The Himalayan Lodge: what do users think?
Derek Richardson: Great place!! Really nice location close to downtown but in a quiet neighborhood, loved time on the front porch and the lawn picnic table in the evenings. Very easy to get keys and get in, very clean, decorations were amazing (thank you note from Obama!!), would definitely recommend and would love to stay here again.Rooms: 5/5|Service: 5/5|Location: 5/5 …More
Matt R: Very cool guest house with a lot of character and space. In a nice, quiet neighborhood that is walkable to downtown (in good weather).
Daniel Miller: I stayed at Himalayan Lodge along with 4 of my coworkers while we were in Ann Arbor for a conference. This was the best short term lodging I've ever found in Ann Arbor, and I travel there regularly. The location is excellent. The price is very reasonable. The house is very comfortable, with plenty of privacy for beds and homey living spaces that were great for after-conference co-working or for relaxing. The owners were friendly and easy to communicate with.I'll definitely stay here again.
Nancy White: A charming house, filled with pictures of the Himalayas, Tibetan prayer flags and the owners art. A great respite from hotels, where you have a comfy bed, good bathrooms and a living room to hang out in. Oh, and a porch swing. It seems I'm partial to porch swings.

Oakcliff Apartments: what do users think?
Vikesh Chandrashekar: Frustrating Amenities Management at Oakcliff : While Oakcliff Apartments boasts clean units and common areas, the management's recurring failure to open the pool and hot tub on time severely tarnishes its luxury tag. Despite paying premium prices, we face consistent disappointments, notably last year's mid-June pool opening and this year's ongoing delay past Memorial Day. It's disheartening to see residents turned away on hot days and to know that those at less expensive complexes are enjoying their pools. The management's repeated shortcomings degrade the value and reputation of these otherwise well-maintained apartments.
Taylor George: My experience at Oakcliff has been wonderful. The space + layout is well thought out and feels extremely clean and new. I love using the pool / grill / fire in the summertime and everyone who lives at Oakcliff has been very respectful / inviting in the shared spaces. The staff, especially Dan has done a great job helping out with all of our maintenance requests in a timely manner. Thank you!
Hiroyuki Ouchi: I just left this beautiful apartment and I really I appreciate it. The room is very modern and very well organized with garage and leasing office service is always responding immediately.I just miss this place and hopefully I can come back i future!
Justin Barbat: Amazing place to live with accommodating staff, facilities, and a very comfortable home for the past 3 years. Very spacious apartments that are up to date and any maintenance that is required is done within a day of notifying the staff. The complex is quiet and clean at all times. The clubhouse was used on a daily basis by my roommate and I and if it weren't for starting a new job elsewhere, would definitely stay this place long term. Definitely worth it and appropriately priced for all that you get. If I do come back to Ann Arbor, will first look to renting in this complex as my first option!
Kory LaPree: I have lived in apartments for the past 12 years and this has been by far the best experience. The staff is overly gracious with meeting requests and caring for its residents. They went as far as supporting the anesthesia residents at UofM on multiple occasions during the COVID pandemic with donations proving community involvement is important to them. Thanks for a wonderful 3 years.
Danielle Jean: If you’re looking for a beautiful apartment with access to a private garage and first class amenities in a serene neighborhood, pick Oakcliff. If you want to improve your experience, have a smooth move-in, and feel like you belong from the moment you step foot on the property, ask for Sarah! From before I became a resident at Oakcliff, Sarah has demonstrated excellence in client service and care. She’s friendly, personable, knowledgeable, and flexible when necessary. Whatever you need, whether it’s questions about leasing, problem-solving for move-in, or help with maintenance, make Sarah your go-to! She won’t disappoint!
Gary Martin: Great place to live; clean, quiet, convenent with peacefull grounds well maintained year round. Friendly neighbors and a beautiful clubhouse to host guest.
Emily: Poor value.I lived here from 2020-2021, and I unfortunately can't recommend it. The price is very high even for Ann Arbor being a high housing cost bubble and the value just isn't there, particularly with the VERY poor sound-proofing (see video I uploaded). I've lived at lots of apartments and only experienced worse once (cheap, old building), so given how new the buildings are and how "high end," the issue feels pretty inexcusable.Pros-Beautiful area, with wooded walking trails quiet neighborhoods, and a golf course where you can watch the sunset, all at your doorstep-Courteous maintenance-Office staff always prompt to reply via email and respectful (even in the face of frustrated tenants). They also returned packages delivered to the previous tenant here when I kept getting some.-Management took covid seriously-Spacious balconies-I liked the layout of my 2br/2b a lot-Pet friendly-close to lots grocery/food/etc places.-lots of community events including food trucks, other free food, seed planting kits or whatever.Cons-soundproofing. The walls between me and my next door neighbors were good, but the floor/ceiling was terrible. I lived above an empty apartment for 10 months of my lease and it was bliss, I was very happy. When a new family moved in with a young child who threw very loud tantrums multiple times a day, it was pretty miserable (especially noticeable since I was working from home all day). I still can't believe how much of it I could hear, the screaming haunts my dreams. I guess "hardwood" and vaulted ceilings have a downside.-more severe maintenance issues than you'd expect in a new building, including leaky windows, leaky roofs, and a broken washer/dryer upon move in-have to pay for the trash butler thing even if you never use it-water and electricity bill were always very high. My bills didn't seem to change at all in price when I didn't live there for 2 months and the apartment was empty-electricity likely to go out during storms (and stay out)Ultimately, the apartment units themselves are nice and amenities decent. If you don't care about noise or get lucky with your neighbors AND have the budget for a place like that, maybe it's a good call. But I don't think it's worth it.
