just to come out and relax in the sun. Overall, the grounds of the complex are well maintained and look beautiful in the summer and also in the winter covered in snow! The monthly resident events are a great thing to have fun and meet your neighbors, and the staff is always very friendly and engaging. Maintenance requests are always fulfilled effectively and within a couple days time.My only slight complaints (deducting half a star for this) are that many bugs easily get into the apartment and it's very hard to get rid of them. Also some of the bathroom fixtures, such as the shower faucet knobs, are not of good quality and start to fall apart and get loose after a few months. I've had my shower faucet knobs replaced multiple times over my three years here. The bathtub's surface lining also starts chipping and peeling easily.Overall though, I've had a great experience living here and calling The Haven my home for 3 years! It definitely lives up to its name! Unfortunately I moved out of state and I will really miss this place. I would definitely recommend it to anyone looking for a good and affordable place to live in Ann Arbor!P.S. One super cool amenity that I really wish I would have used more is the locker room sauna!

Jonathan Cunha: I was asked to review service after putting in a maintenance request. Our two toilets were running after being flushed. This was both annoying and costly for our water bill. I asked them to repair the toilet and the first time I asked they attempted to fix the flushing device by just connecting the rusty chain back to the lever (which I had already tried). The second time I placed a work order request, they replaced the device in the back of the toilet and they no longer run after being flushed. Definitely satisfied with the repair, just annoyed it took two requests. The other problem was a water stain on the ceiling, didn't want to wait for this to become a bigger problem. They came and fixed our thermostat and heater (didn't even know it was broken!!), but definitely happy our house isn't cold in the middle of January. Generally speaking, the maintenance crew is responsive, respectful, and they do a good job.

Carla Redfield: Giving the rating of three stars since the issue with the refrigerator making knocking/tapping sounds was not repaired but not without the lack of trying on behalf of maintenance. The knocking sound still exist so it seems that it will be something I’ll have to get used to hearing.

Chenxin Han (Han): Worst apartment I’ve ever lived! Like others have mentioned, their apartment management team is unfriendly! They also add random charges to your bill without providing any proofs! Amanda was super kind and informative, and gave the best tour in Ann Arbor (and we toured many places)! Austin was also super helpful and gracious to help us find an apartment immediately. The amenities are great and the staff is exceptional. We are so happy to be here!

He explained very well depends on my favor and no rush for my contract so I could choose better option. Sabrina Archer: Worst apartment I have ever lived in. So unhelpful and NOT FRIENDLY!!! We had mice for MONTHS and they did not believe us or address it despite calling weekly and eventually daily. They kept saying they would “look into it” then never get a hold of us, or just not answer at all! Trying to get a hold of them?? Good luck!!!! Will not answer phone or return phone calls, will not answer the online text feature, take weeks to address maintenance issues, and do not communicate with each other. Staff are cold and unfriendly, bathtubs and bathrooms are disgusting. We were promised that our tubs would be reglazed and that a mantle for our bare fireplace would be installed, neither happened. Our grass grew mildew after not being cut for months. They lost our lease when the management switched over, and they don’t send out any updates or emails about the community, never hold events, and the new management never even made it a point to introduce themselves. I’m getting ready to move into an apartment that is SO much better than this one and so much more community oriented. Overall 0/5, I am so happy to be moving. There are several other nicer apartments near the Emerson that you should consider living in before you consider this one.

Eddie Boone: I am a Disable Combat Veteran with PTSD moving to Ann Arbor to get care from the Ann Arbor VA. I have been dealing with the Emerson application process to get an apartment for a week and half with hardly any help/instruction how to complete the application process. I feel like I have babysit grown adults to get them to do their job/take my money while I am crying phone with the leasing officers talking over me constantly. I kept asking the leasing office for a move-in checklist for the electricity, water, cable, and more but they could not give me the information after asking multiple times. The leasing office also wanted me to sign the lease without any leasing officers going over the lease paperwork with me. No one in the Leasing office wears masks while we are still in a pandemic. I have had two anxiety attacks from this process alone. I don't understand why no one can guide me through this application process. I wish I could give their customer service a zero stars but that option isn't available. I guess a one star will do.Response to the Owner - You don't understand my frustrations because if you did, you would of called me. I didn't recieve any phone calls from you Mr. Owner. There was no support/information. You guys didn't want to send me a checklist of the Utilities when my move in date was a little over a week away and you guys wanted me to sign the lease without anyone in the leasing office going over it with me. No one should feel comfortable signing a lease blind. I canceled my application because I didn't feel safe signing a 13 month lease that way.
Fnu Rameez: I ended up signing my lease recently with Emerson Apartments. Due to Covid and being out of town, I had difficulty with coming in person and check out apartments by myself. However, they were quite helpful with providing virtual visit and were constantly available for questions.

samin aayanifard: Spacious apartments in great location having access to any stores. good community with incredible amenities, multiple grills, outdoor furniture, tennis field with projectors to play at night and a good gym. The only big issue is with the maintenance, they either not come or fix the issue after 3 4 weeks. We ended up learning how to repair the sink ourselves after multiple requests and no one showing up.

We live in the 2 bedroom layout with the extended balcony to give context to this review.From the search and signing process to now, we can’t say better things about the staff here. Mariam was super helpful with our (million) questions and we always received quick responses. Once we moved in, staff continued to be supportive and attentive. We had a few minor maintenance issues that they’ve come out within a day or two for each of those and have been professional and courteous when here.The unit itself is incredible. The apartment is clean, the layout is great, and all of the updates are not only aesthetically 10/10 but also very functional/durable. We have also loved living in this community so far (late 20s professionals, both of us people of color) and it’s a great location for us. Another perk is how pet friendly this place is. There’s a car port included in our rent, which I’m sure will come in handy for the winter, and an open lot also that we haven’t had much difficulty finding parking in. There are plenty of open spaces here, walking trails, a gorgeous pool, grills, and courts. Also, the balconies are huge in the layout we have. The prices are more than fair, especially compared to close complexes that share similar amenities and updates. For the most upgraded 2 bedroom they offer, prices for this complex were $200-300 below anywhere else we saw.One thing, in comparison to some of my old apartments, the utilities feel a bit on the high side. This is probably more the construction of the unit and less about the complex/staff. Also, the freeway is right behind our unit which at first was pretty loud with the windows open. But a month in we’ve already gotten used to it. And the doors/windows almost completely block out the sound.Long story short, we love living here for a lot of reasons. If you’re searching for a place, definitely include this in your search and sign a lease here if you’re able to!

Ga D’E: I relocated in Ann Arbor nine months ago. While visiting different apartments for rent, The Emerson was the only one that had the best apartments layout, price and optimal conditions. Once I moved in the management team has been great and before COVID they hosted monthly events/parties for community integration. Looking forward for these activities re-start once everything gets back to normal. The couple of times my apartment has required maintenance the staff shows up and solve immediately. The gym, pool and common areas are great. I highly recommend The Emerson in Ann Arbor!

