john levy: Very bad experience. The laundry room door barely worked the year I lived here, and they have never fixed it. It takes tremendous effort to try to open it with they key, and have even had people ask me what I'm doing as to onlookers it looks like i am breaking into the laundry room. For 1000$ rent I would expect to be able to peacefully get into the laundry room. On top of that they promised us a certain unit and after signing the initial documents they said they made a mistake and we would have to move into another unit. They also gave basically no warning during finals week that all our water would be shut off for four days, only the city told us the day before, and then they emailed us very last minute. We had to find somewhere else to cook shower and go to the bathroom. There was also often construction randomly on the apartment unit which would wake us up.
Francesca Tucci: I have had a very pleasant experience with this company. Alexandria is truly amazing at her job and extremely professional. Any maintenance issue is resolved within 30 minutes to an hour. You won’t find a better leasing company in Ann Arbor - they truly are the best.

Zachary Goldston: Excellent, professional, friendly, and willing to work with individuals to try and find places. I had the pleasure in staying in one of Eladott's recently acquired properties from their merger with Wickfield Properties. By move-in, they had done work to the outside of the building, smaller yet necessary repairs, replaced the older washing units, and made sure that parking spots are only held by actual pass owners instead of random strangers in the night.Maintenance was responsive, even in the middle of the night when we had a lock issue. The leasing office communicated when there was going to be maintenance done and for re-signing when the time came, before they showed the place to other potential leasers. Eladott truly has made themselves stand out for renting as a college student in Ann Arbor, and I hope they continue their strong track record and professionalism in the future.
Spencer Chin: We had a great experience renting through Eladott. They took over our apartment complex mid-lease and I immediately noticed an improvement in customer service. I worked mainly with Alexandria- she was very easy to communicate with and always responded promptly. In addition, repairs were taken care of quickly and the property was well maintained in general. Highly recommended!

From installing new wooden floors before move in, to installing my ac unit and plastering over a dent in a wall (my fault, heavy furniture in a narrow staircase), without complaint or fees, they've really gone above and beyond. I really appreciate it, and it makes a huge difference when it comes to making the unavoidable stress of a new place more than manageable.

Michigan Rental: what do users think?
Karen Ladis: Thank you to Heather and Michigan Rental Maintenance for their great service these past two years. They are always responsive and professional. I highly recommend.

Monica Rosa: I rarely write reviews, but felt compelled to do so in order to warn students to look for a different leasing company. To put it simply, we had an issue with black mold growth in one of the bedrooms in our apartment, and it took over 3 months and an unacceptable number of phone calls and emails for anything to be done to fix the problem.Worst of all, Michigan Rental made the process so difficult and frustrating, and they had absolutely no empathy for this health concern. I'd recommend scrolling through the other Google reviews- you can see that whenever someone brings up a legitimate complaint, Michigan Rental replies and turns it around on them. I'm sure this review will get a response too.Don't put yourself through the stress of choosing this company, there are better options out there.
Saadat Zaman: Dirty apartments with bad insulation. It was freezing all winter despite them trying to fix the issue many times. They were also very shady with our security deposit as they never mentioned that we were getting charged late fees whenever we paid a couple days late. They made it seem as if the late fees were waived and then just deducted it all at the end of the lease. We also paid water bills late but they deducted the entirety of the water bills from our account even though we had paid the water bills (At least part of them but i can't access the rent portal anymore so I can't verify how much).
Anu Yetukuri: Michigan Rental is the worst rental company experience I have ever had. The buildings are so poorly maintained and truthfully disgusting. The price of rent will constantly increase and in my unit I requested a conversation about amenities that should accompany a massive rent increase and was given a rude response with little to no explanation. For your mental health and wallet, do not do business with Michigan rental.
Jessica Patnaik: I lived at one of their properties for the past year. Overall, they met all of our house's needs, and maintenance was able to come right away when needed. I will say that the condition of the house wasn't great to begin with... lots of scratches, patchy paint, dull lighting, a few really old appliances. However, given that it was located on a college campus, it was alright. Michigan Rental did update the kitchen, which was very nice. I do think that there needs to be a lot more upgrades in the future.. The maintenance team is really nice and friendly. Even when I was moving out at the end of the year, they actually helped me put all of my boxes from the front porch in my car without even asking! They are truly genuine and nice people. At the end of it, I can say that I had a good experience with the company.

