Richard Hausman: Well maintained apartments, with doors opening to the street (which is safer than having hallways). Management is responsive to questions and requests for maintenance. Maintenance department does a very good job.There is a park at the end of the street, and lots of lawns and trees. Each unit has a fenced-in patio which provides privacy.I have lived here since 1987, off and on, and am very happy here.

The management has been good and all the maintenance issues are promptly addressed.It is unfortunate that the ratings on google reviews are low because this is definitely one of the best and most affordable places in AA (I have lived in AA for past 7 years).
J Kavieff: Responsive and friendly maitenance and leasing office...however, they are pretty hands off with roomate conflict. So make sure you are living with reliable people who will pay their bills and not cause bugs or critters with their mess/make you clean up after them.
Eric Berti: Feeling tricked.. last year they asked us if we would switch our lease end date to the month of May and guess what rent went up in May… our monthly payment used to include rent, and some utilitties.. our monthly will now be raised again this May, but this time the amount won’t include any utilities.. and will also require us to have there internet package through Xfinity which we already had. I was already upset before paying for a trash pickup service that never actually gets picked up. They say it’s market based rent increases but no one asked them to mess with the utilities… I used to pay less than 2k with some utilities included in that amount, now I will pay about $2100 plus plus plus etcOh and they originally promised us one apartment which was never ours and we ended up having to take the premium apartment.. didn’t find that out until right before move in in 2020
Stephan Ngambi: I moved from out of state to Ann Arbor last summer. It’s crazy to believe that I’ve been here for 5 months since I moved here. I love the environment so far especially in terms of cleanliness, geographical location and maintenance. But if there is anything I admire the most, it’s the customer service and how resourceful the lease office/management is towards residents.The first day I called the lease office, Andrew picked my call and guided me throughout the application process and everything went smoothly. For someone who was desperately seeking for a place to live and haven’t been and lived in Michigan, I realized after moving here that this area is probably the best place I could of secured a home and I was lucky to do so.What makes any residence a great place to live is the people that make up that specific community. Recognizing that those that work within management are human beings and are therefore not perfect, my experience with them has been overall great so far.I owe special thanks to Andrew and Megan. Thanks for what you do, the move was stressful but I’m glad I can now call this place home. In addition, I hope everyone else can enjoy the same warm experience.Stephan

I have absolutely nothing to say Negative about living at MC. The location is absolutely perfect. When I asked for new carpet, I got new carpet, when the fridge died, got a new fridge right away. They also have a splash day that’s close to me” they Donate all the money to the Ronald McDonald house.
Megan Taylor: Edit: dropped down a star because it's so annoying that there isnt a water spiket in every yard. My neighbor put up a huge fence so I have no way to water my plants except to bring buckets from my kitchen sink. Also they changed management and things seem to be becoming slightly more "commercial". But I really love the customer service here, when i moved out they were helpful and cool. I got all my deposit back which after being there for 4 yrs with a dog and cat, I was happy for!Old Review: I've lived here for over two years now and I really love it here. My home is a great size and I absolutely cannot hear my neighbors through my walls which are surprisingly thick! I live on an end unit, which I highly recommend because you get one more window, and I think our house gets a lot of natural light which is important to me. I especially love that my backyard space has a fence so it really makes me feel like it's my space and I don't have to look at my neighbors.But what really makes me happy about living here is the location and the staff. I'm close to downtown (10 mins by car) and I'm also close to Ypsilanti and Saline (15 mins). So I am in the perfect location to do anything I might want. There's a bus stop just outside our complex and the neighborhood has beautiful scenery especially with the nature preserve at the end of the street.The staff are the shining quality of Mill Creek Townhomes. I'm quite thankful to have such nice people to help me out. They are always kind and personable, and have never made me feel like I'm asking a stupid question. They host events every month (trivia, cookouts, book club, yoga (pre-covid)) and try hard to get the community involved in various competitions. The maintenance crew is always so nice and helpful too!The grounds of the complex are by and large, very pretty, especially in the summer. I do wish they would plant more trees, they started taking some down and I feel that's what made this place so pretty. And I think some of the houses could definitely be better maintained, in terms of their front yard (which the complex is responsible for).

Alex Terrell: Be careful, they'll throw out your groceries if you leave them on the porch too long. $250+ was basically stolen from us by this complex and now we have no food for the month. Stay far away.Edit to add based on property response: the boxes were not decomposed AND no one reached out to contact us before disposing of them, as proven by phone records, despite what they are trying to say. They're trying to discredit me to save their own reputation.

Ayana Stinson: Awful living experience. Lights haven’t worked since we moved in. Uneven floors. Basement floods and the plumbing is dated. We have consistent toilet back ups and shower clogs. They also increase your rent every year. I wouldn’t recommend anyone move here.
L W: I wanted to give a shout out to Rebecca in the leasing office and Mill Creek Townhomes as a whole! The single level ranch home meets my accessibility requirements and is beautiful on top of that. Rebecca has made my application process easy. I appreciate her friendliness and it has helped me feel calmer after coming out of a stressful living situation on top of moving. I visited the Mill Creek property last week once I was approved and it was truly beautiful, meticulously maintained, the grounds were very serene, and I love the community already. It was wonderful seeing folks walking their cute dogs on my visit. Nowhere can be totally perfect but this is perfect for me! I am looking forward to my move in date in November. Ashley I: This by no means reflects what I think of this place in its entirety, but I would like to say that Dan recently serviced our home and I will say that I love my new faucet! Short review.. my faucet was leaking Millcreek could have just fixed an old faucet that would probably leak again. But they did not Dan came , replace said faucet with a very beautiful upgrade and I love it! It actually makes my life easier as a mom. So thank you Dan for taking the time to do your job correctly and well.
Amber Shadley: The office staff refused to work with me when I had issues with ice and snow. I was 8 months pregnant and terrified I was going to fall constantly because my area was often skipped. Years after leaving, I'm still dealing with issues with them. It was a fine place to stay if you don't factor in management.
Savannah Joslin: The property manager Brittany is super unprofessional. We have been working with her to move into an apartment THIS WEEKEND and she ghosted us on signing a lease until last minute. She still has not provided us with the moving cost sheet that she said she would have for us last Friday. I contacted her today, three days before we are supposed to move in, only to get an automatic reply that says she is out of the office until next Tuesday.

