Arthur Jenoudet: Terrible leasing company. They are very predatory: they do not make it seem like you are in charge of your utilities until you have signed the lease. They charge you for individual maintenance items that are included in most other leases. They charge prices that are not competitive with the rest of Ann Arbor, and their houses are rundown and poorly insulated. Would stay away at all costs !

Cory Russell: IPM has nice houses but they’re over priced for the area and rip you apart with fees and charges. They’re very intrusive when it comes to dealing with their tenants and lack a lot of accountability when it comes to returning security deposits. Make sure you take pictures of the house before move in if you rent from them, otherwise they will charge you. Overall I had a bad experience renting from IPM. Try to stay away.

Stay away from this company!
Allison Everitt: IPM is probably the best company I’ve ever rented from and I’ve been renting for the last 8 years (all over Michigan). Contrary to what other reviewers have said, I believe their security deposit and move in fees are fair and comparable to any other property management in Ann Arbor. They even let us move in a few days early when my lease out of town was ending. They do an amazing job of communicating (via email) and respond quickly to maintenance requests and all issues. Ive honestly had zero issues with this company and we’re entering our second lease next month.
jeff green: If i could leave negative stars, I would. This is the worst, most laughable management company I have ever encountered in my 30+ years of real estate experience. My son rented from these irresponsible lunatics who will constantly overcharge tenets and will never admit to making mistakes. Every billing statement will contain something that it should not. Unless you are extremely diligent, prepare to be robbed by IPM.
Tim Wells: Terrible management company. Absolutely disgraceful when it comes to communication and accepting responsibility for their mistakes. By the way, they will make many mistakes with respect to billing and doing work on your property so you must constantly watch over them and make sure they are not charging you for things they are not supposed to.

Bill Rosemurgy: Poorly managed local business. Crazy policy related to paying rent / security deposit up front (before move-in). Confusing amount of pre-move-in paperwork. Typos and incorrect information in the first two leases that we were sent, we signed the third and even that incorrectly had our lease end a month early - they wouldn't change it. Equally crazy sub-lease procedure. Another round of typos and incorrect dates in our sub-lease paperwork. Upon move-out, they tried to deduct a portion of the security deposit, we claimed their deductions were "normal wear and tear" and they agreed with the rebuttal - seems a little shady, like they're knowingly deducting for things that they shouldn't and hoping tenants don't rebut. They walked in on the upstairs neighbor when showing our apartment because the agent got the two confused. Lots of disturbances / notices-of-entry. Hard to communicate with.I can understand one or two mistakes - they happen - but our experience was of a pattern of a poorly managed business. I would rent from any of the big / corporate landlords in town before renting from IPM.Note: Three of the nine five-star reviews here are from IPM employees or associates. Kelli and Hannah work in the office. The owner of IPM, John Wade, is a broker at Savarino Properties which shares a building with IPM - I assume Julie is a relative of some sort.

Jennifer Arnold: My two years with IPM were fantastic--especially in comparison to friend's experiences with other Ann Arbor rental companies. IPM was responsive, timely, communicative, and fair. Marina and the team helped me through my confusion of renting for the first time; they got us a new refrigerator within a day; they sent someone to check our leaking ceiling that day and then fixed it within the week; and they cleared the fallen tree in our backyard and left behind chopped wood for us to use in the fire pit. They even fixed some things that we didn't ask them to (a new dishwasher, the front porch railing...). We were quite responsible, neat renters and they responded in kind!However, that level of responsiveness came only once they knew that we were good tenants. When I first moved in, it took a lot longer to respond to requests (Marina/Kelly were usually the quickest. Anne just talked in circles.). The property also showed its age--few of the floors/walls/windows perfectly fit together and the backyard never grew grass.Overall, a dependable rental company! Highly recommended!