I was told it takes 30 days (are there that many people moving out?). It is now 2 weeks over that date and I know only that the manager referred the matter to “AP”. Then she went on vacation and no one else in the office is aware of the situation. I always paid money I owed on time. I only ask for the same consideration, which is overdue. Where is my deposit??
D Knapp: I really like the layout of my apartment and the vaulted ceilings are a bonus. I had to adjust to the noise of the freeway, but if you have ever lived on a busy street, you know you get accustomed to it. This complex is centrally located and very easy to get to campus, shopping and entertainment. There has been a lot of renovation during the time I've been here but interruption to daily living is minimal and the results are worth it. Too bad I won't be here to see the final result. The management and service staff is always friendly, accommodating andprofessional.

Vikesh Chandrashekar: Frustrating Amenities Management at Oakcliff : While Oakcliff Apartments boasts clean units and common areas, the management's recurring failure to open the pool and hot tub on time severely tarnishes its luxury tag. Despite paying premium prices, we face consistent disappointments, notably last year's mid-June pool opening and this year's ongoing delay past Memorial Day. It's disheartening to see residents turned away on hot days and to know that those at less expensive complexes are enjoying their pools. The management's repeated shortcomings degrade the value and reputation of these otherwise well-maintained apartments.

I love using the pool / grill / fire in the summertime and everyone who lives at Oakcliff has been very respectful / inviting in the shared spaces. Very spacious apartments that are up to date and any maintenance that is required is done within a day of notifying the staff. The complex is quiet and clean at all times. The clubhouse was used on a daily basis by my roommate and I and if it weren't for starting a new job elsewhere, would definitely stay this place long term. Definitely worth it and appropriately priced for all that you get. If I do come back to Ann Arbor, will first look to renting in this complex as my first option!

Emily: Poor value.I lived here from 2020-2021, and I unfortunately can't recommend it. The price is very high even for Ann Arbor being a high housing cost bubble and the value just isn't there, particularly with the VERY poor sound-proofing (see video I uploaded). I've lived at lots of apartments and only experienced worse once (cheap, old building), so given how new the buildings are and how "high end," the issue feels pretty inexcusable.Pros-Beautiful area, with wooded walking trails quiet neighborhoods, and a golf course where you can watch the sunset, all at your doorstep-Courteous maintenance-Office staff always prompt to reply via email and respectful (even in the face of frustrated tenants). They also returned packages delivered to the previous tenant here when I kept getting some.-Management took covid seriously-Spacious balconies-I liked the layout of my 2br/2b a lot-Pet friendly-close to lots grocery/food/etc places.-lots of community events including food trucks, other free food, seed planting kits or whatever.Cons-soundproofing. The walls between me and my next door neighbors were good, but the floor/ceiling was terrible. I lived above an empty apartment for 10 months of my lease and it was bliss, I was very happy. When a new family moved in with a young child who threw very loud tantrums multiple times a day, it was pretty miserable (especially noticeable since I was working from home all day). I still can't believe how much of it I could hear, the screaming haunts my dreams. I guess "hardwood" and vaulted ceilings have a downside.-more severe maintenance issues than you'd expect in a new building, including leaky windows, leaky roofs, and a broken washer/dryer upon move in-have to pay for the trash butler thing even if you never use it-water and electricity bill were always very high. My bills didn't seem to change at all in price when I didn't live there for 2 months and the apartment was empty-electricity likely to go out during storms (and stay out)Ultimately, the apartment units themselves are nice and amenities decent. If you don't care about noise or get lucky with your neighbors AND have the budget for a place like that, maybe it's a good call. But I don't think it's worth it.
Feel Good Hal: This is the best managed apartment I’ve lived at over the years. Beautiful location in Ann Arbor, super open and luxurious looking apartments, great amenities. Right next to Leslie golf course and gorgeous Ann Arbor Public Library. But best of all is the staff here. They go above and beyond to make us feel comfortable and we really appreciate it. Su Jinhao: Lived there for two years. Everything is nice about the apartment, besides the utter unwillingness to pay referral bonuses. The whole referral thing almost smelled like phishing. I moved in two years ago and I clearly stated that I was referred to by a friend. Could not spell his Chinese name by then cuz I know him by his English name. They ended up refusing the referral even when I provided everything. Recently referred a friend to the community, and they started telling stories about how they pay the referral bonus when my friend moves in. I asked about that referral recently. They then straight up told me that I have to be a current resident to receive the bonus. My lease ended in August and my friends moved in July. They just tried to bury the facts and avoid paying me at all. Not to mention that they should pay the full referral bonus, they even tried their best to cheat and play fraud to avoid paying me the money I absolutely over the power of law should receive. What a shame you lousy management team! It’s not even a big money, I pay 1800$ rent a month and the referral bonus is 500$ total. And they try to omit the 250$ cuz i will not be a resident after my friend has lived there for 6 months. Lol. If by any means they saw this message and do anything bad to my deposit or my friends’ i will honestly sue you. Idc about your BS and the lawyer money and ur literally lying and I have those emails ready. Try me!
Nicholas Estren: Oakcliff was wonderful and I find myself wishing that I still lived there.I lived in Oakcliff during some of the worst of COVID and it really provided a sanctuary away from all the craziness.Beautiful homes and well-designed grounds: it always felt great to come home to.Any issues that came up were taken care of quickly and kindly - the management even helped to mediate and resolve an uncomfortable situation between myself and another tenant. Maintenance went far out of their way to help on several occasions, including literally driving to Ann Arbor from Detroit in the middle of the night when there was an issue with the heat.This kind of service is hard to find anywhere.Highly recommended.

Tom E: This apartment complex is very nice outside, but I do feel that Oakcliff management doesn't care about the comfort and well-being of their tenants, especially when an issue comes up. Moved in this apartment in October 2020. Its January 2021 now. I had a chance to talk with a few tenants and seems this complex has a common bug issue. The sealing work around the baseboard, front door and windows is spotty which likely allows bugs and other vermin to enter my living room. Spiders, rolly polys other another kind of unknown bugs jump around at night. I needed to spray insecticide near my front door in the morning and night and clean up dead bugs every morning. Oakcliff is not willing to identify those bugs. They can not come up with a solid solution yet, nor can guarantee that I would not deal with the bug issue in spring and summer again. They do have pest control service by Orkin every two weeks. But the spray didn't work for the two kinds of bugs in the warmer season.