From first contact to move in day the process was seamless and there were no ridiculous move-in fees. Even in the middle of a pandemic we got into an affordable, spacious townhome with ease and we’ve thoroughly enjoyed our now home. We've already recommended this place to friends and family.

M G: Really a wonderful apartment. Close to everything, well-maintained. Super nice people.
Lisa Nguyen: Seemingly a nice place, but on closer inspection it is quite bad. I have lived here for 3 years now and the only reason I have not moved is because I am leaving soon and moving now would be a hassle.-You should expect 5-10% increases in rent every year.-The amenities are cheap and breakdown. When I first came in, after 2 months the main pipe burst, leaking sewage all over the washer and dryer.-I have cut my foot numerous times on the tacks that that are faceside up on the carpet on the stairs. This could be pretty dangerous for younger children.-Our bathroom tiles were falling off and the bathtub faucet would not turn off sometimes. It got to the point that we were worried the bath would overflow. They eventually replaced the entire bathroom after the 3rd time this happened.-We also had our heating breakdown 5 times, in the middle of winter. I kept requesting someone look at it, and they had their onsite workers look at it, but it was not until they called an outside person in that it was fixed.-Every year they offer some renewal gift and say they will deliver it and I have never once received the gift. When I asked later about it, they said the time had passed and they could not offer anything.There are upsides, they have a shuttle to the campus, have a small gym, a pool, and nice picnic areas. The staff are nice, despite not being of much guidance. They host small events. But given how much I pay, I would definitely not recommend coming here.
Cy CY: Electricity is constantly out due to minor storms. Electric company takes up to a week to repair and Woodbury will not coordinate with DTE to update electrical lines. This year alone we’ve had 4 outages, the longest lasting 6 days. During a minor winter storm and finals week. There are constant car thefts and management doesn’t care. Do not listen to the good reviews and pls find somewhere else to live.

Riya Garg: I have been leaving at Woodbury Gardens since a month now, and have been enjoying the experience so far.When we moved in, the house was quite clean (although a bit, old) but some of the appliances were not working well. However, the maintenance is good. We had to raise several service requests, and they were all resolved within a few days. And, they have some people on the team, like Eric, who go a long way to ensure that residents are comfortable. A good maintenance team is crucial for an apartment community, and I think that is the strength of Woodbury that it should maintain.Also, I love the amenities they have - like the conference rooms, printers, and massage chairs.
Andy MS: * This is an honest, well-deserved review and we were not asked by anyone to write this. *We searched and contacted countless apartments in Ann Arbor before our move there (first time living in AA and MI as we are not from there). We ended up renting with WGA for a year (lived at the 1960 building, which is by South Industrial Highway) and we cannot recommend Woodbury Gardens enough. From the very beginning, they were on top of things.We rented a more outdated, pet friendly unit (all the appliance were old but they were in excellent working condition) and we were happy with it. If you prefer to pay more, they also offer renovated units. The unit was spacious and had lots of natural light. Maintenance requests (e.g., closet doors popping out, bathtub glazing, etc.) were always answered promptly. Management and staff are very responsive and overall, pretty solid human beings!The neighbourhood complex is very well maintained (seriously, I’ve never seen more perfect grass). They also just redid the parking lots last month. There is a dog park (very clean), tennis courts, a basketball court, playground and the Club House has lounge areas, office spaces, kitchens, a gym, an outdoor pool, BBQ spaces, free wifi, coffee/tea/snacks etc. for UM football games, they have tailgating events that serve free grub! The street parking usually gets jam-packed by folks going to the football games, but is otherwise very open and accessible (there’s plenty of parking behind your specific building anyway).Besides all this, we loved that groceries stores, liquor stores, CVS, gas stations, highway, Target, Whole Foods, etc were all nearby. Drives to downtown often took 6-10 minutes depending on traffic. We never had issues with excess noise (or any noise at all to be honest).We will surely miss living in such a beautiful, green space. Thank you WGA for making our first stay in AA / Michigan so wonderful!
Juliette Becker: We lived here for a long time, and felt that the complex in general got worse over the years.Pros:- Shuttle driver Larry is super nice, and the shuttle is a good way to get to campus- Maintenance people are nice and take care of issues quickly. Every time they came to our apartment, they were nice and helpful.- Good location, the area is very walkable (there used to be a grocery store within walking distance, but it closed down in 2020.) There are parks in the area which are very nice and big!Cons:- With large maintenance issues that can't be dealt with by the local staff, they are handled very slowly and sometime poorly. We had a wasp infestation in the walls of our building for months (couldn't use one of the building doors for that entire time since the nest had an entrance there). When the water heater was dying (and then fully died), it took many weeks to be replaced. Mold in the main entrance hall to the building under the wallpaper was treated by painting over it. Insect (non-wasp) infestations were "sprayed for" but that did nothing, and they were essentially ignored.- The buildings are aging (resulting in cracks in the walls, near windows, and ceilings), and do not have good soundproofing.- Management is uncaring of responding to issues (I asked about fixing the wasp issue many times, and had my requests cancelled in their system), hard to get in contact with, and has some sketch practices (some of the 5 star reviews on here are from their staff, as another reviewer on here accurately noted...). One time (March 2017), they claimed we hadn't paid rent and I had to produce bank statements proving that I had (on time!), and they had already received the money and so I would NOT pay it again.Edit: Also, Jack in his review said that Woodbury management incentivizes good reviews (which the complex responded to him saying 'you never lived here') - he is 100% right, they do periodically ask everyone to write good reviews and incentivize it with prizes, and I doubt he would know that if he hadn't lived there...
Hannah Ong: Love love living in Woodbury Gardens! It's really peaceful and serene living here, not to mention the great amenities - cakes/bagels/etc for complimentary breakfast every Tuesday-Thursday, complimentary shuttle, 2 peloton bikes at the gym, lounge area, and free printing of up to 10 pages at a time. I live in an upgraded apartment, and we do pay a couple of hundred bucks more each month, but it's really worth it. Maintenance is quick. It's a little far (28 mins walk) away from Ross, but Buses 6 and 24 are pretty frequent and there are two zipcars. Overall I would highly recommend this community to anyone who is looking for a wonderful place to live in.
Amanda Moss: I moved into Woodbury Garden Apartments in beginning of September 2021. For context, I live in an upgraded 1 bedroom, 1 bathroom unit. Honestly, I have no complaints! It’s a great neighborhood. I have a now 5 month old puppy that I take to the dog park 2-3 times per day since I work from home and it’s amazing! It’s a great quick and easy way for him to get all of his energy out with the rest of the doge that live in the neighborhood. I have had to file 2 repair requests and both have been addressed in a timely manner. Throughout the move in process I worked closely with Jenna (she’s great)! The fitness facilities do the job for me (and my partner loves the peloton bike). I feel safe to walk in the neighborhood at night and they organize lots of community events (food for football Saturdays, food trucks, etc.) Overall, definitely worth every penny!Also, just to note no one asked me to write this review. I truly do think this apartment complex is worth the money so far!
Gal Katz: STAY AWAY.Management could not care less about you. insect infestation from the near by trees, waiting for 3 weeks for someone to come spray. When maintenance came in to "check", they opened the window and thousands of bugs came in... guess who was left the clean the room for hours even though I asked them to not open the window!!!Management is ok with us not being able to open a window for 3-4 weeks.. all they care is about your money.Did I mention the bees in the drywall? Or the 4 leaks with mold in the basement in the last 18 months?I can already see the response to this review.. something along the lines of.. we scheduled spraying (yeah..It took 4 weeks).. we fixed the bees issues (after 6 weeks)..we fixed the leaks and mold.. again.. too slow.Maybe when the reviews here tell the real story (more to come) someone would actually care.

