Zachary Goldston: Excellent, professional, friendly, and willing to work with individuals to try and find places. I had the pleasure in staying in one of Eladott's recently acquired properties from their merger with Wickfield Properties. By move-in, they had done work to the outside of the building, smaller yet necessary repairs, replaced the older washing units, and made sure that parking spots are only held by actual pass owners instead of random strangers in the night.Maintenance was responsive, even in the middle of the night when we had a lock issue. The leasing office communicated when there was going to be maintenance done and for re-signing when the time came, before they showed the place to other potential leasers. Eladott truly has made themselves stand out for renting as a college student in Ann Arbor, and I hope they continue their strong track record and professionalism in the future.

From installing new wooden floors before move in, to installing my ac unit and plastering over a dent in a wall (my fault, heavy furniture in a narrow staircase), without complaint or fees, they've really gone above and beyond. I really appreciate it, and it makes a huge difference when it comes to making the unavoidable stress of a new place more than manageable.

Eileen Pawlik: I lived in High St Apts for 2 years. The apartment itself was nice and sunny. I had an amazing view and great location.Maintenance was extremely hit or miss. They would come fix small problems right away, but more concerning requests would take days and multiple contacts. For example, I once went 3 days without heat and was instead given space heaters. I had to contact CMB four times when I had an ant infestation. When I finally was able to speak with someone, they asked if I would be able to wait until the weekend for someone to come out and lay traps. It was very obvious all they cared about was my rent money and not the actual state of my apartment.Rent was raised during covid and they continue to raise the rent drastically without making a single improvement. If you are willing to put up with the company it can be a nice place to live.