Owl Creek Apartments: what do users think?
Girish Joshi: A very cozy and comfortable well planned apartment community. We stayed here for 2.5 years and we are glad we chose this place. Lot of perks and management staff is super friendly and helpful. You will not go wrong in choosing this place.
Renee Hein: I was planning to give a 4-star rating as we had a fairly positive experience at Owl Creek with some minor issues that come with a new complex as some people mentioned. The apartments are overall nice on the surface level; however, the drop from 5- to 4-stars was going to be because it is clear the complex cheaped out on many building materials and the building was rushed (stainless steal that rusts easily, grout in showers that is unfinished, crooked tiles, counters that stain from anything, etc. etc.).The reason for 2-stars is because of our move-out experience. Just under a month after moving out, we were sent an unexpected bill for $2,411 that had to be paid immediately. Part of this was mostly fair because we moved out 3-weeks early due to relocating for a job, and we had to pay the remaining month of rent. This was unexpected though because we had given the apartment 75 days of notice, and when paying our final month of rent it was a pro-rated amount. We went to the office and asked about it. They said that this was all we were responsible for, so we assumed they had found new tenants. That was not the case. Overall, a bad miscommunication.The remaining part of the bill that was most frustrating was that the apartment required us to pay for carpet replacement from “heavy traffic marks.” We lived in the apartment for 3 years (carpet span of the specific carpet is 5 years), and although the carpet was obviously not perfect upon move-out, it was nowhere close to being damaged or in need of immediate replacement.

Jiayi Z: We lived in a 1B for a little over a year and our overall experience has been a gradual decline.1. Throughout 2021 we had complex-wide heating unit issues where the maintenance team came into our apartment frequently and it was disruptive to our WFH daily lives (they asked us to move our couch in advance without providing an accurate window prior to arrival). Outside the complex-wide maintenance activities, our unit also sometimes just stopped generating heat so they made additional trips just to get it to work again.2. When we first moved in our heating bills were $200-300/month, for a one bedroom where we kept at 68 degrees. The maintenance effort did bring that down but you still need to budget at least $100-$150 month for winter months just for heating, again, for a one bedroom.3. We had a horrible move-in experience where a previous leasing staff’s description of the location and conditions of the apartment did not match the actual apartment and they refused to return our application deposit. So make a checklist before you go, get everything in writing, and read every quote carefully to make sure it’s actually the apartment you toured.4. Yes the package situation was a mess for the entire duration of our stay. We didn’t see improvement over a year and half and have frequently needed to visit other buildings to look for our own packages.A lot of the reviews here talk about the amenities and it was what we wanted to love about this apartment as well. However after going through all the inconveniences, communication frustration, and just general mismanagement, we wouldn’t recommend this place to our friends. The overall experience was far from satisfactory and not a situation we wanted to deal with year-long.
Sophia Jachman: We love Owl Creek! This is the best apartment complex in Ann Arbor. We sadly had to leave due to relocation for a job opportunity and we were so sad. Our new city/apartment doesn’t even compare to Owl Creek. The staff was always kind and helpful. The apartments were brand new and had modern finishes. We were on the first floor and it was so quiet and peaceful. The carports are a nice plus and we loved the movie theater in the clubhouse! The area is really safe and quiet too. It is a beautiful area and we truly loved our stay. We wish every place was as nice as Owl Creek
Tyler Rand: A completely mismanaged property with problems galore. The trash system should be a Washtenaw County health code violation. The exterior vents are not sealed, so in the warmer months, bugs come streaming in from all over. The buildings were poorly constructed, and after only 6 months everything was cracking. There’s no heat or cooling ducts in the bathrooms, so in the winter, your morning shower will be freezing. The package system is an absolute mess. When work needs to be done on the property, they outsource to the cheapest possible labor, from hours away in rural Michigan. The result is horrible repair work, and companies that leave messes behind in your unit. Avoid this place at all costs. Do not be distracted by how the units look on your tour. Living here is not worth it.

Michael Harper: Of all the places I’ve lived, this has by far the worst sound insulation between apartments imaginable. Every footstep my upstairs neighbors make is loud enough to wake me up even while wearing ear plugs. I hear their conversations, when they drop things, run water, flush toilets... You’ll hear all of it. I’ve tried talking to management, but they can’t even do anything since this is just people living their normal lives. Would strongly recommend looking elsewhere if you’re hoping for a quiet and peaceful place to live.
Sharma Shivani: We are so happy we found this place! It has that new modern vibe covered and all the amenities are very nice and always clean. It even has a dog grooming suite that is nicer than what most groomers have. The properties are well made compared to some of the other similar complexes I have toured and it is managed very well.
Lauren Szwed: I have been at Owl Creek for almost a year now and have a hard time seeing myself somewhere else.The location of Owl Creek is the perfect balance of residential and rural, and is just a 10 minute drive outside of downtown. It’s quiet and peaceful, allowing me to work and study from home with ease. There is a local farm stand just down the road with 24/7 access to fresh produce in the growing months.The structures and amenities are all relatively new. The apartments are comfortable for singles, couples, families, and pets. Given the Ann Arbor real estate market and the included amenities on campus, rent for all rooms is quite affordable, even for students. The shuttle allows for peace of mind when not having to search for a parking spot downtown and constantly refilling your meter.I could genuinely think of no better place to begin my independent life as a young adult.
Lindsay Rhodes: We were in a pinch while our house was being built and Noah came to our rescue and got us into a great place. The community is super new, clean, quiet, and the staff is great. I love the amenities - dog park, gym with a Peloton, beautiful Club House, and the pool was always sparkling. Great experience all around and highly recommend.
Laura Kershaw: I want to write an honest review for people who are looking to move in here because all the other reviews I've seen seem very positive or very negative when really neither are a full picture of the community.For context about my personal biases, I'm a very easygoing person and don't find many issues to be deal-breaking, hence my four star review. I also find the most important amenities to be a nice kitchen, dog friendly, and nice outdoor areas, all of which Owl Creek supplies in spades. I couldn't be happier with the things that are most important to me, which I'm sure sways my review higher than it would if my important features were different.I'd also like to preface this by saying the apartments are new and they're still working out a lot of kinks, so some of the cons might need to be revised in the future (I will try to remember to update!). I'd also like to say I love living here and unless something crazy happens, will continue to live here for at least the next few years.All this to give you as much context as possible. Now for pros/cons:Pros:-Staff is very responsive and helpful-Kitchen is awesome, unbeatable by other Ann Arbor area apartments in terms of size (I'm an avid cook so having a large kitchen was critical and the island is so nice)-Dog Park Community is great-Patio area is very nice - love the fire pits in the fall-All apartments except studios have balcony space that's a good size for a two person table and some plants (they're also sheltered balconies so you can sit outside even when it rains)-Apartments are well-insulated (minimal noise pollution from other apartments)-Online portal lets residents raise issues and connect easily-Quick response to maintenance requests (24-48 hours for non-urgent requests)-Water pressure is good-Brand new apartments (as of 2020) so everything feels new and modern-Floors are a good color for hiding dirt and easy to clean (essential for dog owners)-Dog rent is fair ($25 per month)-Residents are generally cognizant of COVID-19 restrictions and wear masks in hallways/clubhouse accordingly-Residents appear to be mostly young professionals and grad students (quiet, active crowd)-Gym is excellent (love the peloton reservation system)-SO MANY CUTE DOGSCons:-Some advertised amenities don't work (namely smart home features through the app) (UPDATE: my smart home features work now!)-On-going dog poop issues (UPDATE: seems to be resolved now with additional waste stations and groundskeeper support!) - this is more on individual residents than the staff, they've been great with taking suggestions-Higher utility bills in the winter (think $250 for a one-bedroom in the coldest month of the year, reasonable in the summer - might be improved with recent HVAC maintenance) - everything is electric, but they did issue a credit to us for the HVAC heat pump being off so I think this will improve-Some mailroom issues (I haven't personally had an issue, but there are some complaints of missing packages)-Trash rooms occasionally get full before pickups, especially when new residents are moving in (not stinky, just a bit inconvenient if you have trash to toss)-Guests parking in resident assigned spots occasionally- there is still plenty of parking available, just problems with assigned spots (also not a personal issue)-Toilet paper holder is slightly too far from toiletAll of this is to say, I would definitely recommend this place to a friend! I love living here, but I think renters should have a full picture of what the community is like before moving in. Mani Arumugam: Our apartment search ended in Own creek when Noah Nelson took his time to make sure that we had the home we wanted. The entire staff being empathetic to accommodate us, we felt as if we are connected.Everyone is extremely accommodating and friendly also. It could not be better located for us with the school we wanted. We are moving from Canada. The amenities are nice, and we loved the pool and gym. Covered parking is included.We lived in a 1BR unit, we liked the balcony and amenities. However, we didn’t like how big the kitchen island was, it killed the space. The living area was relatively small, so while the unit was approx 750sqft, it really wasn’t. The rent with the crazy electricity bill reached mid 1900’s. The trash on the weekend was a huge issue. The mailing system was overall poor and I lost a lot of mails (though some nice neighbors dropped them off to my unit).In summary, nice location but expensive. But remains a good choice.