Feel Good Hal: This is the best managed apartment I’ve lived at over the years. Beautiful location in Ann Arbor, super open and luxurious looking apartments, great amenities. Right next to Leslie golf course and gorgeous Ann Arbor Public Library. But best of all is the staff here. They go above and beyond to make us feel comfortable and we really appreciate it. I have recommended several friends move here and they did. Thank you Oak Cliff Team!
Su Jinhao: Lived there for two years. Everything is nice about the apartment, besides the utter unwillingness to pay referral bonuses. The whole referral thing almost smelled like phishing. I moved in two years ago and I clearly stated that I was referred to by a friend. Could not spell his Chinese name by then cuz I know him by his English name. They ended up refusing the referral even when I provided everything. Recently referred a friend to the community, and they started telling stories about how they pay the referral bonus when my friend moves in. I asked about that referral recently. They then straight up told me that I have to be a current resident to receive the bonus. My lease ended in August and my friends moved in July. They just tried to bury the facts and avoid paying me at all. Not to mention that they should pay the full referral bonus, they even tried their best to cheat and play fraud to avoid paying me the money I absolutely over the power of law should receive. What a shame you lousy management team! It’s not even a big money, I pay 1800$ rent a month and the referral bonus is 500$ total. And they try to omit the 250$ cuz i will not be a resident after my friend has lived there for 6 months. Lol. If by any means they saw this message and do anything bad to my deposit or my friends’ i will honestly sue you. Idc about your BS and the lawyer money and ur literally lying and I have those emails ready. Try me!
Nicholas Estren: Oakcliff was wonderful and I find myself wishing that I still lived there.I lived in Oakcliff during some of the worst of COVID and it really provided a sanctuary away from all the craziness.Beautiful homes and well-designed grounds: it always felt great to come home to.Any issues that came up were taken care of quickly and kindly - the management even helped to mediate and resolve an uncomfortable situation between myself and another tenant. Maintenance went far out of their way to help on several occasions, including literally driving to Ann Arbor from Detroit in the middle of the night when there was an issue with the heat. This kind of service is hard to find anywhere.Highly recommended.
Haleigh Ammon: The staff go above and beyond. So kind. Beautiful golf course, sidewalks through the trees. Just gorgeous. Awesome pool and hot tub in the summer too. Love living here.
Tom E: This apartment complex is very nice outside, but I do feel that Oakcliff management doesn't care about the comfort and well-being of their tenants, especially when an issue comes up. Moved in this apartment in October 2020. Its January 2021 now. I had a chance to talk with a few tenants and seems this complex has a common bug issue. The sealing work around the baseboard, front door and windows is spotty which likely allows bugs and other vermin to enter my living room. Spiders, rolly polys other another kind of unknown bugs jump around at night. I needed to spray insecticide near my front door in the morning and night and clean up dead bugs every morning. Oakcliff is not willing to identify those bugs. They can not come up with a solid solution yet, nor can guarantee that I would not deal with the bug issue in spring and summer again. They do have pest control service by Orkin every two weeks. But the spray didn't work for the two kinds of bugs in the warmer season.
sundeep palvadi: Both the units I saw looked amazing and I am sad I could not get to rent here. Hati's very friendly and customer centric approach to show units and provide good guidance has compelled me to write this note. Despite not getting a chance to lease here this time - I am leaving with a very positive impression.
Tori Negash: Professional and friendly staff, great area of Ann Arbor, well kept apartment community. It’s a quiet, family-friendly community. We enjoyed living here so much when they first opened that we moved back again! Definitely recommend.
Abdul-Karim Yassine: Fantastic apartment complex. Very helpful, friendly, and attentive staff. Great location and amenities.
Preeta Gupta: I have really enjoyed living at Oakcliff these last couple years, especially really helpful and friendly maintenance staff and a convenient location to UofM and downtown Ann Arbor
Digant Paghdal: We stayed in community for 2.5 years and it was our best time with any rental community. From beginning we felt like home rather then renting. Leasing office staff is always welcoming and eager to do anything possible to make your stay as comfortable as possible. Very nice and clean community with good Maintainance staff. All our maintainace issues were taken care off in timely manner with very responsive maintainace staff. We sure miss our stay at Oakcliff.
Zelin Pu: great place to live! Great community and nice staffs! We are very sad to move out!
Ryan McVicar: If the apartments can't sell themselves, then staff members like David surely will. David is your go-to guy! He is ready to assist with anything and everything because your experience is his top priority. He manages to do all of this while maintaining the friendliest demeanor. It's not just some façade, it's entirely genuine. He makes business easy and interactions enjoyable. David is a major reason why I know I'm taken care of at the Oakcliff Apartments.