Robert Blaine: We purchased a property in Milan Commons managed by PMSI from the start they make it hard to communicate. We had to beg for the right information to even pay our association dues. We recently listed the condo for sale, after inspections the buyer backed out due to the state of the exterior condition of property. Brick work, caulking, sidewalks, grounds ect. PMSI wanted emails sent but wouldn’t respond to any emails or acknowledge they received. I had to seek out the associations president to assist. They addressed some concerns on the property. We accepted another offer on the property and made it beyond inspections but had our closing delayed because the appraiser/lending company couldn’t get a reply from PMSI for a condo questionnaire. I tried to call and speak with Tim and was again told all communication had to be done via email, even after I told the lady they haven’t responded to email she said I still had to inquire that way. We ended up sending multiple emails with 2nd and 3rd requests and included our attorney to assist. Not sure how they can claim to be a professional management company when they failed at every part of managing this property.Be aware that what you’re getting into and if your in Milan Commons I would get on the association board and vote these guys out.

Alex Alvarado: Not enough space to put what we experienced with this management company. Straight up lied to us about the condition of the apartment (didn't clean it at all), maintenance usually never respected times for work orders (which there were many) and did them half hearted. Maintenance and neighbors did agree with us about Mollies passive aggressive behavior and unprofessionalism, especially after she berated a fully disabled veteran who simply asked 'what's with the passive aggressiveness and treating us like we were an annoyance.' Mollie went as far as contacting neighbors to see if they "had a problem with her" after we mentioned more than one person having the same issues as we have had. Mollie even made up a lie that we had a voicemail saying this and that about neighbors complaining, and when asked for the proof of voicemail, her boss Debbie just apologized. Mollie then posed as her boss Debbie for months after we asked to stay in communication with Debbie only. This is just a snippet of our experience. Don't rent or buy from these people, there is better.

Katherine Vincent: While I loved the building I was living in, I did not like the interactions I had with maintenance and with Molli. Maintenance would come in and clearly not know what to do or how to fix the problem. A maintenance man came in and stepped on top of my table without any boot covers and got dry wall on my floor without cleaning it up. Any time maintenance came it felt like they were there to do the minimal amount of work possible. Molli was rude in every email exchange and not clear. Whenever I emailed her, it felt like I was an inconvenience if she didn’t have the time to spare to talk to me. She one time withheld a service that was promised to me because she didn’t like the fact I emailed her about an issue I was having in my building. Do not rent from PMSI and avoid dealing with Molli.
Amahl Thomas: My PMSI experience was very positive!The associates I encountered were professional, courteous and attentive. The Property Manager/Licensed Realtor, Ms. Mollie Kolman, whom I dealt with directly, leased an apartment to an ailing family member of mine during one of life's rough transitional periods; she went above and beyond to accommodate, fulfill requests, and provide a pleasurable living experience. From the opening of the lease to closing, Ms. Kolman was not only professional, but more importantly caring, thoughtful, and ethical. I am thankful to PMSI for providing a great property, and even greater personnel!
Roland Park: I've had a great experience with PMSI. They have been very accommodating and helpful when dealing with issues that I bring up with them in a timely manner. Unlike other realtors I have dealt with PMSI seems to clearly care for their tenants, I can definitely recommend them.
Hew: The house I was renting from had the furness go out in the middle of the January. I contacted the office and in less than 2 hours there were workers at the house to replace the furness. Great communication and excellent service!
Olive Hunt: (Name changed for privacy.) Absolutely the worst landlords in Ann Arbor. From day one we were misled and lied to. A shelf was improperly installed, trim improperly installed, some work orders have been "fixed" using zip ties and duct tape, window seals were and remained broken, and instead of being sympathetic and trying to go the extra mile we were told we were harassing them. Hi, as far as I am aware we were paying customers and I expected to be treated fairly. Please note that we were not given 24 hours' notice more than once which is against the law. Was lucky enough to get out of the lease and get my SD back. I found an old article citing them as one of the worst landlords in Ann Arbor. 30 years and counting! Can’t wait till the high rises inevitably drive these slum lords out of business. They are rude and treat tenants like serfs.