Gianna Ramón: Wouldn't recommend. During the process of signing my lease, I found that the management staff was not understanding at all of students' various financial situations. They charge an arm and a leg for small housing and continue to nickel and dime with various fees throughout the lease signing process. They increased the security deposit because we chose to add a parking spot to our lease. I will echo other tenants' sentiments of feeling a lack of respectful communication from the landlords. I also find that they send communications rather last minute at times, and when I call to ask for an extension on a payment since it had not been properly communicated, I was met with snakiness and a lack of empathy. The landlords are within their legal rights and aren't doing anything necessarily unlawful, but I have had far better experiences with other landlords and management companies in the Ann Arbor area with much more reasonable pricing.
Zoe Larkins: Michigan Rental is the best property management company I've rented from. They took ownership of the pretty dilapidated house I was living in 5 months into the lease, and right away they started making improvements to the house that benefited me. They were extremely responsive to my maintenance requests. Their office and maintenance teams are kind, and I know they try to be as accommodating as possible. If I were staying in Ann Arbor, I would make sure to keep renting from them.
dubawell dubagur: Worst place to live. They tow their own residents for not displaying the parking card and charged $430 cash without a bill. What a way to scam an cheat the students. Beware of these frauds.

They worked for the group which owned the house I lived in and where nothing but respectable and kind throughout our entire time there. Any time there was an issue at our house, we would simply email them with the problem and they would typically arrive within at most two hours and have it fixed. The company employs hardworking, timely, communicative, and responsive workers who truly were able to take care of any issue brought to them!
Kevin McBee: Ever since they acquired my old building, Michigan Rental has been very accommodating. They have a lot of properties all around downtown Ann Arbor, yet any maintenance issues are handled promptly and effectively. Everyone on the staff is pretty friendly, especially Heather, who has been super helpful and understanding from the very beginning of my time with Michigan Rental. Lubna has also been very flexible and friendly as well.Update 4/22: Everything is still good! Michigan Rental has been super understanding during these uncertain times and I really appreciate everyone there. I want to specifically mention the maintenance workers tho! I have needed assistance multiple times, whether for locking myself out, needing batteries for the smoke detector, or even a window replacement, the Michigan Rental maintenance team has always been fast, respectful and their repairs last! They always email back asap.

We have had many maintenance issues, which we expected when moving into an older house. However, what's unacceptable is the way we have been treated by the staff several times.If you look at the other reviews, you can see that whenever someone brings up a legitimate complaint about service or a housing issue, instead of apologizing or trying to make it right, Michigan Rental disputes back in an accusatory manner, calling experiences "unwarranted." There is a serious lack of empathy, and this is not what good customer service looks like. As a busy college student with a lot of stress, you do NOT want to have to deal with rude staff when you are already dealing with an inconvenient maintenance issue (which will inevitably happen at Michigan Rental properties). What you will NOT get at Michigan Rental is: landlords who will answer your calls, listen to the problems regarding your house/apartment, and respectfully work with you to find a solution without dismissing your problem.I have nothing to gain from writing this review other than warning other college students to find a better leasing company. In fact, I know many Michigan Rental tenants who have had similar experiences, yet won't leave a review in fear of not getting their full security deposit back. My roommates and I did not know much before signing our lease, and we wish someone would have warned us. My advice is to talk to other students who are older than you and ask about their housing experiences with various landlords. There are way better leasing companies in Ann Arbor, and I wish I would have done more research before selecting Michigan Rental.

Campus Realty: what do users think?
Barry Feldman: I thoroughly read through all the reviews... seems like almost all of them have more to the story that isn't mentioned...and due to privacy rules the company can't properly defend itself...as a landlord to several houses with responsible adult tenants, I still come across issues where damage is done to my properties...I can only imagine the college tenants activities in a house they don't own. We have a Campus Realty lease set to start in August...the office staff has been wonderful to work with and responds quickly to any inquiries. UPDATE: September 20, 2022. They are still awesome!

Advay Muchoor: Leasing an apartment from Campus Realty was a great experience! The leasing office was available whenever I had an issue and their response was always prompt and helpful.
Earl Bae: Good, reliable realty with better prices than most housing agencies on campus! They also have a really nice transfer policy/process where you can move in to your new place early (if you're transferring into another Campus Realty property, from another Campus Realty property). This saves me lots of time and money, as I won't have to move all of my belongings to a storage or back home whilst I wait to move in!
Susan Bernstein: We had a very positive experience with Campus Realty, most especially McKenzi. The house my son and his friends rented is old and not without issues, electricity is subpar, heat is too hot, washing machines are old, the overall amenities are lacking, etc. but that is what you get with some of these houses. Notwithstanding the structural issues, Mckenzi was wonderful to work with. Most people in positions like this at other campus student housing offices, like Landmark, are very unhelpful and just don't care, but Mckenzi went above and beyond to help us with all kinds of issues, from parking spots, subletting, getting fast paperwork we needed to get a summer lease in PA for a job last minute, etc. She is a gem and we valued her assistance greatly.
Vivie Li: Campus realty has consistently had good communication with its tenants. Scheduling tours is easy, someone always picks up the phone when you call the office, and maintenance is always polite and respond promptly.