I am a low income student and over the pandemic I unexpectedly lost my job and had new financial concerns due to the pandemic. I contacted the leasing office twice letting them know that my January rent would be 3 days late as I was waiting for my student check and as soon as it was received then I would pay the rent immediately. I got a confirmation in writing that this was absolutely fine, however on January 2nd I received a nasty eviction letter and when I emailed the main office they denied that I had ever told them about my situation. Even when I brought screenshots of the emails I was met with hostility. I paid my rent on the 4th and was done with the whole situation. While I do completely understand that they are a business and need to make money this was completely unacceptable and left a bad taste in my mouth. I hope that Woodbury Gardens can learn to be more understanding of residents- particularly low income students in the future because overall this is a great place to live.

Cassie A: This will be a long and fair review. I lived there for four years. I've seen a few responses from the management claiming people who left poor reviews never lived there, everything they complained about was resolved in 24 hrs (never my experience), etc. I have documented emails and my lease agreement to prove otherwise. I can also vouch that they hold raffles for people who leave good reviews for discounted rent; it's weird that Jack (see below) knew this but supposedly never lived there. A little background on me: I'm from a family raised to be self-sufficient and appreciative of those who help you, only stating this to inform whoever reads this that I always tried to resolve any minor issue I had myself or contact the facilities efficiently and politely.I initially loved Woodbury, the dog park and the shuttle are extremely helpful with my busy schedule (special shout-out to Larry, the driver, he kept me at this place longer than I should've stayed not only due to his fantastic service but being one of the kindest and generous human beings I've ever had the fortune to know).My experiences throughout my stay at Woodbury have completely soured my opinion of them. The admin staff is one of the most poorly organized, uncommunicative, and standoffish I've ever encountered. We had several people switch out as roommates during my time, and therefore, different people were paying the rent. Almost every time we paid the rent, we would receive a notice that Woodbury would be charging a late fee or that they would prosecute/evict us. We paid the rent on time, but they would misplace the checks somehow. We also had a roommate move from their apartments to a townhouse, but they would try and use the money she paid for the old apartment. This would happen not once, not twice, but four times.In addition to this, we had A/C issues, power failures, broken doors, broken appliances, wasps, flooding, heating issues (both the water heater and gas heating), clogging problems, and plumbing issues. Many minor issues were resolved within a few days, but the more significant matters would last for weeks. We had a broken glass door, and they never swept up any of the glass that fell onto the public sidewalk even though it was due to their lawnmowers. I submitted online maintenance requests, emailed the staff, called the staff, and even went in person multiple times. We once had our A/C on 24/7 for months even though the thermostat was off and cost over 1k. I told the staff they had maintenance come out three times, and I was told that it's the summer and that the cost goes up and that I was probably not remembering how often I use it. At almost all times, we were grad students in the house who were in our labs for 75% of the day and would turn off the power to save money, so how does any of that make sense. Eventually, DTE came out after I kept bothering them, and they informed Woodbury that my A/C had probably been broken for months, as I initially thought. I'll stop here as this is already a very long review. I will occasionally come back and check if anyone leaves replies and wants more details.I was hesitant to leave a review, but I cannot in good conscience recommend this place to anyone until they do a complete sweep or fix their staff.P.S. Just noticed some of the good reviews are from their staff lol
Pablo Troncoso: We came to Woodbury Gardens 6 months ago and we really loved our home and neighborhood! Apartments and townhouses are nice and comfortable. The pool, parking and common areas are well equipped. The staff is friendly and caring. There's a shuttle service conveniently scheduled throughout the day and the clubhouse provides a nice space to meet neighbours over coffee. There's also plenty of green areas for those who enjoy space and nature. I highly recommend Woodbury Gardens!
Sam Som: We were lucky enough to snag one of the updated units compared to our fellow Woodbury counterparts. Nice community for young families and grad students away from rowdy undergrads. Maintenance are on top of it. Only cons were a bit too pet friendly (a pro for others), lack of sound insulation, poor heat circulation, and management staff culture although very responsive, gave a bit of a stand-offish vibe toward residents. Special mention to the after office hour-front desk worker, Jeff, who was always friendly and helpful.
Marta CM: We lived there for 3 years, renting a 2 bedroom apartment with 1 bath. Our apartment was the older style. When there was a problem the maintenance people came same day and fixed the issue promptly. The clubhouse is beautiful, they have nice gym, nice area for studying, breakfast offered each week day and tea/coffee all the time. There are also two nice playgrounds for kids to play on. My kids enjoyed it so much. There is also access to a pool in the summer. Although we didn’t use it as often since the water was pretty cold. You can walk to Ross Business School in 30 min, CVS and Lucky’s grocery store are within 2min walking distance as well. There are few other places and coffee places where you can walk to or few bus stops close by to take. The people working at the office are always very helpful and friendly. I used to spend there a lot of time with the kids and without when I wanted to exercise or have a little break. We miss Woodbury Gardens and the free shuttle bus, Larry is such a pleasant person. The review was written after we moved out.
Cat Katz: Upon first entering our townhouse staff were warm and welcoming. After appliances started breaking down (which they inevitably did for us and our friends living here) every time we called to get them fixed, staff acted annoyed at our request to get them fixed as they "aren't considered an emergency" and it dragged on for weeks without a functioning dishwasher and now the washing machine. This might be bearable for people working outside the home but with young kids, having to take our clothes to a laundrette and wash our dishes by hand has been extremely frustrating.
Hope Brinn: I had a great experience here after having a less-than-awesome experience with a different landlord in Ann Arbor the prior year. Management was extremely responsive to any issues and I never had any real problems throughout the lease. Management was also very helpful in facilitating a sublease when the COVID-19 happened.It's not the cheapest place in town, but you get what you pay for if you ask me! A great place for grad students to live in my opinion.