Julie German: Lived at Oakcliff for a one year fellowship in Ann Arbor and was very happy with it! The community is very nice, well decorated, safe, and new. Also, the office staff is super kind, maintenance is prompt and helpful, and the grounds are well kept. Oakcliff is FAR & AWAY nicer than anything else that we looked at in Ann Arbor. Highly recommend!

The Haven Of Ann Arbor: what do users think?
Smita Bhattacharya: Living here for 3 years— and man has this place gone downhill (while the rent has gone up). It is not maintained and the property management turnover speaks for itself— nobody is committed to this community except for the people that live here and try to make the best of it.While the amenities may draw you in they aren’t maintained or even functional most of the year; do yourself a favor and pick another apartment complex. Had a lot of potential, what a bummer.
Hadi El Hajj: Great apartment complex.Maintenance team (TJ and Jeff) is very professional and efficient.
shirley Gray: Great
Ty Kooser: Lived here for 2.5 years. The rent was reasonable based on comparable prices around Ann Arbor.Location was great, quiet but easy access to highways and downtown. The nearby trails are a plus. The gym/pool area was nice and well maintained.Maintenance was quick to respond to every issue we had and always resolved the issue. Management was generally responsive but didn’t always follow through (never refunded false laundry charges on my card).Apartment itself was nice, never had a problem with noise, smells, bugs, etc.Problems: The trash valet was inconsistent so it’s a scam to be required to pay for it, they never maintain the walking trails in the winter (they did a good job on the sidewalks to your front door, but not the walking path around the ponds), they don’t empty the trash cans or dumpsters frequently enough, and there are minimal lights/sidewalks around the perimeter of the property.
David Kryszsk: Jeff was very professional, arrived on time diagnosed the problem. Installed my new microwave with great care …
Delaney Stersic: I love living at the Haven! When I first came for my visit, I was greeted by Haneen and she was so awesome! She made the move in smooth and has been there whenever I needed anything throughout the year and a half I’ve lived here. All of the employees are so nice and helpful. Highly recommend!!
Fan Zhang: Kris was very kind and helpful. We enjoyed visiting and touring the place!
Yash Patel: Excellent service
Julian Waldburger: 4.5/5!I lived at The Haven for just over three years, and it was quite bittersweet to move out! This complex was only the second one that I toured when first arriving in Ann Arbor, and I signed the lease right after the tour. Considering the high cost of living in Ann Arbor in general, what this place offers is a great deal, especially the newly renovated units and the units with a loft! The loft unit is by far the best style of apartment that I've ever lived in, because it actually feels like a home. The pool in summer with the BBQ grills is a great amenity and always a fun time, even if just to come out and relax in the sun. Overall, the grounds of the complex are well maintained and look beautiful in the summer and also in the winter covered in snow! The monthly resident events are a great thing to have fun and meet your neighbors, and the staff is always very friendly and engaging. Maintenance requests are always fulfilled effectively and within a couple days time.My only slight complaints (deducting half a star for this) are that many bugs easily get into the apartment and it's very hard to get rid of them. Also some of the bathroom fixtures, such as the shower faucet knobs, are not of good quality and start to fall apart and get loose after a few months. I've had my shower faucet knobs replaced multiple times over my three years here. The bathtub's surface lining also starts chipping and peeling easily.Overall though, I've had a great experience living here and calling The Haven my home for 3 years! It definitely lives up to its name! Unfortunately I moved out of state and I will really miss this place. I would definitely recommend it to anyone looking for a good and affordable place to live in Ann Arbor!P.S. One super cool amenity that I really wish I would have used more is the locker room sauna!
Shane Gabriel: Moved out of state about a year ago. I still miss this apartment.
Jonathan Cunha: I was asked to review service after putting in a maintenance request. Our two toilets were running after being flushed. This was both annoying and costly for our water bill. I asked them to repair the toilet and the first time I asked they attempted to fix the flushing device by just connecting the rusty chain back to the lever (which I had already tried). The second time I placed a work order request, they replaced the device in the back of the toilet and they no longer run after being flushed. Definitely satisfied with the repair, just annoyed it took two requests. The other problem was a water stain on the ceiling, didn't want to wait for this to become a bigger problem. They came and fixed our thermostat and heater (didn't even know it was broken!!), but definitely happy our house isn't cold in the middle of January. Generally speaking, the maintenance crew is responsive, respectful, and they do a good job.
Jill Sklar: Thank you for fixing the sauna, Alexis.
Don Lee: Fast response time, and Toilet works great now!
Carla Redfield: Giving the rating of three stars since the issue with the refrigerator making knocking/tapping sounds was not repaired but not without the lack of trying on behalf of maintenance. The knocking sound still exist so it seems that it will be something I’ll have to get used to hearing.
Cindy Gould: It was fixed in a jiffy! Maintenance person was friendly and helpful
Jennifer Bey: great experience, wish they had three bedrooms
P.Daniel Arman: Excellent and clean job.
Darlene Malewit: Maintenance always responds promptly to request. Such a relief to know if somethings not working properly, they will be right to fix it. Thank you.
Cody Bachman (bachmancody): Moved out of state about a year ago. I still miss this apartment. The complex really felt like a community and they had some great floor plans. Check them out if you're looking for a place in the area.
Suzanne Kiser: Everything was fixed quickly and professionally!