Kim Johnson: I enjoy living at one of PSMI managed properties because when my residence needs minor repairs they unfailingly look into the need and fix the problem. I was especially pleased with the super professional interior painting job they did before I moved in last summer. Office staff also follow high standards in making sure the renter understands his/her obligations in renting the property and making the residence available for the customary checks on the furnace, smoke alarms and the like. I would definitely recommend PSMI to others if they want a positive rental experience.
Vinny Meller: Wifi is unusable a good percentage of the time - shuts off randomly, and is extremely slow when it does work. I work remotely right now and prefer to do schoolwork from home instead of ugli or whatever, and it just makes everything so much harder disconnecting and lagging so much.I even bought myself a wifi extender to make it better and it still just isn't the greatest.If you care about wifi to any extent don't live here.Otherwise a decent house.

Eileen Pawlik: I lived in High St Apts for 2 years. The apartment itself was nice and sunny. I had an amazing view and great location.Maintenance was extremely hit or miss. They would come fix small problems right away, but more concerning requests would take days and multiple contacts. For example, I once went 3 days without heat and was instead given space heaters. I had to contact CMB four times when I had an ant infestation. When I finally was able to speak with someone, they asked if I would be able to wait until the weekend for someone to come out and lay traps. It was very obvious all they cared about was my rent money and not the actual state of my apartment.Rent was raised during covid and they continue to raise the rent drastically without making a single improvement. If you are willing to put up with the company it can be a nice place to live.

Chris MacKethan: I have lived in the Geddes Hill Apartments for three years now. Ann Arbor Apartments has been an amazing landlord and I have had a great experience for the last 3! Thank you for all the quick maintenance, constant willingness to answer any questions, and help solve any problems I have!A couple quick anecdotes:About a year ago the apartment got a little bit cold (not unreasonably so, I just like keeping my apartment at 75 and it was around 69 in the apt) one night because the temperature dropped to like -25 at night, so I emailed the office at midnight and asked if there was any way to get the apartment a little bit warmer. The next day at 8 am there was a maintenance person at our door waiting to come in and put weather strips on our doors and windows for free. The next night it was equally cold outside, but a toasty 75 in my apartment!A couple years ago I started regularly having like 8 or 9 people over to my apartment, but only about 6 or 7 people can fit in the provided furniture. I was about to head to target to buy a couple pieces of furniture, but on a whim I decided to email the office first. The next day at 8 am there was a maintenance guy at my front door with an extra couch, table, and chair! They obviously didn't need to do this, but chose to because they are the absolute best!If you are on the edge about whether or not to live here, go for it!
Victoria Shipman: Everything that happens here is quite possibly the best of the best! The shuttle driver Chuck is always there ON TIME on campus and at Broadview whenever I wake up late (cause I'm never on time) and when the weather is bad, and every time in between with great conversation and is 10000% better than the blue busses. Also, after putting in a maintenance request, maintenance is always there asap (i think his name is Tristan, if not I am so sorry cause he's so nice). But everything here is taken care of asap if not earlier!