Josephine Fuentes: I lived here a little over a year and had a wonderful experience. I lived on the ground floor had French doors to the patio which I made full use of and loved. I signed my lease with Ashley. Tyler was the manager while I was there and they are both gems as human beings and property managers, they truly care. I had a good experience with Beztak Properties, honest business transactions. This is an immaculate property with an awesome maintenance team, Steve always fixed any issue immediately. Know that you and your belongings will be safe. As to the noise complaints, I have heard this from two other tenants, but being on the ground floor I never heard anything uncommon for apartment living, I can see how maybe the middle apartments will echo, so avoid that if your extremely noise sensitive but I was really happy on the ground floor without unexpected noise from an apartment. I also loved the gym, it is very well maintained, clean with new machines, this property had everything I needed to live comfortably. This building is mostly young professionals so I got to make really cool friends.
Abraham Chacón (Maharba): I usually don't like to write bad reviews about anything but I guess I don't have choice. The location is decent but I believe the rent is considerably high compared to other apartment complexes.Sound isolation is not the best and you can hear even if someone above you is taking a shower or playing music.There have been more and more power outages recently.Some people don't pick up after their dogs.The call box didn't work for about a year.The common area is closed after business hours which is not the case in other complexes.According to the owners, nobody is allowed to have holiday decorations on the balcony rails, hang curtains on the windows and even door mats in interior hallways (seriously??)I have to say that this bad review is for the above factors and a couple more, but mostly for the owners or whichever company that own the property. Fortunately, the management team has been great and I think they just follow orders. Tyler, who is the current manager, has been very flexible and understanding. He tries to go above and beyond but like I just said, it's sad when the owners have other interests or attitudes towards the residents.
Humiko Kanagusici: The worst apartments I have ever lived in!I lived in Georgia and Colorado before moving with my husband to Michigan, and I have had very bad experiences at this complex. It is definitely the apartment with the most imperfections, the air conditioning and heating make too much noise, the plates on the doors fall off, they do not clean the common areas often, the amenities are lousy, the people from the leasing office are never at work when you need them. But yesterday was the last straw, we received an email saying that we can't have Christmas decorations on the balconies, we can't have rugs in the hallways, and we can't put curtains unless they're white so they won't be noticed. I'm about to have my baby and this apartment gets too much light and gets very cold. for which I decided to put sand-colored curtains. I think that I have every right to make this type of modification in my apartment, since for that I pay a rent, which by the way is very high for what the apartments offer. When my lease ends I will not hesitate for a second to move to live elsewhere.
Neda Berenjian: I lived here for a year and there were definitely pros and cons (like everywhere).Uptown was a great place in terms of location, I loved the apartment itself and I actually became good friends with one of my neighbors. EXCEPT, the neighbors above me were HORRIBLE- which is why I'm docking one star. Building 3276 unit 206 is a unit you DO NOT want since the neighbors ABOVE are very disrespectful with their sounds. They make loud sounds at all times of the day but especially in the morning when Audrey leaves for work around 6 30/7am and then at late night hours. I had to invest in sleeping headphones b/c I was miserable.I complained to Uptown and unfortunately they didn't do much. They offered to move me which was nice but then didn't honor the same rate. Unfortunately the insulation in newer builds is very bad but also if you plan on moving here do not live on the 2nd floor. I've even read some previous reviews and seems the 2nd floor is the worst.The snow could have been plowed better in the winter time. I paid for a car port yet there was always snow by my car in a handicapped spot (which should have been plowed anyways).People don't pick up after their dogs which is annoying- but again that can happen everywhere.It would have been nice to have more recycling bins as they were always full.Overall, other than the horrible sounds from my neighbors which completely changed my experience at Uptown, I would have enjoyed this place much more. It's a nice place, just hope you don't have to deal with sounds from neighbors.I also have to mention Tyler who is the Property Manager. He is the best and does a good job taking care of the property as well as the tenants. He is a very nice guy and works hard- I've seen him around helping with landscaping, walking around with tenants and working in the office after hours. Uptown is lucky to have Tyler!
Maxwell Rosenfeld: Great experience thus far at Uptown. Tamara (the leasing agent) has been wonderful since my first call, to move in, to present.Tyler (the property manager, if I'm not mistaken?) has been equally wonderful and understanding.I lived at an apartment building (Six11) on campus last year which was considered my many to be the best place to live on campus. Construction quality and management were terrible. Walls were like cardboard and other tenants were extremely noisy.Uptown is about a 10 min drive from central campus. Tenants are mostly young professionals (some seemingly very well-off judging by the cars I see in the lot), grad students, and a smattering of small families with young children. My next-door neighbors are UM medical students and the gentleman across the hall is a figure skating coach. Super quiet and friendly tenants. Uptown is also located on wetlands so there are some pristine nature views from the gym/common areas.The only major problem I had was with the bedroom blinds. There are blindingly bright lights turned on throughout the property after dark which I assume are used (understandably) to mitigate liabilities. The blinds in the units do essentially nothing to block out this light (it feels like there are alien ships landing at night).I complained about this and Tamara and Tyler enthusiastically assisted me with coming to a solution. The maintenance team will be helping me install a blackout film.Overall, super satisfied with the professionalism and courtesy of the Beztak team.As an aspiring real estate developer myself, I hope to have a crew like Tamara and Tyler working on my properties in the future.
Mikaela Bodek: I’ve been living at Uptown for about 8 months and it’s been nothing but a positive experience. Besides the modern and airy interior and beautiful landscaping, the people working here are just so kind and helpful. Any time I have had an issue, Tamara has been there immediately to help with a warm smile. She always goes out of her way to make sure I’m taken care of and exceeds my expectations. Dealing with maintenance is always easy and pleasant. Tyler’s friendliness is unmatched. Overall 10/10 experience so far!!