Nancy Gaer: We love everything about the Haven of Ann Arbor. Kudos to maintenance , very professional

Geddes Hill Apartments: what do users think?
Mark Healy: Living here has been a great experience. In the world of Ann Arbor apartment slumlords, the CMB group really does a nice job of making sure residents are happy with their apartment. I had very quick responses for any maintenance concerns. The free laundry and TV/internet are great. The staff is always exceptionally friendly, courteous and responsive. The apartments themselves are limited by when they were built, but they seem to do a great job of keeping things updated as much as possible. After living in different apartments in Ann Arbor for 7 years, this has definitely been the best experience from a management/landlord perspective.

Valley Ranch Apartments: what do users think?
R Vandivier: Love the apartment.
M Ann: Went on a tour, beautiful property and staff was amazing. Definitely number one if I had to choose
Mea Morris: Danielle in the office is great and responds fast. Maintenance is timely and responds to requests fast and does great work. The community is wonderful and quiet and the grounds are clean.
Bailey Compton: So far, so good! We recently moved in, and everything about the process was very smooth. Special thanks to Danielle who was very very sweet and super helpful during the process! Nicole from the office has also been very awesome every time I call in!The apartment is extremely quiet compared to where we lived before. Everything is very nicely updated. Our dog loves the porch. We are making ourselves right at home here!
Euke Heka: Dani was very helpful and nice during the whole process of move-in, the units are nice but the maintenance crew could have done a little better job of cleaning up after renovating the unit (I understand we moved in not too long after it was done though). These units don't have a ceiling lights in the bedroom; besides that, it's a great place so far and friendly staff.
Susie Zhen: Beautiful community! The staff is always so friendly and always so helpful.
Graham Billey: Staff has always been extremely helpful and friendly. Maintenance requests were always completed quickly as well. Only left because we bought a house. 5 stars!
Lucas Jordan: The pros outweigh the cons.Pros: Good place to hang your hat. The new (several years ago) owners are trying to make positive change to the Valley Ranch community. Beautiful pool area, revamped sport court, nice fitness center. Various events throughout the year. Relatively efficient snow removal. Friendly staff.Maintenance requests were resolved quite quickly compared to some of the other places I have lived. Nothing internal to the apartment broke. Decent value for the price paid. Updated appliances. Wi-fi thermostat!Cons: Pool hours were too limited in my option (it is well-lit, "no lifeguard" signs, and there are cameras). Some community spaces aren't quite up to par yet (stairwell door was repeatedly broken [stuck open so you {and bugs} don't need a key to get in], dumpster areas always filthy and surrounded by things which don't belong. Fire alarms in my building randomly went off a several times a year (no one was cooking at the time) with no permanent resolution.
Holly Smallwood: Nicole was very helpful and friendly. She answered all of my questions in a timely manner!
Sue Zilke: Nicole was the best - even though we didn't get a place there she was so helpful.
Shannon Ellis: Nicole was absolutely amazing through the whole process!! She returned my calls very promptly!!
J. Ellis: Agent Nicole was wonderful to work with. Would highly recommend to everyone.
Chontay Pershing: Nicole was very friendly and easy to work with! She helped find us the perfect place!
Kyle Ellis: Nicole was very profession and helpful. I would highly recommend!
Philip Stanley: Nicole was friendly and helpful!
Tresa Ellis: Ms. Champagne was very friendly, caring and very informative.
myungki chang: Very nice apartment! Recommendable
Meredith Fruhauf: I've originally reviewed living at Valley Ranch several times, publicly, and I have to say I'm fairly impressed with how they've turned things around. They have social events, are responsive and communicative, and have fixed literally all of my maintenance issues/concerns (poor HVAC system, gas/electrical concerns, plumbing issues, etc.) since living here. I haven't had any issues since these have been repaired. This has been my third year living with Valley Ranch, and aside from the continued increased rental costs, I genuinely really love residing here. It's quiet, the apartment is spacious, the location is legitimately perfect, and it feels like a great, safe community. It'll be really hard having to leave this area when that time comes, because it's been so nice to live here -- even w/all of the original + extensive issues/concerns I've had. I'm changing my rating from 4/5, to a 3/5, to now a 5/5 because of these things.
Katelyn Gibilterra: Lights in front of our apartment and inside our stairwell have been out since March 2022 (it’s now October 2022). Security and upkeep is not a main priority for Valley Ranch Apartments but increasing rent is. Called numerous times and if I call in reach a person, I only get patronizing remarks that it will “be fixed soon.” It’s been 8 months and nothings been done.
FSM Dispatch: Well maintained and hospitable staff!Thank you!
C Albert: Extremely Clean and prompt maintenance. No issues whatsoever. Wonderful experience living at Valley Ranch! Thanks a bunch for everything! I highly recommend living here!

Ann Arbor Woods: what do users think?
Alaina Bennett: The staff here is so incredibly kind! Every morning when I walk out to my car, I am greeted by smiles and waves while walking past the leasing office. Both the office staff and handymen are 10/10!! They all work so hard to make sure everyone feels welcomed and comfortable. The apartment complex itself is perfect. So close to down town, while being just far enough out to avoid the noise of wild traffic. Whenever I have friends over, they always comment about how cheery the birds are at this complex. They are very vocal and have no issues singing their songs. I highly recommend experiencing life at Ann Arbor Woods!!
