MissClayMsDavis: I lived at Prudden Place from January 2022 - May 2023. This review is STRICTLY for the apartment & my living experience. This is by no means a luxury apartment but it is decent living.POSITIVES:Washer/Dryer in the apartment. The layout makes the apartment feel spacious. Nice size food pantry & cabinetry in kitchen. The kitchen is roomy and I loved the bar/counter space as well as the desk/work area. The bathroom & the walk-in closet in the bedroom were both very roomy. Loved the solarium...bonus room! Mailboxes are located in the interior of the building. Covered parking (for a fee). Location of the apartments are a positive AND a negative. The positive is that it's close to downtown Lansing, Rivertrail, LCC, Lugnuts Stadium, Old Town, etc. PERFECT location for watching the 4th of July fireworks show. Ample eletrical outlets.NEUTRALSSnow removal on sidewalks hit or miss. Dog owner(s) don't take their dogs to the dog area.. Trash & recycle area is poorly situated. The recycling is behind the Granger trash bin...the access is narrow.NEGATIVESNo amenities. Located right next to an active train track. The building is not very secure. Individuals can be buzzed into the building simply by pressing buzzers....someone WILL buzz them in. I witnessed someone (appeared to be homeless) sleeping in the hallway. No secure place for package delivery except for USPS. UPS and Amazon do not have access to the building. Lacks real privacy as the walls are thin. Limited parking spaces (unassigned parking). Smoking area is located right next to the entry door.OFFICEOffice staff is not very good about returning calls or emails. But when you do, they are friendly and helpful. Kudos to Janae!MAINTENANCEI had 2 work orders during my stay. Both were handled within a few days (heating & cooling issue).

Lexie DeMarco: UPDATED REVIEW BECAUSE PEOPLE NEED TO KNOW. No amenities let’s start there. Then maintenance. And the 4 floods I had in my apartment from my fridge that took 3 months for someone to even take me seriously on. 2 weeks later, it’s heavy raining. Rain coming in through the windows. There is a drip noise coming from the utility closet someone comes and checks and says no drip. You hear every step your neighbors take. I wish I could post videos because I have videos of it alll the flood, the rain inside, the neighbors every step. I mean every step. I can tell when they use the bathroom.. oh then a week ago i am walking out to work my hall reeks of dirty cigarettes and there is a homeless man smoking cigarettes passed out in the hall when we have “security” doors and pay near $1300 a month. And don’t forget the $15 for the trash too! Gillespie couldn’t even get this man to leave so it resulted in calling the cops. My ac was out last week now 3 days later my heat doesn’t work. I love the apartment set up and location but is it worth 1300 to have homeless in your building sleeping over and all the other messes? No.

My neighbors were quiet; I never smelled/heard, and occasionally saw, other animals; and everything went smoothly. The service team was friendly and quick to respond.