Cat (cat): Wanted to share my review. I am currently a resident and love living here.In regards to the complaints about the heating and electricity bill, these ceilings are tall. Not only this, but the apartments have pretty big square footage. Ann Arbor rates for electricity are higher than the national average. I have seen some people shocked, but then compare it to where they were previously living (out of state) or compare it with the pricing of a smaller apartment unit. I think that's a little bit unfair to say that it is extremely costly for those reasons. I think the electricity bills I've been getting are reasonable and what I expect. Owl Creek recently went and checked on all HVACs and what not to deal with this issue. I find them super responsive.My husband's working from home and we have two dogs. We are very picky on clean apartment complexes and parking. So far, they're still up to our standards. I work night shifts most of the time and find that it is also very quiet at night (which I think is a surprise given how close we are to campus). :)The dog park is lovely, with lots of dogs and friendly people. We've been having a poop issue (whoever you are, I fart in your general direction) where some residents are NOT picking up their dog's poop. Owl Creek added more poop bins and groundskeeping picking up poop. The problem lies in these selfish neighbors. Owl Creek is still looking for ways to solve this issue and keeps us in the loop about it.Dog rent is cheap. No weight limit, but be sure to check breed restrictions. This complex surprisingly allows huskies and I am very thankful for that. I believe there is a max limit of 2 pets.There is some confusion in the mailroom with who is delivering and what not. If you have issues, that's because of the mail carrier and the best solution I found is to label my mailbox inside and out. I've noticed that there are new mail carriers every few weeks so it looks like it's just a high turnover rate + newbie confusion on the mail services.In regards to delivering foods, I don't think people are putting delivery instructions. It can be confusing since there are two main entrances for each apartment complex. (Maybe we should have a sign or some kind of flag to show where delivery rooms are at?)Overall, I think this apartment complex is great. The staff is great. The neighbors (besides the ones that don't pick up the poop) are amazing too. There are some minor issues, but I feel confident enough in Owl Creek fixing them. :)

I was gone for weeks at a time and turned off my heating too.Owl creek recognized this and refunded me only $30....for 4-5 months where my energy bill was $110 per month.Nice community but be prepared to pay a ridiculous amount to DTE.
Tianyi Hua: I moved in 2 weeks ago and still don’t have hot water in my apartment. They’ve been trying to fix the water heater but can’t get it to work properly. Considering how much rent I pay, the fact I am taking cold showers is just ridiculous.

Pet playground, all brand new appliance and all inside, great business center, & fitness center, calm, spacious, very clean, nice club house, brand new grill and gas fireplace... Maintenance is showing great jobs every time.We have been enjoying swimming pool with my kids everyday during summer season. Also, the shuttle service is very nice and convenient.All people at the office are very kind and ready to resolve any problems.I really recommend this place especially building 1-302 if you have kids!!!

Stephanie Cimpoes: Owl Creek apartments seem really nice at first glance, and if you don't care much about little things - then it will remain really nice! I loved my little space here, It seems like parking in other assigned spots is the main issue here but if you don't make it a big deal and just park in an open spot til it resolves then you should be okay. But if having your assigned spot means everything to you, then you might get a little annoyed. Some pros and cons for which give my 3 star review as my lease has now come to an end:Pros:- Its a really safe area, I love running around the neighborhood and have done it at all times of the day and night and feel completely fine. There are some forests while running on green - but still, using the bike lane on the street was really enjoyable.- The apartments are brand new. It has a really modern look and its very refreshing. Nice new appliances, the temperature control in the apartments is a great feature too. The place looks nice in pictures and in person too!- Indoor trash rooms - so you don't have to walk to a dumpster outside. Loved having these, very convenient- Of course, the amenities - I haven't used them much (more so the gym) but I will say, even having them as an option was very convenient.- The staff does create events to keep community involved. I was too busy to participate, but I thought that was really cool - great way to build community- Response time on emails/communication. The staff is very quick at getting back with you, which I think is awesomeCons:- God, the electric bill. I was in a studio and the thing was like 150$ dollars. My last electric bill was 70$ so it looks like they're improving the issue! (pro) but what I thought was unfortunate (and more part of the 3 star) was some of the rooms got reimbursed, but the studios didn't. If everyone's complaining about the high rates at least don't be impartial to the guests - it didn't seem fair. I did ask about the studio reimbursements but I guess the "the price is within normal range"- The indoor trash is a cool feature, but it does get messy- My car got hit in front of the clubhouse. I left it there for a week (not in the electric vehicle parking, and not in the reserved parking - since so many ppl complained about parking at this place I figured I wouldn't take the open spots near the apartments themselves). Anyways, there is a camera at the clubhouse but apparently a week is too long of footage to go through to find out. Bianca also said "I wish you would have asked me before leaving your car there" - but there wasn't any place in the lease agreement that said we couldn't (?) So that was a little frustrating but I wasn't try to add to the many complaints about parking - I thought I was helping but just a fore-warning. It did make it seem like it was my fault for getting hit because I didn't ask where to park.. not fun /: but to current residents.. I guess don't leave your car there, it's a busy area that I guess is accident prone.. park somewhere else if you're using your spot and just need a place for your vehicle for more than a day or so.- Definitely a breach of privacy from the staff here. They went on vacation and then afterwards told me that we knew people in common because they disclosed to those people that I lived at Owl Creek... and also how long/short my lease was. That was not cool and a huge reason for the 3 star. I was disappointed, and felt like my privacy was not prioritized.