Allison Livesey: Ann Arbor Woods is a lovely place to live! Maintenance fixes issue's same-day or the next and the office staff is easy to work with. Love the ability to hang out in the grassy area's on warm days.
Charles Yang: The trash picking service($25 monthly, mandatory) is really bad. What they told us is to leave the trash outside the door at 5pm and they come pick it up at 7pm. In reality, they come anytime between 6pm - 11pm, and many times they did not even come. During that period I have no trash bin. Reported the issue many times and nothing improved. Being forced to pay for the bad service, which I could just throw my own trash.
Daisy Hall: Roger fixed a light fixture in my closet for me. I made a request in the morning, and he was there to fix it by the afternoon! I couldn’t ask for a better maintenance team. Roger was extremely professional.Roger also fixed my security latch on my door. I really appreciated his diligence in getting this done as well. It has been great getting to know the maintenance team here. They are all super kind.
Stephanie Lawrason: Roger always does an awesome job when responding to my maintenance requests. He takes care of my work orders quickly and always leaves my place as if no one were here (no dirt from shoes on the floor, or misplaced items, etc.). He's so friendly, whether it's when seeing him in the parking lot or doing actual work in my apartment. Plus, he's kind to my animals! I trust him in my apartment even when I'm not home, which I've found not to be true with maintenance workers in other apartment complexes. Both the maintenance and office staff have always been good to me.
Yingxue Guo: As someone who is planning to move in, I found the leasing agent's attitude to be extremely rude. He lacked patience when I was inquiring about the apartment's availability. I had high hopes for this community, but the reality of my experience has left me feeling disappointed. I am uncertain if his behavior was motivated by racial discrimination
Chrysta LaFay: Maintenance is always friendly, helpful, and timely.
Sarah Zimmerle: Like any apartment complex of this sort, there are problems and there are positives in great measure. Since I believe it's helpful to end on a good note, I'll start with the issues. The complex is very old, having been made in the 60s. Many of the units have not been refurbished and there are things that will not be fixed or replaced without an entire tear down, meaning not while you're living there. Many of the units are not wheelchair accessible, and the only covered parking is far away from most of the units. To be fair and balanced, however, you have a number of advantages. For one, it's reasonably priced for the area and highly accessible to a number of places, including the university. There's an absolutely gorgeous park next door and several others a short drive away. The staff at the leasing office is very helpful and the maintenance staff are very prompt with requests. It's very dog-friendly, too, and your pup will have a lot of friends to get together with.Take Ann Arbor Woods for what it is, and it's a reasonably good apartment complex, which is more than I can say for some places I've lived.
Judah Greenberg: I have never posted a review of any place before, but I feel like I HAVE to share my experience here because there are issues with this place that you wouldn't know just by looking at it on a tour. Really odd, eerie sounds from the pipes at night when the heat is on. My shower would run ice cold if the folks above me turned their water on. The washing machines would always clog and overflow gross grey water from the sinks, and the maintenance solution was to cut a hole in the floor so it would drain. Honestly, the nicest part of this apartment complex is the leasing office. Very clear where they're putting their money. I didn't renew my lease because the price was going up by almost $400. When I asked why, they said it was to cover the cost of renovating units-- bear in mind, I lived in a renovated unit. The landlords are trying to make their tenants pay for improvements in units that they don't live in-- kind of seems like WE are providing THEM with housing, not the other way around. I found a two-bedroom in ypsi that is nicer, includes utilities, and costs the same as my one bedroom did here. Do not rent with these people.
Alan Knowlton: Convenient location for all your Ann Arbor needs. Clean, well maintained, and close to University of Michigan and the affiliated hospital. The complex is also a short walk to the AATA bus routes for those choosing public transportation.
Isiah Crampton: Really great location and the staff is professional and friendly. I would gladly recommend this place to anyone looking for an affordable and spacious place to live.
Briarre Johnson: I love my apartment home! The staff is wonderful and the maintenance is even better. Jamie and Justin are amazing!!!
r gold: A quiet and beautiful neighborhood. The staff makes me feel right at home. Amazing customer service, I’ve always had positive and helpful interactions with management.
Alex Grover: This apartment complex is infested with mice, which it is well aware of and fails to take appropriate action on. We have caught numerous mice in our apartment and continue to find feces in our unit and all throughout the common areas where we wash our clothes and store our belongings (including mice feces INSIDE the washing machine that we have to PAY to use). There is a horrible smell in our bathroom that maintenance told us is probably mice rotting in the walls, and didn't take any other action other than telling us that as the mice continue to rot the smell would go away. I cannot emphasize enough: DO NOT LIVE HERE
J. Scott: Amazing company, amazing staff! I have never been happier with my living space. Jamie has been nothing short of wonderful during my moving process.