Brent Eliason: CMB is a huge company with tons of properties. I only lived at one of them: 220 North First Street. Don't live here! The complex is close to downtown and Kerrytown, but everything else about is awful. The neighborhood attracts lots of sketchy people because it's close to the Delonis Center (a homeless shelter in Ann Arbor). Drunk and intoxicated people are always wandering around the neighborhood at night. Inside 220 the apartments are small and poorly maintained. CMB takes no responsibility for the property and there's no accountability. They denied that there were problems with the on-site manager all year and then at the end they finally fired him. I found out after I left that he was only kept on because his mother is one of the owners of the property. Unless you're looking for a neglected studio, or happen to be the beneficiary of this specific instance of crony capitalism, then live somewhere else.Edit 9/22/2022: Well, 7 years later CMB has chosen to respond to this review. I don't know why. This review isn't intended for them; it's intended for others who might be thinking of living here. I complained to CMB many times while I lived there and they never cared then, which is when it actually mattered, not 7 years later when I've left their housing, left Ann Arbor, left Michigan. It's easy to type that you "strive to deliver a five star experience," because that's what some social media management blog said you should say in response to negative reviews, but that doesn't mean you actually did that then or are doing that now. I can assure you that CMB was not trying to deliver a five star experience when I lived there. I complained many times to the front office and they accepted the legitimacy of my complaints to the point where they said that they would fire the on-site manager at 220. When I went to pick up my deposit refund check, they said that they had fired him and his mother (who worked in the front office). Then a few months later, the on-site manager was quoted in a local news article about the housing market as a representative of CMB. I called CMB to ask them why he was being quoted as a representative of CMB if he had been fired, and they said that they never really fired him or his mother. I said, "Then you lied to me." They said, "Yeah." I said, "You don't care that you lied to me?" They said, "What do you want me to say Brent?" and then they hung up. That's how much they're striving to deliver a five star experience. They really care about their tenants, and they really care about the customer experience they deliver, and they really care about telling the truth. They're just all-around great people.
Mara Jaworski: I would literally rate this place 0 if I could. My sister is a first time renter at the packard complex, and she received a post it note on her car telling her she was in the wrong parking spot and to contact a number. The number was another tenant, and not the complex. My sister then called the complex to confirm she was in the correct spot, and the complex confirmed on the phone she was in the right spot. Today, she walks outside to see her car being towed. It turns out, there are two number 9 spots and she was in the wrong one. No call or email to her beforehand, just towed her car even though she called and was told she was in the right spot. To make things worse, she has had a broken air conditioner and no bar in her closet to make it functional since she has moved in, which has been over a month now. She also has a broken thermostat piece leaving her with no way to adjust her heat in the winter. No maintenance has visited her apartment. She is left to pay for towing on her own when she was parked in her number 9 spot, just not the “right” number 9, even though she called to confirm and was lied to by the office. Poor management, even worse customer service, and absolutely no regard for the tenants.
Hannah Wong: Super nice staff! The entire process of getting the lease and moving in was very easy and straightforward. Literally any question I had big or small, was answered (through email) extremely quickly and kindly. Some parts of the apartment are kind of old (heater and carpet floors in some of the apartments), but they are transitioning to making updates. It’s a little inconvenient that the changes weren’t made during the summer or some time when tenants don’t live in the apartment, but at least the changes are being made.I moved into my new apartment, and it had a weird smell. I was able to email the maintenance manager Jenny, who was able to inspect the apartment and get the entire floor replaced. I was worried that since I had moved in a lot of furniture already, that I would have to move my things out, but I was able to leave everything inside! Would recommend living in 220 N 1st st.Edit: I'd also mention that not all apartments have air conditioning (220 N 1st st. didn't), so that was pretty miserable, especially since summers are getting hotter and hotter. I had to have multiple fans going off, and it kinda helped, but didn't really fix the heat issue.

Beishao Cao: I am a Umich student and I am now living in CMB BroadView. I have to say the maintenance is so bad. I report a noise that happens at everyday’s 5 am and every time they tell me that they will fix it, However, they never do and I keep being waken up by that noise at 5am everyday and what makes it worse is such noise will last for 1 hour. I highly recommend not to rent their house! Plz go and find other apartment. I feel so sorry for myself that I need to live here till July. What I can do now is warning you guys go and not renting an apartment here. Plz go. Plz

The complementary cleaning service is easy to schedule and very thorough given my needs. Maintenance is fast, easily accessible, and happy to take care of any issues. Great location, lots of parking, lots of space inside the units. It seems like the owner really cares about his tenants.
Jordan CG: The best perk of being a CMB resident would be the bus shuttle!! For 2 years now I have been using CMB’s private shuttle and it’s super reliable. The shuttle follows an extremely consistent schedule and in my opinion, way faster than the University blue buses! Ask for Chuck he’s super helpful!
Joanne Orozco: I was FALSELY advertised and sold an apartment that looks nothing like the pictures provided. It was not even livable for me the first week. The furniture is out dated and broken, the flooring is outdated and smells, every drain is clogged, the shower constantly changes the temperature of the water and is more like a bath since the water does not go down, I have no where to store my clothes, my closet barely opens and is shattered on top of that, the walls are chipped pretty much in every room, everything is just dirty in general, the list goes on honestly. I was DEFRAUDED and am expected to live under renovations for who knows how long sooooooo yeah if I could rate no stars I would. (False advertisement = fraud = illegal)