Thank you for all the quick maintenance, constant willingness to answer any questions, and help solve any problems I have!A couple quick anecdotes:About a year ago the apartment got a little bit cold (not unreasonably so, I just like keeping my apartment at 75 and it was around 69 in the apt) one night because the temperature dropped to like -25 at night, so I emailed the office at midnight and asked if there was any way to get the apartment a little bit warmer. The next day at 8 am there was a maintenance person at our door waiting to come in and put weather strips on our doors and windows for free. The next night it was equally cold outside, but a toasty 75 in my apartment!A couple years ago I started regularly having like 8 or 9 people over to my apartment, but only about 6 or 7 people can fit in the provided furniture. I was about to head to target to buy a couple pieces of furniture, but on a whim I decided to email the office first. The next day at 8 am there was a maintenance guy at my front door with an extra couch, table, and chair! They obviously didn't need to do this, but chose to because they are the absolute best!If you are on the edge about whether or not to live here, go for it!
Victoria Shipman: Everything that happens here is quite possibly the best of the best! The shuttle driver Chuck is always there ON TIME on campus and at Broadview whenever I wake up late (cause I'm never on time) and when the weather is bad, and every time in between with great conversation and is 10000% better than the blue busses. Also, after putting in a maintenance request, maintenance is always there asap (i think his name is Tristan, if not I am so sorry cause he's so nice). But everything here is taken care of asap if not earlier!
Sean Hilliker: Can't say much about the building itself, but I can say Rob in Maintenance is absolutely fantastic! He has helped us so much and we've never had an issue getting some help from him. He fixed our ethernet plug only 7 hours after we put in the request. Thanks so much!
Brent Eliason: CMB is a huge company with tons of properties. I only lived at one of them: 220 North First Street. Don't live here! The complex is close to downtown and Kerrytown, but everything else about is awful. The neighborhood attracts lots of sketchy people because it's close to the Delonis Center (a homeless shelter in Ann Arbor). Drunk and intoxicated people are always wandering around the neighborhood at night. Inside 220 the apartments are small and poorly maintained. CMB takes no responsibility for the property and there's no accountability. They denied that there were problems with the on-site manager all year and then at the end they finally fired him. I found out after I left that he was only kept on because his mother is one of the owners of the property. Unless you're looking for a neglected studio, or happen to be the beneficiary of this specific instance of crony capitalism, then live somewhere else.Edit 9/22/2022: Well, 7 years later CMB has chosen to respond to this review. I don't know why. This review isn't intended for them; it's intended for others who might be thinking of living here. I complained to CMB many times while I lived there and they never cared then, which is when it actually mattered, not 7 years later when I've left their housing, left Ann Arbor, left Michigan. It's easy to type that you "strive to deliver a five star experience," because that's what some social media management blog said you should say in response to negative reviews, but that doesn't mean you actually did that then or are doing that now. I can assure you that CMB was not trying to deliver a five star experience when I lived there. I complained many times to the front office and they accepted the legitimacy of my complaints to the point where they said that they would fire the on-site manager at 220. When I went to pick up my deposit refund check, they said that they had fired him and his mother (who worked in the front office). Then a few months later, the on-site manager was quoted in a local news article about the housing market as a representative of CMB. I called CMB to ask them why he was being quoted as a representative of CMB if he had been fired, and they said that they never really fired him or his mother. I said, "Then you lied to me." They said, "Yeah." I said, "You don't care that you lied to me?" They said, "What do you want me to say Brent?" and then they hung up. That's how much they're striving to deliver a five star experience. They really care about their tenants, and they really care about the customer experience they deliver, and they really care about telling the truth. They're just all-around great people.
Mara Jaworski: I would literally rate this place 0 if I could. My sister is a first time renter at the packard complex, and she received a post it note on her car telling her she was in the wrong parking spot and to contact a number. The number was another tenant, and not the complex. My sister then called the complex to confirm she was in the correct spot, and the complex confirmed on the phone she was in the right spot. Today, she walks outside to see her car being towed. It turns out, there are two number 9 spots and she was in the wrong one. No call or email to her beforehand, just towed her car even though she called and was told she was in the right spot. To make things worse, she has had a broken air conditioner and no bar in her closet to make it functional since she has moved in, which has been over a month now. She also has a broken thermostat piece leaving her with no way to adjust her heat in the winter. No maintenance has visited her apartment. She is left to pay for towing on her own when she was parked in her number 9 spot, just not the “right” number 9, even though she called to confirm and was lied to by the office. Poor management, even worse customer service, and absolutely no regard for the tenants.
Hannah Wong: Super nice staff! The entire process of getting the lease and moving in was very easy and straightforward. Literally any question I had big or small, was answered (through email) extremely quickly and kindly. Some parts of the apartment are kind of old (heater and carpet floors in some of the apartments), but they are transitioning to making updates. It’s a little inconvenient that the changes weren’t made during the summer or some time when tenants don’t live in the apartment, but at least the changes are being made.I moved into my new apartment, and it had a weird smell. I was able to email the maintenance manager Jenny, who was able to inspect the apartment and get the entire floor replaced. I was worried that since I had moved in a lot of furniture already, that I would have to move my things out, but I was able to leave everything inside! Would recommend living in 220 N 1st st.Edit: I'd also mention that not all apartments have air conditioning (220 N 1st st. didn't), so that was pretty miserable, especially since summers are getting hotter and hotter. I had to have multiple fans going off, and it kinda helped, but didn't really fix the heat issue.

Beishao Cao: I am a Umich student and I am now living in CMB BroadView. I have to say the maintenance is so bad. I report a noise that happens at everyday’s 5 am and every time they tell me that they will fix it, However, they never do and I keep being waken up by that noise at 5am everyday and what makes it worse is such noise will last for 1 hour. I highly recommend not to rent their house! Plz go and find other apartment. I feel so sorry for myself that I need to live here till July. What I can do now is warning you guys go and not renting an apartment here. Plz go. Plz

Jordan CG: The best perk of being a CMB resident would be the bus shuttle!! For 2 years now I have been using CMB’s private shuttle and it’s super reliable. The shuttle follows an extremely consistent schedule and in my opinion, way faster than the University blue buses! Ask for Chuck he’s super helpful!
Joanne Orozco: I was FALSELY advertised and sold an apartment that looks nothing like the pictures provided. It was not even livable for me the first week. The furniture is out dated and broken, the flooring is outdated and smells, every drain is clogged, the shower constantly changes the temperature of the water and is more like a bath since the water does not go down, I have no where to store my clothes, my closet barely opens and is shattered on top of that, the walls are chipped pretty much in every room, everything is just dirty in general, the list goes on honestly. I was DEFRAUDED and am expected to live under renovations for who knows how long sooooooo yeah if I could rate no stars I would. (False advertisement = fraud = illegal)

Augus Tine: Great environment! My favorite part is their couch. I don't think I will ever get to sit and relax on a couch like that after a tiresome day. I live on the third floor so the lighting and the air is perfect when the weather is about 75 and sunny. My other favorite part is the work service is one of the best. When I tell the office that my bathroom's light is not working, they fix it within an hour. Not only once, but four times I have problem in the apartment, they fix it right away. I don't think you could ask for a better service. No one could ask for a better environment! I highly recommend this apartment.