Tim Mayer: Do not recommend living at Ann Arbor Woods - we have been beyond disappointed in this complex from the day we moved in.The leasing office and staff are always condescending and extremely unhelpful. The maintenance man drives his golf cart around every day chain smoking and leaving his cigarette butts all over the premises. When you submit a work order, he does the least to fix it and always acts like it’s not his responsibility. A blade from the ceiling fan shot out of the fan one day due to not being installed correctly and could’ve injured ourselves, our animals, or our belongings. When maintenance finally came to investigate, he said “just don’t turn it on high” (which it wasn’t when this happened). Most recently, we reported numerous mice in our unit, to which the staff were not at all empathetic, validating, or helpful. Instead, we were told there’s “nothing they can do” except have pest control stop by when they routinely come to the premises 2x a month. Meaning we would have to wait another week until getting the chance of help for having literal rodents living in our home. The buildings themselves are old, dirty, and decrepit. It seems every possible corner has been cut to save them a dime. For example, the laminate flooring that resembles wood is literally peel and stick wallpaper. Some complexes take pride in the environment they offer, and this is clearly not one of them.
Taylor Towns: The apartments are nice and the location is great. Unfortunately, the management is not acceptable. Hayman, the management company, has prioritized profits and shareholders over the tenant and community well-being. I cannot recommend this apartment complex while it is under the current management.
Journ Galvan: I have had a very positive experience here at Ann Arbor Woods from the response of the maintenance staff to taking care of administrative work at the office and condition of the apartments. I am a current graduate student going to U of M working part time and was looking for a quiet and peaceful place to live. So far, this place has checked all the boxes.
evil dom882: I gotta hand it to stevive Orlando for recommending me this place. I have never met such kind realtors in my life all of them answered my questions and helped me out.
Sean Callahan: I had the pleasure of working here while I was simultaneously a graduate student. Management was great at accommodating my schedule, and creating a flexible and comfortable working environment. The apartments in the community are the best combination of quality and affordability. The renovated apartments are especially beautiful! You can't beat the location of this place either, being so close to Trader Joe's and all of the shopping on Washtenaw, the AATA bus line being so close, and it's proximity to downtown. It's also a great place to get some retreat from the business of downtown so you can get some peace and quiet in your home. The maintenance team is another highlight of this community. Even at the height of the worker shortages during COVID, Roger and his team hustled to ensure the community was kept up, and worked excessive hours to stay on top of work orders. They are extremely friendly too.If you're looking for quality Ann Arbor living in a quiet, friendly, and accessible neighborhood, look no further than here!
Daisy Okpa: don't live here, not worth itthe ac unit is in a bedroom and does a piss poor job of actually cooling that room, let alone the entire apartment. on top of that, the unit is extremely loud.we were dealing with a renters insurance issue for MONTHS with Jamie Howard telling us that we didn't have proof of insurance even though we uploaded the proof and emailed it multiple times. they charged us to enroll in their own renters insurance and was stiff with us when we wanted reimbursement.roommate and I picked this location due to costs, but it hasn't been a good experience. if you're at U of M for school, look at other apartment complexes, AAW isn't worth your time. with graduation coming up, I'm glad I'm leaving this awful place

Montgomery House Apartments: what do users think?
Leo P: Management is the worst. Maintenance is beyond words. Unprofessional from cleanliness to communication. The view was nice. Everything and everyone to do with living experience (esp the management company, Cabrio) is complete garbage. Not worth half the money they charge.
Kelsey Whittlerton: I am posting on behalf of a friend that lives in this apartment building. This building is beautiful and in a prime location. All of the 5 star reviews are from the Airbnb or VRBO customers, not actual residents of the building. The truth is that this building has been a nightmare from the start. Like someone previously stated, they could not move us in on ANY agreed move in dates because the building didn't pass code. They delayed us all several months to move in. Not just that, once we do move in they were several building malfunctions and VERY poor management skills. Some things you should expect with a new build but this goes beyond worst expectations. The front door fobs did not work for a few months. Then the elevators would occasionally go down (and still do). Residents did not have a place to dispose of recyclables. We have had problems with the trash chute, to which it overheated (?) and the fire department had to come at 6 am on a Monday morning. Best part, even they couldn't get through the front door.If you have a problem within your apartment you are dealing with VERY rude maintenance staff. They talk down to you and I heard them screaming at another resident. The most recent nightmare was when sinks in a residents apartment FELL THROUGH.This place has been less than ideal for all of us living here. Montgomery Houze is lucky to have residents still after all we put up with.
Katie Williams: Love this property, and it's a great location in Ann Arbor! Lots to do around to around town and you're close to the university, which is a really cute campus!
Seth Myers: Awesome place! Awesome location!
Blaise Botta: Beautiful location, even better staff!
Katherine McDermid: Great spot! Love this place!!!
Sean Whittaker: This building is amazing. The staff is wonderful. Best location in Ann Arbor.
Aditya Vedapudi: Seems like they don’t know what they’re doing! Can’t move in on the agreed date and we don’t find out until two days before. No details on alternative accommodations, no one will answer the phone. Great to be stranded two days before school starts. Maybe you all should have focused on passing inspections instead of making tik toks. Wish I could give zero stars.EDIT: Based on the other review, some folks found out about the delayed move in earlier than others. Would love to know why!EDIT: Still can't move in to my apartment. They send daily updates with no real information.
Michael Oliver: Can't even Move in on the agreed Move-in Date

Briar Cove Terrace Apartments: what do users think?