Augus Tine: Great environment! My favorite part is their couch. I don't think I will ever get to sit and relax on a couch like that after a tiresome day. I live on the third floor so the lighting and the air is perfect when the weather is about 75 and sunny. My other favorite part is the work service is one of the best. When I tell the office that my bathroom's light is not working, they fix it within an hour. Not only once, but four times I have problem in the apartment, they fix it right away. I don't think you could ask for a better service. No one could ask for a better environment! I highly recommend this apartment.

john levy: Very bad experience. The laundry room door barely worked the year I lived here, and they have never fixed it. It takes tremendous effort to try to open it with they key, and have even had people ask me what I'm doing as to onlookers it looks like i am breaking into the laundry room. For 1000$ rent I would expect to be able to peacefully get into the laundry room. On top of that they promised us a certain unit and after signing the initial documents they said they made a mistake and we would have to move into another unit. They also gave basically no warning during finals week that all our water would be shut off for four days, only the city told us the day before, and then they emailed us very last minute. We had to find somewhere else to cook shower and go to the bathroom. There was also often construction randomly on the apartment unit which would wake us up.

I had the pleasure in staying in one of Eladott's recently acquired properties from their merger with Wickfield Properties. By move-in, they had done work to the outside of the building, smaller yet necessary repairs, replaced the older washing units, and made sure that parking spots are only held by actual pass owners instead of random strangers in the night.Maintenance was responsive, even in the middle of the night when we had a lock issue. The leasing office communicated when there was going to be maintenance done and for re-signing when the time came, before they showed the place to other potential leasers. Eladott truly has made themselves stand out for renting as a college student in Ann Arbor, and I hope they continue their strong track record and professionalism in the future.

From installing new wooden floors before move in, to installing my ac unit and plastering over a dent in a wall (my fault, heavy furniture in a narrow staircase), without complaint or fees, they've really gone above and beyond. I really appreciate it, and it makes a huge difference when it comes to making the unavoidable stress of a new place more than manageable.