Tamara did a great job showing us around and was able to answer all our questions including information about amenities, pet policy, and all kinds of other detailed things we were curious about. She was professional and friendly, and really made an impression on our family. We are looking for places to move to in this area and will definitely keep Uptown in mind. Kaitlyn Ward: Uptown Ann Arbor apartments have been WONDERFUL for my husband and I as we FLED from a different horrendous apartment... Tyler in the office has been so helpful during our transition of moving from one apartment to another. Uptown Apartments are gorgeous. We have quartz countertops, modern silver hardware, stainless steel appliances and plank wood flooring which I LOVE (makes for easy spill clean-up). They also let you have TWO covered parking spots (pay for them monthly) if you want which is going to be SO NICE when it snows a ton in the winter and keeps your car cooler in the summer. AND they have storage units for only $50 (I think it was) a month which is a STEAL when compared to the cost of other storage units in the area which, last i checked were well over $100/month. Just met our new neighbors who moved in and they seem really nice too. oh my gosh how could I forget the GIANT windows!! So much sunlight for my plants! The location is also super convenient. We are near Target, Meijer, whole foods and a couple restaurants, and maybe a 10 minute drive to campus.I also like that the stairs on the outside of the building are covered so when it snows or rains the stairs don't get all wet and slippery. The decks are spacious and many people have a table and two chairs outside on them. My experience at Uptown has been great! Take a tour and see for yourself!

I've been calling for about a month, leaving messages etc. I called another office owned by them, they took a message, said they'd send me info on the townhomes via email and NEVER sent it and I've been calling and no answer.EDIT: I've called about 3 more times since I've left my original review and still no answer. SMHEdit: 4 years later still haven’t received a call back or information lol
C. K.: They are making the tenants terminate their current cable companies and switch to an unknown company called Innfinnity. This company has only 48 channels on a firestick and costing about $50+ a month. Some channels they provide I never heard of. No, premium channels, BET, OWN, Hallmark, etc. If we want to keep those channel we have to paid for Nexflix or Hula, so more money out of our pocket and not to mention you would need a smart TV. They did not even ask us for our opinion or input. We gonna have to suffer and do without our favorite shows because of them trying to be cheap and save themselves money. SMH!! But if you don't care about cable service, parking issues, children playing in the street this place will be right for you and your family. The unit are very spacious and the maintenance worker Steve is very good.

Important File Open: Let me just say this.. I lived here for about 5 years now. Over the last 2 years this place went down. Children are super loud. 3-7year olds are always in the streets the parents do not look after them. Teenagers especially one family is always fighting with the neighborhood. The parking is super horrible. On the bright side I lived in oaks of Ann Arbor which is in the same circle. Just different owners. The maintenance is really good! The place is really nice inside. But I don't recommend anyone to live here.