Philip Burtt: We have really been impressed with this property so far! The office staff have been really great to work with. The community feels safe. The clubhouse is really nice. Maintenance has been responsive. Our apartment has been great so far. Overall, really no huge complaints! Would definitely recommend this place to family & friends!
Zahra: My lease is coming to an end in a month and due to the rent increase, I sadly will not be renewing. However, I do want to share that my year experience here was incredible and exceeded my expectations immensely. Firstly, the staff I met during my signing was completely different than the current staff and did not really have me excited to start my residency--but let me just say the current leasing staff is most welcoming, warmest bunch I have ever been around which makes me sad to part ways. I work remotely and conduct my 9-5 in the office lounge, which is a beautiful space all together, and Kerre and Michaele are always so friendly and bubbly; I witness their interactions with potential future residents and they are very transparent--always looking out for your best interests. The maintenance staff is equally friendly and very quick to respond to requests, though I have not had to submit many. As far as location, a solid 5/5. It is peaceful and easy to access, minutes from grocery stores, the Briarwood mall, a short drive to downtown Ann Arbor, and the community grounds are beautifully well managed--especially during the warmer months. This is the second community I have lived in and I would highly recommend it to any and all who are searching the Ann Arbor area for an amazing living experience with great amenities. People like the leasing and maintenance staff at Briar Cove really make a difference in making a resident feel safe, welcomed, and happy; I thank them all for a fantastic year, and I hope they stay because they are truly the best at what they do!
Marley Scott: Kerre was really helpful in get our place
Beth: When we went to see the available units, the employee there immediately assumed that we wouldn't be able to afford living there (which is absolutely not true and we’re unsure why they came to that conclusion) and acted rudely toward us. It was overall a very unpleasant experience. We wouldn’t recommend anyone to reconsider visiting or living there.
Zahra Almoaber: I read most of the one star reviews they are all true I truly not recommend I had the worst experience mostly the costumer service they’re truly rude they treat me very horrible they should’ve welcome me but they are very bad with treating not the view they called me rude while they’re very rude I honestly even heard more bad things about the very expensive for what for your awful personality totally don’t recommend and thank you !!today i met the person who is currently working in leasing office is very very rude . So not recommend any one to meet them
Adam Freeman: In general, Briar Cove has been a fantastic community thus far for our family dynamic- my mother is disabled and they have made every effort to accommodate to her needs in our apartment. Maintenance replies almost immediately to issues if not within 24 hours of receiving a request and the problem is (usually) solved in a single call, not to mention they are extremely friendly and work their tails off. Tamara is also an absolute superstar who Beztak is lucky to have found as she knows the roles of her job perfectly and is extremely personable with residents and her employees as I've watched how she interacts when she DOESN'T know residents are watching. My only minor complaint, and it's a minor one, is that there definitely is a bug issue and I can understand that as the community was built on a wetland type mixed parcel of land and there is always going to be issues with that. I'd perhaps suggest Beztak looks into laminate flooring throughout units at some point in the future or at least carpeting with a heftier padding and better sealing to perhaps keep them out more- I was extremely clear before we moved in about asking if there were any insect issues and was told multiple times they didn't have any issues, I'll chalk this up to THIS unit not having them as heavily as others perhaps. In all, Briar Cove is a lovely community though so for any minor problems you get a fantastic location that is close to everything, a personable manager in Tamara, a soon to be renovated club house and facilities for residents, wonderfully kept grounds and just a really homey feeling to your unit. I should mention the windows are also extremely nice and this surprised me as I see people mention issues of draft and I've noticed the absolute opposite given the quality of the double slide nature of the windows and seals.
Ryan Latimer: I've been here for less than a month but so far they have addressed any and all concerns/questions I've had in a very timely manner. I believe I will enjoy living here.
Mary Kelley: Since moving into Briar Cove in September, Tamara Blevins has gone far beyond expectation as the leasing manager. There was a misunderstanding on my part about the apartment being unfurnished and Tamara did everything to resolve the situation as quickly as possible. Tamara is the ultimate professional. She is still more than that, she brings to her position an empathy that makes one more truly a member of this community. Her curtesy and kindness are unexampled. Outside of the outstanding customer service I've received, the location is prime. Close to shopping and restaurants. It's also just a short drive to downtown Ann Arbor and umich campus.
Siddharth Prakash: I’ll give them points for where it’s due. The location of the community is one of the best (close to everything one could need and downtown Ann Arbor) and apartments are spacious considering its Ann Arbor. But what made me decide to move out was the management policies and attitude. First, whenever I tried to seek any sort of help, the replies on the phone were always very condescending and almost rude, sort of like trying to put me in my place. At first I assumed I in particular did something to tick them off, but reading the other reviews here, it seems to be a pattern. Even any of the email communication throughout my stay from their side were only about telling residents of what they are supposed to be doing and not be doing. The message I always got was that this is our place that you’re just renting out so don’t try to feel too much at home. For about an year the major facilities like pool and gym were only operational during office hours because of the rules, which meant I did not get to use them through the year and as soon as the rules were relaxed, it was conveniently decided to close them out for renovation. Which essentially meant that I could not use them for any part of my stay. Even after all that towards the end of my lease they also found some reasons to increase my rent.So yeah even though I knew I needed to rent for at least a year more and my wife joining me soon, I decided to move out of the “nice” apartment situation. Oh yeah, and there are always those big bugs too if you don’t run the HVAC for even a day.