Sue Wang: The worst rental company in Ann Arbor! They have the worst services. Worst landlord, especially for 908 Sybil Street. I called them to ask how to add a new resident to the apartment. They all told me different things and somebody said I need to email another email address but didn't tell me the address. It's a secret one, not the one on the website! It seems they play the rules themselves, and only the agents know the rules but they have zero patience to tell the residents any rules. The agents are not professional or nice at all!Secondly, the landlord is almost a robber! She entered my private bedroom without any permission and broke the wall between my bedroom and the bathroom! And threw and moved my stuff everywhere in the room but not putting them back! They even didn't respect the residents here! I am so angry and the company said they have nothing to do with it. How could they say that? They had bad communication with the landlord -- I called the company to fix the leaking ceiling 6 times in 2 years and how can the landlord never know?!!!! The first time she came, she blamed us for damaging the ceiling and thought we ourselves fixed the ceilings that ugly??? What a huge joke! Maybe she had a pig's brain and can imagine we can pull water to the ceiling, which is one meter over our head! LoL! Then she was not satisfied with the ceiling and came every day to check and break something. She didn't do any improvement in a week! To be honest, I really want to tell everyone not rent the apartment from this company. I have ever lived in the apartments from three companies in Ann Arbor and Carbrio property is no wonder the worst! Worst services, worst maintenance, worst and rudest landlord, but the highest rental fee. Don't waste your money and happy mood here. And they will not allow you to quit in the middle of a lease -- I feel I am not living in an apartment, but living under the bridge now. My private things can be damaged and moved by anyone who has the key. I feel no safe living here. For the rest 2 months, I would rather live somewhere else and pay extra money instead of living in such a horrible place!!!
Tianyu Zheng: I wish I could give Cabrio a zero-star rating, as I strongly advise everyone to avoid them at all costs! Before stating my specific experience, here are the things they have done to the tenants at Fritz Lofts:1. Charging each tenant fine due to inappropriate garbage disposal by residents they could not figure out.2. Charging a lockout fee if you request a maintenance service and leave with your door unlocked.3. They imposed charges such as $15 per month water fee that is hidden in the lease. This is on top of the exorbitant utility fee for electricity and gas due to their old and energy-inefficient furnace. The monthly utility fee in my tiny studio is over $100 during the winter even when I was travelling and kept the AC switched off. And they do not allow tenants to turn off the gas even when you are away to keep the temperature of the furnace.Cabrio is as unprofessional, unethical and unlawful a landlord can get. They inspected my fridge during a house showing tour and accused me of violating my lease due to putting an open milk jug that "expired on April" in my fridge while I was on a travel. They then arranged housing keeping inspections after three days, despite I clearly stated that I wouldn't return by then and that I would arrange for a friend to come to my house to remove any open food source. (At that time none of us knew the heck that what they mean by food source was a milk jug in my fridge). They entered my unit without permission nonetheless to do the inspection, and threatened me with violating the lease and eviction, which I find utterly ridiculous so I am putting it here.To compound matters, Cabrio took it upon themselves to change my lock during the housing tour without my presence and argued that it was necessary due to dirt in the lock. As if that wasn't enough, they proceeded to charge me an exorbitant $350 for this unauthorized action. There was absolutely nothing wrong with my lock, and I had no knowledge of any minor issue until they decided to change it without my consent. Perhaps realizing their charge is unjustified, they resorted to outright lies by claiming it was the second time they had to replace the lock for me. However, they conveniently ignored my email seeking clarification on when this alleged first replacement occurred.If you rent with Cabrio, prepare yourself for endless discussions with your lawyer! The behavior displayed by Cabrio is utterly outrageous. They seem to have no qualms about disregarding tenant rights, invading privacy, and engaging in dishonest practices. I felt compelled to share my experience here to shed light on their unscrupulous actions and to give prospective tenants a serious warning.UPDATES: Cabrio removed the charges and rescinded the lease violation notice.

Dale N: had a less than satisfactory experience renting from Cabrio Properties this past year. My roommate and I had to deal with centipedes and spiders multiple times throughout the year. We contacted the management and they sent an exterminator, but the pests kept returning. It was a constant source of discomfort and anxiety for us, and it really put a damper on our living experience.In addition to the pest problem, we also had a bad tub. The glazing kept peeling, which clogged the drain and caused it to flood often. We reported the issue to Cabrio, but they only sent someone to temporarily fix it. The issue kept recurring, and we had to deal with a perpetually clogged tub with flakes of peeling covering the floor of the tub. It was very frustrating and inconvenient.To make matters worse, we also had uneven floorboards that were not fixed until about a quarter of our lease was left. We had reported the issue to Cabrio within the first month of moving in, as it was causing us to trip and was a safety hazard. Despite repeated requests for them to address the issue, they only sent someone to fix it when there was very little time left on our lease.Overall, I was very disappointed with my experience renting from Cabrio Properties. The pest problem, the bad tub, and the uneven floorboards made it difficult to enjoy living in the apartment. I would not recommend renting from them if you are looking for a hassle-free living experience.

The second time I called they gave me a "shower cap" to place over my fire alarm every time a cook.I was instructed to place it over my fire alarm when I cook or anticipate there being smoke. I've explained that it's NOT smoke that sets it off. And so the solution is to now get up on a chair or ladder, and place this shower cap over my alarm each time I use my oven. I feel like that's ridiculous, didn't actually fix anything and how am I the only unit to have this issue? Is there something wrong with the ventilation over the oven maybe?They did change my door batteries.

