Schuyler Anderson: Management is rude disrespectful and unprofessional and condescending. Have to go outside and walk across unsalted parking lot to do laundry. Sewage leaking in bottom floor. Plugged dryer vents and washer drains. I've never been so disrespected by a "professional" in my life. Completely unacceptable behavior by a property manager. Additional information has been brought to my attention on 12-25-22 one of the maintenance crew named Chris, is is slandering me to other tenants making it a hostile environment to live in. Interestingly I've never spoken to the guy don't know what he looks like or anything. Really classy charger properties

Milca Velazquez: Me and my partner applied more than a month ago. We were informed three weeks ago that our application was pending manual verification of income. We are still waiting and never received any reply. We even went to their office several times and no one was there. Very unprofessional. Even in their system our application still pending. They just stole our money.So after I wrote this review they finally got back to me...it has been more than a month after I submitted my application. These charlatans think I am that unaware to believe in their lies...I am a PhD student I am always in my computer working and my phone is always on me. Rochelle Fidler: My apartment had a gap in the front door lock from a previous break in that they never fixed, the mailbox is broken and you can't receive mail here, if you do, anyone can access it and people just go through it. They never fixed that. I've been here over a year. My apartment was broken into today, emergency maintenance never answered or returned any calls, and my balcony door is just wide tf open. And the back door doesn't lock so ANYONE can access the building, we get a lot of homeless people in here in the laundry room. Oh and you'd think they'd wanna be discreet about the back door to the building not locking, NOPE. They put a sign there letting any and everybody know that it doesn't lock and that the building is an easy access point(: I hate it here. Oh, and they raised rent too. Oh anddd for 3 months there was no maintenance or anyone working at the leasing office and no trash pickup or anything. I've watched people get shot since living here as well.

Kristin Slocum: Do not stay here!!! The absolute worst. They are extremely under-kept and dirty. The office staff are no where to be found/lack of communication. The same with the maintenance staff. So many issues in the unit that they refuse to fix. The ceiling in the bathroom leaked and they never fixed it. The kitchen was hardly in order. Do not give them your money.

Ysati Sanchez: These apartments are nasty, dirty , no maintenance, laundry room always dirty packed with dust dirty clothes everywhere, they would not help with any kind of maintenance. Doors always unlocked and broken, staircases are spotted with stains All they want is the rent money while they raise the rent up after just one month. also way expensive just for they way these apartments look, they only show pictures of one apartment from one building.

It’s unsafe here I literally wasn’t living here for a month at the time and someone tried breaking in my apartment during broad daylight. People here pull the fire alarm just for the fun of it. Jose McClure: Capital Manor is easily the worst apartment complex in Lansing that I’ve stepped foot in.Also if you take a look at the 5* reviews you’ll notice all of them also reviewed an Auckland, NZ based paint company, so that’s not suspicious at all..

August Meredith: Very very unsatisfied. In the time that I’ve been here (not even 2 years) the apartment has been under different management three times, with each resident company seemingly caring less and less about the tenants that reside within it. I’ve witnessed emptied cat litter in the halls and down stairwells, other piles of feces by the mailboxes inside, busted windows and cars, consistent safety issues, all to continually go either unnoticed or ignored- in a way that seems to put the maintenance team in a constant compromised position. No communication between tenants and leasing office unless it directly benefits them or saves them from trouble— at least from my experiences. Always feels like a free for all. I’m not sure where all of these positive google reviews came from, because they all seem to contradict the actual happenings here and are probably fake.