Samantha Ross: Took over my property in the middle of a lease. Poor communication. Very unresponsive and difficult to get ahold of. Usually no one answers at the office and emails can take 3 days to 1 week to get a response. Maintenance will show up with no notice even if you don’t have a work order in. They aren’t transparent and don’t give straightforward answers. Did not allow me to be present during the move out inspection even though it explicitly states in the lease that the tenant has a right to be present at said inspection. Failed to inform me that the move out inspection had been completed and that the inspection report is not available until it is sent with your security deposit; I had to reach out multiple times in order to clarify this information. Unable to tell me the status of my security deposit i.e, if it has been sent out, when to expect it to be sent and/or possible date of arrival, they only state that they have 30 days by law to send back the deposit.They did allow me to extend my lease twice while in the process of buying a home, however, this does not negate the other factors mentioned previously. It was difficult to navigate the situation as they wanted to list my unit one month after I had renewed for 6 months.I would definitely recommend checking out other property management companies and landlords in the Ann Arbor area, as well as ensuring that you are educated regarding Tenant Rights in Ann Arbor, especially in regards to lease renewal and occupied unit showings.

Elliot Gibson: Our apartment has flooded 3 times in one year. Instead of actually fixing the issue and hiring plumbers they send over kids in their 20s to snake the drains and never actually fix anything. They are rude and disrespectful and fail to provide even close to 24 hour notice before showing up at your front door. Above all they do not treat you with respect you are not a valued customer just another student to them. They could care less about any genuine issues you have and fail to properly fix anything. They deserve zero stars, but heres one because google won’t let me put zero stars.

Mijeong Kwon: ***Updated***I realized that I never updated my review with this landlord... It was all good until July and the stinkbug season started and the bugs filled the entire house. In the spring, a group of carpenter ants decided to build their home in the wall. I had at least 20 huge ants dead on the ground every morning and there was a long line (about 10 feet) of ants from the kitchen to the storage. The landlord refused to do anything saying that ants were common. My cats got severely sick and hospitalized when they were here. I suspect the lead in the paint chip all over the place was the reason. This was the first place I rented in AA and younger myself thought that that was normal hahaha. Now I know that wasn't.***Original***I have never had any problems with the management. The place I am living is very spacious, clean, and affordable. I have several friends with bug issues but my place has not had those issues so far. They answer to any maintenance request unbelievably promptly and all issues have been cleared so fast. They are very professional and super clear about every policy they have. When I was looking for an apartment here I was astonished by all the horrible Google reviews for property companies... I think this management deserves a better review.

Laundry eats up your quarters every time you attempt to wash your clothes. The landlord might as well not exist for how minimally she helps any of her tenants. Maintenance may enter your house unannounced. Oh and did I mention the mold all over our apt that they "fixed" by painting over it? I could go further but bottom line don't rent from these people unless you want a traumatizing year and a chronic cough.
Émil Cadeau: Absolute slumlords. We had a leak in our ceiling for months and sent multiple requests about it. They brushed us off repeatedly, even lying about the source of the leak, until we got a lawyer involved. Then like magic, Cappo suddenly sent someone over to fix the leak that had been flooding our apartment for about 3 months. Just food for thought. :)
Language_ Express: Good landlords, quick to fix maintenance issues. Pay your rent on time and there's no issues.
Shawn Welch: Renting in college towns sucks, period. But Cappo tends to be one of the better management companies. I rented from them for nearly five years and they've been consistent in maintenance (give or take a day - but they're busy people). Emails were answered swiftly (though not always coherently - grammar and syntax confusions). I'm sure some of their properties are older than others, and a reluctance to update them ($$$) might account for some of the more negative reviews on here. Nobody likes the property management business or how it's conducted, but we're all in this, so expect your rent to go up every year. If you're looking for housing in Ann Arbor and you have the dough to spend, Cappo is probably one of your better bets. And hey, at least it isn't San Francisco.