Michael Hanks: Rented for one year. Always on time, never late on payments, etc. and they still found a way to weasel around and take my whole deposit. Charged me 100+ in gas fees when I CHOSE TO NOT EVEN TURN MY GAS ON with TXU! And a 2 day rent fee for not fully leaving on the FIRST WHEN MY LEASE AGGREMENT SAYS THE 3rd of every month is when my rent is due. Pest control came only one time that whole year plus everything was terrible on their end when it came to upkeep. Kathy (Owner) is not on top of things at all she could care less about her tenants and she is extremely rude.

Their answer was to send a maintenance person to our house who walked in my unit without permission, nailed a board over the problem (rotting of floor joists and header board). They do as little as possible to upkeep the property.

María Aristizábal Ramírez: AVOID!!! The are the worst landlord. The buildings are falling apart, the apartments are falling apart and they find excuses to charge you for everything. My kitchen was in DISGUSTING conditions since the first day and they charged from my security deposit to repair it.
TR Spoons: Previous tenants severely neglected the property (trash, broken glass and rusting screws) as they cared about partying the life out of a beautiful old building. They effectively manipulated me into believing their side of the story and put shame on the University I love by disrespecting the community at large..Having met with the second generation of the ISSA who own our property and as a former student I wholeheartedly believe they are exactly the kind of people we need to fix the housing crisis we all face. They have been through major transitions recently but you can see how much effort they're putting in to modernize and maintain their building.ISSA serves the community not just the high turnover student population, as a student I think they're a great option for a less "studenty" place as they are very encouraging of maintenance (I'm a traditional woodworker).
Maddy Hunwick: Location is nice and convenient. Building has poor insulation so I have to have my heat at 70 degrees to feel okay during the winter. Also, my heat goes out constantly and it takes far too long for it to be repaired. Even after "repair," it goes out again. I don't recommend living here.
Teresa Pegan: Summary: it was nice most of the time, but lots of bad things started happening when the former manager was replaced last year.I lived at South Main for 3 years. Overall it was a nice place to live at a really great price and my interactions with Lisa (manager) and Santiago (maintenance) were always very friendly and professional. It's too bad they cut down a lot of trees in the courtyard, especially because it means your balcony window faces directly into at least two neighbors' windows, so if you want natural light, you will also be looking straight into someone else's living room (and they into yours). The apartment is old and not well kept up (i.e. cracks in the walls, etc) but you're getting what you pay for there, and everything worked (or was promptly fixed when it broke).Unfortunately Lisa moved on to another job shortly before I moved out and the new manager was much less professional. Bad experiences I had in my last few months included:-- The new manager calling me asking to have people come visit to tour the apartment with less than 24 hours notice. This was in the height of covid. He was also unprofessional about it. The one time I was home when he wanted to bring a tour through, I got everything cleaned and was waiting with a mask, and he never showed up. There was no communication before or after about the canceled tour.-- Due to covid, they took some 360 pictures of the inside of the apartment so that prospective renters could see the place virtually. These were photos with all of my stuff in them. I only agreed to this under the condition that the pictures NOT be posted publicly on the Issa website, and Lisa agreed to this. When the new manager took over, the photos were posted publicly. This was an invasion of privacy and also can make the apartment a target for theft, revealing its contents.-- After I moved out, they tried to charge me my ENTIRE $1500 security deposit (less about $70). This was either a blatant scam attempt or extreme incompetence. ISSA provided my apartment furnished, including two incredibly terrible couches and a scratched up dining table and chairs. On my security deposit bill, they listed that they were charging me to dispose of the table and chairs that I "dumped" in the apartment -- THEIR table and chairs -- and for damaging the couches. The good news is that I had the paperwork showing that they provided the table and chairs, and I had detailed pictures of the couches from the day I moved in showing how stained and torn they were already. When I provided these to ISSA, fortunately, the refunded the entirety of my security deposit (except about $50 for a wall scratch that I did actually do) without further hassle.My two-star rating mostly reflects these bad experiences I had at the end of my stay. If it weren't for that, I would have recommended this place as a good option for people who want to save a ton of money.