Nassar Omar: Agree that the new property management is extremely rude, unfriendly, and isn’t responsive. They are charging me an additional almost $6k for not giving a written notice to not renew my lease, although I gave notice of my leave months before. After sounding understanding, the property manager said she would do her “due diligence”, only to not respond and charge me anyways. The property manager also refused to provide any additional contact to speak to someone. Not to mention, the appliances constantly break, the building went close to a week without light in the dead of the winter. Definitely don’t live here!!
Ian Stirton: Impossible to sleep. Theres a garbage truck that comes EVERY night at 4 am and it is right next to the building. If you’re on the side that faces Ashley or even on the Madison side prepare for a significant overall drop in quality of life.

Noam Gannot: I've lived in 618 for two years and honestly couldn't recommend it enough. The location is obviously great, but the amenities are that much better. You get access to a gym, a pool, a lounge, fire pits, free coffee, free weekly donuts, monthly events, free yoga classes and a business center.I would also like to give a shout out to the staff. The custodial staff are amazing and very friendly. The building is always spotless. The maintenance staff are superheroes and the leasing office is so accommodating.
Amp Thanarugchok: 618 S Main has given me the best leasing/ living experience I have never had before. Even with the immediate move-in request, everyone in the property has been very helpful throughout the process, especially Jason. He has been very delightful to work with and made my move-in very smooth and easy. Anything you would need during the move-in, literally anything, you can just ask and there you have it. The community itself is basically perfect. Nice gym, conference room, pools, and fire pits. All common areas are also super clean. The room itself is great. Most rooms are made of cement wall. Thus you won' t be hearing loud music from your neighbor that prevent you from restful sleep. The neighborhood around the building are mostly resident areas, therefore it is also quiet during the night. If you are looking for a place to have your own quiet, peaceful, and cozy place to live, here is the place for you!

The cement walls are thick so it keeps your neighbors from hearing you (and you them), which is a big benefit of this building specifically, in my opinion. Most of the other buildings in town have wood walls and floors separating the units.I would absolutely live here again.

Philip Burtt: We have really been impressed with this property so far! The office staff have been really great to work with. The community feels safe. The clubhouse is really nice. Maintenance has been responsive. Our apartment has been great so far. Overall, really no huge complaints! Would definitely recommend this place to family & friends!
Zahra: My lease is coming to an end in a month and due to the rent increase, I sadly will not be renewing. However, I do want to share that my year experience here was incredible and exceeded my expectations immensely. Firstly, the staff I met during my signing was completely different than the current staff and did not really have me excited to start my residency--but let me just say the current leasing staff is most welcoming, warmest bunch I have ever been around which makes me sad to part ways. I work remotely and conduct my 9-5 in the office lounge, which is a beautiful space all together, and Kerre and Michaele are always so friendly and bubbly; I witness their interactions with potential future residents and they are very transparent--always looking out for your best interests. The maintenance staff is equally friendly and very quick to respond to requests, though I have not had to submit many. As far as location, a solid 5/5. It is peaceful and easy to access, minutes from grocery stores, the Briarwood mall, a short drive to downtown Ann Arbor, and the community grounds are beautifully well managed--especially during the warmer months. This is the second community I have lived in and I would highly recommend it to any and all who are searching the Ann Arbor area for an amazing living experience with great amenities. People like the leasing and maintenance staff at Briar Cove really make a difference in making a resident feel safe, welcomed, and happy; I thank them all for a fantastic year, and I hope they stay because they are truly the best at what they do!

Adam Freeman: In general, Briar Cove has been a fantastic community thus far for our family dynamic- my mother is disabled and they have made every effort to accommodate to her needs in our apartment. Maintenance replies almost immediately to issues if not within 24 hours of receiving a request and the problem is (usually) solved in a single call, not to mention they are extremely friendly and work their tails off. Tamara is also an absolute superstar who Beztak is lucky to have found as she knows the roles of her job perfectly and is extremely personable with residents and her employees as I've watched how she interacts when she DOESN'T know residents are watching. My only minor complaint, and it's a minor one, is that there definitely is a bug issue and I can understand that as the community was built on a wetland type mixed parcel of land and there is always going to be issues with that. I'd perhaps suggest Beztak looks into laminate flooring throughout units at some point in the future or at least carpeting with a heftier padding and better sealing to perhaps keep them out more- I was extremely clear before we moved in about asking if there were any insect issues and was told multiple times they didn't have any issues, I'll chalk this up to THIS unit not having them as heavily as others perhaps. In all, Briar Cove is a lovely community though so for any minor problems you get a fantastic location that is close to everything, a personable manager in Tamara, a soon to be renovated club house and facilities for residents, wonderfully kept grounds and just a really homey feeling to your unit. I should mention the windows are also extremely nice and this surprised me as I see people mention issues of draft and I've noticed the absolute opposite given the quality of the double slide nature of the windows and seals.

Mary Kelley: Since moving into Briar Cove in September, Tamara Blevins has gone far beyond expectation as the leasing manager. There was a misunderstanding on my part about the apartment being unfurnished and Tamara did everything to resolve the situation as quickly as possible. Tamara is the ultimate professional. She is still more than that, she brings to her position an empathy that makes one more truly a member of this community. Her curtesy and kindness are unexampled. Outside of the outstanding customer service I've received, the location is prime. Close to shopping and restaurants. It's also just a short drive to downtown Ann Arbor and umich campus.
Siddharth Prakash: I’ll give them points for where it’s due. The location of the community is one of the best (close to everything one could need and downtown Ann Arbor) and apartments are spacious considering its Ann Arbor.But what made me decide to move out was the management policies and attitude. First, whenever I tried to seek any sort of help, the replies on the phone were always very condescending and almost rude, sort of like trying to put me in my place. At first I assumed I in particular did something to tick them off, but reading the other reviews here, it seems to be a pattern. Even any of the email communication throughout my stay from their side were only about telling residents of what they are supposed to be doing and not be doing. The message I always got was that this is our place that you’re just renting out so don’t try to feel too much at home.For about an year the major facilities like pool and gym were only operational during office hours because of the rules, which meant I did not get to use them through the year and as soon as the rules were relaxed, it was conveniently decided to close them out for renovation. Which essentially meant that I could not use them for any part of my stay. Even after all that towards the end of my lease they also found some reasons to increase my rent.So yeah even though I knew I needed to rent for at least a year more and my wife joining me soon, I decided to move out of the “nice” apartment situation. Oh yeah, and there are always those big bugs too if you don’t run the HVAC for even a day.
Steve Farha: WARNING!!we’ve lived in briar cove and they had very very bad customer service, we couldn’t wait to leave. the management doesn’t care about what the residents want and need. We’ve complained about multiple things including MOLD and nothing was taken care of. I wish I read the reviews before we entered this apartment home. We had COVID and during this pandemic we where still charged with $200 late fee, the manager had no mercy on us and I even told them I would show him the positive COVID test. They just come up with payments you have no clue about. I had the maintenance team come fix a couple things and the things I had them fix was too much, the maintenance guy told me that I’m just adding things to the list now. Twice we had a flood it was not done the right way the carpet in the walls were wet for a very long time and they didn’t change our carpet where the flood happened. They will NOT work with you no matter what. Every time we wanted to speak to the management he was out of office or off that day. I had seen him face to face in office but was told We had to reach via email. We where dealing with big spiders as well and I honestly I really don’t recommend this place believe me you will have a hard time with them. Briar cove is ridiculous and the management is even worse. When they reply to people’s reviews about their complex they tell you they want to strive to do the the best for each resident but they truly don’t, you yourself when calling will feel like your a burden on them. Also I showed the mold pics that are below to the manager and he told me that he himself went to the apartment and didn’t see anything, we got this professionally checked. I truly hate this place and hate the customer service even more. Again They come up with things you don’t know about and then tell you it’s the law. Please please please do not go for this place Ann Arbor is beautiful a place and there are nicer places to be in and better customer service! Always take not of the bad reviews because most of the time they are true. This place will NOT work with you especially during this hard time for everyone.
Marvelous I: I’ve been living at this location for several months now and my experience with one of the staff members has been terrible. There is one particular staff member, who goes by the name of Brennan, who is always rude when I come into the office and addresses people in a condescending tone. I went to the office to simply ask questions concerning the apartment and he addressed me very rudely and unprofessionally. This is one of several experiences.Also, this apartment has an insect problem and nothing has been done to fix it.