Steve Farha: WARNING!!we’ve lived in briar cove and they had very very bad customer service, we couldn’t wait to leave. the management doesn’t care about what the residents want and need. We’ve complained about multiple things including MOLD and nothing was taken care of. I wish I read the reviews before we entered this apartment home. We had COVID and during this pandemic we where still charged with $200 late fee, the manager had no mercy on us and I even told them I would show him the positive COVID test. They just come up with payments you have no clue about. I had the maintenance team come fix a couple things and the things I had them fix was too much, the maintenance guy told me that I’m just adding things to the list now. Twice we had a flood it was not done the right way the carpet in the walls were wet for a very long time and they didn’t change our carpet where the flood happened. They will NOT work with you no matter what. Every time we wanted to speak to the management he was out of office or off that day. I had seen him face to face in office but was told We had to reach via email. We where dealing with big spiders as well and I honestly I really don’t recommend this place believe me you will have a hard time with them. Briar cove is ridiculous and the management is even worse. When they reply to people’s reviews about their complex they tell you they want to strive to do the the best for each resident but they truly don’t, you yourself when calling will feel like your a burden on them. Also I showed the mold pics that are below to the manager and he told me that he himself went to the apartment and didn’t see anything, we got this professionally checked. I truly hate this place and hate the customer service even more. Again They come up with things you don’t know about and then tell you it’s the law. Please please please do not go for this place Ann Arbor is beautiful a place and there are nicer places to be in and better customer service! Always take not of the bad reviews because most of the time they are true. This place will NOT work with you especially during this hard time for everyone.
Marvelous I: I’ve been living at this location for several months now and my experience with one of the staff members has been terrible. There is one particular staff member, who goes by the name of Brennan, who is always rude when I come into the office and addresses people in a condescending tone. I went to the office to simply ask questions concerning the apartment and he addressed me very rudely and unprofessionally. This is one of several experiences. Also, this apartment has an insect problem and nothing has been done to fix it.
chad smith: i like the atmosphere here and in general its a clean community, i like how many options we have for food and shopping, and entertainment. Looking forward to living here for a long time.
B F: Truly horrible experience with the property manager, Kassi. Truly horrible. There are many other great places in Ann Arbor with more compassionate, caring, and professional staff. Briar cove and the company that runs it only cares about itself.
Annie S.: I live here since May 2020 and happy with my choice. Apartment is nice and maintenance guys are always there if you need them to fix something. Swimming pool opened up as soon as it was allowed due to Covid, and gym is open for residents.
Heron Bird: Management has a very difficult time keeping up with request and inquires. Reconsider your decision to move here. The two experiences I have had with maintenance have been my first time when they showed up without any noticed to replace my door.- meaning I came home from work to find unmasked workers having completely removed my door to the apartment. My second experience was when I called the emergency line when the above stairs neighbor created a sewage leak. I was told someone was one their way immediately, and did not encounter anyone until three hours later. When someone did arrive they told me to clean it up and wait for carpet cleaners. When I went to ask if there were any plans to remove the sewage waste from my ceiling and walls, maintenance and management were completely unavailable. So after fifteen phone calls, I am still sitting in an apartment with stranger's sewage in my walls (during a global pandemic) as I wait for carpet cleaners to arrive.
安居夜柚: Great convenient location.10 minutes to all your favourite shopping places.Although, I appreciate all the hard work they do to keep the old apartment in shape.Sadly the place is falling a part and I think the maintenance could do a better job. Sorry if I was wrong. They painted the place all white. Even the bathroom tiles which start to fall off after couple of use. The kitchen top is cheap plywood that gets scratched easily.Window frames, door and shelf hinges have wore off and some are broken.Utensils are old and using a lot of electricity. In other words, the maintenance is cheap. For the rent over $1000, I am sure they could do a better job.
Chandra Smith: I moved into my apartment towards the end of June and so far have had a great experience! Tyler and Dawn were so helpful from the start and had our apartment ready for move in on time. The location we are in is also great, as we are near so many restaurants, shops, downtown Ann Arbor, and more.
Michael Reed: The customer service here was terrible and the apartments are in really bad shape. There are plenty of other apartments in the area to choose from, don't go here!
Kyla Chuck-A-Sang: We moved in two weeks ago, during the application process Kailyn Klazer was great. She was very helpful , We moved here from out of state she stayed in contact with us during the whole process and answered all my questions. When Kailyn was off Dawn Dorsey took over and also did a great job. Thank you both very much.
Nisha Smith: Call ask about 3 bedroom apartment.. they say they accept section 8 but you have to make 3 times the rent which will equal up 4500 dollars a month.. I infringe general mgmt that if I made that much I wouldnt need section 8.. she stated oh well that rules, I said ma'am that not right.. she said oh well, i WILL BE MOVING THERE OR LETTING ANYONE KNOW ABOUT THESE APARTMENTS....
Cheryl DeYoung: Anthony the Maintenance guy is so top on his game ! He knows that I am disabled and he always does the snow plowing and makes sure there’s no ice for me to fall ! Every Apartment Complex needs a Anthony ! I am just glad Briar Cove got lucky and hired him!!!!!