I enjoyed my two years there, no major issues, big apartments for the buck, covered parking. Issa staff were easy to deal with. You get parked in on gamedays but they give you warning about it.
S JC: I rarely leave a bad review about a business. But I feel obligated to do so here considering the nature of the college-town housing market where some landlords like Issa rip off their tenants on deposit after the tenants have moved out of Michigan.My first complaint about Issa is that they overcharge you upon move-out. Michigan laws are clear that a landlord is only able to take deductions from deposit for actual damages and not normal wear and tear. But Issa charged us $150 for "paint damage" from removing 3M hooks on the wall. That is inconsistent with how Issa dealt with our complaint about cold rooms in the winter. When we requested that something be done to the shoddy windows that let all the wind into the house, Issa took no action but told us to tape 3M plastic wraps around the window and that they are okay with paint damage that might result from it. It's unbelievable that they turned around and charged us a ridiculous amount for "paint damages."Michigan law also requires landlords to properly itemize the deductions on the deposit. But Issa properties used pictures they took before the move-out was complete. It's again unbelievable, because Issa separately charged a $50 late move-out fee. Overall, they over-deducted $300 out of our $1,100 deposit not because they had the right to but just because they can get away with ripping off students. Cheap rent and high deductions--I'd call that shady business practice. It's too bad that Michigan's Attorney General's Office doesn't have a system like the New York Attorney General Office, where the Attorney General receives complaints on their website and sends a demand letter to the landlord to enforce their deposit laws.Secondly, the manager is really unpleasant. I stayed in two of their properties, an apartment on Packard and a house on Main. Throughout my time there, the manager always responded to me unpleasantly, no matter how professional and polite I tried to be. (The repairman, however, is really nice.) I just assumed she was always in a bad mood or maybe she had something against me for some reason. But my housemates also had similar experiences. We also got an email written in a very menacing tone threatening legal action about AirBnB rentals, when we never did so. Very surprised, we immediately followed up. The manager simply said she sent out the email to all the tenants. Who sends out a mass-email threatening legal action like that? This is a good example of how Issa's manager treats her tenants.Finally, read the lease carefully. They do not prorate rent for your move-out month.I chose Issa mainly for the price. But looking back, the rent isn't even that cheap considering the unprorated rent, the deposit fees they take away from you at move-out, and the higher energy bills you end up with due to poorly insulated windows. Not worth the inevitable stress you get from your interactions with the manager. If I could go back in time, I'd avoid them completely.
Melissa L: I've never had any issues with them. Lisa is the property manager/ leasing agent and is very accommodating. The apartment I'm in is spacious, and everything is clean and in working order. The cheapest 1bd so close to campus. The only problem I have is that I didn't find them sooner and had to live in a property owned by golden keypoint llc - Julie Lin is a nut bag.
M.: I spent two years looking for an apartment in Ann Arbor, and the best I saw without ludicrous rent were all from Issa Properties. I spent nearly two years living at 912 Brown, and had fewer issues than at any other apartment I've lived in. I readily recommend Issa when talking about apartments and landlords. My experience may be somewhat unique, however. Speaking with other Issa tennants, my impression is that their converted single family homes are no better than those other landlords possess. The actual apartment buildings seem great, though. No, they're not on par with these new luxury high rises built for UM students using their loans to cover rent - but they are far and above better than near-downtown alternatives at price points even remotely similar. For example, a coworker used to pay over $700 / month for a 100 sq ft room in a run down house, and then owed utilities above that, and had no access to parking or other "extras." At 912 Brown, not even half of a mile further away from UM than her apartment, my rent was $950, for 850 sq ft, two parking spots, and utilities included. Bonus: The company and its staff were always incredibly nice - as an example: One day, I was running late for a train, and the owner of the company drove me to the Amtrak station! Your mileage may vary, but my experience with Issa was better than what I've had with any of the other three landlords I've dealt with in Michigan.