Srinidhi Krishnan: All the reviews after 5/17 are not genuine! Campus Realty asked residents to "Submit a positive Google review with an experience you have had with Campus Realty" to enter a raffle. This leasing company is ok, but we have had some bad experiences.They advertised the basement of our house as a living space (and didn't allow us to tour). Only after we moved in, they told us we couldn't use the space as a bedroom and gave us very short notice to move the bed and threatened to involve the city. "Unfinished" would be an overstatement for this basement - when in rains, it leaks into the floors, bugs are easily able to crawl in from outside, and one of the 2 full bathrooms is down there so you can't even avoid it. If we knew this, we wouldn't have signed the lease at all.Further, they disregarded the early leasing ordinance by pressuring resisdents to re-sign for the next year by 11/30 (far earlier than the leasing ordinance specifies), or face steep rent increases.Maybe some have had a good experience with campus realty, but the recent positive reviews are disingenuous.

Samantha Ross: Took over my property in the middle of a lease. Poor communication. Very unresponsive and difficult to get ahold of. Usually no one answers at the office and emails can take 3 days to 1 week to get a response. Maintenance will show up with no notice even if you don’t have a work order in. They aren’t transparent and don’t give straightforward answers. Did not allow me to be present during the move out inspection even though it explicitly states in the lease that the tenant has a right to be present at said inspection. Failed to inform me that the move out inspection had been completed and that the inspection report is not available until it is sent with your security deposit; I had to reach out multiple times in order to clarify this information. Unable to tell me the status of my security deposit i.e, if it has been sent out, when to expect it to be sent and/or possible date of arrival, they only state that they have 30 days by law to send back the deposit.They did allow me to extend my lease twice while in the process of buying a home, however, this does not negate the other factors mentioned previously. It was difficult to navigate the situation as they wanted to list my unit one month after I had renewed for 6 months.I would definitely recommend checking out other property management companies and landlords in the Ann Arbor area, as well as ensuring that you are educated regarding Tenant Rights in Ann Arbor, especially in regards to lease renewal and occupied unit showings.

Old Town Realty: what do users think?
David Randall: Old Town Realty definitely came through as a company. I really appreciate how there staff both in leasing and maintenance always came through to answer any questions or to take care of any situations that came up with the property we rented. I highly recommend Old Town Realty.
Rachel Perry: My family and I have enjoyed staying at one Old Town Realty’s properties in Ypsilanti. The home is in a quiet and peaceful neighborhood. Old Town has been extremely prompt and thorough with any maintenance requests we have had. They are easy to reach and communicate well.

Sonya Royzenblat: We've been living with old town for two years and we love it. The rent rate we have is very fair, the maintenance is EXCELLENT and very responsive, we really like our place and will be sad to leave when it's time.Some more info, when the dishwasher stopped working, after attempted repairs, they were happy to replace it with a better one. Some adjacent units have granite countertops.All yard work is done by management and when it snows they shovel very fast!There are talks of new porches/decks and that's exciting to hear. Management is always working to update and remain fair priced. TLDR: we highly recommend renting with Old Town.
Venita Rollins: The people in the office is nice but some of the houses are still owed by the person who brought the house and they just have the company managing the property and with that being said they cause problem's when they are trying to get over on the tents.

Stephen Sterlitz: Old Town Realty is great. Whenever I put a maintenance request in, they would make sure to send someone as soon as they were able. Whenever they needed to send someone over to my unit they were also great with communication. I highly recommend Old Town if you’re looking for a unit in Ann Arbor, you won’t find a better property management company.

Jonathan Scheets: We rented a single family home managed by them for about three years. The online portal is very user friendly which allows auto payments, maintenance submissions, renters insurance, document viewing, etc. Most of the time maintenance would be handled very quickly. One time I had them come within ten minutes of submission to get something fixed. Absolutely no complaints at all. Thank you guys for a no hassle rental experience!
Kayla Bergen: I honestly don't understand how this place has such poor reviews. The only thing I can think of is that people are more likely to leave bad reviews than they are good ones. Or maybe there were past properties or past management that didn't run things as well as they do now. This company has always been super reasonable, friendly, and helpful with myself and other tenants the entire time I've rented through them. Maintenance has always been responsive. We had emergency maintenance issues at one point, and in addition to the company themselves coming to take a look, they would contact third party companies to resolve our issues as fast as possible. I recently secured a different unit for the fall and again, this company has been so accommodating to scheduling conflicts in regards to the showings and has been all around a joy to work with. As someone who's lived in the Ann Arbor area for years, I find it very refreshing to have a rental company that's so easy to work with.Highly recommend, don’t let the negative reviews scare you away.