Hayden Jackson: Look, I am not one to give credit where credit isn't due, but I am not sure why the reviews are so universally low. I have had an overall good experience with them. In fact, my experience here has been far better than when I lived in housing run by the school in my undergrad years.The price is really reasonable for what I have. I live a block away from North Quad in a one bedroom by myself and the rent is only $1,040 (if you're looking before you move to Ann Arbor, unfortunately this is reasonable for here). Since I have lived here they have raised my rent only $15 across ALL the years (this is my fourth). They also haven't, at least so far, asked me to renew in violation of the early leasing ordinance. Knock on wood.Maintenance is very quick for smaller issues and somewhat slow for bigger issues. Only once or twice have I had to contact multiple times. The responses to emails are REALLY quick so I always know that there's at least someone who is managing this stuff and who will respond to me, and not just ghost me. They have also done some stuff I would consider "extra", such as giving me a new door, new window, and new blinds when I asked, even though it wasn't really 100% necessary. Maintenance folks who come out are always pleasant and friendly. The only thing is they don't schedule when they come out so you have to know they could come any time when you make a request. But they don't come randomly when you don't request it; those times they WILL give advance notice.The apartment is old but you know that moving in. Heat is free and they don't skimp on it. Honestly overall good experience. Better than a lot of friends I've heard from. If you're looking for a place, you could do worse than Cappo. And remember that people who are happy are far less likely to write reviews than people who are unhappy. That's not a knock on the people who wrote negative reviews as that is really useful too; it's just a fact.
Julia Marshall: Filthy apartments. The blinds were covered in thick layers of dust and the counters were sticky when we moved in. They also kept coming for non urgent repairs without warning. And they lied to us during our tour about how many people could live in the unit.
Luke Bohr: Avoid at all costs. Horrible management, my apartment flooded multiple times and they did little about it. The last time it flooded, it took a month to clean up. We already paid rent for that month and they refused to give it back after we said the apartment was unlivable. Had to go to student legal services to get our rent back. Very rude staff at the office. Our utilities were handled by them for a flat rate and we once got a letter in the mail from DTE that they were about to shut off the electricity because payments were not being made, Cappo literally had our money (rent+utilities) and were not paying the bills on time. Do not rent from them, they will make your life worse.

They consistently do not notify you ahead of time when someone is going to enter your home, and they tried to show my apartment to someone to move in next year despite the fact that I had already resigned my lease. They are unresponsive, unhelpful, and my apartment has terrible upkeep.
J. Alex Scott: For over 10 years I’ve lived in several large Midwestern cities in various rented properties. I’ve had to move frequently for graduate programs, medical school, and now for residency. This is without a doubt the most dishonest, greedy, and unprofessional management company I’ve ever encountered.I won’t get into the specifics on here, but suffice to say I can’t imagine conducting “business” the way Cappo has with a total stranger, let alone someone with whom you are trying to establish a landlord tenant relationship. I’ve never in my life been conned and lied to to this degree from what is supposedly a legitimate rental property management company.The worst part? I’ve never spent a single night in a property owned by them. Lying about a property, making false disclosures in a lease, and then having the gall to demand that I mitigate their damages (in a place I never inhabited) is just the beginning.Under no circumstances should you conduct any business with these people at all.

Karen Ladis: Thank you to Heather and Michigan Rental Maintenance for their great service these past two years. They are always responsive and professional. I highly recommend.

Monica Rosa: I rarely write reviews, but felt compelled to do so in order to warn students to look for a different leasing company. To put it simply, we had an issue with black mold growth in one of the bedrooms in our apartment, and it took over 3 months and an unacceptable number of phone calls and emails for anything to be done to fix the problem.Worst of all, Michigan Rental made the process so difficult and frustrating, and they had absolutely no empathy for this health concern. I'd recommend scrolling through the other Google reviews- you can see that whenever someone brings up a legitimate complaint, Michigan Rental replies and turns it around on them. I'm sure this review will get a response too.Don't put yourself through the stress of choosing this company, there are better options out there.
Saadat Zaman: Dirty apartments with bad insulation. It was freezing all winter despite them trying to fix the issue many times. They were also very shady with our security deposit as they never mentioned that we were getting charged late fees whenever we paid a couple days late. They made it seem as if the late fees were waived and then just deducted it all at the end of the lease. We also paid water bills late but they deducted the entirety of the water bills from our account even though we had paid the water bills (At least part of them but i can't access the rent portal anymore so I can't verify how much).
Anu Yetukuri: Michigan Rental is the worst rental company experience I have ever had. The buildings are so poorly maintained and truthfully disgusting. The price of rent will constantly increase and in my unit I requested a conversation about amenities that should accompany a massive rent increase and was given a rude response with little to no explanation. For your mental health and wallet, do not do business with Michigan rental.
Jessica Patnaik: I lived at one of their properties for the past year. Overall, they met all of our house's needs, and maintenance was able to come right away when needed. I will say that the condition of the house wasn't great to begin with... lots of scratches, patchy paint, dull lighting, a few really old appliances. However, given that it was located on a college campus, it was alright. Michigan Rental did update the kitchen, which was very nice. I do think that there needs to be a lot more upgrades in the future.. The maintenance team is really nice and friendly. Even when I was moving out at the end of the year, they actually helped me put all of my boxes from the front porch in my car without even asking! They are truly genuine and nice people. At the end of it, I can say that I had a good experience with the company.