Reconsider your decision to move here.The two experiences I have had with maintenance have been my first time when they showed up without any noticed to replace my door.- meaning I came home from work to find unmasked workers having completely removed my door to the apartment.My second experience was when I called the emergency line when the above stairs neighbor created a sewage leak. I was told someone was one their way immediately, and did not encounter anyone until three hours later. When someone did arrive they told me to clean it up and wait for carpet cleaners. When I went to ask if there were any plans to remove the sewage waste from my ceiling and walls, maintenance and management were completely unavailable. So after fifteen phone calls, I am still sitting in an apartment with stranger's sewage in my walls (during a global pandemic) as I wait for carpet cleaners to arrive.

Sorry if I was wrong. They painted the place all white. Even the bathroom tiles which start to fall off after couple of use. The kitchen top is cheap plywood that gets scratched easily.Window frames, door and shelf hinges have wore off and some are broken.Utensils are old and using a lot of electricity.In other words, the maintenance is cheap.For the rent over $1000, I am sure they could do a better job.

Nisha Smith: Call ask about 3 bedroom apartment.. they say they accept section 8 but you have to make 3 times the rent which will equal up 4500 dollars a month.. I infringe general mgmt that if I made that much I wouldnt need section 8.. she stated oh well that rules, I said ma'am that not right.. she said oh well, i WILL BE MOVING THERE OR LETTING ANYONE KNOW ABOUT THESE APARTMENTS....

Ashton Clark: My husband and I have been living in these apartments for two years now and have really enjoyed the experience. It has been taken over by new management during this time, who’ve made positive changes as well. I love the interiors: wood flooring and fireplaces with mantels. I enjoy having a storage unit and balcony. The buildings have been painted and flowers planted, so the exteriors and grounds are lovely. The gym is open to residents 24/7 which is great for someone like me who enjoys working out very late. It also has a sauna. In the summers I’ve loved spending time at the pool. The location is fantastic as a student, and it’s close to local businesses so we’re able to bike to get groceries or to local parks (generally a very bike-friendly location!) Perhaps best of all, I feel extremely safe here. I moved from out of state and chose these apartments without visiting first and wasn’t sure what to expect in regards to location and safety. It’s near nice neighborhoods, many people out taking walks, etc. I feel safe walking to the gym at night. It’s also very quiet- a lot of graduate students and families it seems. I also get the impression that new management really cares and wants to build a great community.

Joseph Weisbrod: It's not completeley clear to what this request relates, but it's probably for the fire alarm in one of the vacant apartments in our building. This had been called in due to the alarm sounding in a neighboring upstairs apartment. After going up the stairs, and knocking on the door, with no one answering, it was pretty clear no one was in. We had also recalled seeing a U-Haul truck earlier in the week, so it was fairly certain that no one was home. The alarm eventually ended, so someone must have arrived to shut it off within minutes of our call to maintenance. By the way, the person on the phone was also very helpful in re-directing the call to the crew who could help.
Linda Remsberg: Paying for unit since 11/14 and my first arrival on 11/21. Moving van supposed to arrive 11/21 but broke down in WI and arrival now on 11/28. As of 11/21 fireplace not working and was fixed but no garage key fob. It would seem that I should have this since I started paying for unit on 11/14.Burnt out oven light replaced in December per work order.Reported no heat 1/1/23, furnance pilot out & dryer not working. Pilot light relit & part ordered for dryer so no dryer use in my unit now. Furnace pilot light off again 1/6/23.Dryer part not ordered and received new dryer on 1/27/23 BUT dryer door opening in wrong direction & needed maintenance to return to change it! Dishwasher not draining & poor wash so requestedOn work order 1/27/23. While in CO to care for dying mother water leak from laundry room into garage so drywall work done in my apartment. Returned 1/19/23 again no heat temp 55 degrees in apartment-furnace pilot out again! Had to heat apartment back to 70 degrees. On 1/22/23 no hot water to shower cuz water heater pilot light out! Also water still not draining in dishwasher so now new dishwasher on order. Hope the furnace & water heater situation can be fixed & nothing else happens. It all is pretty frustrating.On 2/23/23 now clothes washer not working put to wash on cool/cold and water was steaming hot! As of 2/25/23 no response for resolution of dishwasher or clothes dryer! Washer temp fixed but not lid release add function. Al did address dish washer on 3/25/23 & will see if that works with next use.Furnace off again 3/26/23, Al was very good with response to restart but still need to address why going off. I was told contractor would be notified if this happens again, so waiting to see if this will happen!
David S: I would strongly not recommend living at ReNew Ann Arbor. ReNew management is horrendous. Tenants want a clean, nice place to live with reasonable rent prices, responsiveness, and transparency. ReNew Ann Arbor/Trinity Properties has failed at all of these things. Management lack of responsiveness: management is incapable of responding in a timely manner. It takes them weeks to address issues and the property manager, Samantha Vargo, always sends out emails to the community that are unprofessional, made with snide remarks, lack explanation, or fail to claim responsibility for things that go wrong around the complex.Lack of rent transparency: If you move here, you will never actually know what your rent is on a monthly basis. ReNew uses Conservice to charge tenants for pest control, sewage, water, and random other fees. In the past few months alone, there have been massive water leaks with water pouring through ceilings that have increased all tenants' water bills and have gone unfixed. Rent hikes $300 each year: Rent used to be reasonable with prior Harbor House management, and ReNew is now unfairly taking advantage of tenants beyond what is a reasonable inflation increase. They try to force you into signing a renewal lease 9 months before your current lease is even over, and then threaten that their ridiculous rates are going to expire. ReNew is also very overpriced for what you are getting. There is mold everywhere in the stairways, carpets in the hallways are filthy with black mold. Patio furniture and amenities have gone downhill since ReNew took over.The only sense of community here is the shared sentiment among all tenants that we can't wait to leave. ReNew needs to start listening to tenants and make significant management changes.Update: Garages are still filthy with overflowing trash and collapsing ceiling tiles/leaking pipes....