Savannah Victoria Hart: I moved into 1720 on East Michigan Ave, which was rented to my boyfriend and I fromGillepsie Group/Prudden Place Management.We were approved right away, and excited about our move to Lansing.Immediately we were told by the current downstairs neighbors there was an ongoing rodent problem. The neighbors essentially told us they had been listening to mice in the walls of the house since April when they moved in, and the company was actually having to pay to move the tenants elsewhere as a result. We began hearing the same noises right away, and my cat caught a mouse- but we were reassured time and time again the issue was being handled.That said, the downstairs neighbors insisted the house itself had been deemed unable to cohabit ate by one exterminator and encouraged us to keep our eyes and ears open.After the downstairs neighbors moved out, we began hearing individuals come into the apartment in the evenings. I complained about this, not understanding how this was happening, and the most which was done was that the manager- Sarah Frese- wrote a note to the squatters that the police would be informed.In fact, my boyfriend and I didn't understand how anyone was getting into the apartment, and so we went and checked the doors only to discover that weeks after our downstairs neighbors had been moved out, not only were the locks NOT changed on the main entry way doors, they were not changed on the downstairs apartment doors either. We locked the bottom locks of the downstairs apartment- and voila- no more squatters.We also found the mice issue was not resolved, and not only that- we had a squirrel issue.The new neighbors moved in with their trash bags in the middle of the evening. From the first evening the new neighbors were there, they began to cause havoc. The neighbors threw our laundry in the dryer on top of the dryer and onto the floor to make room for their own. They began immediately partying most nights of the week, blaring their music so loudly that our two children were waking up in our UPSTAIRS apartment over the sound of their fans.Pot smoke wreaked from stepping into the main entry ways, and the soon we were making phone calls to the non-emergency line four times a week, while simultaneously EMAILING Sarah each time.After we began contacting the police due to the noise complaints, the neighbors began harassing us, screaming through the ceiling. Twice the lease holder verbally threatened me, both times in front of my five year old. At one point the neighbor saw my ten year old daughter in the window, and began threatening her as well. I requested the name of the girl on the lease to attempt to get a PPO for my children and myself, and Sarah refused that info stating confidentiality.my manager had told me there was almost nothing she could do, and to continually call the police if we had issues. I told the cops I agreed that they have better things to do, and actually gave the management companies number per their request because they found it so shocking that a manager at a management company would rather have tenants getting visited by cops then simply taking care of the issue themselves.The morning after our next and last noise complaint, the downstairs neighbor- Lauren Velez- poured bleach into a load of our laundry, destroying everything in our laundry- including my sons bedding, and a good handful of our clothing. I have had to file a police report for vandalism, and Sarah has once again said there is nothing she can doIt is now January and we have moved out of the apartment. The neighbor Last week- the 27th- our neighbors received their FIRST lease violation for NOISE. This is DESPITE three months of emails about the noise, pot smoke, cigarette smoke, verbal threats of physical harassment, and vandalism of our things.The last thing I will say is that for almost an entire month I have been attempting to file a grievance against the neighbors and apartment manager, and have YET to be given any info on how to do so.

Ryan Dinehart: All preliminary conversations are through AI. The system is incapable of answering simple questions. Their AI asks if you will qualify for income requirements but wont say if they are section 8 or "low income" units. Cancelled my tour immediately after driving through facility.

R T: This place is the best complex I've ever lived in during my time in Lansing. The office people are so prompt and friendly, and they really do care about the comfort and happiness of their tenants. Every problem I've had has been taken care of very quickly and professionally. Maintenance is quick and efficient to see to any repairs I've needed (which wasn't much, since these units are very well kept up already). I've really enjoyed my time here over the past few years, and I would highly recommend 900 West to anyone I know.

However the price you pay for the apartments 2 bed room no update inside, or any amenities for the amount of children that live out there to do. Just the park, and that's not even enough. I think they should have a pool or a dog park or something. Give the residents something to do for the amount of money they pay to live out there.
Steve N: Lived here for 4 year. Car was broken into 3 times. Pretty sure someone comes through every night stealing stuff. Gunshots all around the area. Terrible place to live for this price. Layers of paints that peels if you barely touch it. Cheapest light fixtures and appliances they can buy at Menards. And they will charge you for every penny they can when you leave. Made me pay for all new flooring for a tiny spot that could have easily been patched. Terrible experience terrible place. Highly recommend finding somewhere else to live if possible.

I've been know to look for the good in most things but this is a sincere one for sure. Making good memories, meeting great people, and being part of a community are the only things that kept me going in 2020.

My HVAC was making a whirring noise and maintenance came right over at a time convenient for me (I work remote from home) and replaced a valve which stopped the noise! No fuss needed with an outside vendor, and very knowledgeable and friendly maintenance staff. Thank you to Joe and Violet!
Carissa and Boyd Kneebone: This is long, but worth the read!We moved here from Colorado right at the start of the Covid epidemic and needed to find a place quickly. They worked with us and got us in a place within a week ( amazing!). We have enjoyed living here! The staff is amazing, quick to answer questions and concerns. The maintenance guy is great and very responsive.Update: We were able to qualify to buy a home, unfortunately, due to Covid and some other factors our closing was pushed out. We reached out to 900 West Townhomes to see if they would work with this and they didn't even question it and said they would be happy to let us stay a little longer.I don't know where some of these negative reviews are coming from but I rarely do reviews because I have such high standards and I just had to! Please consider living here, it is not perfect but what place is? Management is amazing and they truly do care about their residents! They will go above and beyond to make your stay be the best that is can be. 5 stars all the way!
Tania G: Update: After talking with Tera, she clarified everything and I received my deposit.I moved out and received a Move Out Statement with confusing numbers and late fee that doesn't apply and they are not giving me my $300 deposit back even though the apartment had no damage and I always paid on time as agreed.They ask you to respond to that notice within 7 days and by certified mail making it difficult. I have sent emails and left VM and no answer. So, once you move out there is no response.I sent my letter claiming my deposit back by certified mail like they asked and willing to file a small claim if necessary. I'll update this review when I get an answer.I moved in here temporarily and went from 4 months to 6 and I'm very happy with management. I had issues with my AC and hot water and they took care right away. I like to stay in communication about my rent payment etc. and they respond immediately.When I was looking for a place they were the only ones that were accommodating enough to my needs.No complains here.