Arthur Jenoudet: Terrible leasing company. They are very predatory: they do not make it seem like you are in charge of your utilities until you have signed the lease. They charge you for individual maintenance items that are included in most other leases. They charge prices that are not competitive with the rest of Ann Arbor, and their houses are rundown and poorly insulated. Would stay away at all costs !
Daniel Garcia-Archundia: Investor's Property Management (IPM) was always very responsive, quick to help, and showed concern for my needs as a tenant. 5/5 would definitely rent a property with them again.
tu do: This is the cheaterThey give me the contract to sign as late as they can, I sign and get in their trap. I have to paid for 12 months, while I just stay for 8 month.This is bad company.
Cory Russell: IPM has nice houses but they’re over priced for the area and rip you apart with fees and charges. They’re very intrusive when it comes to dealing with their tenants and lack a lot of accountability when it comes to returning security deposits. Make sure you take pictures of the house before move in if you rent from them, otherwise they will charge you. Overall I had a bad experience renting from IPM. Try to stay away.
Daniel Ackerman: My roommates and I have found IPM to be quite responsive and helpful with all matters. We have been living in an IPM house for over a year and a half without any complaints. I would definitely recommend them to others (especially in comparison to other Ann Arbor landlords). 5 stars.

Jill Clark Homes: My daughter and her teammates rented from a nice owner then Investors Property Management took over. Kelli was rude. Would not communicate to the students until I had to get involved. Unbelievably, she was equally as rude to me. It was all we could do to keep up with her lies and terrible communication. Stay away from this company!
Allison Everitt: IPM is probably the best company I’ve ever rented from and I’ve been renting for the last 8 years (all over Michigan). Contrary to what other reviewers have said, I believe their security deposit and move in fees are fair and comparable to any other property management in Ann Arbor. They even let us move in a few days early when my lease out of town was ending. They do an amazing job of communicating (via email) and respond quickly to maintenance requests and all issues. Ive honestly had zero issues with this company and we’re entering our second lease next month.
jeff green: If i could leave negative stars, I would. This is the worst, most laughable management company I have ever encountered in my 30+ years of real estate experience. My son rented from these irresponsible lunatics who will constantly overcharge tenets and will never admit to making mistakes. Every billing statement will contain something that it should not. Unless you are extremely diligent, prepare to be robbed by IPM.
Tim Wells: Terrible management company. Absolutely disgraceful when it comes to communication and accepting responsibility for their mistakes. By the way, they will make many mistakes with respect to billing and doing work on your property so you must constantly watch over them and make sure they are not charging you for things they are not supposed to.
William Lane: Ridiculous fees and above market rate rent
Bill Rosemurgy: Poorly managed local business. Crazy policy related to paying rent / security deposit up front (before move-in). Confusing amount of pre-move-in paperwork. Typos and incorrect information in the first two leases that we were sent, we signed the third and even that incorrectly had our lease end a month early - they wouldn't change it. Equally crazy sub-lease procedure. Another round of typos and incorrect dates in our sub-lease paperwork. Upon move-out, they tried to deduct a portion of the security deposit, we claimed their deductions were "normal wear and tear" and they agreed with the rebuttal - seems a little shady, like they're knowingly deducting for things that they shouldn't and hoping tenants don't rebut. They walked in on the upstairs neighbor when showing our apartment because the agent got the two confused. Lots of disturbances / notices-of-entry. Hard to communicate with.I can understand one or two mistakes - they happen - but our experience was of a pattern of a poorly managed business. I would rent from any of the big / corporate landlords in town before renting from IPM.Note: Three of the nine five-star reviews here are from IPM employees or associates. Kelli and Hannah work in the office. The owner of IPM, John Wade, is a broker at Savarino Properties which shares a building with IPM - I assume Julie is a relative of some sort.
Patrick: Rented from IPM for 3 years (2013–16). Always responsive, helpful and respectful in our communications. Highly recommended to any students looking for housing around campus. Thanks again IPM!

Jennifer Arnold: My two years with IPM were fantastic--especially in comparison to friend's experiences with other Ann Arbor rental companies. IPM was responsive, timely, communicative, and fair. Marina and the team helped me through my confusion of renting for the first time; they got us a new refrigerator within a day; they sent someone to check our leaking ceiling that day and then fixed it within the week; and they cleared the fallen tree in our backyard and left behind chopped wood for us to use in the fire pit. They even fixed some things that we didn't ask them to (a new dishwasher, the front porch railing...). We were quite responsible, neat renters and they responded in kind!However, that level of responsiveness came only once they knew that we were good tenants. When I first moved in, it took a lot longer to respond to requests (Marina/Kelly were usually the quickest. Anne just talked in circles.). The property also showed its age--few of the floors/walls/windows perfectly fit together and the backyard never grew grass.Overall, a dependable rental company! Highly recommended!