Nick Ivacko: Will give the TLDR first: Don't live here.I've been a resident for 5 years. Previously, the complex was known as Harbor House. The management was responsive, cared for the tenants and the apartment grounds. About 2 years ago, it was taken over by Trinity Property Management, and renamed ReNew Ann Arbor.ReNew has driven the apartment community into the ground. They make "upgrades" that add no value, like removing perfectly good pool deck chairs and replacing them with unneeded new ones, or rebuilding a gazebo that didn't need repairs.They often give little warning about renovations. When the parking lots were unnecessarily repaved, they gave residents two days to move their vehicles off property before they were towed at the owner's expense. They also trashed any bikes that weren't removed from the bike racks within a day or two. What if someone was out of town?When help is actually needed, ReNew does as little as possible. They leave trash all over the place and do not empty pet waste containers. Sidewalks are never salted in the winter, leaving them like a sheet of ice. The windows in my apartment are all cracked and covered in mold, and ReNew will not replace them.If and when I reach out to property management, issues are never resolved. Property Manager Samantha Vargo ignores requests for months on end. My roommate needed to get in touch with the President of Trinity Property Management just to get our garage cleaned, which was covered in trash and old insulation that had fallen from the ceiling.The final straw for me, and many other residents, began recently when our water bills quadrupled in price. When asked about the price increase, ReNew refused to provide any proof of water usage changes. They chose not to participate in dialogue about the issue, instead offering a simple "Figure it out yourself" email.Other residents noted that there was a water leak in their garage, with water pouring out from the ceiling. Rather than dealing with the problem and owning up to it, ReNew shifted the monetary responsibility to its residents. Even so, it is hard to imagine that four times as much water was used on property. The lack of transparency is confounding.UPDATE: ReNew has now corrected our water bill.Long story made short, ReNew does not care about its residents and will do anything to make a cheap dollar. It is a mockery of property management, a bully to its tenants, and a wholly untrustworthy business. Stay far, far away.
Aishwarya Pastapur: I have lived here since before the new management “Renew Ann Arbor” and I have to say things have gotten significantly worse since the new management took over. For one, there are constantly construction or other changes that disrupt residents’ daily lives, often occurring with no notice. In the middle of winter, our garage stairwell is being updated, and I have to walk outside in the snow to get to my garage and car. We were given no advance notice of this. When I request maintenance, they always seem to blame me. I have a dishwasher that has not worked in months and was initially blamed for having “expired dish soap.” When I requested they reevaluate, it turns out there was a broken part that they had to special order. My dishwasher is still not fixed months later. Trash and recycling are often overflowing because there is no effort to take them out in a timely manner. The worst part in my opinion is the lack of timely salting and plowing of roads in the middle of a Michigan winter which leads to dangerous driving conditions for all residents. Do not live here, they only care about their bottom line and making more money, not about their residents.
Isak Akervall: Renters beware: DO NOT sign a lease agreement with this complex. As a current resident of ReNew, we have recently experienced a sustained 277% increase in our monthly water bill (the price of which used to be included in our rent). Water as a percentage of our total utility bill has gone from 24% to 52% in the span of one month. The management team has provided NO explanation for why this has occurred and essentially told us that “everything is being calculated accurately” and to just pay our bills. How common is it to see a utility like water increase nearly 4 fold without any actually change in consumption or behavior? Additionally, how common is it to incur an increase like this and then be insulted by not receiving any sort of explanation other than “upper management investigated and found everything to be accurate”. It’s an offensively lackluster explanation and I would thoroughly implore anyone looking to move here to not do so. The on-site team and “upper management” have no regard for their tenants, some of whom have been here for years. Their sole objective is to mark the rents to market, squeeze more cash from the tenants and the probably sell the property to some other real estate private equity firm in 3-5 years once they’ve juiced the net operating income of the property as much as possible. P.S. there’s also dog poop all over the place that they never clean up.UPDATE: I spoke to the city of Ann Arbor who told me that they have not increase rates WHATSOEVER and that rate increases happen in July, not November. Furthermore, I spoke with the on-site management team who informed me that the rate increase was due to “increased occupancy rates”. This implies that occupancy quadrupled from October to November. As a current resident, I can attest to the fact that occupancy rates have seemed essentially unchanged; no more people than usual in the garages or parking lots, nor in the gym. This is just good ole fashioned fraud. I encourage current residents to file a complaint with the Attorney General’s office through the Consumer Protection Division and with the Better Business Bureau.
Brandi Beck: My children and I love the location of the apartments and the amenities. When I have submitted maintenance requests, my issues were fixed within days. I haven’t had much communication with the office staff. My problem is all the trash, there are many dog poo stations that are always overflowing. Since the building updates the wood line is filled with trash from that company. Lastly, since Renew started working with Conservice our water bill went up from $16 in September 2022 to $65 in December 2022.