Shelley Kandola: I have LOVED living at Marketplace for the past 2 years. I am only leaving because I got a job in a different state. Management was always very quick to respond to any concerns. I feel very safe living here. A key fob is needed to enter the building, and again to get into your particular floor/wing of the building. Each hallway has its own cameras, and packages are delivered directly to your door, so there is never any risk of package theft! The units themselves are also very nice. Modern, stainless steel appliances: fridge, microwave, oven, dishwasher, sink with garbage disposal, etc. Also in-unit washer/dryer! My unit is only ~450 square feet, but the layout is very well-optimized to feel spacious. The walk-in closet is also an added bonus! The floors are also some continuous sort of wood-patterned laminate, so they are very easy to clean. No carpets to vacuum or tile grout to bleach! My unit was on the east side of the building, and got plenty of natural light in the morning. There's also so much storage space in the kitchen! Plenty of cabinet space for appliances such as a blender, stand mixer, slow cooker, espresso machine, toaster, food processor, and more! I could go on and on and literally have no complaints about living here. The price is worth it!
Omar: Great place but has some serious issues. For one, in the four months I’ve lived here the fire alarm has gone off three times. Each time has been an “accident” and we are forced to run out of the building with our pets, only to wait outside for 30 minutes before coming back in. No real clear explanation either. No apologies from the apt either. Most recent time woke me from my sleep. Extremely frustrating.Another big issue is the maintenance. If you ask them to not come in until you’re home, they ignore that and come in whenever without any notice. They couldn’t fix the AC for a month and didn’t do anything to try and make up for the inconvenience of not fixing our AC quickly during 90+ degree summer days. Maintenance guy also used the bathroom while i was not home but didn’t flush leaving it for me to see when i returned. When i brought this up they offered to bring a cleaning crew in for a one time cleaning of my apt but that doesn’t fix the issue which is a maintenance crew that is completely over stepping, making me feel less safe here. The worst part is. They apologize but don’t really do anything about it.The actual apt is really nice and it looks great and the view is nice. Fairly affordable too. But at this price and for you what you get, it’s probably not worth being woken up 3 times for a fire alarm drill. It’s not worth having a maintenance crew barge into your apartment at any time without any notice. It’s not worth them not fixing my ac for a month and leaving a plug in ac unit that leaked water all over my bedroom floor and ruined my bookshelf. It’s a bummer since i was excited to live here.I have a hard time recommending this place to anyone. I’d personally try to avoid any Gilespe property in Lansing here on out.

Bilal Naqvi: Expensive but new and clean, in the heart of downtown Lansing. The management is excellent.

Jessica Schein: I was one of the Marketplace's first tenants. I lived in a super cute studio apt overlooking the river for almost 18 months until I moved out in August of 2016. The staff at Marketplace was always available to help me when anything went wrong—whether I locked myself out, had a fight delayed and needed someone to check in on my cat, or to fix a leaky window (in a new building there were a few things that needed to be fixed here and there early on). The maintenance staff was top class, knowledgable, flexible, and most importantly FUN! Any time the staff entered my apt they would take the time to great my cat and catch up with the details of my life and share stories of their's. It was like a real community. Speaking of community--I just so happen to live across the hall from a guy that would eventually become one of my best friends. Weekly trips to Lansing Brewing Company and summer evenings on the patio at the Beer Grotto were ritual! A group of us Marketplace residents became regulars at many of the local establishments! When I got relocated to Chicago for work with a few months left in my lease (that I was planning to renew for another 18 months), the staff in the leasing office did absolutely everything they could to accommodate me and we were able to come up with a creative solution that allowed me to painlessly transition to my new home/job in Chicago. I would recommend Marketplace Apts and the Gillespie Group folks to anyone—especially young professionals looking to live, work, and enjoy life downtown! If you are thinking about it, stop by and check out a studio today!