My husband and I had to leave work for that since they only do tour mon to fri 10-4. when we arrive they tell us that whoever was going to do the tour is not there, and no one else can do it. The person in the office didn’t not apologize. We asked why they didn’t call to cancel and she said that it wasn’t her responsibility.
Yanan Wu: We actually loved Pine Valley and that’s why we tried to join the waitlist for 2 years. Yet we are not able to get what we want (1b1b) because they have so few of them. Staff in their management team change frequently. We had fantastic experience with some of them, and terrible experience with others. Today I’m calling to get my $250 application fee refunded, the man picking up the phone has a terrible attitude. He let me wait for a sec (2min), and hung up my call w/o saying a word. When I called back he seems annoyed and ordered me to send them an email. Terrible. If you cannot talk to your client nicely maybe you’ll wanna find another job?
Lauren Herty: I currently live here and have lived here for 2 years. Since management switched over in 2021 things have gone down hill. The worst issue is the heat. The heat is either not working OR is overworking and goes up to 85-90 degrees, if you don’t leave your windows open. No one responds to maintenance requests or emails about this issue. Thankfully I don’t pay for the heat, but all winter long I’ve had to keep all my windows open. I will wake up in the middle of the night sweating from the heat. There are also constant water shut offs with no warnings. Makes working from home pretty miserable. The management is awful and feels non-existent. I have decided to move out and would not recommend a friend to live here.

D D Wilson (D): Be careful when moving here. Several of my friends who are students live here. I decided to check them out for rental. On two different occasions two different staff managers were rude. I thought maybe they are having a bad day or they are not being treated well themselves. These apartments looked good on the outside however Pine Valley controls the heat. It is extremely hot or cold in the winters. After studying at my friends apartment for 3 days I now know the boilers go out often. It was cold for an extended time in his apartment while they found some company who could fix the problem. They never notified him so we could go to hotel they acted like this was not an issue, They also turn the water off to fix water issues and broken pipes often. Underneath the painted walls is lead paint. I am from India, while in their office they acted like they had a problem with my skin color so I chose not to move here I will stay in U of M dorms. If I could give them a zero for customer service I would . They have high turnover on staffing
Tom Lemons: The nicest part about living here is the area which they have nothing to do with.Apartments are always ridiculously hot , it shouldn't be 85 in the winter.I appreciate the buildings were made in the 60s but I think they can dig in their profits a bit to make their tenants more comfortable. Maintenance just does quick fixes that fall apart.Dont move in for the pool,you probably cant use it. Every other day its chained up.Even if theres a good reason for it , it is not explained to residents. Leases were changed from 12 months to 8 to avoid a new law where they were held accountable.As other reviews have had comments about this being a mistake the leasing office has not communicated with residents this so I think thats just too look better on google reviews. Dont waste your money here.

Reid Lott: It is very unfortunate to hear of apartments in Ann Arbor changing their lease policies due to Ordinance 21-22 and then blaming the city for the change. Pine Valley recently sent tenants an email informing them of a lease term change from 12 months to 8 months in order to bypass city regulations on early showings.Be careful when considering living at a place that decides to bypass city regulations through a technicality rather than complying in good faith.

However, the place is very old, lacks any ventilation due to not having hvac ducts and the in-wall ac unit does not provide adequate cooling of the apartment. My wife and I have been dealing with an issue in which apartment is sitting at 85 degrees without our heat being on due to a boiler issue or something else in our building. We have had our windows open in the middle of winter to keep our place cool and have had maintenance as well as professionals out to our apartment a few times to fix the issue to no avail. These places need to be rebuilt and are not worth 1300 per month.See attached image for our apartment sitting at 85 degrees despite the heat being off.
Irene Morse: Lived here for 2 years and had a great experience. Our apartment was newly renovated and very nice. Easy access to UM campus by bus or bike. Surrounding neighborhood is peaceful and green with RoosRoast in walking distance. Management was competent, fair, and communicative and even tried to create a sense of community during the summer with BBQs and tenant appreciation events. We particularly appreciated the maintenance guy Larry, though unfortunately I don't think he works there anymore. Only complaint is the cost of rent, but it is on par with all other apartment complexes in Ann Arbor so can't complain too much.
Funmilayo Olopade: Management skill is zero. Their manager is very rude and uncultured. I guess it is their family business. Summer time was hell, no central AC. I wish there is zero star to give. Bathroom sink was block for a whole year. All they care about is your check. I won't recommend this place for anyone.
Troy Sorby: I am so happy that this place has been my home for the past year! I would be staying longer if life circumstances did not require me to move! Pine Valley is a very quiet and mature community with cozy, clean and modern units. I am blown away with the excellent management team of this community! They have been nothing short of genuinely kind and helpful! In terms of price, I do believe that they are on the higher end. However, considering the location in Ann Arbor and the professionalism of the community as a whole, it is well worth it! Thank you again for my time here, I enjoyed it very much!
Yile Zhang: I lived here for all my college years in umich and I love here so much. I believe if I was successfully admitted to the master school in umich, I would choose to stay here for more time.The apartment is clean, big and quiet. There are enough parking lots so even when my friends came and visited me, they can always find somewhere to park .Officers and maintenance team are friendly and always willing to help. More than once I locked myself outside my apartment during midnight but they are never impatient to me and always came quickly to help me open the door. When my grinder is broken because of my improper operation, they responded to my request timely and find someone who can help me immediately.Especially, Shannon is so great! She always make me feel welcomed and make everything organized. I definitely will miss her

Liang Wang: It is really a nice and quiet community. We lived in a town house for about two years and it had three layers. It is very spacious and the rent is reasonable. The maintenance guys are quite friendly and always showed up in 24 hours. My kids love the pool a lot during the summer. We got a nice memory out there. Shannon, the leasing manager is always helpful in resolving any issue that we have.