Eion Riley: I have lived in this apartment complex for 9 months now and my rating has changed, starting with a 5 star experience during the move-in, dropping to 1 star after 2-3 months, and finishing with a 2.5 to 3 star rating.I am rating the move-in experience as 5 stars because of several factors: 1st being the price, it is relatively cheap for the location; 2nd being that the building is very close to the capital district of Lansing with a variety of different shops and restaurants; and 3rd being that the whole lease signing and move-in time all occurred in less than 24hrs, which was very helpful during a horrible sublease event leading to me quickly finding alternatives after the 1st night.After 2-3 months though, it was very clear that the building was run poorly and other various factors led to my 5 star rating dropping to one that was 1 star . My rent wasn't processed in time—even after turning it on the 30th of the prior month—and I was served a notice for possible eviction. The leasing agent was overwhelmed, the response for maintenance issues was very poor, there is a rodent issue, and at one point we had bats within the building. The lowest point was when I killed 9 mice in a matter of 2 weeks! (The trick to that is to wrap a tootsie roll around the trigger of a snap trap, works every time). This is not a joke. However due to the lack of response from the maintenance team and their attempt to handle the rodent infestation with glue traps, I took it upon myself to mouse proof the apartment, finding the holes and plugging them, while also recaulking the kitchen. Because of the actions I took, I havent had a mouse since (I still have traps set just in case). Some of the residents made living conditions for other neighbors border line unbearable. Other various things led to my very steep drop in rating.After the 3 months though, the old building manager was fired and replaced, and things began to change. It is clear that the new manager has worked hard to fix a lot of the issues and looked to make the building more desirable, beginning with updating the paint in the hallways and doors, and replacing the carpet in the hallways as well, a much needed fix that made it feel a little more homey. The response time for maintenance improved, with the staff fixing my heat on a weekend day when I noticed it wasn't working that previous night. Other things occurred within the complex which led to my 1 star improving slightly to a 2.5 to 3 star rating. There are still some issues, with the biggest one being neighbors being disrespectful with noise generated during late hours of the night, but this I feel is inevitable living in an apartment building.Although my first 3 months were leading me to question my time here, the following 6 months have changed that opinion. There are some residents here who look to make this complex a community and actively try to look out for each other, promoting a positive living experience here. The leasing staff are trying hard to bring in better quality tenants, and I have grown to be very fond of my little apartment and it's qualities, even though I took some responsibility in making my apartment more desirable. If I wasn't planning a move to the other side of the state, I would have looked to continue my lease here. All in all, my rating has approved to one that is average.

Anyways Studio: I have lived at Capital Manor for some time now. The maintenance staff is unbelievable. The only real problem I've had was when my washer blew up one night at 8pm and maintenance was there by 9pm. The only complaint I have is that they wait until an appliance blows up to replace it as opposed to replacing a hot water heater, washer, dryer, dishwasher, etc... that's 15 years old and should have been replaced years earlier. It's a very quiet complex and many of the residents are long-timers. I think they would be better at keeping long term, great tenants if they offered more incentives to them instead of only new tenants who may only stay a year.

Jane Watson: The community is upscale and caters to any need of the resident. It is not only a beautiful place to live but for example, the maintenance staff takes the time to learn the resident's names which is an amazing feeling. It is a great place to live, work and play!

FanOfRobert: This place is nothing short of abysmal. The only quality thing I can say is that the price is very cheap relative to apartments in other areas. Yes, this is fantastic, but does this price justify the absolutely filthy living conditions, and (often times) the abrasive residents who yell and blast music outside at 1am? Does it justify the putrid smell in the hallways and dysfunctional repair system? Does it justify the rats that roam your living room floor? As a matter of fact, I am writing this scathing review for that reason; today I saw two rats scampering across my floor, and it’s not like I’m neglecting to clean my apartment regularly. The rats are living within the walls and under the ventilation units. This, in my mind, was the absolute last straw. Once you come to realize that you’re living amongst the rats is when it’s time to GET OUT.

Nathan H: I lived in Capital Manor from 2010-2012. I really liked the apartment. The staff was always affable and maintenance requests were processed quickly. The location was excellent. The only consistent problem was parking. The parking lot only had availability for one car per apartment. Often, other tenants would double park or have guests and there would be no parking available for some residents.

Morgan Eisenzimmer: Although it is a great location for LCC students and is reasonably cheap for downtown Lansing, the area is dangerous, the building security is well below acceptable. The staff take FOREVER to get back with you. I lived in a studio apartment for 1 year and I will never live there again. I was woken up multiple times in the middle of the night by people banging on my apartment door and then running off, people screaming and banging on the outside of the building, and saw multiple people sleeping inside of the building and near the residents cars. I didn’t use the laundry facility because people would get in and sleep in there. Not safe AT ALL. The building is filthy. The staff is non-responsive. Would not recommend.