The True Casual: Rhiannon at the front desk was professional, polite and very helpful. The community at Hannah Lofts and the staff make me feel very at home and the overall aspect of the place is professional and friendly!
Sydnie: After a recommendation from a friend, I looked into living at Hannah for the upcoming school year.I had a hard time convincing my mom that I should live off-campus for my third year at MSU (she thinks it'll be harder to study), but after a conversation with Rose in the leasing office, she was convinced!So excited--Hannah seems like a great place to live and it'll be nice to be free of the dining halls :)

I submitted a work order and within an hour, the maintenance team was at my door.Marcos and Elli were courteous and professional, and got straight to work on the issues. They not only quickly cleaned my drain, but also managed to fix my A/C so that it was blowing cold air again. I was really impressed with how fast they worked and how knowledgeable they were.It's reassuring as a tenant to know that Hannah Loft has such an efficient maintenance team. They take their jobs seriously and are clearly committed to tenant satisfaction. I would definitely recommend Hannah Loft to anyone looking for a reliable apartment complex.In conclusion, thanks to Marcos and Elli, I had a great experience with the Hannah Loft maintenance team. Anna Thompson: I am so incredibly frustrated with Hannah townhomes! The utility bill is outrageously high and not at all what we were told it would approximately be when we signed our lease. We keep our temps down to the point we are freezing even in sweatpants and sweatshirt. We take five minute showers and yet it only increases each month. We try to contact office by phone or email and nobody gets back to you even when they have three workers behind the desk yet not one will pick up the phone. I have tried contacting manager and nobody gets back to you. I have gone to the front desk and they assure you your issue is being looked at but it has been a month and half without any sort of response from management. I am sorry I am not the sort of person to leave reviews but unfortunately it seems to be the only way to actually talk to anyone.

Maintenance claimed that it was going to take a day to fix our dishwasher but that was not the case. A week later on 11/22/2022 they removed our sink and drywall as well.Our townhouse has been sitting like this sense then. No one has been back to install our sink or dishwasher. I’ve stopped by Hannah’s leasing office multiple days in a row now and they keep telling me that, “it’ll be done tomorrow and sorry for the inconveniences”.This is unacceptable and I would not recommend living here.
kyle s: Unreliable Wifi. Would not recommend for students.UPDATED : 3 more wifi outages this week alone. The internet just completely gone, randomly, almost every day. I assume it’s so they can save a few $ with the cheaper plan but this is just ridiculously bad. Do better.
Gunnar McNeil: I do not recommend living at the Hannah Lofts. Inconsistent wifi, prolonged closures of amenities, and reoccurring plumbing issues are but a few of the problems that occur here. The utilities bill is incorrectly allocating how much you pay each much and will overcharge you the next month to make up for it. The customer service is lackluster as you only get a response from the staff half the time when they are contacted via email. The conditions that these apartments offer are inexcusable. Despite these issues the Hannah lofts continues to charge full price every month despite the month to month issues they continually ignore. The management has made little to no effort to address these issues as they continually reoccur.
Nick Powser: Don’t live here if you go to college. Unsecured, volatile Wi-Fi. Wi-Fi has been down for 20 hours now and still counting.
Jeremy: Far from campus, the furniture they provide is disgusting and worn out, lots of noise from neighbors, ridiculously high utility bills through a BBB suspended company, rent is also high for the location, you will hear the train at all hours of the day, not enough parking for residents because they do not check the lots enough for non-residents, carpet is old and disgusting, unit was water damaged and had mold growing under the bathroom sink as well on/behind the baseboards.

Gabriel Guimond: The slimiest company. REMEMBER TO CANCEL YOUR RENTER'S INSURANCE POLICY. I graduated 3 years ago and they kept on deducting $129 every year. Assurant, the company, is about as bad as Hannah Lofts is. It's a bummer how bad these apartments take advantage and screw over people just starting out.