Never helped when I sent almost 20 emails within a month to complain about the noise issue. Stopped replying all my emails and ignored all my calls after just one call which didn't give any solution. Asked to change to another quieter apartment within Pine Valley but they don't agree. Had to pay one extra month rent to move out. Hailey Raak: State Street has been a great place to live while I finish out my degree. Really nice furnishings and fairly spacious living areas. Great for college kids and young adults.
Silver Burkholder: The communication from management is ridiculous. The apartments are insanely overpriced and very cheaply made. It looks nice, but the walls are extremely thin, appliances break very easily, and plumbing needs updating as both of our showers would plug so easily and consistently. Neighbors are very loud and smoke in their apartments constantly (even though it’s against policy). Parking is a complete JOKE. Plus for a 3 bedroom apartment you only get one car port lol makes no sense. I had a lot of issues throughout the year that I lived there. Even after our lease ended and we moved out, it took the office 2 whole months to send our security deposit check back, which they sent to the wrong address in the first place because I was told by a staff member that they would reach out to get our forwarding address (which they never did). So I had to call and practically beg them to send it. 2 MONTHS LATE. But if we were ever 2 months late on giving them their money…. we’d be getting charged fee after fee. If you want anything fixed, you’re gonna have to call at least 6 times to get someone to actually do something. The only good thing about this apartment complex is how close it is to U of M’s campus. Also, the only staff member that truly helped us out and went out of her way was Natalie. They just need a lot more Natalie’s to work for them lol. Will never rent through mckinley again and don’t recommend you do either.
Kamryn Maples: Don’t move here if you want responsive management! No one ever answers the phone and takes days to respond to emails and return phone calls. We moved into the unit with multiple things needing repair and even with multiple emails, maintenance requests, and phone attempts none of them were ever fixed. Then, once we moved out they tried to steal our security deposit for their repairs they never fixed! We’re currently unable to reach management about receiving back our security deposit as no one ever answers the phone, and we’re currently looking into taking them to court over these instances. DONT MOVE HERE ITS AWFUL!!!

V H: I would be able to score this complex higher if it weren’t for the fact that the office administrators have been dragging out the process of getting my units washing machine fixed. It was broken upon move in and then disabled by maintenance for over six weeks while waiting for repairs. During this time we had to take our time and money to wash things at a laundromat.When asked to further prorate our rent, the office said a one-time deduction of $100 between three roommates would be enough to cover the cost of all of this. We were told it was fixed multiple times only to find new problem after new problem. Despite giving them permission to enter without anyone home, the techs would call and then reschedule for weeks later if no one was there to answer the door. The machine has once again stopped working (fourth time in 3.5 months). I’m definitely not getting to use the utilities I pay for - one that was a selling point in my decision to rent.
Weijie Sun: Have been here for almost two years, overall is average. The good side is the unit is relatively new. There are several things can be improved, first the parking, sometimes it took me forever to find a space, they claimed they had a contract with the towing company, but I never saw any towing truck came. The second is people smoking marijuana, although it is legal, it is not allowed in the apartment stated according to the residence book. The third, some people never clean their dogs’ poop. Overall just ok.Forgot one thing, there is a blue ford always parked at handicapped parking with no proof.
Theodore Davis: Pros: Great staff, beautiful indoor/apartments, speedy maintenance and excellent location. Cons: Expensive, little extras (ie. No pool or courts, small gym, etc.) for the price, inadequate parking spaces.

Sydney Joann: ***Double Edit after living here for 2 years now, I deleted my original 2 star review I wrote 1.5 years ago***I rated this place 2 stars at first, then moved it to 3. Now, another year later, I wanted to update my experience. I was actually going to rate it 5 stars!! I've been really, really happy here. I feel safe, I feel at home, and the entire staff cares & has gone the extra mile for me quite a few times. I believe at the exact time I was moving in they were switching over management, so things were chaotic, which I'm sure is why the staff was stressed for a bit. Matt (who I originally wrote about in my first review lol I'm sorry Matt!) is an incredibly nice, funny, and genuine guy. Sam is AMAZING, I had issues re-signing the second year (my fault) and she truly went above and beyond to ensure I kept my apartment. Kate, who ironically is my neighbor and I didn't know that when I wrote that other review haha (I always liked her!), is such a helpful, on-top-of it woman with a kind heart. Jackson is welcoming and helpful, always quick to respond to any email/call. The whole staff is fantastic, it's refreshing to see an apartment complex that doesn't have a high turnover rate.The only reason I'm not giving it 5 stars is because the insulation is pretty awful (maybe it's just my unit). Another con is definitely the pricing for a complex labeled "luxurious". I would say its a very average place, with very average amenities. Other than that, it's quiet, in a fantastic location, has a very responsive staff, & the property has consistently remained well-kept.I've lived in so many apartments, in all different states, and I can say hands down this staff has been the only one to make me feel like I matter and I'm not just another resident they want a check from on the 1st. They really care, and as someone who lives alone, that means a lot :)I've enjoyed my time here! I recommend looking at your exact unit before signing just because they're all a bit different, but I would tell anyone looking for something in the area to check out the villas at main.Thank you guys for making me feel at home!
Edward Cho: I've had an overwhelmingly positive experience living at The Villas, and have been a resident here for many years. The front office people have been very attentive to my questions, and act in a courteous and professional manner. Kate, Jackson, and everyone else who work at the on-site office go above and beyond to plan and put on events to enrich the experience of the residents here.
Liam Lanigan: Apartment was actually pretty good for the price and rent wasn't raised much year to year. The apartment WAS good until BATS started coming through vents and the issue is not being resolved in a timely manner. Once our apartment is free of BATS my opinion may change.