Gianna Ramón: Wouldn't recommend. During the process of signing my lease, I found that the management staff was not understanding at all of students' various financial situations. They charge an arm and a leg for small housing and continue to nickel and dime with various fees throughout the lease signing process. They increased the security deposit because we chose to add a parking spot to our lease. I will echo other tenants' sentiments of feeling a lack of respectful communication from the landlords. I also find that they send communications rather last minute at times, and when I call to ask for an extension on a payment since it had not been properly communicated, I was met with snakiness and a lack of empathy. The landlords are within their legal rights and aren't doing anything necessarily unlawful, but I have had far better experiences with other landlords and management companies in the Ann Arbor area with much more reasonable pricing.
Zoe Larkins: Michigan Rental is the best property management company I've rented from. They took ownership of the pretty dilapidated house I was living in 5 months into the lease, and right away they started making improvements to the house that benefited me. They were extremely responsive to my maintenance requests. Their office and maintenance teams are kind, and I know they try to be as accommodating as possible. If I were staying in Ann Arbor, I would make sure to keep renting from them.
dubawell dubagur: Worst place to live. They tow their own residents for not displaying the parking card and charged $430 cash without a bill. What a way to scam an cheat the students. Beware of these frauds.

They worked for the group which owned the house I lived in and where nothing but respectable and kind throughout our entire time there. Any time there was an issue at our house, we would simply email them with the problem and they would typically arrive within at most two hours and have it fixed. The company employs hardworking, timely, communicative, and responsive workers who truly were able to take care of any issue brought to them!
Kevin McBee: Ever since they acquired my old building, Michigan Rental has been very accommodating. They have a lot of properties all around downtown Ann Arbor, yet any maintenance issues are handled promptly and effectively. Everyone on the staff is pretty friendly, especially Heather, who has been super helpful and understanding from the very beginning of my time with Michigan Rental. Lubna has also been very flexible and friendly as well.Update 4/22: Everything is still good! Michigan Rental has been super understanding during these uncertain times and I really appreciate everyone there. I want to specifically mention the maintenance workers tho! I have needed assistance multiple times, whether for locking myself out, needing batteries for the smoke detector, or even a window replacement, the Michigan Rental maintenance team has always been fast, respectful and their repairs last! They always email back asap.

We have had many maintenance issues, which we expected when moving into an older house. However, what's unacceptable is the way we have been treated by the staff several times.If you look at the other reviews, you can see that whenever someone brings up a legitimate complaint about service or a housing issue, instead of apologizing or trying to make it right, Michigan Rental disputes back in an accusatory manner, calling experiences "unwarranted." There is a serious lack of empathy, and this is not what good customer service looks like. As a busy college student with a lot of stress, you do NOT want to have to deal with rude staff when you are already dealing with an inconvenient maintenance issue (which will inevitably happen at Michigan Rental properties). What you will NOT get at Michigan Rental is: landlords who will answer your calls, listen to the problems regarding your house/apartment, and respectfully work with you to find a solution without dismissing your problem.I have nothing to gain from writing this review other than warning other college students to find a better leasing company. In fact, I know many Michigan Rental tenants who have had similar experiences, yet won't leave a review in fear of not getting their full security deposit back. My roommates and I did not know much before signing our lease, and we wish someone would have warned us. My advice is to talk to other students who are older than you and ask about their housing experiences with various landlords. There are way better leasing companies in Ann Arbor, and I wish I would have done more research before selecting Michigan Rental.