Samuel Schneider: I wish management deleted water leaks like they delete resident reviews........here I am having to repostEnough is enough.This property is by far the worst managed business I have ever dealt with; specifically the property manager Samantha Vargo. If I could rate the customer service here I would rate into the negatives. The management here is unprofessional, reclusive and offer very little support to residents.There have been several issues and unanswered complaints brought up to Renew Arbor that mostly go unanswered. A resolution requires residents to consistantly have to follow up and ask for an update to their concerns. The language used in Samantha's responses go unchecked and is very rude and unprofessional.The reason I'm writing this review is because we were charged an excessive utility bill because of a water leak that occurred somewhere within our building. Management made no effort to make residents aware of this issue and waited for residents to complain about the excessive water charges before doing anything about it. It took weeks for a response. The response did not come voluntarily and once again we had to follow up on our complaint to learn that we were only being issued a partial utility credit. Renew Ann Arbor offered no apologies for the partial credit and lack of communication leaving us no choice but to have to take it up with the BBB. If you need a resolution here you either have to call law enforcement or take it up with the state because the management here are incapable of performing their duties.**UPDATE**Renew Ann Arbor sent out an email communication advising that the water bills were excessively high due to a water leak within the building and that they would be issuing partial credits to resident's accounts.We received our next utility bill and once more that water is 4x higher than it normally is ($65 vs $17).The following day Renew Ann Arbor sends out another email communication denying the building water leak, but advised they would still be honoring the partial utility credit for the one month but moving forward residents will now be responsible for the full amount. They have offered no details as to how the bills increased by almost 400%, but guess what? We recorded the building water leaks from November and December that show water pouring from the ceilings into the parking garage below the apartments. Ceiling tiles saturated with water falling apart on top of residents cars. Renew Ann Arbor continues to try and save face as they constantly contradict themselves and tell resident's (I have the email) that "if you don't like it you can leave".This is just the tip of the iceberg and I have not even begun to address the multitude of issues here relating to management, condition of the buildings (read the other reviews about the windows) and overall condition of the property. These are sub-par apartments managed by a greedy management group, Trinity Property Consultants.
Adam Ronk: DO NOT LIVE HERE. I could never recommend anyone sign a lease at Renew. I lived here many years through the old management and “Harbor House” name. Ever since Trinity purchased the apartment, the property has gone drastically down hill. Trinity only cares about making the property feel more premium with the sole purpose of raising rents and increasing profit. All improvements have been done cheaply without any concern for those that live here. Management does not care about its residents and actively chooses to ignore them as evidenced in the examples below1. All resident water bills have increased for the last two months from $17 to $65. 4x the amount! Management will not answer our questions and will instead just tell us that the bill is accurate. Renew contracts a third party billing company (Conservice) for their utility billing. This is not uncommon for conservice to jack up bills.2. They will send an email on Friday afternoon stating that they are doing work Monday morning and if your car or bike is not removed it will be towed or have the lock cut.3. They painted the buildings and replaced window trim without replacing the cracked windows or fixing the issues on the buildings themselves. Many windows including mine are cracked and leak. They were not interested in this issue4. They built a new patio by removing the volleyball court. Since it was completed in August the new patio hasn’t had any furniture added or gas installed for the grills. A wind storm came through in November and broke the pergola over it leaving it broken and unstable. They put caution tape around it and left it until earlier this month when they finally took it down.5. My buildings garage door was broken for months. Every time I complained I was told that they were waiting for their facilities manager to look at it only to have no action taken.Date of first complaint - October 20Number of times I requested them to fix the garage door - 3Date the door was finally fixed - December 12th6. The property is littered with trash. Multiple buildings had trash overflowing from the dumpster area for months, a result from their many construction projects. A large pile of construction material, rotting/moldy food, and general garbage sat next to the trash bin for months only to be blown around the property by the wind. Management took months to clean this up, instead saying they are were waiting for a new dumpster before they can clean.Date of first complaint - October 20Number of times I requested the building be cleaned - 5Date the garage was finally cleaned - January 24.7. The maintenance team constantly drives through the property too fast and refuses to park in parking spots choosing to instead park blocking the sidewalk or blocking in residents cars.We will not be renewing our lease and I encourage all other residents to consider doing the same
T G: The state of these apartment buildings is absolutely atrocious. The fact that renew calls these luxury apartments is a joke. They are falling apart and all management does is turn a blind eye. It’s honestly insulting to the people that live here.I posted a review a few months ago about our windows falling apart and there being water build up on the sills. If you look you can see management commented with their usual response. All talk and no actions. So now I am taking it a step further and posting pictures.In general, these apartments are not well cared for and management would rather just raise the price of rent/utilities than fix anything. Our water bills drastically increased the last few months and management sent us an email denying there was a water leak that caused this increase, making us the residents, responsible for paying this. I witnessed this water leak, as it happened to occur at the same time our hot water tank needed to be replaced. Tons of water just pouring from the garage ceiling. The office was notified of this leak, but then they DENY it ever happened?? Shady things are happening at this place to say the very least. Now the garage roof is falling apart from the so called “fake leak”. Pictures are shown of that as well.The manager of these apartments, Samantha Vargo, should be embarrassed about the state of these buildings. However she is rude, unprofessional, and offers no solution to residents except for them to break their lease. Also, don’t believe the positive reviews you see here. I know for an absolute fact one of them was written by the managers fiancé.Do yourself a favor and stay FAR away from this place!!!!

Jenna Christensen: My husband and I have lived here for a little over 2 years. While the inside of the apartments look nice, not everything is as new and nice as it seems. While many “improvements” were made over the summer such as painting the buildings, it doesn’t compensate for the lack of repairs that actually need to be done. We have asked countless times for our windows to be replaced, as there is always water build up on the sills along with huge drafts that come through. The dry wall is completely cracked around the windows as well. Every time we are told someone will come out and take a look and no one ever does. This company doesn’t care about their residents, they only care about looks and not functionality. They started repairing something in the garage stairwell that’s been going on for weeks that management didn’t bother to tell us about. I honestly dread coming home to the place every day. I never know what my day or evening is going to be interrupted by. If management wanted to actually make improvements then they they would start with repairing these ancient buildings instead of just painting over the flaws. No improvements will stem from this review either. All management does is comment on the bad reviews saying they want to hear more about our concerns but nothing is ever actually done. Just do yourself a favor and find a different place to live just like I will be doing once our lease is up.
Jose Michael: Great place to live! Very close to Briarwood mall and close enough to downtown. The new management is more than accommodating with any questions or concerns. The recent improvements to the property are well thought out and improves daily life. Love the new walkway to the dog park!

Sarah Tankson: As far as I know and have experienced in the past, Randloph Court has the privacy needed to be creative and add some personal touch. It's not handicapped Accessible but the best way to obtain one that could be a possibility is to see if someone who has a handicapped setting, wants to move at the time you are needing an apartment. Two people at the most can be comfortable; small Kitchen with a bigger layout than other layouts, I have seen. The bigger the kitchen, the higher the price. you have options to have a washer and dryer in your utility room. All electric, and the cost is high, it's best if you have a partner but regardless of the electric bill, you have an average bathroom, with a tub and shower. closet space in the bathroom; hallway towards the bathroom, along with storage space in the attic. measure your furniture and see what you can fit inside of the apt before moving in. My favorite is the ceiling fan. It's so relaxing to have this when taking a nap or Meditating. Each apt is different as far as types of appliances, you just have to ask for what you need and hopefully, the apt has the appropriate layout and needs available. There is a washroom if you prefer to do laundry in another building within the complex. There is a one time fee, non refundable, I believe$100 or more depending on credit. basically for the security of the property due to people leaving without taking care of business or even if you leave due to other life changing events. The Management still do repairs. If you have a multipurpose business, work, hobbies etc. It's best to get organizers according to your lifestyle. If you need a break from being inside, you can enjoy the beautiful baby rabbits, Chipmunks, birds, butterflies and just create your own little world around you in the spring. If you are coming home exhausted, you have your own entry way and if you don't find an apartment with the door on. You can buy your own door. Only if you plan on enjoying it for awhile and you don't have trouble opening and closing the screen door. The bedroom closet is roomy. Great place for small animals. good place for walking and planting beautiful flowers.
Ry Hendrix: Came to visit a friend who lives here. Very nice street layout, easy to navigate. All units on ground floor with personal outside doors. Inside is neatly laid out, has washer/dryer hookup in the unit. Also pet friendly with plenty of walking space. The complex is located a five minute walk from Carpenter Road, with a Kroger right on the corner and Meijer further down that road.