They are kind and considerate, good communicators, and accommodating to my family's needs. The community is well maintained and the apartments are in a great, accessible location within Ann Arbor. We live in one of the units that hasn't undergone a remodel yet, yet we're more than happy with the quality of the unit.
beesh kariyanna: Previously called Orion Main street (LUXURY) apartments. Well to begin with they do not offer any luxury amenities compared to other apartments.PROS: Location. They are centrally located which is probably the only thing why we lived there for 3 years.-Initial 2 years was great, property managers were good and helpful. Last year or so after management changed they were mediocre at best.CONS: Higher rent for subpar apartment quality- Windows are not insulated.- Minimum if any amenities provided. We were there for 3 years and management never upgraded washer/dryer or refrigerator unless we paid them extra money.- They did'nt even offer yearly carpet cleaning/changing carpet.- Garage door openers were old and was never changed. sometimes they didnt work when asked was told to replace batteries.BEWARE of their Lease agreement: They need 60 day (before lease end date) notice to vacate form to be filled where in most places it is 30 days. They need a specific date for vacating the rental property. Verbal notice is not allowed and they will not call or remind you until it is within 40 or 30 days of lease end date. They will charge you fee (same as rent/day) for not providing a written notice to vacate.This has happened to us.We are a military and healthcare family! worked long hours due to current pandemic. We provided notice to vacate 40 days prior to lease end date and were charged fee for 20 days rent.Property management rented the property to new tenant for those 10 days.Bottom line is that they are collecting money from previous tenant stating insufficient notice when previous tenant vacated on lease end date.Property management leased the apartment to new tenant and collecting the rent from new tenant also for those days.When I brought this up with property management they said "According to Lease agreement" they are entitled for that amount of money. This is likely Legal but for sure is not Right. (I am going to have an Attorney look into this).After renting there for 3 years with no issues for first 2 years, paid almost $70,000 rent for 3 years they still charged us fee for "Insufficient Notice to vacate".This shows that the property management/owner does not care.
Amber Ferguson: I was interested in living here and submitting an application. However, after I visited their website and only saw “Caucasian people” it made me very uncomfortable. They should really work hard at diversifying their audience and including different ethnic groups and minorities on their website.
Jon Twork: The hot water in our master bedroom does not work and never has. I feel very unwelcome here and look forward to my lease expiring.

I most appreciate amenities including the parcel pending locker, common printer and the trash valet service. It's a great community for pet owners. Only issue has been that heating and cooling our house takes a while since the ceiling is high.
Patricia Lasutschinkow: So far, my experience at Orion MainStreet has been lovely. The staff are incredibly friendly and accommodating and are always available. The grounds are well taken care of. The apartment is large and the appliances are great. While somewhat expensive for the area, the price has been worth it.For the cons of the apartment thus far, the walls are a little thin and we can hear a lot from our upstairs neighbors. Maintenance is a bit slow to respond to requests. I would appreciate if the dog park was kept up a bit better.Overall, Orion MainStreet has been a wonderful new home and we are excited to see what the next couple of years in Michigan bring.

Ann Starling: Moved in three months ago and it’s been so far so good! Spacious apartment, nice property. There were some issues that needed to be addressed and they were taken care of promptly after I submitted a work order.

Sasha Mejia: I have lived here for over a year and my experience has not been pleasant in three main areas:1. Staff at the main office: whenever I have an issue the women at the office are very rude, short, have a bad attitude and display a lack of empathy when dealing with apartment complains or issues. The only positive interaction I have had is with the manager who is always willing to provide assistance and offer help.2. Parking: At Orion they state that only those with parking passes can park on the premise especially overnight however, this rule is NOT enforced and often there are more than 14+ cars parked without the parking pass. Overall this makes it extremely difficult to find a place to park near your apartment. If you move here be prepared for this.3. Rate at which maintenance requests are answered: Our AC has been broken for over a week now. We put in an emergency request because our home was above 86 degrees at night. Someone came with a fan and a very small cooling device that only cooled the living room. We were told it would take 48 hrs to fix but here we are a week later with no AC.4. Renters Insurance: Orion has an option to purchase renters insurance from them at $25 per month. This is a rip off you can get renters insurance from anywhere else for a flat rate instead of tacking on an extra $25 each month.
Juan Jose Gonzalez: I have been living here for a month now and have a list of issues with some of them remaining and without clear answers. If you are looking for a place with an AC unit that works properly and for you to be able to keep your apartment temperature as desired this not the place for you. Unfortunately, management has not been very helpful. I wish I could say otherwise.

Mary Elizabeth Dahl: Was on the lease for an apartment on this property a few years ago with some former coworkers. One of them revealed themself to be an abusive alcoholic... Went to the property managers with concerns for my safety several times and was met with shrugged shoulders. They were even witness to an outburst by said housemate and still said/did nothing...When I finally decided to escape the abuse, I went to the office with questions about signing my portion of the lease over to the other housemates (which is what we all wanted...), or subleasing. They once again were not helpful or showed any concern for the safety of the tenants on their properties.My only two options were to move out and stay on the lease or continue to live in this apartment and fear for my safety every day. So obviously I chose to move out.Months later, after the lease was up, instead of recieving a deposit I was instead met with a bill for hundreds of dollars worth of damage that my abuser had caused to the property.A few months later I was met with another bill from Orion Mainstreet, this time for thousands of dollars of rent that my abuser hadn't paid.I was chosen as the main lease holder on this property when we moved in, which is why I was the one left with all the bills... I lived at this property for 6 months and had to leave because of an abusive roommate. This was a few years ago and I am still paying it off to this day.If you want to live in a community where the management cares for your safety and well-being then I suggest looking elsewhere. Orion Mainstreet isn't it.
